THE SPACE

This home is designed for comfort, connection, and relaxation with plenty of room to spread out and feel at ease. Inside you will find a fully stocked kitchen with stainless steel appliances, a coffee bar, and everything you need to prepare and enjoy meals together. There's a custom dining room table that seats 8, breakfast nook for 6, and a kitchen island with seating for 4. With 2 cozy family rooms, including a wood burning fireplace which we provide the wood.

*A loft area open to living room with 2 sets of bunk beds (twin over full) and a folding twin bed

There are 5 smart tv's with Roku, though we encourage you to take breaks from the screen and soak in the setting. Step outside and breathe deep. You'll find a large deck, a hot tub, fire pit with seating, and 2 picnic tables for outdoor meals and evenings under the stars. Just steps away, a detached game room offers hours of fun with a ping pong table, pool table, foosball table, dart board, plus cornhole and board games for all ages.

We've stocked the home with all the essentials to make your stay easy and comfortable, including towels and wash clothes, body wash, shampoo and conditioner, hair dryer and curling iron, hand soap, pillows, linens, and blankets, a starter supply of toilet paper, paper towels, and garbage bags.

All you need to do is arrive, settle in, and enjoy the peace and space around you.

The kitchen is fully stocked with cooking essentials. Featuring stainless steel appliances and the tools you need to cook a great meal.

HOT TUB

Our 7 person hot tub is in use all year round which there is no extra fee at this time to use it. It is cleaned and sanitized after every turnover. We suggest that you bring other towels for purposes other than bathing.

GAME ROOM

Our game room is in our detached garage just steps away from the home. So many families have enjoyed this amenity due to having a pool table, foosball table, dart board, ping pong table, corn hole and smart tv. We ask that children have supervision while enjoying this space.

OTHER THINGS TO NOTE:

We have scheduled pest control monthly that do an amazing job controlling this matter, however, you may experience the following depending on the season: stink bugs, lady bugs, ants and flies. They are all harmless and the chemicals used to treat are nontoxic.

The home is nestled in the woods in a tranquil setting which you may experience wildlife such as deer, wild turkeys, and other wildlife. With that being said you may also encounter bears, snakes and other wildlife
although not common.

Please treat our house better than you would your own. Please clean up after yourself. We try to keep the house well-supplied with whatever you may need. All the extras—toilet paper, trash bags, shampoo, soap, etc.—ARE NOT SOUVENIERS! You must leave them here at the house for the next guest. The only thing you can take with you is your trash, or put it in the back shed.

Pet Policy: **This property is NOT pet friendly. Please note: if we find an unauthorized pet in the home, we will ask for it to be removed immediately and charged an additional Non-Refundable fee of $500 and in some cases can be up to $1,000.

No Smoking: If any signs of smoking are documented, the renter agrees to pay a $200.00 / per day.

- "We loved the area. It wasn't too far from Gettysburg. My sister needed it to be more handicap accessible. In the big house the upstairs bathroom needs a new toilet seat. It looks like it was around during the Civil War. More railings for outside decks and steps would be great. Overall we really enjoyed our stay. It was a beautiful property." - "The overall impression of the property is a work in progress. We made family memories while we stayed at this location. we used both houses during our stay for a family reunion. One can see the work that is being put into the property to improve the years of neglect. Here is a list of items that happened during our stay. 1) we were given the wrong entrance codes for the door locks 2) The pond which was a big selling point to the property was void of water. work was being performed on the pond area with a new deck and ladder however there was only about 1 foot of water in the pond making it a large mud hole. This was not mentioned to us during booking and there weren't any discounts to the price of the stay. 3) there wasn't any electricity to 1/2 of the second floor main house. we spent the first two hours of our vacation literally crawling under the house trying to locate the breaker box in a 3 foot high crawl space. the breaker box is under the front porch, there is a trap door in the porch floor leading to a small room under the house where the breaker box is located. 4) There isn't any Air conditioning in the large house only a few box fans to keep cool 5) the ceiling fan in the living room does not work 6) once the power to the second floor was turned on by us. the ceiling fan in the upstairs bedroom came on. a fan blade flew off due to missing and loose screws on all fan blades. 7) broken outlet covers on multiple outlets 8) Bathroom sink is missing the stopper. 9) bathroom light was filled with bugs. 10) bathroom wall sconce had broken glass shade and fixture did not work.11)wooden wall hung coat rack had a peg missing and would fall off wall if used.12)Kitchen toaster is broken 13) 2 bathrooms in main house only had 2/3 rolls of toilet paper with no replacements in the house for use. 14) the rear deck of the small house had horrible wicker furniture and wooden table on it for use. we wouldn't sit in any of it.15) someone tried to power wash the decks. didn't do a good job of it. however they all signed their names in the dirt with the power washer. 16) the 2 bedrooms in the basement of the smaller house were unusable due to the musty smell and dampness. the sheets were actually wet.17) main house bedroom had broken furniture, parts were lying inside the draw spaces of the dresser.18) the upstairs bathroom of the large house had rodent poop in the draws and closet 19) way too many religious books lying around the house."

The custom log & brick house was designed with the civil war era in mind using post & beam to create the feel of rustic simplicity. This home creates a perfect retreat from the hustle & bustle of everyday life.

Forest Manor is a rustic, private/secluded estate situated on 17+ acres abundant with wildlife. The home's old world charm includes barn wood flooring and trim, a glass atrium dining area and multiple fireplaces including an outdoor, wood burning fireplace on the east wing brick patio. The home is surrounded by beautiful mature trees and wildlife. The house is over 6,000 sq ft. and includes 2 master bedrooms, 2 living rooms, a wonderful bar area, a theatre room and recreation room with a pool table. There is large back patio with new decking, and built in grill. Please note - The house was built to replicate an authentic civil war home and might not be appropriate for guests with mobility issues or unsupervised children as some staircases have no railings, some stairs are very steep and narrow, some flooring may be uneven and the barn wood floors have knots/holes as they are original. Guests do not have access to any of the multiple out buildings (shed, garage, chicken coop, lodge building w/garage on the left when driving towards the house). We have not control over nature - you may encounter bugs (bees, spiders, flies, etc.) and animals such as deer, fox, snakes bears, etc. as the area is their natural habitat.

You will have access to essentially a tiny house. Our suite is attached to another rental tiny home (Piney Paradise) but access doors are locked between buildings.

The suite encompasses a living room area, a work area with a desk, a great room, a dining area, a kitchen, a sitting area, a loft, a bedroom, and a full bathroom.

The sleeping areas are: a bedroom with a double bed and a pull out sofa bed in living room that is queen size.

Please note that the backyard, porch, deck and fire pit areas are shared between both rentals.
