The space
This first floor suite has a private entrance and lock. It connects to the main house, but is separate and closed off providing privacy. It also connects to a beautiful sunroom. Both heat (baseboard electric) and air-conditioning (a window unit in spring and summer) can be controlled by guests for your comfort.
This beautiful sun soaked space offers a large credenza and complete walk in closet with abundant storage and extra bedding. There is a comfortable "Thread and Needle" mattress and queen sized bed with quality linens as well as a luxurious daybed that can be used as a couch and a twin.
The room includes a kitchenette. (Please note this is not a full kitchen and there is no stove). The kitchenette includes; a Keurig coffee maker and coffee pods, a smaller (3/4) refrigerator, microwave, electric water-kettle and a toaster. There are paper products, mugs and glasses, cutlery and cutting boards as well. Feel free to use the bathroom sink to rinse dishes but please be sure that all food scraps are disposed of in the trash.
The bathroom offers a full bathtub and shower with a large pedestal sink. There is a hair dryer, iron and ironing board, towels, hand soap, shampoo/conditioner and a first aid kit for guests' convenience.
In the large walk-in closet you will find a pack n' play baby crib as well, extra pillows and blankets and a massage table.
The baseboard electric heat can be adjusted to your comfort, but please turn it down when you leave for extended periods as it is very inefficient.

Newly renovated 3rd floor apartment with gleaming hardwood floors, granite countertops, tiled shower and queen and twin beds. Fully equipped kitchen. Children are welcome - we can provide a portable crib. One mile from downtown Greenfield in a residential neighborhood. Three mini-split heat pumps provide heat and AC. You'll have exclusive use of this unit, which you'll access via the exterior stairs. There's also a 5' by 7' balcony.
Douglas (father) lives in Northampton, about a 40 minute drive away, but is easy to reach via phone, text or email. You may also find him working around the house. Rory (son) lives on the first floor of the house and is happy to be of assistance.
Please note that while this AirBnb unit is finished, polished and lovely, the yard and exterior of the house are still "works in progress". If staying at a charming house with a lovely yard is important to you, this probably isn't the best fit.

Close to Berkshire East and Zoar! Carrie’s Place is located in a quiet residential neighborhood. The streets are lined with old Maples, historic homes, relaxed people and pedestrian friendly sidewalks. We share a driveway, but the guest space is completely separate. There is a small kitchenette with mini fridge, microwave, sink, coffee maker and kettle. Please note that there is no oven for cooking. We DO provide a microwave, induction stovetop, fridge, sink, coffee maker (with cream, sugar, coffee), tea kettle (tea too) salt & pepper. Our apartment is self contained. It has its own entrance, and its own deck for your private use. The apartment is adjacent to our house, but the view from each deck does not look out at the other deck.

Hickory Hill Treetop Apartment is owned by the proprietors of Hickory Hills Pet Resort. The apartment sits well back from the facility. During the day there will be occasional noise from barking dogs.

I was able to have some zoom meetings with their Internet. It’s very quiet - excellent for sleeping and resting! The whole apt. and bathroom were very clean! There is a lovely private screened in porch attached to the apartment, which looks out onto the back lawn and the pool. It’s too bad we weren’t there in the summer so we could use the lovely pool! The neighborhood is suburban and rural with gorgeous farmland and woods to take walks and bike rides around right outside your door. The Kiva Suite is spacious, (1,000 sq ft) and cozy with a retro/contemporary vibe. The partially open floor plan has a living area with a floor-to-ceiling glass view wall and 12-foot ceilings. The view is simply amazing. Our entrance is across from the confluence of two rivers, the Deerfield and the North. Walk down the driveway to spend a day where swimming is magical. If you love fly fishing, this is the place for you. Just walk to a prime fishing spot. Water lovers can enjoy the rivers and bask on warm smooth glacial rock formations or spread a blanket on the river-sand beach and watch eagles fishing nearby. The perfect day of swimming and fun in the sun! Yup, Paradise.
A queen bed sleeping nook is adjacent to the living space with a privacy screen. An additional private bedroom has a double bed and single mattresses. The Suite is similar to a large hotel suite. If you want complete privacy from your fellow occupants this is not your best choice. However, it's a great place for families and close friends. There is an ensuite full bathroom. The suite DOES NOT have a kitchen. It DOES have a microwave, coffee maker, larger mini-fridge, and toaster, and is stocked with glassware, etc. No kitchen, no worries, you will be just two miles away from so many amazing places to eat and drink that you will not want to spend time cooking. Shelburne Falls has some of the top-rated eateries in the state even though we're a small town.
The Kiva Suite occupies the entire lower level of our large contemporary home and has a no-contact, secure private entrance. The Suite is NOT childproof.

Guests have access to outdoor yard space which includes a cement patio space and a gazebo, both with seating, It is an easy, flat, 10 to 15-minute walk to the local country store with deli, a bakery, 2 pizza shops, a farm to table restaurant, library, town historical museum, Post Office, and Dunkin's. Easy access to Rt 91, 5 & 10 and Rt 2. Eight min drive to Greenfield, 15 to Brattleboro, 20 to Northampton, 45 minutes to the five colleges in Amherst. Easy short drive to Northfield Mt Hermon, Stoneleigh Burnham, Deerfield Academy and Thomas Aquinas College. Close to VT and NH and 30-90 minutes to many ski slopes, including Mt. Snow and Berkshire East. Short drive to swimming holes, hiking, cross country skiing, skating rink, canoeing, white water rafting and zip lines. Of course you can also just hang around and relax.

Charming one-bedroom apartment on an alpaca farm! Guests are greeted every morning by two alpacas, Peanut and Sebastian, who will come to your kitchen door, hoping to be fed an apple. The ground level garden apartment features a large eat-in kitchen, sitting room, cozy study 'nook', bathroom (with laundry facilities) and a separate entrance. High-speed internet and Wi-Fi are available. Beautiful views of the hills from the kitchen, peaceful and quiet.
Whether attending a graduation at one of the area's five colleges or many private schools or simply seeking some quiet time from a hurried existence, a stay at the Owl's Nest will make your visit a memorable one. Visits to West County in the early spring for pancakes and our legendary maple syrup, river rafting and zip line tours in the Summer, Fall festivals in October and Wintertime skiing at the nearby Berkshire East ski slopes are a few other reasons to come our way.
Because we have alpacas and our own wonderful dogs, Daisy (a Leonberger) and Eli, a rescue Gt. Pyrenees, we do not allow other animals on the property. We hope, however, that you will enjoy ours!
There is a no smoking policy on the premises. One will want to breathe in the fresh, pure air of this delightful setting and enjoy observing the stars in a perfect black sky at night.
We are 4 miles from Shelburne Falls, a charming town with galleries and very good restaurants and 25 minutes from Northampton, home of Smith College. Amherst is about 40 minutes away.

From the moment you arrive at this two-bedroom one-and-a-half bath lakeside cottage, you’ll feel how special it is, as it sits on the south shore of lovely Moores Pond, facing a spectacular view of Mt. Grace. Welcome to Corkscrew Cottage!
Small private cottages line the thirty acres of clear water that afford swimming, fishing, boating, and kayaking. The signature spiral stairs connect the first floor full kitchen, living area, bedroom, and bath with the bedroom, loft, and half-bath.
Use Corkscrew's swimming area and dock, or make new friends at the public Town Beach 100 yds down the road. Use Corkscrew's rowboat and kayaks or launch your own boat at the public boat launch. Explore the large wetland on the north end on a summer evening, viewing the beaver lodges and carnivorous plants. Ice skate in winter or go ice fishing. The pond has a variety of fish including trout, bass, pickerel, perch, and pan fish, and is also home to colorful waterfowl, turtles, frogs, otters, beaver, deer, and the occasional moose. Hike the Old Stagecoach Road through the state forest to the quaint, historic Warwick Town Center. Bike the scenic Franklin County roads. After sundown, the frog symphony begins at the Pond and the wide-open night sky delights any stargazer.
Corkscrew is by no means isolated, but the pond and neighborhood are serene and quiet.
Follow the brick walkway from your own driveway to the cottage door. Step into a fully equipped, eat-in kitchen that is flooded with warm tones of sunshine streaming through the stained-glass Corkscrew window.
The knotty pine walls and open ceilings continue into the living area, where you will notice a cozy gas stove fireplace, a media center, and the signature spiral staircase* that gives our cottage its name. You are drawn into the attached enclosed porch sitting area, with its 180-degree view of the pond, where you can enjoy the ever-changing views of Mt. Grace. Take an afternoon nap on the couch. Read by the fireplace.
Cool off under the porch ceiling fan or by the A/C unit. Gather around the game table. A porch door leads out to the deck, dock, and boat.
The primary bedroom is off the living area. Two bedroom areas are up the spiral staircase, with three single beds and a half bath.
Outdoor eating and lounging decks are on both sides of Corkscrew Cottage, including a gas grill near the kitchen.
Fishing gear is provided in the basement, along with floaties. (Fishing for those over 15 requires a Massachusetts fishing license, available online).
*Caution: Spiral staircases can be tricky. Always walk on the outside, larger part of the tread, step slowly, and hold on to the rail. Please use caution if your family includes the elderly or very young. We provide a children's gate to block the top of the stairs and a fence to go around the bottom.

Spacious 1 BR apartment in a 4-unit historic Victorian mansion, built in the 1880s by the family after whom the street was named. Sunny & bright fall/winter, cool & shady spring/summer. Wood floors throughout! Queen bed in BR, living room w/ queen futon couch + full sleeper sofa (curtains provide privacy from the rest of the space). 10 minutes from I-91, 20-25 minutes from Greenfield, Amherst, Northampton & Berkshire East. High speed internet and cell service with AT&T (Verizon is unreliable).
Apartment has tall ceilings, vintage marble (non-functional) fireplaces, a giant dining room, a tiny but fully functional kitchen and spacious private porch. Tons of natural light in fall/winter; in spring/summer the wildscaped yard turns the place into a woodland retreat and, along with ceiling fans in the bedroom and living room, keeps the interior comfortably cool. We provide all bed linens, towels and toiletries. Private fast WiFi network is not shared with any of the other units. You are welcome to whatever beverages and non-perishable food items that previous guests have left behind!
You will have access to the central hallway shared with our two tenants and all of the outdoor areas, including a back porch and side porch (front porch is private). In the summertime the yard has a small pond fed by a homemade aqueduct that funnels rainwater from the gutters. Not suitable for swimming, but nice for cooling your feet and laying about and listening to the bullfrogs!
Please note the yard has been "wildscaped" by the previous owners who founded a very well-known landscape design school, so while it may look unkempt the plantings are very intentional and mostly local pollinator-friendly species.
We do have two upstairs tenants so you will likely hear some normal human activity. This is also a cannabis-friendly property since cannabis is legal in Mass. We have a strict NO TOBACCO policy on the property but have no restrictions on the use of cannabis outdoors by tenants and guests.
There are laundry facilities on the premises, but our tenants have a pretty solid laundry schedule so it is not freely available. However if you do need to do a load in a pinch, we can probably work that out for you.

Manapouri Pond House
The Manapouri Pond House is located amidst the woods close to the beautiful village of Shelburne Falls. This craftsman style home was lovingly built by Bruce and his best friend back in 1989. A multi-leveled main deck features views down onto Manapouri Pond and also into a forested valley. Manapouri Pond is connected to the house with a number of paths that wind through an orchard and garden. At the center of the house stands an ash log that supports an octagonal spiral staircase.

The space
Manapouri (a Maori name) is the name of one of New Zealand s (where Bruce is from) most beautiful lakes. The 1st floor is an open floor plan with a wood burning stove as the centerpiece. The master bedroom has a feeling of being in a treehouse with windows all around the bed offering icredible views. A cantilevered deck is accessed from the upstairs 2nd bedroom and provides a birds-eye view of the property. The Kitchen is fully stocked with appliances and pots and pans.
There are more nature-focused architectural surprises of stone and wood to greet the appreciative visitor.
Maureen and Bruce are long-time meditators. Their home is a special sanctuary for them and they are delighted to share it with others who can appreciate and respect this unique environment.

Our older, well loved home is centrally located a short walk from downtown Greenfield. It is the perfect spot to stay on your trip through the Berkshires as we are less than 5 minutes off of I 91 and route 2. We are 7 minutes from local boarding schools, and 25 minutes from the 5 colleges in Amherst and Northampton. Restaurants, great views, music, and family-friendly activities are nearby. My place is good for couples, solo adventurers, business travelers, and families (with kids).

A clean, private, and charming 2 bedroom apartment with large windows for a picturesque tree top view. It is spacious and has lots of light. The apartment has a private entrance via exterior stairs. Please note it is on the 3rd floor. We happily keep it stocked with breakfast items, coffee, tea, and fruit.

Parking is available to the right of the house and up a long driveway. The guest parking spot is clearly marked straight ahead. Guests will enter the property through the back yard gate, and have access to the 3rd floor apartment and private deck via exterior stairs. Please note that we are in the process of renovating our backyard.

This is a family home with a friendly dog. Smoking is permitted on the private deck but not in the apartment.

This fully furnished apartment comes with all major appliance including a washer and dryer. The space
This 1970's modernesque house is halfway built into a hill so one enters onto the top floor. The sleeping and guest quarters are downstairs and open up to the backyard and gardens.
The main focus for this airbnb is to create a comfortable and relaxing stay while at my home. Colorful decor adorn the guest room creating a cozy and inviting space. The queen size bed has organic cotton percale sheets, oeko tex bamboo pillows, and oeko tex cotton comforter and blanket. The bed and pillows are covered with protectors for dust mites, etc. Special attention was made to create an eco-friendly environment for those with sensitivities, allergies, and health concerns.
The bathroom has plush oeko-tex cotton towels and a natural rubber non slip mat in the bathtub.
Little extras such as bathrobes to wear to the shower, battery powered candles for low lighting, ear plugs for light sleepers, an air purifier in the room, as well as radiant space heater for cooler months are provided.
Guest access
Guests will have access to the guest room, kitchenette, main shared bathroom and lower deck. The kitchenette only has a microwave and crockpot for cooking as well as a toaster and blender. No cooking range or hot plate due to code limitations. Consideration for limited main kitchen use for long term guests is possible but not guaranteed. Guests are welcome to explore the gardens and yard and hang out on the lower deck. Also, on site laundry is not provided but several laundromats are nearby. Check-in is between 5-9pm but I can be flexible if need be.

I am happy to greet and assist you in whatever you might need or answer any questions. Guests will be sharing the bathroom with the host. Currently there is only one guest space so no other airbnb guests will be sharing bathroom or kitchenette.

I offer a beautiful space in a wooded area near Amherst MA. My home is quiet with a reflective atmosphere. I am a Buddhist and yoga practitioner and a contemplative musician.
My primary rental room has bamboo floors, and large picture windows. For longer stays I prefer single individuals, but do welcome couples or small families for short stays. Our home is chemical scent free, due to allergies.
Note - for summer 2024, through August, I am only accepting short bookings of up to 3 days.

The space
Our quaint and cozy dormer cape farmhouse was built in 1930 and is surrounded by several acres of hay fields, with a majestic line of sugar maples facing the street. With beautiful surroundings throughout the year, we’re within a 5 to 50 minute drive from places for: biking, hiking, fishing, boating, skiing, snowshoeing and snowmobiling, as well as museums, first-rate restaurants and shopping. During the growing season there is a variety of organically grown berries and fruit available for sale from our garden, as well as freshly made jams, fruit syrups and other preserves year-round.
In warm weather, sit out on the arbor-deck in the garden and enjoy beautiful views and sunsets, enjoy a meal or stargaze. Relax on the front porch and enjoy the neighbors’ draft horses across the street. In cold weather we often have our old-fashioned cookstove going, which we use for cooking and baking, as well as a source of heat, and you can relax and read, watch TV, cable or a DVD, or just enjoy the warmth of the stove. Please note that while we are happy to have you enjoy it, we must ask that guests not use the cookstove.
We’re in a quiet, safe neighborhood; the elementary school is a half mile away and the police station only a mile away. It’s less than a ten minute drive to a full-size grocery store and twelve minutes to the Baystate Franklin Medical Center. Michael and I are discreet, laid-back hosts, and we try to accommodate schedules as best we can. If at all possible we would like you to check in by 9 pm and check out by noon, but with advance notice we can adjust our time requests. We are happy to work out other arrangements if possible when you let us know in advance.

Due to the volume of preserves we make for our business every summer, the kitchen may not always be fully available, but we are happy to work with you whenever possible. For those with food allergies, we use the following possible allergens in our kitchen: milk, eggs, peanuts, tree nuts, soy and wheat. We are also in the process of bringing our house up to date, so there is sometimes evidence of that ongoing project; for example, we recently had electrical work done, so there are a few small holes in various walls that we are in the process of patching.

Bright comfortable guest suite just blocks from lively downtown, yet quiet, private, and easy to park. The suite has one bedroom, one living room, and one private bath; firm queen size mattress, crisp clean linens, Apple TV ready for your Netflix login, excellent high-speed wireless, private deck, and coffee bar stocked with coffee, tea, & snacks. You'll park in the rear of the house, and enjoy total privacy with your own entrance with key-code; come and go as you please.
The space
The guest suite is a completely private space attached to the rear of our home. It is a 2-room suite; perfectly suited for 2 people, but a 3rd (child or teen) can be accommodated on the sofa (not a pull-out) or an airbed - do let us know if you have a 3rd guest and we can provide extra bedding.
We take Covid-19 precautions very seriously. The suite will be sanitized and well ventilated prior to your arrival.
Please note we live in the front of the house and we have a dog who may notice your arrival and bark briefly - please excuse the disturbance.

Guests have their own private entrance and exclusive use of the back deck. A long hallway and a double set of locked doors separates the guest suite from the owner's residence for your privacy and ours. We may hear each other shuffling about but the two spaces are completely private and secure. You'll park in the circle driveway in the rear of the house and enter via the deck doors.
Other things to note
Please note the Tempurpedic mattress is very firm. We have the same one, and we can attest it feels great to wake up in the morning, but it doesn't have that plush cloudlike feel when you first get in. If you do not like a firm mattress, you'll want to find another option.
The mini-kitchenette is set up for rewarming leftover takeout or having a quick bite and coffee before heading out. It's not large enough for preparing meals and is not equipped with a sink/dishes.
A nice feature of our guest suite is that it is relatively well-suited for older guests who don't do well with stairs. There is private parking for our guests just 20 steps from the door, and only 2 steps up to navigate.
This space is not suitable for families with more than one child; it's simply not large enough to accommodate the needs of multiple children. Families with one child are welcome, although please be aware we have no special provisions for children (i.e., no pack & play, toys, or kidproofing).
Should you opt to walk downtown, please note the driveway up to the suite is quite steep and can be terribly slippery underfoot. Please exercise extreme caution in damp, rainy, or snowy conditions (not normally a driving concern, however).
Quirks we like to share about this old home...our home was built in the 1860s, so it has some creaks and cracks, uneven floors, and a few other signs of its age. That said, we love her, and ask that you treat her with as much care as you would your own home, so she can thrive for another couple centuries!

This modern 3500 sq ft house was built around sunlight and open space on a gorgeous quiet paved country road. The yard was carefully landscaped and less then a mile away are trailheads to beautiful protected reserves. The house includes a beautiful solarium, well equipped kitchen, and a porch overlooking a pond. Two and 1/2 miles away is the center of Ashfield. We have two very loving cats and an older gentleman dog.

Second floor studio with keyless entry and large eat in kitchen in quiet, rural, residential area. Outdoor yard space for guest use. 15 min. walk to country store, bakery, 2 pizza shops, gas station with Dunkins, library, and Post Office. Easy access to Rt 91 and Rt 2. Eight min drive to Greenfield, 15 to Brattleboro, 20 to Northampton. Close to Northfield Mt Hermon, Stoneleigh Burnham, Deerfield Academy and Thomas Aquinas College. Close to VT and NH and 30-90 minutes to many ski slopes.
The space
**We have always had a very stringent cleaning protocol and still are adhering to CDC cleaning guidelines related to the Covid pandemic. **
This is a NO SMOKING and NO PET listing! The no smoking applies to the studio as well as anywhere on our outside premises.
Note that the studio is on the second floor. This is why we do not recommend it for guests that are unable to climb stairs or have mobility issues.
The studio is tastefully and uniquely decorated. The eat in kitchen includes a beautiful table that is large enough for work and play and a bench to sit and relax. The kitchen is equipped with pots and pans, spices, including salt and pepper, and cooking oil. We offer a coffee station with a Nespresso coffee maker and a selection of pods. Bring your own favorite coffee for the French Press and/or the Filter Coffee dripper. There is a full-sized fridge, electric stove with oven, a Microwave and a mixer for your favorite smoothies. You will find dishes, utensils and glasses. Portable appliances of any kind are not permitted.
The living/bedroom contains a comfy queen size bed with great bedding. Relax in one of two great chairs, read a book or play board games. You might even want to try your hand at a puzzle.
There is fast, very reliable WIFI on site. Your gadgets can be recharged in USB ports located in several areas in the studio. There is also a wireless charging/ ultraviolet unit for your smartphones.
A window air conditioning unit is available between June 15 and September 15. The heating season begins on September 15 and ends on June 15.
You will find tips for shopping, restaurant listings and places to visit to help plan your stay.
We have a train running behind our property with 2 Amtrak trains at about 1:30 pm and 4:30pm. Occasional freight service at other times but no more than 2 trains within a 24 hour period.
Guest access
Guests have access to the entire 2nd floor studio and are also welcome to enjoy part of the outside space. You will find seating with several chairs near the parking area.
A gazebo where you can eat your meals or just relax during the warmer months is located in the back yard. Please be aware of an occasional bird nesting in the rafters.
You can also take advantage of our neighborhood with an easy stroll to most places within our town, such as the pizza shops, bakery, corner store, library, Powers Institute Museum and Kringle Candle. Most places are within a 15 minute walk according to many of our guests.

The person who booked the studio has to be present during the stay. (No 3rd party bookings please) We do not allow unregistered visitors, including day visitors, unless prior arrangements have been made with the host. No unregistered overnight guests are allowed.

The space
Our home sits on a spacious one-acre lot, offering plenty of privacy. The lower level is a fully independent unit with its own entrance, featuring a full bath, additional sink, laundry, and multiple areas for rest and relaxation. A fire pit is available upon request for a cozy evening outdoors.
The first bedroom offers a full and queen bed, while the second room offers a futon and kitchenette.
Guests can enjoy self-check-in. The main bedroom is heated and cooled with a mini-split. We have two friendly dogs on the property, who stay upstairs or in the backyard. While you may hear them occasionally, they quickly settle down and will not have access to the guest space.

In addition to your own entrance and bathroom, you will have access to your own a laptop-friendly workspace, free parking, and amenities like a microwave, kettle, coffee maker, and mini-fridge.

Please note that the guest space is part of our main house. While there is some soundproofing, it is not completely soundproof, so you may occasionally hear muffled sounds from our side, and vice versa. Welcome to our bright, newly renovated suite in the historic Elihu Smith home, built in 1847.
Centered on historic S. Main Street in Sunderland, we are minutes from UMass, Amherst, Hadley, Deerfield, and located on the local bus route connecting directly to UMass and Amherst.
Ideal for stays of any length of time, for business or pleasure during any time of the year and walking distance to the Millstone market, as well the Bridgeside Café.

We are working towards minimizing fossil fuel usage and dependency on the electrical grid through investing in renewable energy and efficient heating and cooling solutions. From May of 2018 to May of 2019, we had no electric bill due to our solar production. Recent upgrades to HVAC in late 2019 brought home heating oil usage from just under 2000 gallons a year to under 300.

The space
Thank you for choosing my stay for your visit! Here are some quick notes about the space:
- The living room is the main sleeping space, with a sleeper sofa that can be pulled out into a bed. There are lots of books on hand, a record player, board and card games, and a projector with a Roku for you and your guests to use while you stay with me. Please note that I am a sexuality educator so many of my books are adult-themed (use your discretion if traveling with children).
-The dining table has space for four, and the combined dining/additional living area an overstuffed couch which is THE BEST for naps or stretching out with a good book!
-If you need an additional mattress or air mattress, let me know and I will gladly provide one!
-On colder days, the electric fireplace is lovely to make the space extra toasty! You can also turn on the "fire" for additional light without using the heating element if you prefer.
-Fully stocked kitchen is available for your use. Feel free to use the tea/coffee cart for your favorite beverages!
-As mentioned before, I do have a cat but he won't be present during your stay. I mention this for those with allergies!

You will have full, private access to the living room/sleeping area, dining room/additional living space, bathroom, and kitchen. Please note there are a couple of rooms with "no guest access" signs that are not part of the stay. The washer and dryer are finicky and I do not usually make them available for guests!

Greenfield and the surrounding areas are usually very safe for LGBTQIA+ visitors. Our neighbors are friendly and our street is usually very quiet. If you ever have any issues, please contact me right away! I want to ensure a safe, peaceful, and welcoming stay for everyone who visits my home.

Come relax in the woods of Leverett! Your room is spacious, and you'll use our largest bathroom. Enjoy our cozy wood stove on colder days and our screen porch on warmer ones. Hike out our back door to trails around Leverett Pond. If you have experience, you may use our kayaks in summer. We offer homemade baked goods and eggs from our hens for breakfast. We are 15 minutes from UMass and Amherst Center.
The space
Your room is on the first floor, close to the living room and large kitchen/dining room. Enjoy your meals at the table in your room, on the porch, or at our large kitchen table.
Guest access
Your room is private during your stay. The full bathroom next to your room will mostly be for you. We will use it when convenient or if we are going in the hot tub. There is one other room in the house available on Airbnb; if we have guests staying there, they will also use this bathroom.
You are welcome in other parts of the home and garden. If you have an interest in cooking a meal for yourself, the kitchen is available for vegetarian cooking. Let us know ahead of time so we can coordinate.
During your stay
We will give you privacy including when you are using shared spaces, but we are happy to chat or give you advice on what to do in Leverett and around, based on your interests! We are knowledgeable about the pioneer valley, in particular outdoor recreation, restaurants, and bakeries.
Other things to note
We are outside the Amherst bus routes, so you will need a car to get around. If you enjoy biking, Amherst is a 20-30 minute bike ride away, and there is a beautiful bike path that goes from Amherst to Northampton.

The Beach House on Packard Pond is a small three story, four-season cottage directly next to the members only beach making for breathtaking sunsets and sunrises. Featuring a full kitchen and bath contained in three stories with a game room for kids and adults alike to enjoy on rainy days. It is a tiny house, so the staircases are pretty tight and there is only one parking spot available. There are other homes nearby.
The space
The main entrance of the property is accessed by two sets of stairs via the patio. We suggest bringing your belongings in through this door.
There is a spiral staircase leading from the main floor down to the second bedroom. Please use caution.
Guest access
Guests have access to the entire home. Packard pond is a private pond, making it acceptable for motor operated water crafts. Please be courteous of our neighbors who we share the pond with.

Easy drive to Devens for Film and TV Production folks.
Early/Late Check In/Out are available depending on our cleaning schedule. There is a $25 additional fee if possible.

It is always best to use best efforts to check in when there is daylight.
Quiet Hours should be observed between 10pm and 8am.
Due to drought conditions the State government has banned all outdoor fires until sometime in 2025. Even though our home is equipped with a fire pit, please check current regulations before lighting.
Moving of Furniture
Please don't move the furniture around, and if you do, please put it back like it was in the picture included with this listing before you check out. Furniture found not as it was in the listings picture will be subject to an additional $50 moving fee above and beyond the cleaning fee.
Steps/Stairs/Thresholds/Rugs
This home has steps, stairs, thresholds and rugs. Please familiarize yourself with all of them and use caution during your stay so that you do not injure yourself. Please note that stairs are required to reach both bedrooms. The primary bedroom is lofted from the main floor with no door between them.
Decks and Porches
Please do not lean, sit or push on the railings to any of the Decks or Porches.
Packard Pond/Boats
Packard pond is a private body of water and allows motor operated vehicles. Part of Packards charm is the variety of water toys you see out on the pond on any given day. Please be courteous to our fellow neighbors on the water, many of whom are full time residents.
Boats EFFECTIVE JUNE 2025
Our insurance companies have required us to remove boats from our properties. If you plan on engaging in water recreation please bring your own boat and life jacket. Over the coming weeks/month we will be removing all remaining boats, ors, and life vests from our Stays. We share in the disappointment of this new circumstance, however this was the only way to keep our stays affordable for our customers.
Swimming
Guest agrees and understands that water and lake activities such as swimming, wading, boating, kayaking, canoeing, hydro-biking, or stand-up paddle boarding (collectively, “Activity”) can be can be hazardous and can involve the risk of physical injury and/or death. Guest further acknowledges and understands that the risks identified above are not comprehensive, and that participating in the Activity, whether or not described, may be dangerous and may also include risks which are inherent and/or which cannot be reasonably avoided. By entering the water, Guest recognizes that personal injury, serious injury, death, and property loss are all possible while participating in the Activity. RECOGNIZING THE RISKS AND DANGERS, GUEST UNDERSTANDS THE NATURE OF THE ACTIVITY AND VOLUNTARILY CHOOSES TO PARTICIPATE IN AND EXPRESSLY ASSUME ALL RISKS AND DANGERS OF THE ACTIVITY, WHETHER OR NOT DESCRIBED ABOVE, KNOWN OR UNKNOWN, INHERENT OR OTHERWISE. Cell Service/Internet
Cell Service may be spotty, depending on your carrier. It is best to download your welcome message before you come to the home. The internet is provided by Spectrum is reliable except in severe weather conditions.
Location
The pond is a nature pond, so it has weeds, but is perfectly clean and safe. For serious swimming use the nearby Tully Lake. Rodents, insects, ants and other wild life can and do cant into the house.
Cleaning Fees
Please understand that I believe in paying a living wage and fairly compensating my team. The team works hard to provide our guests with a clean and covid safe space to stay in.
Pets/Animals/Companion Animals
Well behaved pets are welcome, but we do ask that you include the pet in your reservation. Pets are not to be left unattended in the space unless placed in a guest provided crate or something similar. Guests are also asked to bring coverings for our furniture to keep pet dander off of our soft goods, bedding and furniture. Our properties do not have fences. Please keep your dog leashed at all times during your stay. Town of Orange General Legislation Chapter 150, Section 115-4 states, “No person owning or keeping a dog in the Town of Orange shall permit such dog to be kept at large in the Town of Orange. The owner or keeper of a dog in the Town of Orange shall restrain by a suitable means such dog.” When your dog is off leash on our property it is at large. Please pick up any animal waste and use poop bags with the regular trash.
Fire Extinguisher
The fire extinguisher is for emergencies only, if you are putting out a fire in your fire pit please use water from the pond or the hose at the side of the house. A replacement fee of $50 will be charged if the fire extinguisher is used in non-emergency situations.
Essential Oils
Please do not use of essential oils, candles, fireworks, or outdoor torches (i.e. tiki torches)
Garbage
During your stay and when you check out, put your filled garbage bags into the Gelinas dumpster located next to the Airstream at 35-37 Mayo Road.
Blankets
Blankets found in the house must remain in the house, if you bring any quilt, sheet, linen, etc. outside and the item is damaged you will be charged the replacement value.
Keys
Keys to the cottages can be found in the lock boxes adjacent to the entryway. The key should be returned to the lock box every time you use it, do not take the keys off the property. If a key is lost during your stay you will be charged $50.
Kitchen
Please let us know upon your departure if you have gone through all the cooking oil, salt, pepper, coffee, etc. It helps us maintain good service to all of our guests!
Water Usage
Our cabins are water front and we have a shared responsibility to the environment to use and conserve water. Please take short showers and conserve on toilet flushes. When cleaning or doing dishes use water conservation methods, please. The beavers and wildlife thank you. Tully Pond is part of the watershed for the entire city of Boston, we hope our guests understand that.
Grill
There is a grill for your use. Please bring your own supply of charcoal and lighter fluid and use the grill safely.
Expendables and Toiletries
For stays longer then five days, guest will be expected to supply their own toilet paper, tissues, soap, shampoo, coffee, spices etc.
Checkout
Checkout is at 11AM. Late checkouts are not permissible, for each hour you remain on the property after the 11AM checkout time you will be charged $25. Feel free to pile used towels and linens on the floor so they can be easily identified and picked up and leave beds unmade.
Items Left Behind
Please remember to take all of your personal belongings including electronics with you upon checkout. We are not responsible for any items left behind under any circumstances and while we will use best efforts to get them back to you we offer no promises or guarantees. You will be charged the respective shipping fee for any items left behind in addition to $25 for our time in finding, packaging and shipping.
Cancellations
We recommend in the event a guest needs to cancel, that before they do, they move their reservation to new dates. We maintain a strict no cancellation policy. But because unforeseen things can and do happen, from weather events to sickness, we strongly recommend guests purchase travel insurance either through Airbnb's partner Generali, or a third party of your choice. It is affordable option that can prevent any hardships for both parties. Please make sure you purchase the Cancel for any Reason option.
Mattresses: We use firm mattresses in all of our listings. The bunk bed on the basement level, is close to the ceiling, best used by children.

Come relax in our private and cozy one room cabin tucked in the woods on the family homestead. A peaceful location for connecting with nature, writing & hiking. It's a 12'x16' cabin, with a comfortable queen size bed, electricity, mini refrigerator and electric kettle. Water is provided. Equipped with a clean outhouse and an outdoor hot shower on side of main house. ( May use indoor shower in main house in cooler months) Excellent spot for star gazing.
The space
Our home and cabin is surrounded by hundreds of acres of Warwick State Forest. You may be serenaded by coyotes howling in the night and owls calling to one another. With cooler weather, we provide an electric heater and extra down blanket. For the warmer weather, we provide a fan. There are screens in the windows for good air circulation.
Guest access
Guests have access to our backyard, the fire pit and can browse through our vegetable and flower gardens. We will supply a Coleman stove and pots and pans, if you would like to cook on the outdoor picnic table which is located right in front of the cabin.
Other things to note
We have a large outdoor fire pit available for you to use. Let us know if you want to use it. The supplies: newspaper, kindling matches and wood are provided.
We will fill up a bucket of water and leave it near the fire pit for you to extinguish fire when you are finished. Please note: if it is very windy or too dry- please don't have a fire.
We have camping pads to accommodate children.
There is fresh ground Dean's Bean coffee in a jar on the counter and an assortment of teas.
Please let me know if you would like some half and half.
There are choices of herbal and black tea and sugar.

Our studio space (250 sq ft) is separate from the main house and located on the outskirts of Greenfield MA. The location provides easy access to downtown, restaurants, shopping areas and Interstate 91. Modern decor, tiled artsy bathroom, lots of garden art, and sweeping views of Berkshire foothills make this a great choice for foliage season, summer recreation and choice winter skiing. One Queen bed.
Our house is 90 miles west of Boston, 60 miles north of Hartford and a 3-hour drive to Canada.
The space
Walk-in shower, 32 inch TV with Chromecast, new high-speed WiFi, refrigerator, microwave, coffee/espresso/Keurig, and lots of nice details in this living space. Full climate control with heating & cooling mini-split. The guest house does not have a full kitchen so guests can bring food to be stored in the refrigerator & prepared in the microwave. There are also many local eatery options for take-out & dining.

The guest suite is a studio with a queen bed, private walk-in shower bathroom . An art deco chair & stool, plus two vintage folding chairs for the drop leaf table for eating. There is a min refrigerator, coffee & espresso maker, microwave and 32 inch TV with WiFi for streaming and Chromecast.
Under current pandemic guidelines, we no longer offer use of the full kitchen in the main house. Ask us if you want to use the gas grill. There are many close-by dining and take-out eateries.

You will need a car or arrange travel while you are in the area. Public transportation is limited.
For great outdoor recreation, we are located 20 minutes from Berkshire East (skiing, mountain biking, white water rafting, hiking, zip-lining & more) and one hour from two top skiing resorts in Vermont --Okemo and Mount Snow.

I live in the Bardwell House built in 1826 and welcome you to an artfully, rustic, renovated room smack dab in the village. Only 100/yds to the Flower Bridge. An outside fire pit for evening fun and a variety of restaurants and excellent coffee less than 2 minute walk. Sip your coffee under a 200 year old year old red maple tree in the yard.
There is an attached apartment/tenant and a shared front yard (croquet, disk golf).
