The only downside is the amount of seaweed in the lake. The town does come to try and clean it up but if you’re looking for a place to swim this isn’t it. You’d need a boat to go to the middle of the main lake for that or to go to the beach down the road ( for a fee)."

Time slows down in this peaceful setting at the end of a cul-de-sac which makes this one of the most quiet and private places on the lake. The property is located on quiet and private cul-de-sac and features sweeping Southern views looking down the Lake.
The open floor plan features cathedral ceilings with floor to ceiling doors leading out to a large deck with incredible views. This main level boasts a spacious living room with 2 comfortable sofas and a flat screen TV, sound bar speaker, a dining area with a large table that seats 6. There is also a bedroom (2 twin beds), bathroom and kitchen on this level.
The second floor has hard wood floors, a master bedroom with a queen bed and large windows overlooking the lake, and a loft with 2 twin beds.
Watch the Sunset with a glass of wine from the large deck overlooking the lake. Enjoy the large lawn that gently slopes to a custom built boat dock and deck that provides easy access to swimming. Level fire pit with plenty of seating.

Welcome! We have spent close to 2 years designing and building our dream house on Lake Bomoseen. It will be completed in July of 2022. (These photos are mostly renderings other than the landscape. For progress pictures, please visit bomoseenaframe on IG.) It is a quiet spot on the north end of the lake, with no direct neighbors and calm waters.
It is located about 45 minutes from Killington, 45 from Okemo, and 30 from Pico.
It will be rentable in three different configurations: 5BR/3.5BA, 3-BR/2.5BA, or a 2BR/1BA unit. Please contact us for pricing on one of the smaller configurations.
The property has 285 feet of shoreline with a dock, a roof deck, front porch, fire pit, grill, central air, two kitchens, two sets of washer/dryer units, 2-car garage, access to tons of biking and hiking trails, and stunning views south down the lake with beautiful sunrises and sunsets. Perfect for a relaxing getaway or a nearby wedding. (Please note that we do not have a motorboat available to renters, but you can rent them at Woodard’s at the south end of the lake, or bring your own boat and use our dock.)
This house is brand new so we’re wary of pets but since we have a dog ourselves, we’re also open to discussing it if your dog(s) won’t wreck anything…
We have a strict cancelation policy because it will be difficult to re-rent on short notice, but if you need to cancel and we can re-rent it, we will refund you in full. We also have a week long minimum booking for peak (typically Saturday-Saturday but that is flexible) and three nights for off-peak. Thank you!

Welcome to our lake home: S’more Vacation. Our kids really enjoy S’mores around the campfire and do not want to leave the lake when we visit. We hope you enjoy your time on the lake as much as we do.
Please enjoy your stay and use of the following; paddleboat, 2 kayaks, 2 paddleboards, life jackets, direct lake frontage, dock for your boat or a rental from Woodard Marine, fire pit and firewood, complimentary S'more starter pack with disposable wood marshmallow sticks.
Enjoy your privacy on Johnson Spooner Rd which is located on the west side of the lake across the float bridge. This is a dead end road and quiet. Perfect for walking, bike riding, and exploring hiking trails around Loves Marsh. The north end of the lake is perfect for kayaking or paddleboards. It is often much calmer water than the south main body of the lake.
Our Lakehouse sleeps 9 comfortably with 4 bedrooms. 1 bedroom is on the first floor for ease of access. Enjoy the lake and mountain views off the deck while dinner cooks on the BBQ! Fishing direct from the dock. Internet included, browse the collection of DVD's, or bring your own streaming service. Central A/C and heat. Well water with UV light filtration to ensure it is safe to drink and cook with.
For fun in the summer flag down the ice cream boat which makes dock stops or schedule the Lake Bomoseen Tap room Tiki Boat to pick your group up from the dock.
New owners as of late summer 2023 that are looking to build on and improve what was already a great property. If the house looks familiar it was previously rented under the name Hocus Pocus and we welcome back guests that have stayed in the past.
During peak summer season Memorial Day through the end of September we are offering weekly rental stays. Saturday night through Saturday morning. In the off season 3 day minimums are available.
Driving distance to NY and VT destinations; Lake George, Ticonderoga, Saratoga Springs, Manchester, Dorset, Woodstock and others. We are an active family who like to explore the area and go on adventures. Any questions about destinations or activities just ask as we would be glad to offer recommendations.

Our dock is on Birch at the lake directly across from the bottom of Maple Lane. 179 is labeled on the handrail, It’s the dock to the left of the brown garage on the lakefront. There are a few steps with a railing leading to a small old deck with a deck storage box. Then stairs off of those first steps lead to a brand new composite deck that looks over the L shaped dock on the water level. We have two kayaks and Paddle board on a storage stand, please return the kayaks to the kayak stand before checking out.
The Paddles and life Jackets are under the Waterfront Deck they are available for your use. Please return back to where you found them.
**Do not use the aluminum fishing boat**
Fishing is great right off the dock and off the Kayaks.

- "It was a great stay! Highly recommend " - "Great location for boating and fishing." - "We had an overall good stay but with some annoyances that kept us grumbling. Most are easily fixable, one not so much. The good: - Lots of space and lots of light - a bathroom on each floor with one recently renovated - Well kept and clean - beds were comfortable - Good air conditioning on two floors - beautiful views of the lake and great access to the lake - use of a stand up paddle board The not so good details that were lacking: - the septic system drains into the back yard and makes it muddy, even on clear days. It doesn't smell but going between the dock and the swimming area requires a muddy walk at all times - no towel racks or hooks anywhere in any of the three bathrooms - many bedroom closets are unusable. Some required wrestling with the bi-fold doors to get them opened and closed because they were installed incorrectly. The closet in the upstairs bedroom had one door completely off, sitting to the side. In the same closet several of the shelves collapsed if we put anything on them. There were also no hangers in any of the closets. - The sliding bedroom door in the upstairs bedroom made a lot of noise, waking up anyone sleeping. It also would get stuck and either prevent us from getting in or getting out for a minute while we fiddled with it. - The three lower level (i.e. basement that opens out on the back yard) bedrooms were humid and warm. Air conditioning didn't really make it down there and their were no de-humidifiers. "

Dine alfresco on the large deck overlooking the lake for ethereal sunsets that you won't find anywhere else. The chef of the group will love preparing culinary charms in the newly renovated kitchen, complete with tons of cupboard space, stainless steel appliances, and a floating island. A spiral staircase connects the three floors of this unique abode, though only the top two floors are available. Follow them to find fifteen comfortable beds between the top two floors, including many bunk beds that the kids will love sleeping in and making memories in that will last a lifetime. Beebe Pond is a quiet lake and the view of the lake and the mountains with the fall foliage was stunning. Everything was exceptionally clean and the well stocked kitchen and outside grill were used almost every night. This house is lovingly laid out for everyone to enjoy all this setting has to offer - mostly the abundant light streaming through the floor to ceiling windows in the great room. The deck is amazing for morning coffee, afternoon yoga and at night we could see the shooting stars! The beds and linens were warm and comfortable and the clean bathrooms stocked with plenty of towels. The WiFi was good and Bluetooth tuner and speakers kept our group happy with the relaxing music of autumn. This home is full of love and character that one will notice at every turn. The location is convenient to all the hiking Vermont has to offer and the lake, even in the cool autumn, was perfect for paddle boarding, and we were able to play pickle ball at the near by tennis courts. We will stay here again and hope to make it one of our family traditions!"

Enjoy time with your family and/or just relax at the lake. Acorn Landing is a newly renovated rustic cabin with OPEN SPACE living. Downstairs is the full kitchen, full bathroom, living room and laundry room. Upstairs are 2 loft bedrooms. One bedroom has a King size bed while the other bedroom has 2 beds (1 double and 1 twin). A screened in porch and deck look out at the beautiful view of the lake. A short walk down the road is a dock with access to the lake for fishing. Kayaks are available to use during your stay. Crystal Beach, a popular swimming beach and park on Lake Bomoseen is only a few minutes drive away. Roast some marshmallows at the campfire or put your feet up in the hammock with a good book. Whatever you decide, EVERYTHING is better at the lake!

This bright tomato-red converted 1955 mobile home sits on Lake Hortonia in the Vermont Lake Region. If you're looking for a quirky, laid-back Killington vacation rental that brings back memories of summer camp, this could be it.
Old-timey Feel
Inside, the interior living area has windows on all sides, making the space feel larger, and letting in plenty of light. Jalousie windows add to the old-time cabin feel. The bright, comfy sofa and dining table for four are just right for space. The small kitchen has a full-sized refrigerator, oven, microwave, and, most importantly - a coffee maker. Don't forget; this is lake living – water comes from the lake and isn't suitable for drinking, so make sure to add plenty of bottled water to your shopping list.
If the weather turns hot (and these days, who knows what it'll be doing), there is a thru-wall AC unit in the living area for your comfort. One bedroom has built-in single bunk beds (for kids and others under 5'-10”), and the main bedroom has a full-size bed. The small bath efficiently uses every square inch of space and is bright and clean.
With the emphasis on the lake and outdoor activities, there is no TV at the camp. Bring your own board games or cards if you need them. But try staying outside until after dark and enjoy the stars and some conversation with your fellow campers. This is the time to relax, reflect, enjoy the view, and enjoy life at the lake.
Lake Front
The green lawn stretches from the rental right down to the lake. Sit by the fire pit, favorite beverage in hand, and make some s'mores. Bring your kayak, canoe, or paddleboard for some exercise on the lake. Or bring a float, swim with the swans, or catch up on your napping.
This property has a grill ready and waiting for all those fish you will catch or hot dogs if you're not so lucky. And, the country store is an easy walk if you have forgotten anything.

End of the road seclusion, this 4 BR home is directly on the shore of pristine Lake Hortonia, for easy access to fishing, boating, and swimming. Sunset views and s'mores around the fire will provide the perfect ending to your sunny days at the lake!
Daytime activities include use of our canoe, 2 inflatable stand up paddleboards, and dock space available for your owned or rented boat. Fish from the dock, read in the hammock, or enjoy a walk or run on our 1 1/2 mile long dead end road. On a rainy day you can venture out or stay in and play games, work on a puzzle, or watch something on the Smart TV, which is ready for you to log into your streaming service accounts.
This home is ready for you to bring your clothes, fill the refrigerator and unwind. The fully equipped kitchen has all of the essentials you need including a coffee maker, toaster oven, microwave, dishwasher, and blender. Dryer and clothesline on premise as well. (Washer not available due to our sensitive septic system.) Guests provide their own towels. Sheets, pillows, and blankets are provided. All water comes from the lake, so while it is totally suitable for bathing and the dishwasher, it is not suitable for drinking. Bottled water dispenser is provided for guest use.
Local attractions include Mount Independence, Hubbardton Battlefield Historical Site, the public 9-hole golf course at nearby Lake Bomoseen Golf Course, Devil's Bowl Speedway, and the Pond Hill Ranch, which hosts rodeos and other horse features in the summer! 25 minutes to downtown Brandon which boasts a wonderful variety of Main Street shops and dining opportunities. 30 minutes to Middlebury or Rutland. 1 hour to beautiful Manchester, VT and Lake George, NY.
Note that there is a neighboring boy's camp in operation 7/9 - 8/5. Also, you will need to be able to navigate stairs due to the multi-level home and the slope of the landscape, which requires stairs/steps built into the landscaping to get from the front of the house to the lake.

Welcome! We have spent close to 2 years designing and building our dream house on Lake Bomoseen. It will be completed in June of 2022. (These photos are mostly renderings other than the landscape.) It is a quiet spot on the north end of the lake, with no direct neighbors and calm waters.
It is located about 45 minutes from Killington, 45 from Okemo, and 30 from Pico.
It will be rentable in three different configurations: 5BR/3.5BA, 3-BR/2.5BA, or a 2BR/1BA unit. ***This is the listing for the 2BR/1BA unit.*** Please contact us for pricing on one of the other configurations.

Welcome! We have spent close to 2 years designing and building our dream house on Lake Bomoseen. It will be completed in July of 2022. (These photos are mostly renderings other than the landscape.) It is a quiet spot on the north end of the lake, with no direct neighbors and calm waters.
It is located about 45 minutes from Killington, 45 from Okemo, and 30 from Pico.

One-bedroom cabin, one double bed, for those who want tranquility. Parking at the main house and then a short walk downhill, then a level rocky trail to the cabin, which is located at a stream and waterfalls.
There is a composting toilet, electricity and water. Wifi at main house, on deck, 5 mins walk. Wood burner in cabin, and propane stove in outside kitchen. A stand pipe (potable) or water from nearby stream (non-potable). There is a deck overlooking the stream with a picnic table.
The space
This is definitely for someone looking for privacy and tranquility, and a "back to nature" experience for a few days. It is a comfortable and peaceful place in the woods by a waterfall and brook. The cabin can be described as rustic.
No more than two guests.
There is a separate loft bedroom containing one (double) bed only, up some steep ladder-type steps. Agility and care are needed going and down the steps, not for someone with any physical impairment.
There is electric and a standpipe for water, a composting toilet but there is no shower at the cabin, just a sink and the stream to wash in. However, showers may be taken at the main house, after 9:00am and before 8:00pm. Due to other guests that might be in the house, also using the bathroom, only one person at a time in the bathroom.
No mobile signal or WiFi at the cabin, but again both signal and wifi are available at main house or on the deck at the main house.
Guest access
Parking is at the main house. A short walk through the woods to cabin. Do not take car to cabin as trail is rocky and full of tree roots, and turning is difficult.
Other things to note
There are precipitous drops in front of and around the cabin, and great caution is needed at all times. Please keep away from steep drops and waterfall edge.
Black bears have very occasionally been seen in the forests, and have caused no problems. However, food must not be left outside, or you will have some unwanted company!
There are many porcupines close-by in the woods. Bobcats and mountain lions have been seen though only rare sightings. The cabin is, after all, in their territory!
Please, no outside fires because of the great fire risk in the woods. A propane stove for cooking is provided, and there is a fire pit with chairs in an open area by the main house, only a short walk from the cabin.

Lakeside Retreat is a beautiful one level home overlooking Lake Hortonia, in Hubbardton VT. This completely renovated home sleeps 6, has a large deck with 2 patio sets, a grill and awning for outside entertaining. A family friendly setting and quiet area , there is a firepit for your enjoyment, and a big yard for outside games, and activities. Overlooking lake Hortonia, down the path brings you to a brand new aluminum dock for your lake and water enjoyment. Swimming, boating, kayaking (2 kyacks and life vests available for guest use) fishing or just hanging out by the water is one of the many attributes of this property. The perfect place to relax, enjoy the water and experience so much of what Vermont has to offer.
A quiet lake front cottage close to many
Vermont attractions. Located next to Lake Hortonia Dam the sound of falling water will provide a relaxing backdrop to your getaway. You can prepare your own meals or dine out at several excellent restaurants. Great place for Kayaking and Leaf Peeping. Now have trash service for renters. Depending on the weather the road leading up to my road requires four wheel drive. When it is plowed it is passable but requires care. It is a dirt road up a hill.
The space
Vermont attractions also include antiquing, Ben and
Jerry’s ice cream factory. Billings Farm and
Museum in Woodstock offers wagon rides and a view of turn of the century farm life in Woodstock VT. Also on Route 4 are the Quechee Gorge and Village. Route 4 offers several covered bridges and scenic views. One hour away are the Manchester Outlets. There is a Path of Life park in Windsor VT. It includes a maze and several other things to view and contemplate. It overlooks the Connecticut River. Glenn lake is a 15 minute drive from cottage and if you have a kayak a great place to kayak. Glenn lake also has hiking trails.
Guest access
Entire House Sleeps 5 people. It is not a place for parties. Quiet area with lake frontage and a great place for families to relax with kids. Neighbors are are close by as well as a small Lake Hortonia Country Store for food and boat rental. When renting the cottage please indicate the number of guests and ages. There is a care taker who lives behind the cottage. This is not a place for loud parties. Children should be supervised at all times. There have been bear sightings on the road leading to cottage and on the property. Due to the Covid 19 issues the cottage is not rented for the week before and after a guest rents it. We go in and clean and sanitize the entire cottage with Alcohol based sanitizer. NEW INFO: House water system has been upgraded to reduce Hydrogen Sulfide smell. Installed Hydrogen Peroxide system which has completely taken the odor away. System injects Hydrogen Peroxide into water. I have tested the water and the Peroxide is less than 2 PPM.

Are you looking for a quiet getaway? We are located at the end of the road right on Lake Beebe, a small lake north of Lake Bomoseen. The apartment is above the garage (stairs inside the garage), which is separate from the house. It is a really peaceful, out of the way location. The studio apartment has a full kitchen and a private porch overlooking the lake.
The space
The entrance to the apartment is inside the garage. The apartment can sleep three people, but note that the couch and bed are all in the same room (studio apartment). The couch does fold down. Access to the lake is through a shared dock and a shared float out on the water (better swimming out there). We do have two small children. There is also a paddleboard, kayak, and a tandem kayak you can use, along with a variety of lifejackets.

Our lakefront home is named "Peaceful Easy Feeling", and that's exactly what you can expect while you're here! Located at the tranquil North end of Lake Bomoseen, the house sits on a sloping lawn of grass, with Western exposure and 200 feet of waterfront along the shore.
The house is rustic but cozy — a true lake cabin! — and its open concept layout, radiant natural light, and roomy screened-in porch make it the perfect hangout for when you're not partaking in all the lake has to offer.
The space
Our 1600-square foot home features an open concept layout that blends together the kitchen, a familial dining space, and a spacious living room with breathtaking views of the lake and sunsets at night. Located just off the main stretch is a family room, comfortably furnished and host to an electric fireplace and a smart TV, for all your streaming needs.
Two bedrooms and a full bath can be found towards the front of the house, with the front-most bedroom directly overlooking the lake. The master is situated in the back, and offers an en suite bath and a king-sized bed.
High-sloping ceilings and plenty of windows help provide an abundance of natural light throughout, making this a perfect bright and cozy gathering space for when you're not out on the lake or up on the slopes. The house also comes well-equipped for all of your domestic needs.
Conveniently situated off the main entryway is a 200-square foot screened-in porch with lakeside views. Well-lit by an overhead ceiling fan, this is an idealistic spot for your morning cup of joe, or a late night card game free of mosquitos.
The property itself is just under a half-acre in size and is located at the Northern end of Lake Bomoseen, just North of "the float bridge." This portion of Vermont's largest fresh water lake is quiet and peaceful and features less boat traffic (only the occasional jet ski or water skier), excellent fishing, and meandering glades that are just waiting to be explored by kayak or canoe.
And speaking of kayaks & canoes — the house comes with plenty! Outdoor amenities include:

- Fire pit and Adirondack chairs (bring your own firewood)
- Hammock
- 2 docks: 1 for lounging and 1 for launching boats
PLEASE NOTE:
- Our house operates on a well with occasional limited water supply. For this reason, we ask our guests to be cognizant of their water use (we provide a separate drinking water fountain). We do not have a dish washer nor washing machine
- The lake's only marina, Woodard Marine, will not rent boats to residents North of the float bridge (our property included). That said, our house can accommodate a boat if you choose to bring one, and any boats other than wakeboard boats should have no difficulty navigating the float bridge's low clearance.
- In case you are unfamiliar with Lake Bomoseen, please be aware that the lake does have milfoil (seaweed). That shouldn't keep you from enjoying the lake's warm waters though, as there are several swimming coves and sandy bottomed-areas throughout.
- We do own an additional cabin on the property, located closer to the road, but this remains unoccupied during guest stays and is largely used for storage. We do hope to make it available for rentals in the future, though!
- We also own a pontoon boat, which we keep docked on premises. We do not make our boat available for rent at this time.

We ask that you never exceed 10 people in the home day or night. The septic/well system was not designed for a heavy work load. We will ask excess guest to leave immediately.

Personal boats and rentals are permitted to dock on the property. We can accommodate boats at our dock. However, we live north of the float bridge which has limited clearance. You can navigate it with pontoon boats, just have the canopy down. You will not be able to bring a wakeboard boat.

This end of the road, private camp is situated on a peninsula with direct lake frontage, 4 bedrooms and bright, airy living space. Just off the beaten path, yet centrally located to many points of interest. Beautiful VT lakeside getaway with 3 paddleboards, a canoe, firepit and dock. At the end of the day, relax and enjoy the sunsets from the lake side patio. It's truly a piece of heaven on earth!!
The space
This is spacious camp includes two stories, both with outdoor access. The lower ground level floor includes 2 bedrooms; one with a queen bed that has three windows overlooking the lake and the other has 1 twin bed and 1 twin bunk bed, also with lake views. There is a 3/4 bath (toilet, sink and shower stall) located on the ground level.
The upper/main level includes a full kitchen with all the conveniences of home, including a dishwasher, microwave, gas stove/oven, coffee maker, toaster oven and blender. Also on the main level you'll find a 3/4 bath with a 48” wide walk in shower, toilet and sink, plus a washer and dryer for guest use.
Large, sunny open concept living and dining area provide a panoramic view of the lake and includes a spacious living room and sunroom with tons of seating. Smart TV and super-fast internet available so you can log into your streaming accounts for family movie night or do a little work.
Dining table seats 6, with a smaller game/overflow table for 4 and seating at the bar for 2. There are two bedrooms in the main/upper level; one with a queen bed and woods/partial lake views, and the other with 2 twin beds and woods/lawn/partial lake views. The main level is accessed from the driveway/main entrance.
Outdoor space includes a long, narrow, private driveway, wooded areas to explore, private dock, picnic table, patio with Solo Stove fire pit, sloped lawn, hammock, and a clothesline. A gas grill is also provided. There are steps from the parking area to the main entrance.
Central to many great Vermont towns! 30 minutes to Middlebury, Brandon, and Rutland. Just 1 hour to Manchester, VT, and Lake George, NY. Nearby Lake Bomoseen includes the Lake Bomoseen Golf Course, a 9 hole public course, and a couple of outstanding dining options. The Pond Hill Rodeo and Devil's Bowl Speedway provides great entertainment in the summer, and historic sights such as the Hubbardton Battlefield and Mount Independence will thrill the historian in your group.
This property has a great blend of modern updates and campy charm. New ownership in 2023, so indoor and outdoor updates are underway and will be ongoing over time.

Both bath and "beach"/outdoor towels for swimming and water activities are provided by the host, however we do not provide shampoo, conditioner, soap, and other toiletries.

Guest access
Guests can access the entire property, including all 54 acres of Echo Lake.
🔥 The backyard includes the fire pit, picnic table, and a switchback path that slopes downhill towards the lake shore.
🛶 Down by the lake, guests can use the dock, where a canoe, kayak, and paddle board are available (seasonally). A floating dock is anchored about 25 yards from shore for fishing and swimming. Not available during the winter months.
🍀 The front yard looks upon the meadow and sees plentiful afternoon sunlight.
🏸 Guests can enjoy the badminton net and chairs on the lawn.
Other things to note
⚠️ Although there are no neighbors, we kindly ask guests to moderate their noise levels. Interestingly, Echo Lake lives up to its name by amplifying sound around the lake.
🐢 If you want to see wildlife in and around the lake, please stay at an appropriate distance and limit noise.
Touching or feeding any wildlife is not allowed under Vermont law.
📱 Cell coverage is less reliable in Vermont. High-speed wifi is available throughout the lake house and reaches through parts of the yard.
🐟 The dock and floating dock are seasonally available.
