The sunroom offers extra relaxation space, and the love seat doubles as a pull-out bed for overflow guest accommodation.
This house underwent a total renovation from 2021 to 2023. Everything is in exceptional condition, and nothing was spared in terms of quality. From the hardwood floors to the custom millwork, one will see impeccable styling. Heat pumps offer room-specific temperature control. There is a security system in place. The house is protected by a 13-R sprinkler system and an NFPA 72 fire alarm/monitoring system. ERV's ensure excellent air quality in this super-insulated environment. Wireless internet and Google TV offer full connectivity.
Four of the bedrooms are on the second floor, while the other three are in the finished basement. Each room is equipped with magnetic phone chargers, and the entire building is wired with CAT-6 internet jacks.
For chefs, this house is perfect with its two full kitchens. The main kitchen features a 48" Wolf range, a Sub-Zero fridge, granite countertops, and custom cabinetry. The basement kitchen has a 30" electric range, custom cabinetry, and granite counters. Both are fully equipped with cooking utensils, toasters, Keurig coffee machines, plates, and silverware. The dining room is right off the main kitchen and seats 8 comfortably.

- "A wonderful place to stay that's an hour east of Montpelier and half an hour south of St Johnsbury. It's the entire 2nd floor, and it's enormous with a very large open space living room & kitchen. The bed is exceptionally comfortable. My wife and I loved it, with the small caveat that the bathroom will be problematic for you if you're tall. I'm just over 6'2" and the ceiling slopes downward, so I ended up hitting my head twice. That being said, we would 100% love to stay here again and hope it will be available when we return for another fall trip to Vermont next year."

Wildlife is abundant on this property and you will likely be enthralled with sightings of loons, fox, deer, bald eagles, beavers, ducks, geese, turtles, and a variety of song birds.
This bright, private guest loft is attached to the owner's main house (although no common walls between the two & separate roofs) and has its own two private entrances up a flight of stairs. It's fully furnished and equipped with everything you need to make your stay comfortable with living and dining room furniture, 2 queen beds, bureaus, bookcases stocked with a variety of reading material, games, and DVD's. The newly renovated kitchen is a fully equipped kitchen with pots and pans, dishes, utensils, stove, full-sized refrigerator, microwave and plenty of new cupboard storage space. The cozy bedroom area has windows for cross-ventilation and a comfy queen size bed. A second queen bed is in a cove adjacent to the bathroom/dining room area. There is a spacious modern bathroom, walk-in closet, and pull down stair to access additional attic storage for longer stays. This loft has a cathedral ceiling with fan, is an open-concept space with a spacious feel. It is bright and sunny with plenty of windows to allow for cross-ventilation. There are plenty of river and local mountain views of Vermont from both inside and outside of the unit. A private outdoor landing at the top of the new stairway is large enough to permit 2 - 3 people to sit and enjoy views of the river and mountains. You may wander the property and enjoy listening to the sounds of a waterfall across the river or the sounds of many bird varieties singing.
For your enjoyment some lawn games are available (no charge) such as bocce, croquet, badminton, and frisbee. There's a park bench beneath a tree to enjoy relaxing and viewing the river as well as picnic table and a fireplace/grill at the river's edge. Hiking is just a stone's throw from the house up Hunts Mountain Rd. so come prepared with your hiking shoes and water bottles. In season there are tasty wild raspberries you can pick and enjoy! While hiking up Hunt's Mountain Rd. you can also take a peek at our second VRBO property - a cozy off-the-grid mountain cabin with the most amazing westerly mountain views and sunsets looking over into Vermont. This destination property is such a beautiful and unique place we're sure you would enjoy staying here to celebrate some special occasion - honeymoon, anniversary, birthday, etc. The area offers fun places to visit as well and plenty of stores for your convenience. Take a stroll early evenings and wander around this sleepy little town, cross over the bridge by the dam and into Vermont or take in a night in St. Johnsbury (just 25 minutes away), eat at Anthony's Diner and see a movie. Be sure to visit Littleton, just 30 minutes north and check out Chutters, a popular candy store, local shops, restaurants, a covered bridge you can walk across, community theatre, movie theater, etc. Or, play tourist for the day and take in Haverhill, Franconia, Lincoln, Hanover NH or Stowe, Newbury or Bradford, VT. For your convenience, just 15 minutes away is the town of Woodsville, where you can find all the shops you need: A super Walmart, Shaw's for groceries, Rite Aid, Cumberland Farms, Village Pizza, 2 Chinese restaurants, a seafood restaurant, other restaurants, Happy Hour Restaurant (in Wells River, just over the River), P & H Truck Stop (all time favorite for locals and tourists alike featuring homemade pies galore), Slick's ice cream on Rt. 10 north just out of Woodsville (best in NH).

We checked out local restaurants, hiked the Coppermine Trail to Bridal Veil falls, and borrowed Sue's kayaks to paddle along the Connecticut River. This is a unique, cozy and energy efficient home built in 2018 on 11 acres about 25 minutes from Montpelier and St. J. The views are amazing and the space relaxing. The tub is extra deep for soaking. Extra towels in the closet by the upstairs bathroom. There are blackout curtains in the bedrooms. The ground floor has radiant heat. The kitchen has granite countertops, a dishwasher, stainless steel appliances and is very well stocked for cooking. The water is from a with a special water filter, for some of the cleanest water you will ever have. Please note that since this is rural Vermont, the internet is not extremely fast.
The two lower bedrooms (on the second floor) each have 3 pocket doors which can be opened for more open space or closed and locked for privacy. The second floor also has a couch set in front of many windows for a relaxing space and view. There are two yoga mats available for use, along with an exercise ball, games, puzzles, beach chairs and coolers. There are two hair dryers, an iron and ironing board, two suitcase stands upstairs, a fan in the upstairs closet for the few warm days in VT, extra blankets in the basket next to the TV, and HDMI and Apple cords to attach your tech to the TV. There are also a few leaves for the dining table in the closet under the stairs for larger family dinners.
There is a BBQ under the outside stairs for use. There is also a deck upstairs with furniture to relax on.
Please conserve energy and don't turn up the heat too much, turn off electricity when you leave the home on excursions, and close windows so the rain doesn't get in and it stays warm in winter.
All areas of the home are available except for the smaller loft which is currently being used as storage.

You, your family, and friends will enjoy the open floor plan, fully-equipped kitchen, and floor to ceiling living room windows facing the Harvey Lake and Roy Mountain. Step outside to a large deck, hot-tub, and patio that were installed in 2022. The property has 100' of private lake-frontage and new dock installed in 2023. Guests can swim in deep water just beyond the dock and are also welcome to bring their kayaks, canoes, and paddle boards to explore the lake. High-speed broadband internet access available, allowing for telework.
There is plenty of room in the basement, yard or boat shed to store one's boats or fishing tackle. The house has three kayaks, one canoe, one pedal boat (pedalo), and two stand-up paddleboards (SUPs) for guests to use. Harvey Lake has a public beach about one mile away, that is perfect for families with small children who wish to play in shallow waters.

This classy RV is very spacious with it's 3 slides and offers most of the comforts of home! We chose this RV for it's tastefully decorated & nicely furnished living room with full-sized sofa bed that pulls out, sharp looking desk & entertainment center with TV with DVD player for movies, recliners for relaxing in and taking in the nice river view. There's a good sized kitchen complete with microwave, stove, refrigerator, plenty of well-stocked cupboards and drawers, and a nice kitchen table with 4 comfy upholstered chairs. The cozy bedroom is "upstairs" and set apart from the main living area and it has a sink and shower as well as a separate toilet/sink bathroom for privacy. The bedroom has two doors which can be closed to create privacy from the rest of the home. In the bedroom there is a large closet with sliding mirrored doors, built-in bureaus, drawers and a few hooks to hang your clothes on. You can walk around the bed and for an RV bedroom this is actually quite spacious! There's cross-ventilation with windows behind and in front of the bed as well as a ceiling fan.
The RV has air conditioning to keep you cool on a hot day and guests can turn on the furnace to keep warm in the chilly weather. The interior is in excellent condition and our reputation precedes us as being hosts who offer our guests a very clean and immaculate vacation rental. As owner-operators, we take great pride in keeping our rentals looking exceptional and our guests have done a great job taking good care of our special places, too!Our guests are free to roam the entire 6.25 acre waterfront property and enjoy playing lawn games (bocce, badminton, croquet, frisbee, etc.), laying out under the stars at night to watch shooting stars and discover the constellations, or just finding a secluded place to sit and relax to enjoy the views. Guests are welcome to use our badminton and croquet games on the sprawling lawns as well as take canoes and kayaks out on the Connecticut River, free of charge.
On the river, you can travel upstream to explore the dam area, and even go around the dam by taking the kayaks out of the river, so you can keep on going to see where it goes and enjoy the beautiful countryside views. Downstream you can explore twists and turns in the river while enjoying scenic vistas along the way. You can even stop at an island open to the public and have a picnic lunch or go swimming!! And don't forget to bring your fishing gear if you like to fish! The river abounds with quite a variety of fresh water fish for you to catch!!
Keep your eyes out for the loon who loves to hang out in front of the house and call out with his lonely cry at night or the bald eagle cruising up and down the river looking for a sitting duck for dinner. There's also a beaver also likes to show himself once in a while so if you hear him slapping the water with his tail, that means he's upset you've found his hiding place!! You will probably see deer run through the property and maybe even a red fox since they enjoy visiting the river's edge for some refreshment.
Most of our guests love spending the evening sitting around one of the fireplaces or fire pits on the property to just reconnect with one another while enjoying making smores or toasting marshmallows. There are plenty of activities to keep busy if that's what you like to do!

One set of farmhouse stairs brings you to the living room kitchen and bathroom. Another set of farmhouse stairs brings you to two bedrooms and two large closets. We were always given a 6 diget number, and she told us she kept telling VRBO that it's 4 digets. All this after we had driven 19 hours. It took us a couple days to decompress, needless to say. Without our daughter's help we never would have gotten in. From now on we will just reserve at motels so we have access to a person and not email and texting."

The public beach is located on the left hand side as you turn onto Ticklenaked Pond Road. There is an access road with boat ramp.
The beach is a short walk from the house (turn left out of the driveway, the beach will be on the right immediately before you get back to the main road.)

If you have small children in your group, there is a small playground available for use. There is also a covered pavilion to enjoy food or escape the sun.

If you haven’t stayed in Vermont in the early summer, you will encounter some bugs and insects outside. There were a few in the downstairs part of the cabin when we first arrived late in the evening, but after a day of staying there we didn’t see anymore downstairs. When traveling to Vermont, we will not hesitate to stay here again!"

This quaint house is newly renovated and brings all the comforts of home. The kitchen is stocked with all the pots, pans, and utensils and spices you could possibly need. Enjoy your coffee while looking out at the pond. The view from the couch is good, but so is the view from the 30 by 30-foot deck, and from the balcony off the master bedroom. Our summer camp has been in the family for two generations. It has everything you need including piece and quiet in Vermont
We have always loved the proximity to the lake, 12 feet from the porch.
The space
This summer camp has been in the family for two generations. It is rustic in a Vermont way, but very easy to relax in. We have kept many of the antiques of multiple generations.
We have always loved the proximity to the lake, 12 feet from the porch. We have sat on the sun porch and watched loons and on rarely a moose wonder right in front.
The property comes with a canoe, and several kayaks. There is a dock where you could bring in your own small sailboat/jet ski/motor boat. The lake is often calm and a great place to water ski from. The water is clear and clean and swimming is so refreshing. The local state park has naturalist lead walks and there are many areas to hike. A short family hike for almost anyone is Owl's Head, a charming short hike to the top of an overlook of the lake. Biking is a great way to get around and nearby we connect to Vt. Bike path on the old railroad tracks!
The camp is adjacent to the 25,000 acre Groton State Forest, located less than an hour drive from Montpelier, VT and White River Junction offers an array of natural features and recreation areas for park visitors to enjoy. With seven state parks, an extensive trail network, boulder studded sandy beaches, large glacial lakes, secluded ponds, dramatic cliffs and one of the largest bogs in Vermont nestled within it's boundaries, it is no surprise that Groton State Forest is a popular year-round outdoor recreation and camping destination.
Miles of logging roads, snowmobile trails and gravel forest roads traverse and wind through Groton State Forest offering easy to moderate mountain biking, hiking and horseback riding opportunities. Cross-country skiing, snow-shoeing and snowmobiling are popular winter activities on the trail system as conditions allow. The paths travel in and out of the woods, past several lakes and ponds providing access to most of the interesting Groton State Forest features including Owlshead Mountain, Lake Groton, Kettle Pond, Peacham Bog and several historical sites.
Off trail activities include picnicking, swimming, fishing, canoeing and kayaking. (see our Bikes & Beaches feature article for more detail). Tent and RV camping is available at the Ricker Pond, Stillwater, Big Deer and New Discover State Park campgrounds. There is even a bed & breakfast Lodge on Noyes Pond at Seyton Ranch State Park for those who prefer not to rough it. The Groton Nature Center, located on the shore of Lake Groton, offers a variety of Ranger led programs. Other park facilities include: hot showers, boat launches, playgrounds, picnic and recreation shelters, concession stands and more.
The forest is primarily a second growth forest (see Historical Notes below) comprised mostly of northern hardwoods, the most common being maple, birch and beech. Spruce and fir can be found both in the lower and wetter areas along the streams and at the higher elevations. Wildlife is abundant and includes black bear, moose, mink, beaver, otter, fisher, loons and herons.
Groton State Forest Mountain Bike Trails
Mountain biking is available on almost all of the Groton State Forest roads (20 miles) which are basically gravel-surfaced roads marked with orange reflectorized diamonds, and other multi-use trails and roads specifically designated for mountain bike use. The multi-use trails are generally blazed with yellow paint. There are also over 17 miles of hiking only trails which are blazed with blue paint. (Trail bikes and all-terrain vehicles are prohibited anywhere on Vermont State land). See our list below for suggested mountain bike rides.

You will have the entire camp and surrounding area. The nearest neighbours are through the woods and are infrequently there. The little beach in front is all yours!
Other things to note
There is now wi-fi which is great as there is no cell service . The password is complicated but under the router on the bookshelf in the dining room porch . It is a bizarre set of numbers and letter.
In the fall the nights get chilly !! There is a heater in the bathroom which heats the room up quickly.
There is a propane heater in the main room and if you want to sleep on the dining room porch , my favorite , you can also use the little electric heater with the door to the main cabin shot. Please turn off all the electric heaters when you are away or leaving .
Upon leaving please take out all your garbage.
Please wash all your dishes and put away before check out time at 11am
