Payment/Refund Policy: Unless otherwise stated on the property listing, all payments are non-refundable, however, should the guest elect to cancel its reservation, Marquis will use best efforts to work with the owner of the property to reopen the dates of the reservation in attempt to re-book the property (please note the decision to reopen dates is the owners'). Should Marquis be successful in re-booking the property for the original dates at the same or higher price than the original reservation, a refund less a 20% penalty, calculated as 20% on the total reservation amount, will be issued to the guest once payment is collected in full for the new reservation. If a new reservation is not made, the guest may use the property for the dates of its original reservation so long as payments have been made in accordance with the payment schedule established at the time of booking and Marquis is notified in writing 72 hours or more prior to the start of the reservation.

The Lake House has two zone central air/heat. There are two HDTV ROKU televisions. ROKU Television allows you to bring your own streaming service, such as NetFlix, Amazon Prime, Hulu, AT&T, etc. You just select the app, enter your credentials, and start streaming movies or live TV. The dining room seats 6 comfortably, with additional table leaves available for entertaining. The renovated kitchen contains a breakfast counter and stools for two. Enjoy a cookout on the outdoor gas grill within the furnished outdoor patio. For those times when work calls we have whole-home high speed WiFi internet access throughout the house and a large office desk available. Lots and lots of places for relaxation, conversation and reading on our furnished front porch, back patio, and waterfront area.

Enjoy lake views from the efficiently laid out kitchen with quartz counter tops, drawer space and overhead cabinets. We have a counter depth refrigerator with ice maker and a beverage cooler within the cabinetry. It also has a gas stove/oven, microwave, dishwasher, toaster oven, a traditional coffee maker, and a Keurig coffee maker. We are fully stocked for all that you need for preparation and serving.

Our home has a laundry closet with front loading washer and dryer. Our historic home lacks closet space.

Flexible pandemic policy: In then event of a Pandemic, or other catastrophe, such that a municipal, county, state or federal executive order, resolution, proclamation, statute, regulation or other directive prohibits the owner and/or owner's parties from giving possession of the property to the tenant at the time the rental term commences, the tenant may reschedule their vacation to another time frame, mutually agreed to by tenant and owner, or receive a credit for the amount of funds paid to the owner, to-date. Fallen Fence is one of five original Whittlesey Mansions dating circa 1750 to 1800. The Whittlesey family settled the area in the 1700s. During the Revolutionary War George Washington visited the family’s tavern, (an historical landmarked tavern just down the road). Washington, Ct, was the first town to be named for the president after the Revolutionary War. Elijah Whittlesey, who grew up in the house (and who’s aunt and uncle owned the inn that Washington visited), went on to serve 5 terms as a U.S. congressman and he served under 3 U.S. presidents including President Lincoln (as treasury secretary) with whom he oversaw the design construction and funding of the Washington Monument.

This historic center hall colonial is located on 40 acres in glorious Litchfield County, CT. The spacious home has retained much of its original charm but with modern day amenities. It is furnished with period antiques, Oriental carpets and rare artwork from around the world. The cook's kitchen and pantry are spacious and well appointed for any culinary enthusiast. The kitchen features a 6 burner Viking cooktop with downdraft venting, a Viking double oven, a 12.5 ft. natural quartzite center island that seats 5+, and more. Off of the kitchen is a wet bar with 24 bottle french door wine cooler.

The spacious dining room seats up to 10. The living room and den can be fitted out with fold out tables and chairs and linens in the house to host a sit down dinner for up to 30 people.

Upstairs, the 2nd floor large master suite was once a ballroom and features a newly renovated bath and private lanai which overlooks the pool, pond and 40 acres of property. There are two additional bedrooms on this floor with a newly renovated shared windowed bath. The third floor contains a fourth and fifth bedroom each with twin beds and a newly renovated bath. All bedrooms, but for the 3rd floor have queen size beds and there is also a pack and play playpen/crib. The den, with expansive views of the property has a large screen t.v. and wood burning stove and a full bath with a clawfoot tub. The large formal living room has a wood burning fireplace and off that room pocket french glass doors lead to the kitchen and a set of french doors to the four season sun room with heated floor, breakfast table and lounge furniture. This utterly whimsical property is completely private for your enjoyment.

For your enjoyment there are bicycles, a canoe to enjoy the pond, lots of games and sleds for the most amazing sledding in the county! The house features a Sonos stereo system throughout, 2 flat-screens, (cable t.v. and movie library) and Hi-speed Wifi internet for your use. The house is completely furnished with linens and all kitchen items, a full set of Provence Collection, Le Creuset dutch ovens and bakeware (a total of 8 in all) fine china and glassware for special moments.

Payment/Refund Policy: Unless otherwise stated on the property listing, all payments are non-refundable, however, should the guest elect to cancel its reservation, Marquis will use best efforts to work with the owner of the property to reopen the dates of the reservation in attempt to re-book the property (please note the decision to reopen dates is the owners'). Should Marquis be successful in re-booking the property for the original dates at the same or higher price than the original reservation, a refund less a 20% penalty, calculated as 20% on the total reservation amount, will be issued to the guest once payment is collected in full for the new reservation. If a new reservation is not made, the guest may use the property for the dates of its original reservation so long as payments have been made in accordance with the payment schedule established at the time of booking and Marquis is notified in writing 72 hours or more prior to the start of the reservation.

VRBO charges the guest directly for their service fee and applicable taxes, while StayMarquis charges separately for the rental rate. As a result, you will see two separate charges at the time of booking-one from VRBO and one from StayMarquis.

The house is set on the back of the lot. You enter the property through a long winding road which allows for privacy. The setting is idyllic and the views are spectacular. It has a pond with water lilies and Koi fish which add to the bucolic and peaceful scenery. It is the ideal house for someone wanting to get out of the city and into the country without having to sacrifice good restaurants and shopping. The house is 1 minute away by car to Lake Waramaug. You will get a stamp which will allow you to use a beautiful and exclusive private beach, excellent for kids as it has very shallow waters and is never crowded. There is also a playground on this beach. You can bring your own boat or rent one if you wish but there is no docking overnight.

There is a private office for remote working. Relaxation is offered in all parts of the house and grounds. Try the screened in porch for evening dining, or morning coffee on the light filled deck or rest yourself poolside hidden in the secret garden. Gardens burst full of color here, with 60-year-old rhododendrons and abundant annuals including irises and peonies. Winding paths along ancient stone walls and woods full of bird life make this an easy place to find peace and respite. Close to East Hamlet Preserve for hiking, Lake Waramaug beach for swimming and only 10 minutes to Kent town center’s variety of restaurants and shopping. 4 miles to Warren and 25 mins to nearest train station into NYC.

Payment/Refund Policy: Unless otherwise stated on the property listing, all payments are non-refundable, however, should the guest elect to cancel its reservation, Marquis will use best efforts to work with the owner of the property to reopen the dates of the reservation in attempt to re-book the property (please note the decision to reopen dates is the owners'). Should Marquis be successful in re-booking the property for the original dates at the same or higher price than the original reservation, a refund less a 20% penalty, calculated as 20% on the total reservation amount, will be issued to the guest once payment is collected in full for the new reservation. If a new reservation is not made, the guest may use the property for the dates of its original reservation so long as payments have been made in accordance with the payment schedule established at the time of booking and Marquis is notified in writing 72 hours or more prior to the start of the reservation.
