Walk in the clouds cabin sits atop a 1200 foot ridge over looking the Potomac river valley and Greenridge state forest. Every room of the cabin has an amazing view of the world beneath you. Enjoy the wilderness and seclusion of West Virginia with only a short drive from, D.C. and Baltimore. If your looking for romance the star gazing and sunsets are hard to beat here. The Trails on and around this property are filled with wildlife. Kayak fish or swim the Potomac...the adventures are endless. Just minutes from restaurant's spas and shops in Berkeley springs. We do recommend a 4x4 or AWD vehicle during winter months. We have a brand new amenity, a hot tub. There is an additional $25 per night fee to use the hot tub.

Three Otters is a peaceful 14 acre eco-retreat nestled in a gorgeous wilderness setting with a 1/4 mile on the Potomac River. We are open from May to October.

Three Otters is perfect for family reunions, small weddings, youth groups, get-a-ways, retreats, or celebrations/parties. Full property rentals are designed to accommodate groups of up to 40. We can also host additional day visitors. When you book a full property rental, you have Three Otters to yourselves. We do not book multiple parties at the same time.

Three Otters offers warm and welcoming gathering spaces where your group can prepare and share meals, sit around the campfire, play cards, enjoy a kick ball game or just relax and visit. Or, if you are feeling a bit more adventurous, we have tubes, kayaks and canoes for float trips and trail guides for hikes.

We have 15 sleeping areas for your group including a cabin, 3 yurts, 3 tent cottages, 5 vintage trailers, 3 pop-up campers, as well as space for personal tents. We provide the linens and bedding, you provide your own towels and toiletries.

Amenities are many - the River Kitchen offers a restaurant grade kitchen where guests can prepare meals and dine together. Wheelchair accessible, the River Kitchen has a full ADA bath and a deck overlooking the Potomac. The Grill Pavilion comes with a grilling area and a completely screened outdoor kitchen and dining area. The overlook deck spans 60 feet and provides stunning views of the Potomac and a quiet screen room with fan and light where you can read or rest. Best of all, we have a clean bathhouse with 4 full, private baths. Finally, Three Otters has a level two-acre field for ball games and stargazing and a large organic garden so you can enjoy fresh produce.

At Three Otters we offer a wide range of adventures including float trips, hikes in Green Ridge State Forest and biking along the C&O Canal. Let us know if your group would enjoy a guided float trip during your visit and we will make that happen. We are not currently offering meal plan for guests, but there are two local caterers that we can connect you with.

It is a 1 bedroom, 1 bathroom cabin situated on 6+ acres in the mountains outside Berkeley Springs, WV. It includes spacious outdoor living space, a hot tub, sauna, grill and a separate bathhouse.

The Space:
The cabin includes a studio open space concept with queen sized bed, sitting area, wood burning stove and kitchen. The back deck wraps around 3 sides of the cabin and includes a covered porch with outdoor couches and a gas fire pit table, area for the grill, additional seating areas and the hot tub. The bathhouse is just a short walk on a stone path that includes a rain shower with views of the woods, toilet and sink. The outdoor space includes a stone walled area with a firepit, seating and picnic table, two additional fire pit areas, and a hammock next to the book exchange library. The barrel sauna is located adjacent to the bathhouse and the outdoor shower is on the walkway between the bathhouse and utility shed.

Guest Access:
Guests have access to most of the property except the utility shed and crawl spaces below the cabin and bathhouse which are used for storage and are locked

The Neighborhood:
There are several cabins and houses in this community. The neighbors are very particular about their property and do not appreciate trespassing.

Getting Around:
We have plenty of parking in the circular driveway. You definitely need a vehicle to travel in and out. A 4 wheel drive vehicle with snow chains available is highly recommended in winter in case it snows.

Other Things to Note:
•Booking price includes property damage protection fee to cover minor damages done to the property.

•Property damage protection is included for any damages, subject to exclusions and limitations that occur to the premises during your rental period. Any damage or accident that is not covered under the policy will be the responsibility of the guest. Damage amounts in excess of damage insurance will be charged to the guest.

•Prior to checking in, primary/main guests must complete the online pre-arrival via Charge Automation. This requirement is important for us to gather your travel-related information and ensure that you are well-informed of our property rental terms and conditions. There is an additional fee of $75, per pet, if you are bringing your pet. We do offer early check-in and late check-out. However, this is conditional based on whether or not we can prepare your property in time for your arrival. There's also a $75 fee for these services.

There is no running water on the property, so you’ll need to bring your own water to fill the two provided 5-gallon jugs. These connect to the sink and instant hot water heater for washing and cooking.
If you run low, you can refill your jugs for free at the natural spring in Berkeley Springs—a local favorite spot just a short drive away.

Firewood

We keep firewood available right on-site:

$15 per bag — for use in the indoor woodstove.

$30 per wheelbarrow load — for the outdoor fire pit (kept dry and covered).

Please do not bring outside firewood, as transporting wood can introduce invasive pests. You’re welcome, however, to burn fallen branches or wood already on the ground around the property—just no cutting down live trees.

A gated entrance ensures your privacy and peace of mind. You’ll receive the lock combination upon booking so you can come and go freely while keeping the property secure.

Composting Toilet

The cabin features a clean, eco-friendly composting toilet, designed for simple and sustainable use:

The urine (“pee”) bucket should be emptied nightly.

After each use, turn the side handle to aid the composting process.
It’s part of the cabin’s off-grid charm and helps preserve the land’s natural beauty.

Cozy Woodstove

The woodstove is the heart of the cabin. Once lit, it warms the space quickly—usually within about an hour. It’s the perfect spot to unwind after a day of exploring or stargazing.

Power & Connectivity

Even deep in the woods, you’ll have full electrical power—the cabin is now connected to the grid. A battery backup handles short outages, and a generator is available for extended ones (just message if needed).

- "Staying at Austin's cabin was just what the doctor ordered. Arrival was a bit delayed due to no cell reception and the gate code not being provided prior to arrival. Once we drove back down the road a bit for a smidge of cell reception, we were able to reach Austin and get the code. The property upon entrance was nice, secluded, and peaceful. Plenty of room inside for 2-4 people and plenty more outside to explore. The fire pit and gas grill were nive bonuses and satellite tv although more used for ambiant noise, was a nice perk. I will definitely come back again and hopefully soon!"

- "The property has a beautiful setting on a tranquil gorgeous mountain. Our family loved the birds and opportunity to hike this setting. Ages ranged from infant to pre-teen, parents, and grandparents. Something for all, tree swings and creeks, nice trail paths. The owner is a candy expert and the kids were invited to find the bowls throughout the artfully decorated cabin. Late night Uno matches followed ping pong. This natural retreat is uniquely charming, we all loved it."

Nearby kayaks and tubes can be rented to use on the Cacapon or Potomac rivers or find Berkeley Springs Brewing and Cold Run Valley Winery within 20 minutes for a relaxing afternoon away.

Place your garbage in the trash box at the driveway entrance (for Woods Resort Properties only, please take your garbage to the community dumpster just past the outdoor pool). Please call office for trash pick up if garbage is overflowing.
Please wash all your dishes or start the dishwasher.
If there is a wood burning stove or fireplace, ensure the fire is burnt all the way down and close the door or fireplace screen. DO NOT PUT WATER INSIDE FIREPLACE OR WOODSTOVE, WATER WILL CRACK THE DEVICE. Leave all ashes in the fireplace or wood stove.
Campfire ring burning - if property has a campfire ring, please make sure campfire is burnt all the way down and wet down with water before departing.
Please turn off all lights before departing. Ensure all windows and doors are closed and locked.
During summer months, please set air conditioning to 75 degrees.
During winter months, please set heat to 55 degrees.
Please return key to lock box and roll the lock box numbers on all zeros (0-0-0-0). Ensure you leave the key in the lock box for housekeeping to access the property.
Please leave the cabin in an orderly and reasonable condition, our housekeeping staff works very hard to make the properties sparkle. Gratuity is appreciated for the housekeeping staff.

- "My husband and I had a very nice and relaxing trip here. We also brought our dog, and it was very dog friendly with two lines provided outside that you could hook the dog up to. Check in and out was very easy with using a lockbox. It's a bit of a windy drive up that starts on a paved road and ends on gravel. But the drive is scenic and easy. The place is cute, cozy and clean. The beds were also comfortable. The only complaint we had was with the toilet, it works, but had issues with it flushing all the way even after holding the handle down. But we had a great time exploring Berkeley Springs and relaxing back at the house. Would definitely recommend staying here and would definitely stay again. "

Also, the tap water often has a yellow/light brown appearance due to high minerality levels -- specifically iron and manganese. We’ve had the pipes/well inspected and there’s nothing wrong with them; the presence of iron/manganese is normal in this area, and the water is perfectly safe to drink. We recommend bringing bottled water.

1. Cacapon Resort State Park (distance from house - 20 mins): Enjoy Hiking, Fishing, Golf and Swimming. Several trails, including the Cacapon Mountain Trail, offer great views and varying levels of difficulty. The park is also home to an 18-hole golf course and a swimming pool to enjoy during winter months.

2. The Potomac Eagle Scenic Railroad (distance from house - 1 hour): Take a scenic train ride through the Potomac Valley, known for its breathtaking views of the river, mountains, and wildlife (including bald eagles). It's a fun and relaxing way to explore the area.

3. Berkeley Springs State Park (distance from house - 15 mins): Famous for its natural hot springs, and you can enjoy them at the state park's bathhouse. - "I wanted to get my elderly dogs away from fireworks for the holiday weekend. This was such a perfect find. There was some fireworks far in the distance but not enough to concern ourselves with. The cabin was so clean & new with so much thought put into it. I lost all connectivity & the owner got right back to me with the internet password. I didn’t need a lot of the stuff I brought. There was coffee! and the bedding & linens were so comfy. The grill was a pleasure to use & although the hot plate took a bit to heat up, my eggs cooked perfect. It is far off the beaten path and such a great way to connect with nature. "

Summary:
Less than two hours from both Washington DC and Baltimore MD in Western Maryland, Fifteen Mile Creek is located on a bluff with a beautiful vista overlooking both its namesake creek and the surrounding mountains. Recreation opportunities abound, including cycling, kayaking and hiking. The beginning of the Western Maryland Rail Trail abuts the property, allowing cyclists direct access to this 28-mile-long paved trail. Only a quarter mile further is the C&O Canal towpath for hiking and cycling. Additional hiking, mountain biking and ATV trails are found nearby in the 49,000-acre Green Ridge State Forest. Access to the Potomac River for kayaking and fishing is less than a half mile away. A short walk from the campsite is the "world-famous" Bill's Place always good for a beer, a meal or to just meet the interesting clientele. Also just a short drive away is the Locust Point Brewery where you will often find live music to go with the rotating selection of beer varieties.

The Space:

Guest Access:
This is an exclusive Tentrr Signature campsite. Tentrr partners with land owners to offer unique accommodations in beautiful outdoor spaces. Our campsites are off-the-grid which means they generally do not have access to electricity, wifi, or modern plumbing. Instead, they offer the chance to relax, unplug, and fully experience nature!

Your Tentrr campsite includes a 10'x12' (120 square feet) safari-style canvas tent on a raised wooden platform. Inside the tent you'll find one queen bed or a queen-size bunk bed (see photos for the exact setup). The tent is big enough for the bed plus one or two extra sleeping bags on the floor. Aside from the canvas tent, campers can also use the extra 5-person pop-up dome tent that’s provided. You'll also have a 6-ft picnic table, outdoor fire pit, and 2 Tentrr Adirondack chairs.

Max Occupancy: This refers to the total number of campers allowed onsite with your reservation.

Toilets: Every campsite is equipped with a camp toilet (we call it the Tentrr Loo). This is a simple wooden box with a toilet seat and a bucket inside. To use, line the bucket with a CleanWaste Sani-Bag supplied at the camp prior to use. Afterwards, simply tie the bag up and place it in a trash bag. CleanWaste Sani-Bags use a NASA-developed gelling/deodorizing agent that helps prevent spills and keeps everyone safe and clean.

Showers: Every Signature campsite comes with a Coleman Sun Shower. The sun shower has a reservoir that holds up to 5 gallons of water, potentially enough for multiple showers. It's constructed of heat-locking material that warms the water when it's left in the sun, even on cool days.

Interaction with Guests:
Upon check out, you should leave-no-trace of your stay and be sure your campsite is returned to its natural glory! While Tentrr does not charge a cleaning fee, we do expect campsites to be left how they were found. After you check out, take everything you brought in and be sure to leave your trash at the designated location on the property.

If a CampKeeper submits an incident report after your stay that details evidence of trash or damage to the campsite or the CampKeeper’s property, Tentrr reserves the right to charge a minimum cleaning fee of $50. Just make sure to follow the Camper Manual posted at your campsite and you'll be set!

Reservation Modifications/Cancellations: Please note the terms of the cancelation policy as they are outlined in your reservation confirmation on Airbnb. Your CampKeeper is unable to change or cancel your reservation on your behalf, and they are unable to waive any cancellation fees (if applicable). Country Life! You will find yourself in between Sidling Hill and Town Hill of Western Maryland, right in the middle of small residental and farm community.
With three bedrooms you can sleep up to 6 people in beds and there are two couches. Two livings rooms allow one room for quiet setting and another with a fireplace and tv. Downstairs in the finished basement is a gameroom with a childrens area as well as a pool table and card table.

The space
Joe's Place is a great central locations for outdoor activity with access to a lot of history and loctions including; Potomac River and C&O Canal (6 miles) (bike path), Green Ridge State Forrest, Sidling Hill , Town Hill Lookout, East Coast Sturges and Rocky Gap State Park and Casino as well as Rails to Trails. Cumberland is only 35 miles with Hancock on 15 (with is where the nearest full service grocery store is located. Fishing, hunting, canoeing Available. Bill"s Place further on same road to rhe right has rental services for canoes.

The home as a full kitchen for cooking but there are places nearer than Hancock and Cumberland to eat. The Brewery "Locust Post" is only about a mile away serving home brew and great pizzas and usually have entertainment on weekens with live music....but the bothrooms there are a must see....as it is owned and operated by an artist couple and decorated by them and their fellow artisians. Also for meals out there is Jays, Just down the Orleans across the highway is a restaurant in the local gas station and take out is also available at The Oak Barrel just a mile or so south on Hwy 68.

All areas of the home are available to our guest. There is a fire pit outside as well as swing and picnic area. The sunsets from this area can be remarkable

VACATION WIYH YOUR HORSES

As per a recent request you are now able to keep your horses at Joes Place. There is a small arena with stalls to support up to 4 horses adjoining an area of about 825 sq ft of area for the horse to move around. Water and electricity availabe at the site. The charges are $22 a night per horse per night This service is available on request and will be billed separately through Airbnb.
