Three Otters is a peaceful 14 acre eco-retreat nestled in a gorgeous wilderness setting with a 1/4 mile on the Potomac River. We are open from May to October.
Three Otters is perfect for family reunions, small weddings, youth groups, get-a-ways, retreats, or celebrations/parties. Full property rentals are designed to accommodate groups of up to 40. We can also host additional day visitors. When you book a full property rental, you have Three Otters to yourselves. We do not book multiple parties at the same time.
Three Otters offers warm and welcoming gathering spaces where your group can prepare and share meals, sit around the campfire, play cards, enjoy a kick ball game or just relax and visit. Or, if you are feeling a bit more adventurous, we have tubes, kayaks and canoes for float trips and trail guides for hikes.
We have 15 sleeping areas for your group including a cabin, 3 yurts, 3 tent cottages, 5 vintage trailers, 3 pop-up campers, as well as space for personal tents. We provide the linens and bedding, you provide your own towels and toiletries.
Amenities are many - the River Kitchen offers a restaurant grade kitchen where guests can prepare meals and dine together. Wheelchair accessible, the River Kitchen has a full ADA bath and a deck overlooking the Potomac. The Grill Pavilion comes with a grilling area and a completely screened outdoor kitchen and dining area. The overlook deck spans 60 feet and provides stunning views of the Potomac and a quiet screen room with fan and light where you can read or rest. Best of all, we have a clean bathhouse with 4 full, private baths. Finally, Three Otters has a level two-acre field for ball games and stargazing and a large organic garden so you can enjoy fresh produce.
At Three Otters we offer a wide range of adventures including float trips, hikes in Green Ridge State Forest and biking along the C&O Canal. Let us know if your group would enjoy a guided float trip during your visit and we will make that happen. If there is a wood burning stove or fireplace, ensure the fire is burnt all the way down and close the door or fireplace screen. DO NOT PUT WATER INSIDE FIREPLACE OR WOODSTOVE, WATER WILL CRACK THE DEVICE. Leave all ashes in the fireplace or wood stove.
Campfire ring burning - if property has a campfire ring, please make sure campfire is burnt all the way down and wet down with water before departing.
Please turn off all lights before departing. Ensure all windows and doors are closed and locked.
During summer months, please set air conditioning to 75 degrees.
During winter months, please set heat to 55 degrees.

Please include him/her when booking your stay. No dogs over 50 lbs. only one pet is allowed. Rough Road the last two miles. Closest grocery is 30 minutes away. This traditional log cabin sits on a large piece of land overlooking the Potomac River with plenty of trees and privacy. And, you’ll find on the wall George Washington’s survey of the area with this property included—in addition to mapping much of the area, he also owned property here. Don’t forget to mark your calendars for the annual Paw Paw festival that happens every September.
Please note: Getting here may have you driving over sections of gravel road, and we recommend you bring food and groceries with you since it is a 45-minute drive to the nearest grocery store, the Berkeley Springs Food Lion.
Our cleaning team sweeps the deck, stairs, and walkways before each arrival, but due to the natural setting, you may still notice some leaves, pollen, or similar—especially during certain seasons. We appreciate your understanding as nature tends to leave its mark, no matter how often we tidy up!
Please note: The stairs leading down to the river are off-limits and unsafe to use. For your safety, we kindly ask that you do not attempt to access them. Thank you for your cooperation and understanding.

Firewood
We keep firewood available right on-site:
$15 per bag — for use in the indoor woodstove.
$30 per wheelbarrow load — for the outdoor fire pit (kept dry and covered).
Please do not bring outside firewood, as transporting wood can introduce invasive pests. You’re welcome, however, to burn fallen branches or wood already on the ground around the property—just no cutting down live trees.
Gated Driveway
A gated entrance ensures your privacy and peace of mind. You’ll receive the lock combination upon booking so you can come and go freely while keeping the property secure.
Composting Toilet
The cabin features a clean, eco-friendly composting toilet, designed for simple and sustainable use:
The urine (“pee”) bucket should be emptied nightly.
After each use, turn the side handle to aid the composting process.
It’s part of the cabin’s off-grid charm and helps preserve the land’s natural beauty.
Cozy Woodstove
The woodstove is the heart of the cabin. Once lit, it warms the space quickly—usually within about an hour. It’s the perfect spot to unwind after a day of exploring or stargazing.
Power & Connectivity
Even deep in the woods, you’ll have full electrical power—the cabin is now connected to the grid. A battery backup handles short outages, and a generator is available for extended ones (just message if needed).
Sleeping Arrangements
The cabin sleeps up to five guests comfortably:

Twin bed in the opposite loft
Fold-out full bed in the main living area
A single ladder provides access to both lofts—it’s sturdy yet easy to move. Linens are provided for all guests.

- "Staying at Austin's cabin was just what the doctor ordered. Arrival was a bit delayed due to no cell reception and the gate code not being provided prior to arrival. Once we drove back down the road a bit for a smidge of cell reception, we were able to reach Austin and get the code. The property upon entrance was nice, secluded, and peaceful. Plenty of room inside for 2-4 people and plenty more outside to explore. The fire pit and gas grill were nive bonuses and satellite tv although more used for ambiant noise, was a nice perk. I will definitely come back again and hopefully soon!"

Camp Brokenarrow is located in southcentral Bedford County and
overlooks Buchanan State Forest. Within 2 miles is Sweet Root State
Park and Town Creek which is stocked with trout. The house has 2
bedrooms and a large loft, but is very cozy and has terrific views.
Only 30 minutes to quaint Bedford, PA and the Bedford Springs Resort.
You will love the views, hiking, mountain biking, ATV riding and more.

Ages ranged from infant to pre-teen, parents, and grandparents. Something for all, tree swings and creeks, nice trail paths. The owner is a candy expert and the kids were invited to find the bowls throughout the artfully decorated cabin. Late night Uno matches followed ping pong. This natural retreat is uniquely charming, we all loved it."

So emergency vehicles can access the surrounding roads and properties, please do not block any driveways, roads or intersections.
Please do not exceed the number of vehicles driven per the number of bedrooms.
Check in time is 3 pm or anytime after. Please call our office to see if any early check in is available the day before or the day of your arrival.
Check out time is 12 noon promptly. Our housekeeping staff travels a great distance, please depart no later than 12 noon.
Please bring your own personal hygiene products (shampoo, soap, toothpaste, etc).
Please bring any spices and cooking preparation items (oil, foil, wax paper, etc).

We have a rental agreement that we email to you to electronically sign.
While we want our guests to enjoy their visit, please be respectful of the neighbors by refraining from playing loud music or any unacceptable behavior.

CHECKOUT INSTRUCTIONS:
If traveling with a pet at a pet friendly property, please remove pet residue from the yard and pet hair from the cabin.
Check out time is 12:00 noon promptly.
Please do not leave any perishable food in the refrigerator or freezer, condiments are acceptable to leave.
Please bag all trash in a standard trash bag and ensure all recyclables are bagged. Garbage service will not remove any non bagged trash.
Place your garbage in the trash box at the driveway entrance (for Woods Resort Properties only, please take your garbage to the community dumpster just past the outdoor pool). Please call office for trash pick up if garbage is overflowing.
Please wash all your dishes or start the dishwasher.
If there is a wood burning stove or fireplace, ensure the fire is burnt all the way down and close the door or fireplace screen. DO NOT PUT WATER INSIDE FIREPLACE OR WOODSTOVE, WATER WILL CRACK THE DEVICE. Leave all ashes in the fireplace or wood stove.
Campfire ring burning - if property has a campfire ring, please make sure campfire is burnt all the way down and wet down with water before departing.
Please turn off all lights before departing. Ensure all windows and doors are closed and locked.
During summer months, please set air conditioning to 75 degrees.
During winter months, please set heat to 55 degrees.
Please return key to lock box and roll the lock box numbers on all zeros (0-0-0-0). Ensure you leave the key in the lock box for housekeeping to access the property.
Please leave the cabin in an orderly and reasonable condition, our housekeeping staff works very hard to make the properties sparkle. Gratuity is appreciated for the housekeeping staff.
- "My husband and I had a very nice and relaxing trip here. We also brought our dog, and it was very dog friendly with two lines provided outside that you could hook the dog up to. Check in and out was very easy with using a lockbox. It's a bit of a windy drive up that starts on a paved road and ends on gravel. But the drive is scenic and easy. The place is cute, cozy and clean. The beds were also comfortable. The only complaint we had was with the toilet, it works, but had issues with it flushing all the way even after holding the handle down. But we had a great time exploring Berkeley Springs and relaxing back at the house. Would definitely recommend staying here and would definitely stay again. "

Mice droppings found in some kitchen areas and warranted us disinfecting all of the silverware, plates, etc. before use. We are in a rural area so mice are common but property should be thoroughly cleaned between reservations to ensure mice food sources are eliminated. Carpet in one of the bathrooms. Looked clean but there is no way carpet in a bathroom can be sanitary. Portable air conditioner was too loud in the loft bedroom for one of the guests that she was unable to stay in the room and had to crash on the living room couch. Overall, great home and would consider staying again for a short stay if I could be assured that the property was deep cleaned and had no evidence of mice activity."

We’ve had the pipes/well inspected and there’s nothing wrong with them; the presence of iron/manganese is normal in this area, and the water is perfectly safe to drink. The cabin was so clean & new with so much thought put into it. I lost all connectivity & the owner got right back to me with the internet password. I didn’t need a lot of the stuff I brought. There was coffee! and the bedding & linens were so comfy. The grill was a pleasure to use & although the hot plate took a bit to heat up, my eggs cooked perfect. It is far off the beaten path and such a great way to connect with nature. "

Don’t forget to mark your calendars for the annual Paw Paw festival that happens every September.
Please note: Getting here may have you driving over sections of gravel road, and we recommend you bring food and groceries with you since it is a 45-minute drive to the nearest grocery store, the Berkeley Springs Food Lion.

The Acorn Palace is a treehouse-like tiny house perched high in the woods, entirely surrounded by trees, with spectacular views of the forest and Rocky Gap State Park from the large front porch and windows on all sides. It's perfect for those who want to escape to nature, but like their creature comforts: micro-kitchen, tiny woodstove, fire-ring, wi-fi, heat, A/C. Near to 20 miles of hiking and mountain biking trails and swimming, kayaking, canoeing, paddleboarding at Rocky Gap.
The space
Surrounded by the 3000 acres of Rocky Gap State Park, you have the best of all worlds -- a tiny house high up in the woods with creature comforts on a 4-acre private homestead with woodlands, meadows and an orchard, with walkable access to over 20 miles of hiking and mountain biking trails and swimming, kayak/canoe/paddleboard rental on Lake Habeeb and great nature programs by park staff, plus golf course and casino at the Rocky Gap Resort.
Historic downtown Cumberland, MD is just a 12-min drive away, with supermarkets, shops, restaurants, train rides and beautiful mountain views. Check out the C&O Canal Towpath and Great Allegheny Passage for hiking and biking.
Please note, this is family homestead, and there are two houses on the property.
From December to March, the access road to get to our property occasionally gets icy. We do plow it, but 4WD/AWD and/or snow tires is recommended.

The Acorn Palace has electricity, Wifi, tiny wood stove, heat, A/C, micro-kitchen with a small fridge, microwave, coffee-maker, hot plate, hand-washing sink (rainwater capture), filtered drinking water and an incinerating toilet.
Down the hill is the WaterShed (shared with campers), where you can enjoy hot-water showers, fluffy towels, flush toilets and a well-equipped kitchenette.
You will sleep well a comfy queen-sized mattress in the loft and two sleeper chairs on the main floor that convert to twin beds. Soft sheets and warm blankets are provided.
Enjoy the woods at the outdoor fire ring, which comes equipped with cooking grate, roasting sticks, Adirondack chairs and plentiful firewood (available on a pay-what-you-will basis).
Kindly note that the Acorn Palace is "hike-in" only, with a 1/4 mile hike up a steep hill, and so it is recommended for people in good physical shape. We will gladly bring your luggage up for you in the 4-wheeler.

The kitchen is fully equipped with cookware, utensils and silverware to entertain upto 8 people. The large quartz island with high chairs can seat 3 people. The cabin is also equipped with a washer/dryer. Like our other cabin rentals, this hotel-style cabin has a spacious cathedral ceiling with 2 ceiling fans. It includes private parking, contemporary air conditioning and heating, coffee maker and condiments, Dish Network television, and a private bath with a shower and other modern amenities. This cabin also has a private front and side porch where you can just sit, relax and enjoy the Maryland mountain scenery. This cabin is perfect for reunions and family get togethers.
