This is a newly renovated, 1-bedroom apartment in Middletown's desirable Easton's Point neighborhood. The unit has a full kitchen, master bedroom with a queen sized bed, full-sized fold out couch, its own driveway, separate entry, and a private partially covered deck. The apartment is best suited for a couple, or a couple with young children. We do not recommend the fold out for two adults. The place is located within a half-mile walking distance of two Atlantic beaches: Newport's First/Easton's Beach, and Middletown's Second/Sachuest Beach. We are also a short two miles from Newport's famed Bellevue Avenue. The apartment is fully equipped with everything you will need for a comfortable stay. Newport's Cliff Walk is another must do while visiting. Located on Memorial Blvd, just before you head into Newport. Ocean Drive is an 8-mile scenic waterfront must see. The views are incredible and the mansions on Bellevue Avenue are breathtaking.

The space: This condo is designed to make you feel at home. Upon entering the South unit, you will be welcomed by a spacious, comfortable living room and tasteful beachy decor. A sofa bed along the East wall allows for a very comfortable movie spot, and then provides 2 separate twin sized beds. The 55” television above the decorative fireplace has full live TV via the YouTube TV app, and allows you to sign into any of your preferred streaming services. The upgraded eat-in kitchen provides seating for 4 and is fully equipped with a Keurig, coffee pods, and all basic cooking needs. Down the hall you’ll find a “Jack and Jill” bathroom that connects to the master bedroom. The bedrooms are alike in size and boast queen beds with Serta mattresses. The back door to the cottage is off of the kitchen and leads to the deck that is complete with brand new, comfortable furniture and is shared with the North cottage next door. Also close by are grocery stores (Shaws, Stop & Shop, BJ’s), liquor store, deli, gas station, coffee shops, Enterprise Rent-A-Car, and laundromat.

Other things to note: I provide linens, towels, hotel size shampoo and body wash, K cups and tea for the Keurig, basic cooking supplies, hair dryer, iron and ironing board, etc. I ask that you bring your own beach towels.

You will find both the king and queen bedrooms are on the second floor, with the bathroom located on the first. (please make note that the stairs are the steep ship stairs- aware with young children and older adults). The king-sized bedroom is large and sunlit and there is enough room to set up and air mattress if needed for kids or guests. You will find a smart TV also located in the king-sized bedroom. The queen size bedroom is charming and delightful with under the bed drawers and a large mirror. Both bedrooms have new mattresses (which we have received many compliments on) and furnishings. - "kind of a small room but cozy, clean, and quiet. i fine it lace to lay my head overnight" - "The room was clean and well-kept, easy to find and parking was readily available right behind the building. I had breakfast at the Thai restaurant at the front of the building one morning and it was amazing – be sure to stop in if it’s available the day you’re there. There were a few drawbacks – there was no chair to sit in to do a little work on my computer, the AC was noisy and one night, the keypad on a neighboring room was malfunctioning, and it kept beeping loudly for more than an hour and a half. I reached out for help, and they tried to reset it, but it continued, and I finally just turned the AC on blast and pulled the covers up over my head. It had stopped in the morning. Let me say, generally it was an inexpensive, clean, safe and pleasant room. I’m sure the keypad malfunction was a an unusual thing, and I would stay there again. Plus the people at the Thai restaurant are absolutely great!"

Our cottage lies between 2 of the BEST beaches- 1 mile from either Sachuest Beach (Second Beach) or 3rd Beach, the Newport vineyards, Norman Bird Sanctuary, the Polo matches and/or Sweet Berry Farm. It offers a place to REST and relax following a full day of whatever activities bring you to this area! Ocean breezes flow through the house and across the expansive deck.

- "Wonderful stay and very close to Newport." - "Our family absolutely loves Newport. We stay in the area every year. This year instead of a hotel, we decided to rent a space. This apartment was the perfect choice for our family of 6! Plenty of room, comfortable beds, clean and updated decor. The bathrooms and showers were beautiful! The bedrooms were spacious and comfortable. The loft area upstairs had a queen sofa bed and smart TV-- a perfect hangout for my teens. The property was fully stocked with everything you need-- kitchen items, bath towels, pillows and linens, beach chairs, beach towels, etc. The neighborhood is quiet and cute. We grilled in the backyard, enjoyed the fire pit and deck, sipping drinks in the evening. The beaches are a short drive away. We enjoyed days at Second Beach. There are restaurants and food shops right in the neighborhood. Short drive into the town of Newport. The property manager Kelly was helpful and responsive. We had one issue with a TV in one of the bedrooms and Kelly offered to come by to fix it. The only thing about this property that was inconvenient was the low water pressure in the showers. Other than that, we very much enjoyed our stay and will definitely book again! "

This is a sunny studio like apartment with new split AC, private entrance, private bath, kitchenette with sink, small private deck with pretty distant water views...gentle breezes. This extra large area IN MY HOME is perfect for a summer or weekend getaway. Walk to Easton's Beach just about 3/4 miles away. Second Beach is close at 1.5 miles away. Downtown Newport is about 2 miles from house. There are several steps which lead to door so you must be able to walk up about 15 steps.

The floors are shiny and wooden. There is a queen bed and a twin bed. couch. kitchen tables and chairs; there are plates, cups, silverware etc. There is a small kitchenette with fridge, microwave, kitchen sink and hot plate. However, there is no stove.

Welcome to "Hilltop", our beautiful 3 room guest house is tastefully decorated with the seashore in mind. Hilltop is the perfect place for your short or extended stay on Aquidneck Island. The space
The guest house has a fully equipped kitchen with dual sink, dishwasher, Keurig, microwave, stove with oven, and a full size refrigerator. The living area has a sleeper sofa, an electric fireplace, and a 46" LED TV with Netflix and Amazon Prime, there are also books and games at your disposal. The sleep sofa is a trundle setup that turns into a full size bed and we provide a memory foam topper for added comfort. The bedroom has a new king size bed with a dual firmness memory foam mattress, large closet, dresser, night stand, 42" TV. The bath has a modern tub and shower which is handicap equipped, a shower chair is available. There is a private entrance in the front, and handicap access in the rear leading to a shared laundry area. Guests have free access to the yard, fire pit, and the back patio which has a seating area, barbecue grill, and a heated outside shower.

We have over an acre of beautifully landscaped grounds and gardens that can be enjoyed after a busy day at the beach or sightseeing. You can relax on a floating chair or nap in a hammock. We also have a large outside hot water shower and changing room available to our guests. Although we can accomodate 4 for sleeping, it is best suited for 2 adults and 2 children as the sleeper sofa converts to a full size bed. Adorable 2 bedroom 2nd floor apartment located exactly 1 mile from both 1st and 2nd beaches, only 2 miles from downtown Newport and the mansions. Bring your bikes to enjoy the 14 mile trip from our front door to complete the Ocean Drive loop, or go the full 26.2 mile marathon loop. Whether your preference is to relax on the beach, enjoy Newport's shops, restaurants, & night life, or to cozy up inside, cook for yourself and watch a movie, this is the perfect retreat.

The space
We are exactly 1 mile from the wedding venue Newport Beach House (the old Atlantic Beach Club) and the stunning St. George's school.

The apartment is small, but has everything you need for an enjoyable stay. We have packed it with everything we can think of to make it feel like a 'home', not a 'hotel'. You will find 75+ movies, books, games, puzzles, popcorn, coffee, tea, tons of toiletries to use, etc. There is a small outdoor area with seating for you to enjoy when you are not quite ready to turn in.

It does sleep 3, with a queen bed in the master, a twin bed in the 2nd bedroom, and a futon in the living room...*** please know that the town has become extremely strict in their allowance of guests which is based on square footage now, not on number of beds nor bedrooms, so our maximum number of guests is three, which includes children and infants. We will not be able to make any exceptions to this due to the new ordinances. ***

This home has been in our family for multiple generations and the 2nd floor apartment has all of the original structure from when our grandparents lived here, including the mountainous stairs, so if climbing stairs is an issue for you, this may not be the best choice for your stay.

The other original character of note is the bathroom. The verbiage used under the picture was purposefully selected to set your expectations - it is small - and the vintage claw-foot bathtub is simply lovely, but it makes for quite the step into the tub and takes away a good 6" from the height. If you are on the taller side, say over 5'10", you can shower nicely but you may need to duck a bit to get your head.

Please note that we appreciate you booking the reservation for the number of guests you intend to have in the space up front. If additional guests will be joining you after you make the booking, please put in the change via the site. As this is our home, we would like to know the number of guests.

The space
Common stairway must be quiet at all times. The hallways have very little sound protection so conversations can be heard easily in each apartment. Rick, Kona and Laurie live on first floor. 2nd floor is a studio and a Reiki room that Laurie uses. 3rd floor is the loft (your rental space).

WARNING! Stupid sugar ants haunt us as soon as the weather gets nice. We battle hard but sometimes lose. Please keep food tightly closed and don't mind the ant traps.

The space
You will not be asked to strip beds, take out garbage, or do other onerous cleaning before you check-out.

#TheFlightdeck is a great place for groups and families to come together. You’ll find a formal dining room with an oversized table with place settings for up to 14. The fully stocked kitchen makes it easy for families and friends to order out, or prepare meals together. Two spacious living rooms feature two couches each, and 75 and 65 inch flatscreen TVs.

With enhanced cleaning measures, and a track record of over 200 five star reviews, Claire and Edward are dedicated local hosts. #TheFlightdeck is your Newport home away from home.

The renovated kitchen features granite countertops, a gas stove, and is fully stocked with dishware, cookware, silverware, etc. A coffee bar provides guests with beans or grounds for drip or french press preparation, and a Keurig is available for quick prep. Four bedrooms are made with luxury linens, and soft rich towels. The two full bathrooms are stocked with hand towels to provide guests with a upscale experience.

#TheFlightdeck is ideal for groups who want a safe, spacious, clean, and upscale stay while visiting the Newport area. There are two king, two queen, two twin, and one full size memory foam beds for a great night sleep for up to 12 guests. The four living room couches, and additional linens and pillows offer practical sleeping arrangements for up to 4 additional guests. #TheFlightdeck is strictly limited to 16 guests.

Guests are encouraged to enjoy the large backyard into the evening. One of our core values is to be a good neighbor. We extend this 5-star experience to you, our guests, as well as our neighbors. This means we have a zero-tolerance policy for late night parties that disturb neighbors. Middletown’s noise ordinance starts at 10pm each day of the week. Activities must come inside and windows should be closed at 10pm if volume will impact our neighbors. Thank you for respecting our island community, and commitment to be a good neighbor.

A Middletown town ordinance limits guests to 2 adults per bedroom. Additional children are allowed. This rental is properly registered with the state, and the town and receives an annual town inspection.

Located off the Newport Pell Bridge and West Main Road, #TheFlightdeck is 4.0 miles and 13 minutes from downtown Newport, and around the corner from the Navy Base and NUWC. The driveway parks six cars. A quick drive or shared ride to the beaches and downtown Newport are $8-12 standard fare, and up to about $30 for late-night surge pricing.

For your safety the space is equipped with smoke and carbon-monoxide detectors. There is also a flashlight, first aid kit, and fire extinguisher located under the kitchen sink. An additional fire extinguisher can be found in the linen closet downstairs. Due to COVID-19 protocols, cleaning supplies now remain available to guests during their stay.

A full-size washer and dryer are available downstairs, and is fully stocked with detergent, oxy, bleach, etc.

No smoking or vaping of any kind is allowed in the house. If you wish to smoke, please do so in the backyard at least 20 feet from the doors and windows. Please safely extinguish and throw out your butts in the outside trash.

All of the TV's in the house operate on an Amazon Fire Stick. We maintain paid access to Disney+, ESPN+, and Hulu's premium service which includes great on demand and live content. Guests are welcome to login to services like Netflix with their own credentials if they prefer to. The Amazon Fire Stick home screen makes this intuitive and easy.

Guest access
Keypad entry allows for contactless check-in and check-out. Pre COVID, Claire and I made every effort to welcome guests in person. Now, we ask guests in advance if they would prefer to meet us, or not.

We live in a separate residence about three miles away. Guests are welcome to reach out with questions about the Newport area.

We know that people like to come to the Newport area to have fun (it's part of why we love Newport). This is a house for large groups. It is not a house for loud late night parties. In the same way that we all value keeping our oceans clean of plastic, we ask you to help keep our community quiet at night so that we can all rest and enjoy the day to come.

Other things to note
Summer traffic in Newport can be the worst. Uber and Lyft are recommended for evenings out downtown. Once you're downtown, don't forget that a pedicab is usually a great option to get around that area. Make sure to carry cash because they operate on tips only.

Beautiful, fully equipped granite kitchen countertops with stainless steel appliances greet you as you enter the back door, paired with a dining room to enjoy meals with family or friends.
