- "The host, Gerry, was very responsive and answered all my questions promptly. Really nice guy. The cottage/house was very clean, comfortable and stocked with all of the amenities. The furniture isn’t brand new and has seen some use but is in good shape. It’s located in a safe neighborhood on a street that’s a little hard to find even with GPS because the street sign is hidden. (Landmark for street is that the corner house has a stockade fence with large rocks/small boulders lining the yard.) The street was very quiet. The bed in the master bedroom was very comfortable. The upstairs bedroom has low ceilings and is great for kids but adults need to remember to watch their heads. We appreciated the AC being on for our arrival for the hot weekend and bottles of water & snacks. I would stay there again if in the area."

- "Such a charming home in a very quaint neighborhood with a beautiful ocean view. We felt very comfortable the moment we walked in the door. Once we settled in, we took a walk to the beach and came back to enjoy a glass of wine on the deck. Because the cottage was so close to many areas, we took some day trips to Block Island and Newport. The one thing I must address are the departure requirements. I have no issues with stripping the beds, and setting the towels to the side to be laundered, but I think that being required to vacuum the floors was just a bit too much to expect since we did have a cleaning fee we had to pay. All in all, the property was charming and comfortable. We truly enjoyed our stay! Christine was always available to answer any questions we had!"

- "Wow. Just wow. This is a totally renovated, immaculate beach cottage that the owners have done a beautiful job of re-imagining- and stocking. I challenge you to find something you need that is not stored somewhere in this rental. The house is very comfortable (& clean), loved the central AC as it was quite humid during our stay. The guest shed in the backyard has everything you could possibly need for the beach- and the yard (hammocks!!). The porch is sooo relaxing- sitting and rocking in the evening with a drink- and you can even pipe your music out there from the stereo. Seriously, they have thought of EVERYTHING. And the location is fantastic- both the beach and Iggy's (a RI institution) are a stone's throw away. Roll back to a time when a family vacation to the beach brought you all back together. Spend your days relaxing on the sand riding bikes or paddling along Bushneck Cove then Return to a comfortable home to dine in or go out to one of those many local restaurants to enjoy your evening.
The space
The Loft was originally a Hayloft that was built in the late 1800s, in the early nineteen hundreds it was moved to its current location in converted to a summer beach house. Where it has withstood two major hurricanes and many minor ones. The house was closed up in 2004 and remained vacant until we purchased it in 2021. My wife and I fell in love with the character of the home and decided to turn it to a year-round residents updating everything but keeping it's classic and unique Style . We truly hope you love it as much as we do.
Guest access
Guest have complete access to the house yard and amenities. On the front porch of the house there's a wonderful porch swing where you can sit and relax and watch time go by . The house has two floors on the first floor you'll find the main room which contains two couches and a chair also a dining table and a daybed. there are three Alexa's in the house you may unplug them if you choose they have their own network and they do not share access outside of the property and they are strictly For Your Entertainment. There's an electronic fireplace on the wall with a TV mounted over it. be on the dining table there is a fully stocked kitchen with standard sized appliances. Beyond that is the bathroom with a stand up shower and it also contains a washer and dryer. There is a side deck which has a Weber grill a fire pit a conversation sitting area dining table with chairs there is also a shower outside on the back deck.

On the second floor you will find two bedrooms and a 1/2 bath the front bedroom has wonderful views of Buschneck Cove looking up Narragansett Bay and has wonderful Sunset as its west-facing. A California king size adjustable bed with massage will help you sleep at night. off the main bedroom there is a 10 x 12 deck just sit and enjoy your coffee or start work on your tan. There are also two kayaks available for use but you will have to sign a disclaimer before using them. Also we have a few different yard games which people tend to enjoy.
Other things to note
there are 2 cameras on the property. One camera is a ring doorbell. the second camera is is located on the on top of the building covering the driveway and grounds. These cameras are there for security and insurance purposes. Tampering with these cameras is a violation of your rental contract

- "Enjoyed staying at the residence. Would stay there again." - "First of all, there were NO remotes for either of the two TVs in the house. We called to report this and still never got to watch any TV the entire stay as nothing was done to resolve this issue. Also, the listing said QUEEN bed and 3 twin beds, but there was NOT a queen bed. Rather it was a double bed. And it was not on a box spring, but just setting on the frame. Not comfortable. One of the twin beds was broken in half, so my daughter fell out of the bed several times because it was tipped to one side. Finally, if you need to look in a mirror, forget about it because there is only one small mirror in the bathroom. And the bathroom door doesn't lock."

*CAVEAT* We live with our two kids above the unit. If you're very sensitive to noise--bumps, thumps, screams and laughs--then perhaps we're not for you.

The space
We’re a 30 second walk to the water and the adorable Pawtuxet Park. We live on the upper floor of the house, but the garden-level guest suite is separate and private. The cozy unit includes a full-sized bed, bathroom with shower, and kitchenette facilities (microwave, mini-fridge, hot-water pot, coffee maker, and flatware). A washer and dryer is also available. There is a lower-level deck in the backyard that guests are welcome to enjoy.

Guests may also take the kayak to the boat launch or explore the neighborhood on one of our bicycles. Plenty of off-street parking is available.

Other things to note
Just stressing again that we live in the space and we're looking for the right type of guest. Certain guests thrive in our space--those that want their Airbnb to be clean, modestly priced, and are adventuresome. But if you want a nice, clean space in an amazing location that's just steps from the water, then we might be for you. ;-)

Other things to note
The house is perched approximately 20ft above a pebble beach. To access the water directly in front of the house, you walk over one street and there are public stairs at the end that lead to water. If it is high tide the water will touch the stairs. The ladder to the water is not for guest use.

For a close beach, try Conimicut Point Park visible from your deck across from the lighthouse. It is located 1.4 mi from the inn.

Also close by is Oakland Beach, which has a couple of restaurants, or Warwick City Park, which has miles of hiking and bicycle trails, as well as a small beach.

Beaches with large dunes and big waves are further down Narragansett Bay. Please consult my guidebook for descriptions and locations.

The house is perched approximately 20ft above a pebble beach. To access the water directly in front of the house, go to the first stop sign which is Bellman Avenue, make a left and then your first left onto Grace Avenue. There are public stairs at the end of the Street that lead to water. if it is high tide the water will touch the stairs. The ladder to the water is not for guest use.

For a close beach, try Conimicut Point Park visible from your deck across from the lighthouse. It is located 1.4 mi from the inn by following Bellman Ave.

Also close by is Oakland Beach, which has a couple of restaurants, or Warwick City Park, which has miles of hiking and bicycle trails, as well as a small beach.

Beaches with large dunes and big waves are further down Narragansett Bay. Please consult my guidebook for descriptions and locations.

There is parking for three vehicles in the driveway. Make/Model and plate numbers of registered guests must be provided to host prior to arrival.

Please use the side door at all times. The key provided only works for this door and it is preferred the front door not be used. The side door is located at the driveway with direct access to backyard where grill, pond and outdoor seating is all located.

Vacumn, ironing board, iron, Pack and Play, high chair and steamer can all be found in the master bedroom closet at the end of the hallway.

Late check outs and early check ins may be available depending on the schedule. Check with host prior. If available there will be a $50 fee for late check out and $50 fee for early checkin.

No one under 21 years old allowed to stay at this property unless accompanied by parents.

No party’s or visitors other than registered guests are allowed on the property whatsoever without prior approval from host. There is an additional charge for dinners or events in the yard that require outside visitors other than those registered. This must be discussed, approved, and paid for prior to check in.

Guests will have private access to the entire 1st floor apartment. The apartment features 2 bed rooms (1 queen, 1 full), 1 full bathroom and sleeps a maximum of 4 people. The apartment also includes an eat-in kitchen, dishwasher and a cozy living area with a 43" Smart TV (Netflix included). Enjoy the tranquil patio space with scenic park and water views of Pawtuxet Cove. Parking is reserved for 2 cars only.

**Coffee K Cups, Tea, and bagged snacks are provided. We also provide cooking basics such as olive oil, cooking spray and salt/pepper. In order to prevent any cross-contamination we do not supply any other food products or condiments.

Water lovers take note - A public boat ramp and dock are located just steps away from the property. Ideal for kayakers, canoers, and recreational fishing.

Pawtuxet Village is also an ideal location for a business traveler, with its convenient proximity to TF Green Airport, and short drive from Downtown Providence and the East Side.

Additionally, the Village is just a short drive to several of Providence's Universities. Johnson & Wales, Brown University & RISD are all less than 15 minutes away!

Security cameras are operating on the exterior of the property. Excluding the main outdoor entrance, cameras are not present in any areas used by guests.

The 2nd floor is occupied by the host(s). We have our own separate entrance and will not disturb your visit in any way! Please note that you may hear some light footsteps from us upstairs. We also abide by the no shoes policy in consideration of downstairs occupancy.

Guest have complete access to the house yard and amenities. On the front porch of the house there's a wonderful porch swing where you can sit and relax and watch time go by . The house has two floors on the first floor you'll find the main room which contains two couches and a chair also a dining table and a daybed. there are three Alexa's in the house you may unplug them if you choose they have their own network and they do not share access outside of the property and they are strictly For Your Entertainment. There's an electronic fireplace on the wall with a TV mounted over it. be on the dining table there is a fully stocked kitchen with standard sized appliances. Beyond that is the bathroom with a stand up shower and it also contains a washer and dryer. There is a side deck which has a Weber grill a fire pit a conversation sitting area dining table with chairs there is also a shower outside on the back deck.

On the second floor you will find two bedrooms and a 1/2 bath the front bedroom has wonderful views of Buschneck Cove looking up Narragansett Bay and has wonderful Sunset as its west-facing. A California king size adjustable bed with massage will help you sleep at night. off the main bedroom there is a 10 x 12 deck just sit and enjoy your coffee or start work on your tan. There are also two kayaks available for use but you will have to sign a disclaimer before using them. Also we have a few different yard games which people tend to enjoy.

There is room for 4 cars In the driveway, as well as 2 spots on the side street (Ottawa )along the fence.
There are 2 cameras on the property. One camera is a ring doorbell. the second camera is located on the top of the building covering the driveway and grounds. These cameras are there for security and insurance purposes. Tampering with these cameras is a violation of your rental contract
We highly recommend that all guests obtain trip insurance, It allows you to cancel your trip for a variety of reasons and now airbnb offers trip insurance in the app.
