Welcome to my listing, Exclusive modern design luxury mansion with tall 10 - 23 foot high ceilings and very large windows for a beautiful private getaway filled with relaxation, entertainment, gorgeous views, and plenty stores and restaurants just minutes away. 15 minutes drive to Manhattan/NYC. Near many large shopping malls, restaurants, Woodbury commons and more. The house is over 7,500 sq ft and is fully furnished with 6 bedroom (2 of them are master suites) and 5 bathrooms, indoor private gym, washer and dryer, couches, LED lights, 2 modern design fireplaces, 3 large TV's (80'' in the living room), cups, plates, pots, pans, utensils, towels, 3 very large balcony's, 1 acre property. The house has a bar area (must supply your own food and beverages), (not suitable for noisy guests and such events), great for families!! All major airports are within 1 hour drive.

Master bedroom 1 has a king size bed. Master bedroom 2 has a king size bed. There are 3 bedrooms that each have a queen size bed. The last bedroom has 2 twin size beds.

Pricing: Standard Nightly Rates (includes the first 10 guests) and each additional overnight guest is $75 per night and visitors not staying overnight are subject to a fee of $50 per guest per day. Cleaning is included. Actual refund policy is 50% of overall reservation cost refund up until 4 weeks to your reservation date. Thereafter, no refund. Must be 25 years old to reserve and everyone must have valid identification (drivers license, etc...) on arrival for check in, or you will not be granted access and given house keys until proper identification is shown.

Payment plan are available. There is also a website service fee, damage protection insurance fee, and a refundable security deposit. Check-in time is 5pm (sometimes flexible, depending if the house needs to be prepped from a guest that checked out the same day of your check in) and check-out is 11am (or earlier). I can only guarantee an earlier check in time 2 days prior to your check in date. Due to the pandemic, I will consider each case individually in allowing a credit for a future date. Will do my best as long as you let me know you need to cancel at least a month prior to your reservation. Everyone reserving must complete the sites verification process this way there are no check in issues. Please let me know in advance if extra beds, linens, or towels will be needed for visiting guests that end up sleeping over will be needed and may not be provided in time if requested last minute (please let me know in advance).

HOUSE RULES: Here is the part that may sounds a bit overwhelming but I assure you it’s not as it may seem. If you have any questions regarding house rules please contact me and I will go over with you. Most of these rules all homeowners enforce, whether or not they have listed it on their listing. Just treat the home and the neighborhood as if your own with respect, that’s the most important rule for any host, including myself. Please be respectful to the house and neighbors (especially with noise), there is a strict outside noise curfew 8pm. Please follow the simple check out instructions on what to tidy up in your check in paperwork when you arrive to the house. Sneaking in unapproved, will result in immediate removal from the property and a complete loss of your security deposit. Pets are considered on a case by case basis and must be non-shedding, must get host approval first. If you bring a pet, must never be left vacant at the house or not watched. You are solely responsible for any damages, injury, or issues that may arise. Please do not walk in the house with outdoor shoes on, your are welcome to bring and wear indoor slippers or such. Please smoke outside only, put smoking waste into outdoor ashtrays. Quiet indoor events are allowed but please be courteous to neighbors and the wonderful neighborhood. Please do not temper with anything that says do not touch and do not enter and any equipment (receivers, thermostats, wifi routers, settings, etc), including outdoor surveillance (please live as you wish inside home). Please keep kitchen in order, please use dishwasher to wash utensils, plates, cups, and everything else dishwasher friendly. Please put everything including all remote controls back to where you got them before you check out. Please do not use any cleaning products that you are unsure of, double check with me on what can be used please. Please do not order PPV or such without permission. Camp fire's, tents, water slides, chalk, fireworks, inflatable bouncy houses for kids or trampoline's are not allowed. Please do not use outdoor faucets. Throwing a football or such activity is not allowed too close to the house. Please, no party busses or limousines allowed without my permission to drop off, pick up any guests, or wait for guests at the house. Please be aware that your group will be responsible for any delivery trucks, limos, buses or taxis that come on the property and damage the lawn or the property. Please no decorating indoor or outdoor of the house is allowed without permission. Please, no bringing your own speakers, lighting effects, turn tables, chairs, tables, and other such event products is allowed without my permission (the house already has great speakers). Please do not try fixing anything damaged by you. If you have scratched or damaged something, inform me of it and we will find a civil solution. Please lock the house and turn off lights and make sure everything is closed if all guests leave the house. Please be careful moving furniture around, especially with floors and walls. Please pick up all garbage after yourself, including outdoor. Please no parking on the street or the lawn, everyone must park in the driveway of the property at all times, parking on the street is not allowed. Please ask your guests to carpool (If your group has more than 10 cars please let me know in advance), clutter of cars in driveway is not allowed and is a safety hazard to individuals and the property. Must supply your own propane tank for BBQ, clean the bbq after use. Please do not put charcoal or anything else in the grill other than propane, and make sure propane is turned off after use. Please do not light candles in the house. Please do not leave open doors and windows open as you may let in bugs and prevent the house to heat or cool properly. Please do not leave fireplaces on for more than 3 hours at a time. Please do not flush anything other then toilet paper in toilets. Children are to always be supervised by adults. Please contact me right away if any mechanical failures occur. Please return house key at checkout. Must provide your own food and beverages (house is not a bed and breakfast). No loud outdoor events, parties, or music is allowed, 8pm town noise curfew in effect. No filming or photography to use for commercial purposes is allowed. No weddings or outdoor events allowed. 20 (paid for) guests are allowed at the house (including both guests and visitors 20 combined) unless prior permission is granted. For your security and security of the property, Outdoor and “do not enter locked” rooms are under surveillance, disconnecting or tempering with any surveillance is not allowed. You may feel like you are on a cruise ship in a Royal suite! The Mario M. Cuomo bridge is in full view from the living areas and is quite colorful at night. Town of Nyack is also close with plenty of stores and restaurants. We made several trips to the French patisserie for breakfast treats and the Old World Food Market serves just about anything you need - including household items. Our 2 boys, daughter-in-law and 1 girlfriend went into NYC for Rockefeller Center and a show. We can see how this house would be great in summer or warmer months where you can utilize the outdoor space and water. Thank you Eric for sharing such a special spot!!"

From the comfortable sectional sofa to the memory foam queen size mattress in your bedroom, you will have plenty of options to curl up with our fur throws and enjoy a good book or some Netflix! You will find a beautifully decorated living room and bedroom, each with large Smart TVs, for you to connect to your own online streaming media accounts, and free Wi-Fi, as well as a designated dining area, perfect for enjoying a quiet meal, 4 industrial style bar stools included.

The bedroom has a queen bed, dresser with plenty of draws, a standalone clothing rack, with hangars, and two shelves for other items, and a new Smart TV. The ironing board is located on the back of the bedroom door, and your iron is in the armoire outside of the bedroom. You will also have a full-length mirror to see how fabulous you are!

The 36 ft deck has amazing views of the brand new Mario Cuomo Bridge, and it is spectacular at night when all lit up! 2 bedrooms have river views and 1 has it's own balcony!

Just 18 miles from NYC, the open concept living space offers a quick getaway opportunity for anything and everything. With 6 bedrooms and 4 baths, this house can sleep as many people as you need. The sliding glass wall system allows for indoor-outdoor scene, while the large backyard sits on the Hudson and features a BBQ area, play space for kids, and a newly added hot tub for ultimate relaxation.

The primary bedroom is equipped with two queen beds and a one of a kind split bathroom, with a his and her shower, toilet and vanity. The primary bedroom opens to the large deck overlooking the Marina on the Hudson River.

Upstairs, you'll find three bedrooms that can be customized to suit your needs. Each room can be set up with either single beds or king beds, whichever you prefer. Just let us know your preference and we'll make sure the rooms are prepared accordingly. The fourth room features 2 bunk beds. All bedrooms share a bathroom with a toilet, vanity, and shower/bath. - "We only stayed a couple days, but the location is quaint and apartment newly refurnished. The owner was very helpful and great to work with. Highly recommend!" - "The apartment was nice. No bedside tables or lamps, that would’ve been nicer. I specifically asked about stairs when I booked and was told, yes there is one flight of stairs, but there are railings. I’m perfectly able to do normal household stairs with railings, so I wasn’t concerned. Upon arrival we found that the outdoor stone stairs only had one short railing on one side. We ended up having to access the property from below where my husband was able to drag me up a hill in a wheelchair (not my normal mode of transportation). We made the best of a difficult situation. Mark said I should have told him I couldn’t do stairs without railings and he would’ve built me a path from below and mowed the high grasses that we dragged through for ten days. We probably won’t risk using VRBO again. I would’ve taken the loss and gone to a hotel, but since it was a holiday weekend, there were no vacancies in the area."

The Farm's Estate Home, 7 miles from NYC, sits perched on a private, peaceful hill above a gorgeous 7-acre certified-Organic working farm. The spacious, gracious funky Estate home with a giant private pool and Park Avenue-sized rooms sits inside the fence of a private, Oasis-like estate.

Entering through an arched entry hall, a gracious center hall spans a giant Formal Living Room, Formal Dining Room with table for 10, a Chef's Kitchen with Wolf and Sub Zero appliances, and a Barn/Family Room which overlooks our working greenhouse where the farms seedlings germinate. The master bedroom is on the first floor and the 5 upstairs bedrooms, each with en suite full bath overlooking the Closter Farm & Livestock Co fields.

Drinking your morning coffee or a sundowner cocktail you'll gaze out on 7 acres of verdant organic fields of scented beds of thyme, rosemary, garlic; an orchard of mature apple trees; even an apiary for honey. And vegetables, too—butternut squash and beets; rocket and radishes; peppers of impossibly bright hue and salad greens of many kinds.

Your stay will include a welcome fridge stocked with a farmers selection of the freshest possible farm produce. For the remainder of your stay you'll be as close as you can get to our Farmstand selling produce from the farm and products curated from other local small scale producers. You will also receive a tour of the gardens and our Organic, regenerative approach to raising over 70 types of heirloom vegetables and pastured chickens. If you like it you can spend an hour, a day or a week in the fields with our staff learning all about the operations of our small farm.

The Farm's Estate Home is also home to most whimsical private collection of art by Duke Riley - American Artist and Patriot. He has been featured in the New York Times on multiple occasions, most recently June 16, 2022 for his Exhibition at the Brooklyn Museum which runs June 17, 2022-April 23, 2023.

For real, a Farm Stay 45 minutes from Broadway. In the heart of beautiful Closter NJ (that's right, Tree City USA), with a host of fantastic restaurants (several of which buy our produce!), a CMX Premium Movie Theater and a Whole Foods 1 mile away, and hikes along the Hudson River and the Palisades Park and so much more.

You will drive into the 7-acre farm off of Closter Dock Road, just 1 mile from the Palisades Parkway. The automatic gate will open to the Farmstand store and parking lot. Feel free to stop the store anytime it's open to learn about the behind the scenes operation of an on-farm market. The driveway to the Farm's Estate Home winds past the store through the 7 acre parklike property with mature specimen trees. The Farm Estate home sits toward the back of the property overlooking the Great Lawn to the East, the Oak Grove to the North surrounded by the gorgeous operating Organic Closter Farm.

Huge private pool is 10 feet deep, unheated, and a total blast.

Bicycle enthusiasts are only 1 mile from the famous 9W Bike Route which contains over 100+ miles on open roads consisting of rolling hills and well over 1500 feet of elevation from the George Washington Bridge to Nyack.

Farmhands will be in the fields during the days (7am-4pm) and available to explain our practices and assist you with bespoke educational volunteering and learning opportunities according to your interest, time and energy. You will have plenty of privacy in the Farm's Estate Home which is set back on a hill, and buffered by an orchard, mature trees and beautiful landscaping. Our farm's Greenhouse is used to start seedlings and sits on the covered porch adjacent to the Family / Barn room (please see pictures). 1 farmhand will access that Green house daily during the hours of 11am-2pm to tend to our seedlings.

Events on the farm are listed on our website and include seasonally tours, yoga, and various other, all of which you'll have the option to join. Your educational experience can be tailored to your time, interests and capabilities for additional fees.

To make your stay as smooth as possible, a few items:
*Cleaners - we can help arrange at additional expense.
*Trash - you can bring trash up to the front, or we can assist. If we assist, all trash must be neatly placed in bags inside garbage cans. Our staff will not take trash if not neatly placed in sealed trash bags.
*Events - any events held on farm must be approved in advance. Extra charges apply generally starting at double the number of guests approved for your stay, and certainly if any outside vendors are involved. We can potentially assist in events planning for a fee of $200 per hour.
*Check in and CheckOut times are firm and required for our cleaning staff to plan.
*Please remove all your personal items from bathrooms, fridge, freezer and pantry upon leaving. Failure to do so will result in added cleaning charges.

In 1891, Mr. Wagner bought the barn and remodeled it to be the fine residence it is today. The home also opened its doors to the public in the late 20th century, early 21st, as a Bed and Breakfast.

Today, this gracious late 19th century home, sits proudly on a knoll, behind an old sandstone wall, with extraordinary views of the Hudson River in front and a 10+ mile nature trail - old rail trail, in the rear. Conveniently located between Piermont and Nyack, there are many marinas, restaurants and shops close by. The Stable is approximately 3,000sf on three levels with 4 bedrooms and 3.5 baths. Architectural details are late 19th century style moldings, doors and floors, including wide board pine floors, 3 wood burning fireplaces, its many doors & windows and even a greenhouse, brings light inside the home much of the day. It also offers 2 sun porches/rooms and two outdoor porches. Walkout lower-level features massive sandstone walls with tall ceilings and a recreation room with bath. Its lower level is above grade and features an extraordinary sandstone foundation with huge sandstone blocks and flooring with tall ceilings . It's quite a substantial space. Just 18 miles from NYC, the open concept living space offers a quick getaway opportunity for anything and everything. With 6 bedrooms and 4 baths, this house can sleep a maximum of 16 adults. The sliding glass wall system allows for indoor-outdoor experience for all our guests, while the large backyard sits on the Hudson and offers a BBQ and room for the kids to play.

The space:

This 3,700 square foot home is a 3 minute walk from downtown Piermont shops and restaurants. The lower level has a huge open concept living space, with a sleek Italian kitchen that boasts luxury appliances but comfy furniture to relax and unwind. You'll look out through the glass wall system that opens the space to a beautiful river front deck and yard. Great for a BBQ, family reunion or just a romantic weekend away. The lower level also has a movie room and a laundry room.

The primary bedroom is equipped with two Queen beds and a one of a kind split bathroom, with a his and her shower, toilet and vanity. The primary bedroom opens to the large deck overlooking the Marina on the Hudson River. Our guest room downstairs has a convenient half bathroom.

Upstairs you'll find three bedrooms that can be set up and arranged to your liking, and the fourth room with 2 bunk beds. Want single beds for the kids? No problem! Want king beds for couples? No problem! Let us know your preference and we'll have the rooms ready for you, however you prefer! Each bedroom shares a bathroom with a toilet, vanity and shower/bath. There's also an outdoor patio with turf, perfect for morning yoga, afternoon sun or a quiet space away from the family.

Please note that Piermont's fire horn is located 50 yards from the property. The fire horn sounds whenever the Fire Dept. gets a call for fire or ambulance, so it could be anytime. You should expect this horn may sound occasionally during your stay.

The entire house is yours! Once your booking is confirmed, we will give you a code for the front door so you can come and go as you please!

Great location outside NYC and the small town of Piermont has a good selection of restaurants (and it’s a short drive to other quaint towns). We appreciated that house had a Christmas tree up for us and enjoyed fire pit by the river after the snow! Our family of 9 adults plus toddler and infant were very comfortable in the house - we loved our time there!"
