Welcome to my listing, Exclusive modern design luxury mansion with tall 10 - 23 foot high ceilings and very large windows for a beautiful private getaway filled with relaxation, entertainment, gorgeous views, and plenty stores and restaurants just minutes away. 15 minutes drive to Manhattan/NYC. Near many large shopping malls, restaurants, Woodbury commons and more. The house is over 7,500 sq ft and is fully furnished with 6 bedroom (2 of them are master suites) and 5 bathrooms, indoor private gym, washer and dryer, couches, LED lights, 2 modern design fireplaces, 3 large TV's (80'' in the living room), cups, plates, pots, pans, utensils, towels, 3 very large balcony's, 1 acre property. The house has a bar area (must supply your own food and beverages), (not suitable for noisy guests and such events), great for families!! All major airports are within 1 hour drive.

Master bedroom 1 has a king size bed. Master bedroom 2 has a king size bed. There are 3 bedrooms that each have a queen size bed. The last bedroom has 2 twin size beds.

Pricing: Standard Nightly Rates (includes the first 10 guests) and each additional overnight guest is $75 per night and visitors not staying overnight are subject to a fee of $50 per guest per day. Cleaning is included. Actual refund policy is 50% of overall reservation cost refund up until 4 weeks to your reservation date. Thereafter, no refund. Must be 25 years old to reserve and everyone must have valid identification (drivers license, etc...) on arrival for check in, or you will not be granted access and given house keys until proper identification is shown.

Payment plan are available. There is also a website service fee, damage protection insurance fee, and a refundable security deposit. Check-in time is 5pm (sometimes flexible, depending if the house needs to be prepped from a guest that checked out the same day of your check in) and check-out is 11am (or earlier). I can only guarantee an earlier check in time 2 days prior to your check in date. Due to the pandemic, I will consider each case individually in allowing a credit for a future date. Will do my best as long as you let me know you need to cancel at least a month prior to your reservation. Everyone reserving must complete the sites verification process this way there are no check in issues. Please let me know in advance if extra beds, linens, or towels will be needed for visiting guests that end up sleeping over will be needed and may not be provided in time if requested last minute (please let me know in advance).

HOUSE RULES: Here is the part that may sounds a bit overwhelming but I assure you it’s not as it may seem. If you have any questions regarding house rules please contact me and I will go over with you. Most of these rules all homeowners enforce, whether or not they have listed it on their listing. Just treat the home and the neighborhood as if your own with respect, that’s the most important rule for any host, including myself. Please be respectful to the house and neighbors (especially with noise), there is a strict outside noise curfew 8pm. Please follow the simple check out instructions on what to tidy up in your check in paperwork when you arrive to the house. Sneaking in unapproved, will result in immediate removal from the property and a complete loss of your security deposit. Pets are considered on a case by case basis and must be non-shedding, must get host approval first. If you bring a pet, must never be left vacant at the house or not watched. You are solely responsible for any damages, injury, or issues that may arise. Please do not walk in the house with outdoor shoes on, your are welcome to bring and wear indoor slippers or such. Please smoke outside only, put smoking waste into outdoor ashtrays. Quiet indoor events are allowed but please be courteous to neighbors and the wonderful neighborhood. Please do not temper with anything that says do not touch and do not enter and any equipment (receivers, thermostats, wifi routers, settings, etc), including outdoor surveillance (please live as you wish inside home). Please keep kitchen in order, please use dishwasher to wash utensils, plates, cups, and everything else dishwasher friendly. Please put everything including all remote controls back to where you got them before you check out. Please do not use any cleaning products that you are unsure of, double check with me on what can be used please. Please do not order PPV or such without permission. Camp fire's, tents, water slides, chalk, fireworks, inflatable bouncy houses for kids or trampoline's are not allowed. Please do not use outdoor faucets. Throwing a football or such activity is not allowed too close to the house. Please, no party busses or limousines allowed without my permission to drop off, pick up any guests, or wait for guests at the house. Please be aware that your group will be responsible for any delivery trucks, limos, buses or taxis that come on the property and damage the lawn or the property. Please no decorating indoor or outdoor of the house is allowed without permission. Please, no bringing your own speakers, lighting effects, turn tables, chairs, tables, and other such event products is allowed without my permission (the house already has great speakers). Please do not try fixing anything damaged by you. If you have scratched or damaged something, inform me of it and we will find a civil solution. Please lock the house and turn off lights and make sure everything is closed if all guests leave the house. Please be careful moving furniture around, especially with floors and walls. Please pick up all garbage after yourself, including outdoor. Please no parking on the street or the lawn, everyone must park in the driveway of the property at all times, parking on the street is not allowed. Please ask your guests to carpool (If your group has more than 10 cars please let me know in advance), clutter of cars in driveway is not allowed and is a safety hazard to individuals and the property. Must supply your own propane tank for BBQ, clean the bbq after use. Please do not put charcoal or anything else in the grill other than propane, and make sure propane is turned off after use. Please do not light candles in the house. Please do not leave open doors and windows open as you may let in bugs and prevent the house to heat or cool properly. Please do not leave fireplaces on for more than 3 hours at a time. Please do not flush anything other then toilet paper in toilets. Children are to always be supervised by adults. Please contact me right away if any mechanical failures occur. Please return house key at checkout. Must provide your own food and beverages (house is not a bed and breakfast). No loud outdoor events, parties, or music is allowed, 8pm town noise curfew in effect. No filming or photography to use for commercial purposes is allowed. No weddings or outdoor events allowed. 20 (paid for) guests are allowed at the house (including both guests and visitors 20 combined) unless prior permission is granted. You may feel like you are on a cruise ship in a Royal suite! The Mario M. Cuomo bridge is in full view from the living areas and is quite colorful at night. Town of Nyack is also close with plenty of stores and restaurants. We made several trips to the French patisserie for breakfast treats and the Old World Food Market serves just about anything you need - including household items. Our 2 boys, daughter-in-law and 1 girlfriend went into NYC for Rockefeller Center and a show. We can see how this house would be great in summer or warmer months where you can utilize the outdoor space and water. Thank you Eric for sharing such a special spot!!"

From the comfortable sectional sofa to the memory foam queen size mattress in your bedroom, you will have plenty of options to curl up with our fur throws and enjoy a good book or some Netflix! You will find a beautifully decorated living room and bedroom, each with large Smart TVs, for you to connect to your own online streaming media accounts, and free Wi-Fi, as well as a designated dining area, perfect for enjoying a quiet meal, 4 industrial style bar stools included.

The bedroom has a queen bed, dresser with plenty of draws, a standalone clothing rack, with hangars, and two shelves for other items, and a new Smart TV. The ironing board is located on the back of the bedroom door, and your iron is in the armoire outside of the bedroom. You will also have a full-length mirror to see how fabulous you are!

- "Very clean, There was just no parking. But the place is very good." - "Clean and super close to the train station and to the local restaurants. We walked everywhere, no need to rent a car. The location worked well for us, near the train station. Train noise was apparent but never sustained and it never interfered with our sleep. Overall our stay was really, really nice.To explain about 4-start ratings: Information sent after full payment said there was no air conditioning which was concerning (100º forecast) but Pauline said that was a mistake when I called her. Whew!Also neighborhood looks a bit gritty but felt quite safe."

Charming 3 Bedroom WATERFRONT home built in the 1700s! This 1700s home was originally built as a school house and converted to a home in the late 1800’s. Enjoy your coffee or a delicious meal on the 36 ft deck that overlooks the beautiful Hudson River & Mario Cuomo Bridge. Read or watch a great movie on the big comfy couches by the stone fireplace. Located btwn 2 river towns, Nyack & Piermont, w/ great restaurants, shops, theaters, parks, and local events. The bus to NYC stops in front. Plenty of comfortable living space. ENJOY OUR KAYAKS with river access right from the backyard.
Host frequently occupies the lower level apartment of the house. Don’t worry, there is absolutely NO SHARED LIVING SPACE. Guests enjoy both the main level and upstairs floor.

The 36 ft deck has amazing views of the brand new Mario Cuomo Bridge, and it is spectacular at night when all lit up! 2 bedrooms have river views and 1 has it's own balcony!

There is a full kitch but you have to bring your own pans. No tv's in the bedroom which was ok with me because after being gone all day , all i wanted to do was go to sleep.
