Our guest house located on our 100-acre private ranch. The space is fresh and bright, providing a year-round, comfortable and relaxing environment. Stay, enjoy the company of friends and family, and unwind in a natural and tranquil setting. The sleeping options are flexible, with one fixed Queen bed, one King that can be split into Twin XLs, and a Twin or Queen option in the "Sunroom". There are two inviting bathrooms, including the master which has a spacious walk-in shower which is perfect for soothing tired muscles after an exhilarating day in the mountains. The open plan living area is equally well-suited to entertaining or to simply relaxing for a night in, and the kitchen facilities are equal to that of a typical family home. When not in use as a bedroom, the "Sunroom" is an ideal place to relax with a book or simply to enjoy the views of our special cottonwood tree, the birds and the deer that roam the fields leading down to the river. The Guest House has a patio area, with seating, dining table, a BBQ, and fantastic views. We also have a "rustic" indoor storage area for bikes, kayaks, paddleboards and any other toys you'd like to bring with you.

This is a great base camp for an adventure! This charming home has plenty of room to house all your family and friends together with all the amenities you'll need for a fun stay. A new custom kitchen was unveiled in 2023 with granite countertops, a wine fridge, a warming drawer, and a peninsula for entertaining. Our yardbacks right up to your own beach on the bank of the Colorado River - enjoy a riverside Pergola with a picnic table, firepit and charcoal grill. We've just upgraded the outdoor kitchen on the deck adjacent to the orchard (36" flattop grill, BBQ grill and seating for 8). In addition, during the late summer months, canoes and kayaks are available for use (waiver required).

You'll love the infinity-overlooking yard - play "rogue" lawn bocce ball, sit under the wisteria and enjoy a picnic, enjoy coffee or wine on the overlook, drop a line in the water or just stargaze.

We have just planted a 65 tree, peach orchard with four different types of peaches so (when in season) guests can harvest and take home a box of peaches.

We also believe that a short-term rental should be well-appointed. In addition to our fleet of 10 bicycles for your use, we also provide spices, oil, vinegar, coffee, creamer, shampoo, lotion, hairdryers, an iron and ironing board, double laundry, board games, high-speed Internet, Netflix and other streaming services in the home theater (complete with seating for 8 and a popcorn machine and surround sound!). You'll also find a fun surprise for you when you first enter. If this isn't enough...we need to talk! LOL...

The Palisade River House also gives you quick access to an abundance of Attractions and Events in Colorado's Wine and Peach Country - we are "ON" the Fruit and Wine Trail, just a few blocks from The Rim Trail, The Palisade Plunge, and moments away on bike or foot from the darling downtown Palisade.

The house has 5 bedrooms and 3 bathrooms, but the Town of Palisade only recognizes the three upstairs bedrooms and the two upstairs bathrooms. We honor the Town's strict limit of 8-overnight guests.

- "We had a wonderful stay at the Palisade River House for our girls weekend! The home is well appointed with more than everything you could possibly need for a getaway. We enjoyed using the bikes to ride to wineries and into town for breakfast and loved relaxing in the yard above the river. We used the bikes to cycle to town several times and take a ride along part of the fruit and wine byway. There were plenty of dishes for us to cook all of our meals there and the black stone grill was amazing! The kitchen pantry and bathrooms were nicely stocked and that was much appreciated! The owner also left us a lovely bottle of wine and a box to fill with peaches from their orchard! The river was high so we couldn’t take the canoes out, which we understood. The area by the river would have been nice to hang out together around a fire, but the metal fire pit was rusted and corroded out, so hat area needs a little TLC and doesn’t look like the photos in the listing any more. With all that being said, we would definitely recommend TPRH."

Full of art, plants, and life, this classic 115 year old farmhouse was moved to the current location in 2007, on its 100 year anniversary, from eight miles away. Originally located on a one hundred acre pear orchard, it now sits surrounded by the magnificent Palisade area views of the Grand Mesa and the Bookcliffs, with peach orchards and a vineyard immediately surrounding it.
Fully updated with 3350 square feet, three roomy bathrooms, two with claw foot tubs, a large social kitchen and great room, another living area, a formal dining room, and a large comfortably furnished wrap around porch, there is plenty of room for everyone to spread out. There are many board games, puzzles, and cable TV and WiFi for down time. All of the bedrooms have new mattresses, and the house is well insulated, with Central AC, and at a distance from the train so you will sleep soundly and comfortably. One bedroom on main floor with a queen size bed and 3/4 bath en suite; two bedrooms upstairs with queen size beds each; one bedroom upstairs with two full size beds, and a full five piece bath including claw foot tub for these rooms; also upstairs a master suite with a king size bed, plenty of floor space for additional blow up mattresses if needed, and a full five piece bath en suite including a claw foot tub.

The Fabulous Farmhouse is located on one of the routes of the Fruit and Wine Byway, a local system of routes designed to let you bicycle (or drive) to the area Wineries and Fruit Stands to enjoy all our agricultural area has to offer. Also, it is two miles from the terminus of the Palisade Plunge, an epic 32 mile singletrack bike route that descends over 6000’ from the top of the Grand Mesa into Palisade.
The house is walking distance from downtown Palisade, and we are very close to the Colorado River and the recreational opportunities it provides. In fact, you can see the high water from the porch in June! We sit about halfway along the popular “Town Float”, a fun two mile river float on paddle boards, kayaks, or “duckies”, that is a staple of summer enjoyment. There are several trailheads for moderately challenging and very scenic hikes in the immediate vicinity, including the Palisade Rim Trail with ancient native people’s petroglyphs along it. The house is a fifteen minute walk from Riverbend Park for music festivals, the Palisade Peach Fest, and the famous Colorado Mountain Wine Fest, as well as disc golf and other outdoor recreation.
This is a lovely, rural, and mainly flat area that is superb for bicycles, and there are rentals available from the bike shop in town. Rapid Creek Cycles also rents river equipment like SUPs and kayaks, as well as gives lessons.
When you take that short drive, bike ride, or nice walk into Palisade, you will find restaurants, a brewery and a distillery, and Colorado Weedery, which is a retail cannabis store. Also a well stocked grocery store, gas and convenience stores, hardware store, liquor store, as well as art galleries and wineries. Enjoy ALL that Colorado has to offer from this location!
The Colorado National Monument is located in nearby Grand Junction.
We are a one and a half hour drive to Moab, Utah’s red rock country and Arches National Park; one and a half hour drive from Ouray, Colorado, the “Switzerland of America”; and a forty min drive to the top of the Grand Mesa, with over two hundred lakes, plus Powderhorn Mountain Resort.
Guests have full use of the house and property, excluding two locked closets upstairs containing the owners’ personal property.

The Bluff House has 12 acers of privacy, views of Mt. Lincoln, deer and views of the Palisade valley. Forget your worries and start your get away in this spacious and serene full house that has all the room needed for your family and friends. The property is located on the Fruit & Wine Byway and within 5 miles 9 amazing wineries in Palisade. The Palisade Plunge and the Rim Trail provide hikers, bikers, and trail runners with amazing adventures. The house is a quick 7 mile drive to downtown Palisade which is home to great bars, restaurants, multiple wineries and charming coffee shops.

Full use of the entire house and 2 car garage (opener not included). On the main level there are 3 bedrooms and two bathrooms. The primary bedroom has a king bed and attached full bath. The second bedroom has a queen size bed and the third bedroom has 2 twin beds. There is another full bath on this level between the second and third bedroom. You will find a fully stocked chefs kitchen with a new refrigerator, double ovens and a 6 burner gas range.

The family room is in the downstairs of the home where you will find an oversized couch, new smart TV, poker table, work space and another bedroom with a king size bed. The middle of the couch pulls out to a full size bed and the linens and pillows for it are located in the closet of the downstairs bedroom. There is another full bathroom in the basement which also contains the washer and dryer. The house is equipped with high speed internet through Starlink.

There are two outdoor seating areas in the front of the house where you have amazing views of Mt. Garfield and the Grand Mesa. There is a small deck off the back of the house where the propane grill is located and another outdoor table and chairs outside the walkout basement.

100 year old home completely renovated. This home is in the heart of downtown Palisade. Walk or bike to local wineries, distilleries, restaurants, art galleries, etc! There are two bikes at the home available for use and a bike shop a half a block down the street where you can rent your own. The front porch offers a prime place for people watching and catching up with friends over a bottle of Palisade wine! A firepit and great outdoor dining space have recently been added as well.

“The Lily Pad”, a beautiful ranch home built in 2019, is perfect for group trips or families. Explore Palisade’s wineries, road bike from the house in “the Palisade Fruit and Wine Byway”, go to a festival, a wedding, or the Farmers Market downtown on Sundays. The home is tucked back on a dead-end road and backs up to incredible, truly breathtaking views of Palisade. The home was remodeled from top to bottom and the modern interior is only second to the views out the back windows. Blackout shades are provided in the bedrooms but you likely won't want to miss out on the views in the morning! The center of the home has an open kitchen, dining and den area making it a great gathering space for all guests.

The layout is arranged perfectly for three couples to share the home and still have their own space. Off to one side of the gathering room there is a bedroom and office with hallway bath. The other side of the home has two bedrooms each with their own on on-suite bathroom, laundry with washer and dryer and a powder room.

We provide all bed linens, bath and pool towels. Hotel style soaps, shampoos, etc. are provided as 'starters' for your stay. The laundry room is available for your use, detergent and fabric softener is provided. The kitchen is well equipped for those that want to cook at home while visiting and there is a gas grill on the pool deck as well. There is an EV charger in the garage for those guests who may need to charge their vehicles.

This is a brand new house. Two main bedrooms and a bunk room. The bathroom has a beautiful large shower. There is a great patio that overlooks thousands of acres of untouched mountain. It’s all yours.

Other things to note
The driveway can be an adventure for some. It is a mountain road - a real Colorado experience. Any reasonable vehicle will make it up and down just fine but some folks may want to bring a change of underwear 😅. If that 1950s truck in the photo didn’t have a problem then your vehicle won’t either.
It’s not required, but if you have 4x4 please use it and also go slow to keep the road in good shape.
***During the winter months the road may become impassable and you may have to hike up the road to get to the house. This will be our first winter with the property and we are still sorting out the snow/snow removal situation.***

Located on the Scenic Fruit & Wine Byway the Carriage House is on our organic three-acre peach farm within easy biking distance to downtown Palisade, surrounding wineries & hiking trails. Enjoy downtown Palisade's farmers market, distillery, brewery & restaurants. We're moments from many wineries & trailheads including access to The Plunge, Mt. Garfield, Palisade Rim & Riverbend Park. Begin, end or spend your day lounging in the little yard quaint for sipping wine & enjoying charcuterie.

The Carriage House is on the scenic Fruit & Wine Byway across the yard from our home and is perfect to enjoy the rural setting of the vineyards and orchards of Palisade yet still be close to activities available.

You'll enjoy the efficient home floor plan (260 sqft) and its surrounding area. The kitchenette is stocked with a toaster oven, electric skillet, crock pot, hot plate, toaster & coffee maker in addition to a sink, refrig, microwave. French doors open to a private little yard to enjoy the morning coffee or evening cocktails.

There's amply parking space.

During growing season, we'll happily pick you a peach for your morning cereal or better yet an afternoon cocktail. Several downright fabulous Field-to-Fork venues are nearby for fresh fresh produce. Let me share my personal faves. If the flowers are blooming, you're welcome to make a fresh arrangement for the table. Also, Clark & Family Distillery is new this season and the tasting room/bistro is right on the river. It has unbeatalble views of the Bookcliffs, etc.

My new favorite brunch is 13 Brix. We love their French bistro offerings and I can highly recommend our little bakery in town, The Slice of Life. Oh my gosh!!! Please do make a reservation so you don't miss out. Also, we love using one of our family-owned businesses, Grub Gofers. They deliver food from many restaurants, groceries and alcohol. On Sundays, June - September, the Palisade Farmers Market is a delight! It'a been recently extended into September and October. We love to have Bloody Mary's at The Peach Street Distillery and then saunter through the market:))

Other things to note
The outbuildings on the property are used for farming equipment. Please do not disturb the irrigation pump house. Please refrain from walking in the orchard. Every once in awhile there's a bump or rut due to tractor use. Thank you.

This is a working peach farm. Our farming activities won't impact your stay in the house and enjoyment of the yard but you may get to see us farming. We irrigate throughout the growing season. Depending on the season you stay you may get to see us pruning, thinning or even picking peaches. In these cases occasionally a tractor may make a trip or two up the driveway and into the orchard. I am absolutely available to offer help throughout your stay.

The front driveway is circular gravel with some zero scapes against the house, grass in center.

The bunk room is one big room with a partial wall divider. There is a table and 4 chairs as well as a picnic table outside. The space
45 minutes from Powderhorn and Grand Mesa; GJT Regional Airport 20 minutes. Casual...nothing too fancy but very homey. This room is upstairs where the main living space is located. If you are happy to interact with your hosts, this is the best room. We have two rooms rented separately in the house, in case you need more space. Common areas of the house in the upstairs are the living room, dining room, upper deck and breakfast bar. Common areas in the downstairs are the exercise space, family room with tv, and movie room.
We don't accept guests with pets, but we are not pet free, as our daughter has a dog that visits occasionally.

Our exercise space is available for your fitness needs. We have free weights and a tv with many videos to keep you in shape during your stay.

Two professionals (and empty nesters) are excited to meet new people and are willing to visit with you and suggest activities. Of course if you are more of the solitary type, just let us know and we will be happy to give you space.
We work full-time and are active in many things so we might also be too busy to visit at times.

4. Shoes off please, since we are in the country dirt is tracked inside easily. We have geothermal, so during hot & cold months the windows must remain closed.
5. Bathrooms: Septic system here, so nothing in toilets but body fluids and TP-no tampons etc. Squeege water off shower doors.
6. Kitchen: We don't offer the use of the kitchen/laundry. There will be some space for you to add cold items to the fridge or freezer. You can use ice for drinks but not for coolers; if needed, McDonalds 4 miles away has 10 lbs ice for $1. We have 2 fire pits that are great for roasting. You are welcome to use plates, cups, and silverware.
7. No smoking indoors and pick up your butts when smoking outdoors.
8. Drug-free and if you bring marijuana please keep it in your vehicle so it won't leave odors for the next guest.
9. Unregistered guests by prior request only please.

Our place has great views from the front porch, and fresh eggs every morning from the chickens in the back. A comfortable stay in the western Colorado’s famous wine country. The backyard is great for relaxing around a fire after exploring nearby parks, wineries, hikes, festivals, frisbee golf, brewery, distillery, dispensary, restaurants and quaint downtown. All just a short walk away. Come stay at your home away from home and experience our Western Hospitality.

The space
The yard is fenced in by a privacy fence and there is a doggy door for your best friend's convenience. Don't worry, the chicken coop is in a dog-proof pen. You can have as much or as little interaction with the chickens as you want; they are very friendly and love treats (favorites are corn on the cob and watermelon)! You are welcome to collect their eggs in the morning, but check the fridge for some fresh eggs too.

There is a nice fire pit in the backyard as well as a propane grill- great to enjoy all year round while taking in views of the Grand Mesa.

Our home is cozy and comfortable- the perfect getaway for a weekend exploring all the Western Slope has to offer.

This is a spacious, single level, family friendly, 2 bedroom, 1 bath, basement suite which is locked off from the main house with its own private entrance and separate parking. There is a patio to relax and hang out on which opens on a large yard for guests with chickens and views of orchards and vineyards. One bedroom has queen bed the other a full bed. The bathroom has a walk in shower. The suite includes a living area, dining area and a coffee bar with microwave, minifridge, and water boiler. These are the only kitchen amenities, there is no stove or kitchen sink.

Other things to note
We don't use any pesticides, herbicides or fertilizers on our property to attract bees and butterflies. You might see us gathering eggs or feeding the chickens on occasion. We live upstairs in the house with children who can be noisy at times.
The guest area is locked off from the rest of the house but the laundry room is only accessible through the guest suite. If we need to use it we will give notification and try to be as unobtrusive as possible.

Sandstone views, outdoor area with private hot tub, can be kept cool in hot weather just message your preference. Bedrooms with en-suite bathrooms and are situated on opposite sides of the home for privacy. 7-10 minute bike ride to downtown, 5-10 minute walk to three vineyards,. Orchard surrounds 900 sq ft bedrooms and the living room have smart TVs, the kitchen is well equipped. The fenced yard has shaded outdoor areas to BBQ and enjoy sunsets. Best for 4 guests comfortable roll away bed for 5.

The space
This property hosts two homes, the farmhouse in front that we live in and the Peach Pad behind. There are no shared spaces, fences or yards. The kitchen is fully stocked with spices and all the dishes you need. The master bathroom has a large soaking tub as well as a separate shower. The second bedroom has en-suite access to its bathroom and there is also shared access. Please note that we are surrounded by working orchards and that you will see workers in them from time to time. We are a 5-7 minute walk to our favorite vineyard Bookcliff vineyard that has incredible 360 degree views of the valley and live music/food truck each Saturday.

No shared spaces besides the first part of the driveway. We do sometimes sit on our back patio but do not interact with (beyond a friendly wave) guests unless invited. Enjoy the outdoor furniture,epic views and shade in your private fenced yard.

Please stay inside your private fenced yard and enjoy your surroundings. Plenty of outdoor furniture is available in our shady yard to lounge and take in the epic views. A lovely walk on the canal bank at sundown gives you all the best views. These are working orchards and from time to time there will be workers in the orchards. Also we are in the country so sometimes bugs, deer, turtles, toads, rabbits and the occasional bear wander through.

Recent review: The best place we've ever stayed at, hands down! The location felt like a dead end road, yet close to everything. The yard had beautiful flower beds, not to mention the amazing view of Mt. Garfield! The house itself was very comfortable and had anything you can imagine in the kitchen, making a few at home dinners a breeze. Owners Note: One (1) dog 45 lbs max allowed unless an additional dog is approved in advance, please include # of people and # of dogs when booking.

The space
Very bright and airy with high windows and a private keyless entry. Peaceful neighborhood, with breathtaking views of the Grand Mesa, Mount Garfield, and the Colorado Monument. Huge bathroom with shower and all essential toiletries. Super comfortable king-size bed with new soft cotton bedding will accommodate up to two people comfortably. A second bedroom with a day bed can be used for one person or as a quiet place to relax. Refreshments stocked fridge and Keurig combo K-cup/coffee maker. Well stocked kitchen with all you need to feel right at home. You'll have access to Wifi and Roku SmartTV with Netflix and all other streaming services.

Washer/dryer are accessible and conveniently located with access to our very private fenced backyard. Because we love and care about your puppy, he will also have a great stay if you choose us to host you. In the laundry area, you'll find "Kong" toys, a designated area for him to have his meals, and access to the outdoors.

There is a dog run graveled area on the side of the house and a backyard with a wood fire pit, sitting area, and a BBQ.

Parking is available in the driveway with plenty space for two cars. Please note the parking area is on gravel and uncovered. We can also accommodate RV's and/or enclosed trailers. There is additional space next to the house to accommodate these larger vehicles. Please inquire before you make your reservation.

Welcome to our guest house at Peach Orchard Yoga. This newly built one bedroom guest home has stunning views of the Grand Mesa and is surrounded by Palisade’s Peach Orchards. While staying here you’ll have the opportunity to meet our Alpine goats Peter and Harry, enjoy fresh eggs and have easy access multiple winery’s that are in walking and biking distance. If you enjoy yoga, Peach Orchard Yoga is located on the property offering weekly group classes or private classes.

The space
One bedroom one bath, with a fully equipped kitchen(minus an oven, but has a stovetop and convection microwave). The living room has pull out double for kids or adults. Out back is patio with a privacy fence, fire pit, and seating with a view of the Grand Mesa.

Our cozy 12 year old solar guest house situated on a 12 acre peach farm with fabulous views is located within walking distance of three wineries and on the Palisade Fruit & Wine Byway bike tour route. Sit on one of the porches and sip your cool drink or on a cold day, bask on the passive solar porch and read a book! The space
Our guest house features a master bedroom with a queen bed, writing desk and walk in closet. A secondary smaller room with a double bed accomodates another person or couple. The house has one bath room with tub/shower and laundry.

The guest house has designated parking for two vehicles with optional areas to park. It is the first parking space on the right as you come down the drive.

Other things to note
Powderhorn Ski Area and the Grand Mesa are less than a 3/4 hour drive. The Colorado River offers summer boating and fishing oppurtunities. We have wild horses and big horn sheep which roam just outside of town and dinosaurs are in the hillside, albeit..at rest. Palisade has wonderful art galleries, wineries, bike paths and more and yet all with a small town, no trafic light, ambiance.
We brag about having the world's best peaches and wonderful fresh food stands all summer. New for 2023 are gormet food trucks often adjacent to wine or beer tasting venues! On Friday nights..head to Palisade Brewery or some of the wineries for excellent live music! Its all great..in Palisade!

Bearfoot BNB: Local experience in the middle of fruit and wine country, our home is spacious and inviting. We are an active couple with helpful insights to the multitude of activities in the Grand Valley! This listing describes the upstairs rooms for your small group. There might be other guests downstairs where there is plenty of separate common spaces inside and out.

The space
45 minutes from Powderhorn and Grand Mesa; GJT Regional Airport 20 minutes. Casual...nothing too fancy but very homey. Breakfast is always available, sometimes self-serve, sometimes we put on a spread depending on our schedule. This sage room and polka-dot rooms are upstairs where the main living space is located. We have other rooms rented separately in the house, in case you need more space. Common areas of the house in the upstairs are the living room, dining room, upper deck and breakfast bar. Common areas in the downstairs are the exercise space, family room with tv, and movie room.
We don't accept guests with pets, but we are not pet free, as our daughter has a dog that visits occasionally.

Our exercise space is available for your fitness needs. We have free weights and a tv with many videos to keep you in shape during your stay.

During your stay
Two professionals (and empty nesters) are excited to meet new people and are willing to visit with you and suggest activities. Of course if you are more of the solitary type, just let us know and we will be happy to give you space.
We work full-time and are active in many things so we might also be too busy to visit at times.

Please remember, our BNB is also our home. We expect our guests to be respectful of our rules and where we live.

1. You must read and agree to ALL these rules.
2. PETS: We don't accept guests with pets, but we are not pet free, as our daughter has a dog that visits occasionally.
3. Conserve natural resource and turn off lights when not in use.
4. Shoes off please, since we are in the country dirt is tracked inside easily. We have geothermal, so during hot & cold months the windows must remain closed.
5. Bathrooms: Septic system here, so nothing in toilets but body fluids and TP-no tampons etc. Squeege water off shower doors.
6. Kitchen: We don't offer the use of the kitchen/laundry. There will be some space for you to add cold items to the fridge or freezer. You can use ice for drinks but not for coolers; if needed, McDonalds 4 miles away has 10 lbs ice for $1. We have 2 fire pits that are great for roasting. You are welcome to use plates, cups, and silverware.
7. No smoking indoors and pick up your butts when smoking outdoors.
8. Drug-free and if you bring marijuana please keep it in your vehicle so it won't leave odors for the next guest.
9. Unregistered guests by prior request only please.
10. Quiet hours after 11pm.

10 acre peach orchard in the heart of Colorado peach and wine country located an equidistant 15-20 min from both the town of Palisade and the city of Grand Junction.

3 separate rooms + 1.5 baths: master (sleeps 2 in an RV king size bed); full bathroom (with shower) adjacent to master; bunkhouse (sleeps 2 adults + 1 child up to 4 years old) contains two twin sized top bunk beds, and 1 toddler twin sized bunk bed; half-bath self-contained inside bunkhouse. This space is cozy for 2 people with a full bed and couch, kitchenette and a full bathroom. Fire pit and patio is a perfect extension to the comfy space inside.

The casita is a great getaway. . . a country retreat. It is great for wine-lovers, music festival goers, eco-tourists, writers, painters, hikers, bikers, skiers and romantics. This 3 1/2 acre property is on the Colorado River and has 2 streams.

The space
Located on the Colorado River with 2 streams behind the house so nature loom large here and at night the Milky Way is yours to view. The casita is a one bedroom with a queen sized bed and one bathroom with a walk-in shower. There is an outdoor sun porch. There is a storage room for bikes. There is absolutely no smoking (of any kind!) on the property, both inside or outside. No sleeping is allowed on the couch. A roll away bed is available for $40/night.

Guests will have full use of the trails on the property. One trail goes down to the Colorado River. They will also have a full kitchen.

Other things to note
Due to the natural surroundings and high fire danger on the property, we do not allow any open flames. This includes camp fires, grills, smoking, candles, fireworks, etc.

There is a CD player w/ iPod dock. There is a TV but only with limited channels. I require a 2 night minimum stay. Wireless internet is provided. Century Link is the provider and the speeds are: 7.5 Mbps Download, .75Mbps Upload, 31ms Ping. This seems to work well for most people, however may not be considered "high speed" for some.

The Casita is privately owned. The owners are not responsible for any accidents or illness that occurs while on the premises or its facilities. The homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting the reservation it is agreed that all guests are expressly assuming the risk of harm arising from their use of the premises or others whom they invite to use the premises.

BEDROOM 1: Bedroom 1 is cozy, located right off the living room, with a queen size bed, 2 night stands (each with its own light and cell phone charge source). The chargers work with both iPhone and Android. This bedroom faces east and has 5 small windows with views to the Grand Mesa. The top-down/bottom up bamboo blind system provides excellent lighting and privacy control.

BEDROOM 2: Bedroom 2 is located next to the laundry room. There is a large step down stair into the room. You will find a table lamp and cell phone charger in each nightstand. There is also a white noise machine, easy to turn on and off. We also offer a small desk that can be used as a working station or vanity. This room faces west and has a large window with great lighting and bamboo shades. Sunsets over the Colorado Monument in the distance can be quite amazing from our comfortable king-size bed.

LAUNDRY ROOM: The Laundry room has a back door to the back patio. Ceiling height is lower than average. In the laundry room you'll find:

- Other essentials.

OUTDOOR SPACE: We have a unique outdoor space with a fenced backyard. Enjoy our patio with lounge furniture, hammock, BBQ, a fire pit, and cozy pergola with views east to the Grand Mesa. There is also an outdoor concrete dining table with 6 chairs. The small covered front porch faces west where you can enjoy beautiful sunsets over the Colorado Monument on the horizon.

PARKING: We have a two-car uncovered parking on the driveway.

THERMOSTAT: Casa Nina has #3 HVAC split systems, one in the living room and one in each bedroom. Each has its own remote control and wall mount.

- When you walk in to the house, the remote control for the Living Room split HVAC is mounted to the wall on the left of the TV. The other two remotes are mounted in each room by the bedroom door frames. Please note that each remote controls its own unit, so please keep them in their respective wall mounts. There is a $50 charge for missing or damaged remote controls.

Feel free to adjust temperature to your comfort level. The house will be pre heated to 69-72 degrees at your arrival depending on the season. If you have any questions about the HVAC operation, please contact us.

DOOR LOCK: You won't have to search and remember a random code for a lock box here. We make check-in easy with a smart lock and custom code.

APPLIANCES:
- The stove is electric.
- The washer and dryer are in the laundry area located between the kitchen and the larger bedroom. They are straightforward to use.

LIVING ROOM:
- The TV is a Roku TV. We use a Roku guest option (BYOL/bring your own login). Roku will ask your departure date and automatically log you out of everything upon your departure. It allows you to access any of the apps with your own account and password. For the gamers, please carefully and slightly rotate the tv and use the proper game hook ups located on the back of the TV.
- There is an Alexa player below the TV
- A Vinyl player is provided with dozens of records you can enjoy. The turntable offers a bluetooth connection to Alexa.
- There are also games and books located next to the sofa.
- Please be aware that the large glass coffee table top is not physically mounted to the base.

WiFi:
A note about WiFi: Staying in a private home means that there may be other situations we cannot control, such as weather and harsh conditions that disrupt the wifi connection. While these instances are few and far between, we please ask that you are patient as we work to resolve them as quickly as possible.

LOCATIONS OF COMMON ITEMS:

- Trash bags are kept under the sink. You’ll find other basic cleaning supplies like sponges, dishwasher soap, and cleaning products there as well.
- Laundry detergent, baking soda, flat iron, a handheld steamer, and a basic tool box are located in the cupboard above the washer.
-Several bottles of water are provided in the fridge. Tap water quality is very good and can be drunk.

COFFEE AND TEA:
- Casa Nina offers free coffee (ground and whole bean), Nespresso Vertuo coffee pods, and tea. The Nespresso machine can make espresso and lungo sized coffee. Coffee pods are located behind the machine. We also provide a French press and an electric water kettle which are on the counter opposite to the stove. Coffee and tea are located above that counter.

ADITIONAL SERVICES:
-Early check-in and late checkout available at $10 per hour. Must ask for permission in advance.
-Cleaning during your stay is also available. The listed cleaning fee will apply for each cleaning.

UNCONTROLLABLE CIRCUMSTANCES:
By booking with us, you agree to our house rules and cancellation policy. We are not responsible for uncontrollable circumstances inherent to the area, such as road closures during snow season. In these type of events, our cancellation policy stands. If you’d like to protect your trip for reasons not covered under Airbnb’s policies, we recommend external trip insurance.

During winter, the back patio is usually snow-covered and the patio furniture is typically not accessible.

PARKING: We might be able to accommodate Recreational vehicles (RVs, trailers, boats, etc.). Please ask us in advance to see if possible.

BABY GEAR: Family-friendly safety features like a baby gate and child locks are not provided. There is a tall bookshelf in the living room that is safely anchored to the wall. High chair, jogging stroller, kids' wagon and children's dinnerware are available upon request free of charge.

Our deluxe cabin features a half bathroom with tiled flooring, a sink and toilet. The deluxe cabin easily sleeps four with a queen bed on the ground level and a loft with a full bed.

Our cabins have heat, A/C, mini fridge/freezer, microwave, WiFi, and parking for 1 passenger vehicle.

Bedding and pillows are not provided.

The space
The house sits on a 5 acre cherry orchard in the heart of fruit and wine country. You'll have the whole house to yourself in a very private and secluded setting; however, you might experience workers come and go occasionally in the active orchard as they go about farming the cherries. They will stick to the field and not go anywhere near the house or yard.

The house is 1682 sq ft all on one level with a total of 4 bedrooms and 2 bathrooms (one of these bedrooms is detached from the main house with its own separate entrance). It has a spacious living room with a full kitchen and separate dining room. There are 2 tables. One in the dining room that seats 6, and another in the kitchen that seats 4. The laundry room is really just a closet on the side of the dining room.

The outdoors is nothing short of gorgeous. All fully landscaped with a fully fenced backyard including a beautiful pergola, large doghouse, and the orchard surrounding it on 3 sides. You have views of the Bookcliff Mountains and the Grand Mesa. Wineries are within biking/walking distance, and the Blue Beryl Winery is right across the street.

Guest access
You'll have access to the whole house and yard area with parking in front of the garage and street. Please stay out of the orchard as it is an active orchard with possible hazards.

Other things to note
The house really is just like any other house, able to suit all your needs and comforts. The only thing that is maybe not customary is that one of the 4 bedrooms is detached from the main house. It is a beautiful bedroom though, and guests might find it a bonus as perhaps one part of their party might desire more privacy.

Also, this house sits on an active orchard, so guests staying here will have the added bonus of witnessing what it takes to grow such beautiful Palisade fruit. This includes workers pruning the trees in the Winter, frost protection in the Spring, thinning/mowing/irrigating and picking fruit in the Summer, and finally putting the orchard to bed in the Autumn. Please be assured the house is completely separate from the field, and workers will steer clear of it. Your privacy is one of our utmost priorities.
