While this is not a shared space, we are always easily accessible to assist and answer any questions during your stay, no matter where we are. Unauthorized pets at this property will result in a $100.00 reservation violation fee in addition to the standard $50.00 pet fee. The "Rosalie" apartment is a two level guest apartment adjacent to the main house the "James" on Clover Hill Farm a 115 acre horse farm just 20 mins west of Richmond, 45 mins to Charlottesville and 7 miles to downtown Goochland ) A spacious king bed shares the living room area of the main entrance level with a private deck with pastoral views of the farm. A full dining kitchen level is in the lower level. The King bed can be divided to two XL twins upon request with advance notice. While the Rosalie is best suited to two adults - The option to book for 3 is available for parents with young children ( addtional fees apply)
The main house "The James" a 4 bedroom cape cod style house is also available for booking. A farm manager and family help me maintain the smooth flow of guests visiting the "Rosalie and James".
Nearby Powhatan State Park and the James river offer a great spot for outdoor adventure off the farm or head east to Short Pump in Richmond for shopping choices ad infinitum. I am happy to share this unique and lovely setting with others.

This all brick rancher with a full basement has been totally renovated after sitting vacant for 20 years. It sits on a beautiful 22 acre lot, with a 4 acre pond stocked for fishing. There is a small forest of bamboo separating the house from the road, which is why we affectionately call it the Bamboo Cottage. It boasts 4 large bedrooms and 2.5 bathrooms. The dining room has a scenic window overlooking the yard and a dining table that seats 8 people. Renovated with tasteful tile floors, granite counters, and stainless appliances, the kitchen is the heartbeat of the home. The bedrooms, family room and dining room all have hardwood floors. The basement is perfect for entertaining with another flat screen tv, pool table, "live edge" bar top area, half bath, laundry room, and 4th bedroom. The attached 2 car garage has a ping pong table and corn hole. There is a screened in, side porch that offers relaxing views of the pond. There is a small back deck off of the kitchen and a small patio space with table and chairs just of the french doors of the walk out basement.

The James the 4 bedroom, 2 bath main portion can sleep 8, Its wide open living dining area, sun porch and outside patios makes it suitable for a couples retreat or family get together. The Rosalie, one bedroom one bath self sufficient apartment on two levels giving you privacy and freedom from the rest of the house. The large west facing deck is a favorite spot for sunset hour. Two separate drives retain the privacy and detachment of both spaces. The nightly rate for this listing is priced for 8 guests (additional guests are $20 per night / per guest after 8.) If you would like to experience horseback riding, we have a relationship with a nearby horse farm that offers lessons. We have 5 horses in our stables and are happy to arrange a private showing around our stables safely. For equestrians, we have a separate barn with its own private field that we can offer a package for horse accommodations.

When the land was originally purchased over 35 years ago one of the intriguing features was that it was known to have underground quartz, which is credited with benefiting overall health…giving balance, clarity, and energy.

We like to think of our family's ranch as a Southwestern Soul Sanctuary. It has brought 3 generations great joy and true connection. And we want to share that with you and your loved ones.

Fun Fact #1: Originally named Fox Den Farm and operated as a horse farm for many years. We, the second generation, re-imagined it as part of this new hospitality adventure, The Ranch at Red Oak. The land has some beautiful Red Oaks, and we have a curated collection of Southwest artifacts, displayed throughout the home, that are one-of-a-kind.

Fun Fact #2: Our parents were entrepreneurs and shared a love for rodeo, team penning and adventure. Many team penning events were held on the Ranch and Our Dad was on an amateur team that won Nationals!

This is an exclusive Tentrr Signature campsite. Tentrr partners with land owners to offer unique accommodations in beautiful outdoor spaces. Our campsites are off-the-grid which means they generally do not have access to electricity, wifi, or modern plumbing. Instead, they offer the chance to relax, unplug, and fully experience nature!

Your Tentrr campsite includes a 10'x12' (120 square feet) safari-style canvas tent on a raised wooden platform. Inside the tent you'll find one queen bed with a memory foam mattress. The tent is big enough for the bed plus one or two extra sleeping bags on the floor. Aside from the canvas tent, campers can also use the extra 5-person pop-up dome tent that’s provided. You'll also have a 6-ft picnic table, outdoor fire pit, and 2 Tentrr Adirondack chairs.

Max Occupancy: This refers to the total number of campers allowed onsite with your reservation.

Toilets: Every campsite is equipped with a camp toilet (we call it the Tentrr Loo). This is a simple wooden box with a toilet seat and a bucket inside. To use, line the bucket with a CleanWaste Sani-Bag supplied at the camp prior to use. Afterwards, simply tie the bag up and place it in a trash bag. CleanWaste Sani-Bags use a NASA-developed gelling/deodorizing agent that helps prevent spills and keeps everyone safe and clean.

Showers: Every Signature campsite comes with a Coleman Sun Shower. The sun shower has a reservoir that holds up to 5 gallons of water, potentially enough for multiple showers. It's constructed of heat-locking material that warms the water when it's left in the sun, even on cool days.

-A cooler to keep your grub from spoiling
-Bedding and pillows

Other Things to Note:
Tentrr Driveway is on the left of 521 Deep Run. It is marked with a sign and is between the fence post and stake. Please refer to the photos for images and directions to driveway/parking.
4WD can park at the top of the drive or near the tent, 2WD will need to park halfway up the road where it becomes softer seasonally. We provide a wagon (stored in tent) for the short walk from your vehicle to the campsite.

An additional pop up tent is provide for extra campers! (stored under the bed)
Wood on the property will be wet after rain, so if needed please bring in your own.

Pets on leash are welcome. Please clean up after them! And PLEASE be respectful of the neighbors' farm animals. Do not enter any fenced areas that belong to the neighbors.

Please pick up any trash and take all of your trash with you when you leave. Black bag in can provided.

WE ARE HAPPY TO ACCOMODATE EARLY CHECKINS/LATE CHECKOUTS WHEN POSSIBLE!!

Don't cut down or damage trees/timber. You may use stacked logs, and fallen pieces for kindling and firewood!

Small contained fires in the pit provided are allowed. Make sure they are completely put out.

As always while out of doors, be careful. But just in case of tiny mishaps, we have bug repellent and a small first aid kit (stored in bin under bed).

Interaction with Guests:
Upon check out, you should leave-no-trace of your stay and be sure your campsite is returned to its natural glory! While Tentrr does not charge a cleaning fee, we do expect campsites to be left how they were found. After you check out, take everything you brought in and be sure to leave your trash at the designated location.

If a Tentrr Host submits an incident report after your stay that details evidence of trash or damage to the campsite or the host's property, Tentrr reserves the right to charge a minimum cleaning fee of $50. Just make sure to follow the Camper Manual posted at your campsite and you'll be set!

Reservation Modifications/Cancellations: Please note the terms of the cancelation policy as they are outlined in your confirmation email. The outside space with the fire pit is also a great space to relax and watch the stars. There is a 30 foot bridge that spans over the water. stocked with Koi.

We live in the country in Powhatan County, next to Historic Sublett’s Tavern in which we have no affiliation with. We have a large open property with resort style and size, salt water swimming pool. We have great views of the night sky from our spa or pool. We are just down the street from a popular wedding venue and brewery called "THE MILL AT FINE CREEK". Uber does run up and down our street. We are just 4 miles off of route 288.

The space
This is not the historic Sublett’s Tavern. We are not affiliated with Sublett’s Tavern.
We will allow small fury friends, and they can have use of the small outside fenced, doggy area. We have 3 cats & a very large friendly Irish Wolfhound. Our pets do not have access to the ABnB area when we have guest. Be aware that our dog fence is only 3 feet high.

Guest access
You may access all spaces that lead to the game room, smoking porch and pool. NO ACCESS TO our private bedroom and bathroom. You don’t want to go into the garage, lol.

Country house with beautiful views of barn and horses, close to Fine Creek Mill (6 miles), a great get away or place to entertain or even hold a retreat. Only 25 min to Short Pump, 45 min to downtown Richmond. Sit out on the deck and enjoy the views of the horses and barn. House features 3 bedrooms, 1 King and 2 Queens, full kitchen, two full baths, dining area with seating for 12. Pet friendly and horse boarding available. Fee for dogs is extra $30 per day. Wifi.

The space
Full kitchen with stove/oven, microwave, dishwasher, toaster and coffee maker, dishes, glasses, silverware, dish towels, kitchen utensils. There is also a washer/dryer.
One set of linens and towels provided per bedroom. There is no housekeeping provided during your stay. Gas grill on deck. DirectTv included. Wifi available. Parking is on gravel area near side porch door. There are 2 spaces. No parking on grass or blocking driveway as this is a working farm.

Guest access
Guests park at house and can walk the approximately 2 miles of trails on the property, and walk through the barn area. Bring a pair of boots and appropriate clothes as the trails may be muddy.
It is a great place to reconnect with nature, take your kids on a country getaway without being too far from amenities, observe the barn animals, and catch a glimpse of deer, fox, raccoons,rabbits, turkey, geese, hawks and other wildlife. It is ideal for a small group as it is complete with a large table seating 12+, a white board, and quiet away from the office.

U Va, Monticello, or I64E to historic Williamsburg. Downtown Richmond has Virginia Museum of Fine Arts, Lewis Ginter Botanical Gardens, Center Stage performances, Flying Squirrels baseball, & NASCAR racing.

*Some pets allowed, please check first. Pets must be crated if left alone in house.

Relax with family or friends amidst Powhatan County's horse country. This cottage offers gorgeous James River views and to the adventuresome, limited access to the James River. This large suite - part of a beautiful 16+ acre, 100-year old farm property - has a relaxing screened porch and patio in the backyard and grazing horses pastured in the front yard.

The space
The Cottage (or West Wing, as we call it) has a single story, open plan with a kitchen, dining area and living room all within the main floor space. Off of this great room are the two bedrooms with a shared, handicap accessible bathroom. A large screened porch off the back and a private office provide space to get away for relaxation or work.

Guest access
While we are on the James River, we do NOT have a boat ramp. Our path to the river is quite steep. You are welcome to walk down to the river, but proper footwear and being physically capable for a short but strenuous hike is a must. There are public boat landings 10 miles upstream and 3 miles downstream. Guests have full and private access to the suite, but your hosts live in the main house. We will respect your privacy and hope that you do the same.

Other things to note
Level Green Riding School is within walking distance. We are 5 minutes from the Mill at Fine Creek, the Fine Creek Brewery and the Foundry Golf Course (private). We are 10 minutes from Independence Golf Course (public). Downtown Richmond is a 30-minute drive and Short Pump is an easy 20 minutes.
