We were unable to reach the ceiling fan chain without having to get on the bed, The Air Conditioner wasn't working on he first floor which made it a bit stuff but with open windows at night it was tolerable considering we had 60/70 degree weather. Basically, it seems as though the house could use a lot of minor repairs. There is NO parking on site. The parking spot that appears to be on the property belongs to the house next door. The paperwork sent to us indicated that we could use a park and ride a mile or so from he property and shuttle in however that shuttle doesn't operate before Memorial Day weekend and you can't park there overnight. You CAN park on the street from 6 PM-10 AM nightly but during the day you can only park for a max of 4 hours. The parking is by zone not by individual parking spot and you have to enter your plate# into the app. It took us a day to kind of get the feel for it but then it was fine. The house it literally in the heart of the shops which was nice. Seafood, ice cream, coffee and pastries all within steps. Many shops and restaurants were closed Mon, Tues & Weds which was disappointing but that was on us for not looking into it. "

The large living/dining room features a 55" flat-screen TV, comfortable couch, an easy chair, a dining table with four chairs and air conditioning. There is also a small dedicated office space off of the living room with a desk & chair perfect for remote work. On the second floor, there are beautiful original wide-pine wood floors. There is a king bed in the Master Bedroom, along with a TV, ceiling fan, and air conditioning. Off the bedrooms, there is a large walk-in closet/laundry room with new front-loading washer & dryer. The second bedroom has a twin daybed, with a second twin trundle bed underneath which can be pulled out as needed (note the second bedroom does not have a separate air conditioning unit - we do provide a fan, and the mini-split a/c unit in the master bedroom will cool the entire second floor if the doors are left open). The backyard has a beautiful shady patio with a table and four chairs, and a gas grill. There is off-street parking in the driveway for 2 cars. The home is on a quaint side-street, right across the street from Millbrook Meadow, which has a playground for the little ones. It is also right around the corner from Front Beach, and an easy walk to the shops and restaurants of Bearskin Neck.

For the security of our guests and the safety of our home there is 1 operational security camera located on the outside of the house facing the driveway. The camera records both visually and audibly.

Everything is there, from the paper toweling to the shampoo/conditioner and body wash. It was squeaky clean. I could even see the vacuum tracks left on the back of the couch from its last clean. Great patio and location. The only thing I would suggest is that when you take a shower bring whatever toweling you require from the hall closet in with you before you take a shower. A LITTLE BIT OF HISTORY (if interested) and some tourist info--
Rockport has attracted visitors since 1606 when French explorer Samuel de Champlain landed on one of its shores what is now called Whale Cove.
Bear Skin Neck- the town center (2 miles away from the cottages). Legend has it that the small peninsula got its name after a bear was caught by the tide and killed in 1700. Along its small roads there are quaint stretches of old fishermen and lobster-men shacks that have gradually been turned into a tourist attraction of restaurants, shops and galleries.
Your breathtaking view of the Twin Lighthouses of Thatcher’s Island, named for Anthony Thatcher, an Englishman whose vessel, the Watch and Wait, was wrecked in a ferocious storm near the island in 1635 on its way to Marblehead from Ipswich, was once the first landfall of steamer ships from England heading for Boston and New York. Only he and his wife survived. The island is now a popular kayaking destination and has biweekly boat trips from the town port.

Looking out from your deck there is a small beach called Pony beach that is 5 minute walk. Lots of seaweed.
I offer a laminated ‘guest beach parking sticker’ for certain beaches-
Pony beach- to the right from your deck. 5 minute walk. 3 kayaks available for your use.
Pebble beach -10 minute walk and there is a 'no beach sticker' parking area offered also. No sand sitting when high tide. But you can lie on the rocks.
Cape Hedge beach -20 minute walk and/or a 5 min drive with 'beach sticker' parking. No sand sitting when high tide but lots when low tide.. But you can lie on the rocks.
* Long Beach- half in Rockport and half in Gloucester- 5 minute drive-the whole parking lot is for guest beach stickers. Lots of sand both high and low tide. Best choice!
Please note: do not park where the road signs say ‘resident parking’. Only can park where it says ‘BEACH and resident parking only’
Good Harbor beach- in Gloucester -best beach in New England- 10 minute drive, $35 parking fee. Totally worth it. Has restrooms, showers, and snack bar.

- "Lovely place - location and view can’t be beat." - "The property was 100% as advertised. Clean, modern, well-appointed, and right in the middle of town, walkable to Front beach (3-5 minutes) and Bearskin Neck (3-5 minutes). Bed and couches were comfortable and the kitchen was nicer that you would find in most homes. Rachel the host was amazingly responsive always getting back to us within minutes of any question. The view was phenomenal which you can see in the online pictures. Not negatives, but things to be aware of: 1) There are two steep flights of stairs to get to the apartment so if you are mobility challenged this may not be an ideal space. 2) Across the street is a church that rings out the hour, every hour (i.e. 11 rings at 11 o'clock). We honestly didn't notice it after a while but earplugs or a sound machine would be a good addition to your gear."

A dining room with a large table with space for 8 is located off of the kitchen. You can find 3 bedrooms on this level along with a freshly renovated full bathroom. The first bedroom has a king sized bed and a large closet with lots of storage space. The second bedroom has a queen sized bed with a cute hanging swing, and a closet for storage. The final bedroom on this floor has a full sized bunk bed, with a dresser for storage, perfect for any additional guests.

Make your way down to the lower level of the home where you will find a great additional living space. Down here you can also find an additional bedroom with a full sized bed, and a second full bathroom. This bedroom has a dedicated workspace and lots of closet storage. The family room has ample seating and an additional TV. You can also find a small bistro table with seating for four, a spot for a quick meal.

Gravel Driveway on right side of house is designated for your apartment + our studio apartment. So chances are that U will sharing driveway which is no problem. While 2-BdRm apartment is located in the basement, 5 windows let in light/fresh air and the place is fully finished/waterproof w/ normal-height sheetrock ceilings. So it doesn't feel like a basement. "Tween Coves Cottage" lies nestled next to breathtaking Halibut Pt. State Park. A short walk along wooded paths will lead to the ocean where you can picnic by the water, explore tidal pools, and enjoy a variety of wildlife and vegetation.

Distance to the center of Rockport by car is under 10 minutes/ walking is approx. 50 minutes. Distance to the railway station is approx. 5 minutes by car/ walking is approx. 40 minutes.

The space
A private ground floor suite which is connected to the main house, and is comfortably suited for one or two people. The suite is air conditioned with a sitting area which opens out on to a vine covered deck. For your convenience there is a small refrigerator, and sink, an electric kettle, with the necessary supplies for making brewed coffee, tea or hot chocolate, and a microwave, and toaster. There is a queen size bed in the sleeping area and a large closet. The full bath is private, and has both a tub and shower. All linens, and towels are included. Complimentary high speed internet is available in the room.

Guests are welcome to bring food, and beverages into the room with the understanding that any leftovers, or trash will be put in the proper receptacle provided for that purpose.

Guest access
The suite has a private back entrance, and can also be entered through a shared front entrance. Guest will have complete access to the suite and deck as well as the surrounding property which includes a garden, and patio. They are welcome to walk the paths in the woods that lead around the property and out to the state park.

Other things to note
The main access to the suite is through a private door off of the back deck which makes the handling of luggage a breeze. Beach towels, and chairs will be supplied if requested. There is private, and secure parking in the driveway next to the house.

Guests will have full access to their private suite with the exception of one locked closet. The exterior of the property is shared space for all guests.

During your stay
Although this is a staffless property, we are a short message away to help you with your needs.

This is a first floor, above ground, garden apartment in a private home and is located in a quiet neighborhood with the backyard nestled in the woods, just out side your sliding door. Flower gardens and bird feeders adds ambiance for relaxing in a private setting. The studio offers a kitchenette, dining nook, a full bathroom, a queen bed, plus a sofa. Also available is CableTV, Netflix and Wi Fi.

The space
There is a private entrance from the driveway and a sliding glass door leads you to the backyard each with two steps up. The studio can also be accessed from the front door without any steps. There is ample off street parking.

A kitchen unit is very functional for light cooking as it has a two burner stove, a small kitchen sink and a small refrigerator on the bottom. You also have access to the freezer in my kitchen should you need freezer space and ice cubes. Note that there is not a full kitchen.

A large closet in the studio has plenty of hangers to keep your personal items neat and store your luggage. You will also find extra pillows and blankets there as well as beach items, umbrella, iron and games for a rainy day. Snacks are provided for your enjoyment!

Guest access
Guests have access to the patio, deck and backyard including use of the outdoor gas grill. The backyard is bordered by woods and is a perfect spot for relaxing or bird watching.

Comfy and clean room in 1850's home on top floor with hallway bath, private entrance and private use of living room for relaxation on porch level (see photo). Single sleeping room with bath on top floor THE TOP FLOOR AND BATH IS PRIVATE for your party. Your room has a DOUBLE bed, TV, window AC (summer months only June-Sept.) and wireless access available for quaint and cozy accommodation in the heart of Rockport village around the corner from the beach. Only one party at a time is booked on that floor to ensure your privacy. NOTE: Tall guests should be aware of slant ceilings in guest rooms and shorter than modern doorways as is typical of historic homes and adds to the charm.
Living room at bottom of stairs with coffee maker expands your space plus use of porch, yard, outdoor shower for after the beach and gas BBQ. Limited continental breakfast items (juice, cereal etc.) provided but there are a number of restaurants and coffee shops within a 2 block radius. Microwave in living room and Mini refrigerator available in hallway on your floor with snacks and drinks for your convenience. Enjoy the BBQ and picnic table in the yard or settle into one of the old fashioned rocking chairs on the front porch overlooking the street and shops. The beach is just around the corner and all the shops, galleries and restaurants are within a short walk including historic Bearskin Neck and Shalin Liu Performance Center.
Upstairs guest rooms are limited to adult guests only. Children can be accommodated in our ground floor studio listed separately on AirBnB as "Walk to everything! studio by beach...."


For summer stays, Front Beach is just around the corner with two other beaches within walking distance. Great enclosed outdoor shower (hot and cold water) for after the beach or a jog. Kayak, paddle board and bike rentals nearby. Two blocks from commuter train to Boston and within a couple of blocks of the historic harbor area and all of the village shops, galleries and restaurants. Shalin Liu Performance Center is a half block away offering live concerts throughout the season. Beach chairs and towels available. No pets, no smoking in building. Guests are welcome to bring their own bikes or kayaks which can be stored in the back yard.

We have two accommodation choices: the Morning Glory Room and our separately listed ground floor private studio. This is a perfect location for travelers coming for special events or divers enjoying the coastal lagoons on Cape Ann.

Guests should be aware that there are STAIRS onto the porch entrance and STAIRS from the main floor to the bedrooms and bath guest floor.

Everything in this suite is new, clean, tidy and modern. There is plenty of natural light and privacy blinds. There is Wifi and HD Cable with Netflix, Prime and other platforms. Hidden Gem! Short term seaside rental. Lovely 1 bed 1 bath unit located on private wooded property, steps away from 2 beaches.

Private unit amenities include deck with gorgeous year round views of the Atlantic. Fully equipped kitchen, flat screen TV, WiFi, and everything to make your stay pleasant and comfortable.

We're a 7 minute drive from downtown Rockport and Gloucester, a 7 minute walk to Cape Hedge and Long Beaches.

The space
The unit sleeps 2 and includes 1 bedroom with queen size bed, 1 bathroom with shower/tub, fully applianced kitchen, a private deck with ocean views and a propane grill.

There is a smart TV in the living room + free Wifi to access all of your subscription services (Netflix, Hulu, Apple+, etc.) The unit does not offer a telephone land-line or cable service.

We are child friendly and, with advance notice, can provide a queen size Aerobed mattress to comfortably sleep a teen or 2 younger children.

We are pet friendly and will consider 1 well-behaved dog as an additional guest.

Guests have use of the entire apartment. Parking for 2 vehicles.

We provide all bed linens, towels, hand soap, dish soap and the kitchen is fully equipped.

Be aware that this being a house rental we do not offer body soaps, shampoo/ conditioner, or body lotion like a hotel would.

The unit is typically cool however, we do install an A/C unit in the bedroom window during the summer months. There is no A/C in the living area but there is a tall occilating fan.

The fireplace is for decorative purposes only and is not available for burning wood.

The first floor of the home is an open concept space with living room, dining area, and kitchen all connected. The cozy kitchen is fully equipped with all the appliances, utensils and cookware you need to feel at home. There's room for 6 at the dining table if you choose to take your meals inside! On this main floor you'll also find the full bathroom with oversized shower and beautiful tiled floor. There's even a convenient washer and dryer tucked in there perfect for drying off wet suits after a day at the beach!

The living room has a decorative fireplace and is kitted with a Roku TV, allowing full access to your favorite streaming services. The sofa pulls outs to a comfortable queen bed making this a more accessible sleeping area for those who can't climb to the second floor.

Climb up the stairs and you'll find two generous sized bedrooms to accommodate 4 guests. These beautiful spaces are full of charm with restored original flooring and vaulted ceilings with skylights and exposed beams. The primary bedroom is fitted with a queen-size bed and the second bedroom is fitted with 2 twin beds. Both rooms have plenty of space to unpack in the large closets and dresser.

Olde New House is a sublime choice for your next Cape getaway! Spacious and centrally located within walking distance of Rockport's beaches, this property features modern amenities and a well-equipped kitchenette!

This apartment is located a short walk from Bear Skin Neck (Rockport’s scenic shopping area) and an easy stroll from the three town beaches. Harvey Park, right across the street, hosts a farmers market every Saturday morning until October 19. The Annual Rockport Jazz Festival runs from August 4-11 at the fabulous Shalin Liu Performance Center close by, where you'll find many other first-class performances as well. The Rockport Legion Band’s free summer outdoor concert series at beautiful Back Beach runs from July 14 through August 25. Rockport’s LobsterFest and fireworks display will be held on August 10-11, and Halibut Point State Park has lovely walking trails for your enjoyment.
