The location, amenities and the interior decor were all selected with you our esteemed future guest at the forefront of our thought process. There is a library if you choose to escape to read or perhaps escape from your group to unwind. A modern and functional kitchen can really give you the feeling of a home away from home. This house has a suburb’s feel but very close to everything. All living area is completely renovated and new – bathrooms, kitchen, appliances, floors (hardwood and tiles), doors and windows with plenty of space and privacy. House seems small from the front exterior but you will be amazed at your big living space. All the 5 bedrooms have premium beddings and sheets. Kitchen is fully equipped with wine glasses, plates, cutlery, pot & pans, knives, kettle, keurig coffee machine, and a blender.

There is so much open space for you, your family and guests to hang out whether it is inside the cabin or outdoors. There is a fire pit that seats 6, patio furniture, deck furniture and picnic table all by the hot tub. There are two living rooms inside and a total of 2 TVs on the property.

Access and all check in information is provided the morning of check in once guest IDs are submitted. The property is located after driving through 5-7 minutes of gravel roads, 4x4 not necessary but helpful. The property is located at the very end of the road and you will need to make a right into the driveway.

This property is tucked deep in a neighborhood where you are not really able to see the neighboring properties. You do enter and pass horses, cows, donkeys, and multiple properties on your way in.

We do have a third party ID verification through Truvi and we do ask our guests to select between a $35 non-refundable damage waiver OR a refundable $500 security deposit. This must be completed to obtain access information.

- "This place was so nice, i would recommend getting there during the day first so you can find it as well as an SUV. It is centrally located but very private. So quite and peaceful. I wanted to stay longer, it was so relaxing. Would definitely book again." - "We had a great time staying at this cabin. The kitchen is impressively stocked with everything you could ever need, the beds are comfortable, and water pressure is excellent. Would definitely come back. One word of caution- the stairs are very steep and uneven (which makes sense because it is a cabin). If you have children, bring a baby gate to keep them safe. And hold on to those rails when you walk up/down! We had a lovely trip and highly recommend this cabin for a quick getaway from the city!"

- "Nice place." - "Our son “graduated” from Marine officer training and this was a great place to stay. It had everything we needed ( we did not plan on cooking, but were able to bring in take out) and was located close to Quantico. It was an easy drive to DC for a day of touring the Mall as well. The family that lives upstairs was quiet and friendly." - "We were looking for a place to stay outside Washington DC since the hotels and parking in DC are so outrageous. (Valet or offsite parking often adds $40 or more to each night at a hotel) Our daughter lives on Capitol Hill, but she was glad to come out to stay with us since our visit wan't dependent on being there. We were a little less than an hour from downtown DC, an hour or less from Shenendoah National Park (depending on which entrance you used), only about a half hour from Fredricksburg, within about 10 minutes of the National Museum of the Marine Corps (SO SO great to visit!!) and right next to Quantico Marine Corps Base if you are visiting someone there. I think someone mentioned it being close to Appotmatox also, but we were so busy seeing what we could, we never checked the distance on that. So, this property is perfectly situated for a great weekend away to visit many historical sites, or even DC proper without breaking the bank on hotels! The property itself was lovely and just like represented in the pictures. It has a dorm size fridge and microwave for quick warm up or storage of restaurant leftovers, which suited us fine! The hostess was very responsive to inquiries, and checked in on us when we arrived to make sure everything was good and we had what we needed. We had a wonderful stay and we would stay here again if/when we come back into the DC area"

Welcome to "The Sunshine Barn" - what a space! One of a kind custom built barn with all the bells and whistles! Enjoy complete privacy as you enjoy your own space. Upstairs bedroom features a queen bed, bunk bed with two full mattresses, and a futon for additional sleeping; we also offer a pack and play for little ones. The bedroom includes a smart TV; enjoy your favorite streaming services using the included Wi-Fi access.

The main floor is really the main event! Three smart TVs for your streaming/gaming enjoyment. Use of the Wii and PS 3 is included; bring your other game systems and plug and play!

Enjoy billiards, shuffleboard, and air hockey; open the cabinets and play one of our 75+ card and board games at the 6 seater poker table! Recently added is a vintage PacMan machine that includes 60 classic arcade games and Simpsons arcade machine!

Kitchenette area includes a hot plate, toaster, toaster oven, microwave oven, coffeemaker, instant-hot tea kettle, Keurig, refrigerator, and plenty of seating at the dining room table. We provide tea, coffee, snacks, and filtered water. We also have a fully stocked vending machine for your convenience!

Includes use of all shared backyard outdoor amenities. Soak in the hot tub, take a nap in the hammock, play horseshoes, and let the little ones (and not so little ones!) use all their energy on the playground!

Recent additions to the outdoor space include the basketball hoop and 1000 sq ft outdoor putting green!

Stocked fishing pond available for use as well - use of our fishing gear is included with the rental! Outdoor space is available for use between 8 AM and 10 PM.

No smoking or drinking alcohol is allowed on the property. No vaping allowed inside the barn. There is a very popular brewery next door (Barley Naked) for guests to use if they would like - they are open generally from Wed - Sun with live music and food trucks on the weekends.

Maximum number of guests for this property is 5 - up to 8 guests for an additional $25/per guest per night. Parking is limited to 2 vehicles on the property. Additional vehicles can park at the shopping center next door. Only registered guests are allowed on the property during your stay (you state your number of guests when you make the reservation). No parties, get togethers, or events allowed with unregistered guests. No exceptions!

Unfortunately due to severe allergy to hair and dander no pets are allowed, including service animals. We apologize in advance for the inconvenience

Most stores and restaurants you would need and want are within a 10 minute drive of our location. Enjoy parks, nature walks, multiple churches you can attend, and you are only a short 45 minute drive from Washington DC!

For those who need access to Quantico Marine Base, the Onville Road gate is only a five minute drive away.

Check-in hours are between 4 PM and 9 PM - early check in and check our are allowed for an additional $10/hour each upon request. No check-in after 9 PM will be allowed. We will require to see a photo ID for the booking guest at check in (the profile that made the reservation). We do not allow third-party reservations.

- "We were visiting for a Marine TBS graduation. The Sunshine Barn was perfect for us! It offered R&R, variety and comfort. If we’re in the area again, we’d try to stay here!" - "To describe this property as a 1BR barn is a huuuge injustice. The main floor, as described is full of fun games, toys, activities…too many to list. Throughout our stay, it feels like being at both your best friend’s house and your billionaire uncle’s mansion. The outside has a spacious, easy to use hottub (with towels), beautifully crafted CAtepillar playscape, gas firepit, gas grill (the latter two we didn’t try). Everything is pristinely clean, shiny, yet homey. The upstairs has massive bunkbeds (like full or queen sized), comfortable large bed and couch. The one full bath on the main floor is well-equipped yet has a unique cabin feel. The kitchenette area has pots, pans, utensils, dishes. The coffee area was fully stocked, including packets of oatmeal. There are three heat/AC units throughout the space. -well lit, inside and out -plenty of parking as advertised -easy to follow directions and instructions for all functions and aspects Lastly, recommend you take time to appreciate the craftsmanship of the structure, the banister and other steelwork. As very noob youtube-trained handyman, I was blown away by this. This was the most unique and sensory-satisfying vacation rental we’ve ever occupied."

The space
The Blue Pearl presents you with over 3500 SQFT of space to enjoy. It is new and custom home with unusually large rooms and 36 inches doors throughout the house. It was built from the ground up by us. It is 6 bedrooms (including 2 master bedrooms) and 4.5 baths space with a huge backyard and nicely constructed deck at the rear. There are 3 bedrooms and 2.5 baths on the first floor (no stairs), including the grand master suite. Second floor also has 3 bedrooms, including another master and 2 full baths. Step into the spacious living/ and dining area and you'll be swept away by the nicely and modern decorated space overlooking the backyard. The multiple windows make the view the centerpiece of the room - you'll want to sink into the beautiful furniture, relax and enjoy your well-deserved getaway!

Offering plenty of seating, this space also boasts a large 65-inch Smart TV hanging over the fireplace. The dining table can seat up to 8 and there’s an oversize ten-foot island comfortably seating additional 4.

The kitchen is open to this area -- so you can cook, enjoy your guests AND the view at the same time. There are 4 comfortable bar stools, so you can enjoy breakfast, snacks, beverages, or just good conversation with the cook! This well-equipped kitchen features a refrigerator, microwave, air fryer and plenty of counter space to work with. You’ll find all the necessities such as a dishwasher, toaster, microwave, icemaker, blender, ample plates, glasses, and kitchen utensils. You'll also find one coffee maker and wine cooler on the other side.

For your convenience, we supply many “extras” such as cleaning products. You can also barbecue on the charcoal grill on the huge deck!

1st King Main Suite on first floor - This is a huge master bedroom with its own huge bath and walk-in closet. You don't need to climb any stairs. It is conveniently located on the ground level. It also comes with a separate living area! You’ll sleep well on the comfortable mattress king bed and wake up refreshed. You could also curl up with a good book or watch a movie on the large 65 inches Smart TV. Additional features include 2 bedside tables with lamps and a dresser.

2nd King Main Suite on second floor - This is the second master bedroom in the house. Located upstairs with its own bath and dual walk-in closet. This suite is truly private retreat. The luxury Master bathroom compliments the suite! With abundance of space, you’ll be spoiled by the gorgeous standing shower and double vanity. This second King Main Suite welcomes you with a comfortable king bed, a Smart TV to enjoy a movie or catch up on your favorite shows. Two bedside tables with lamps and draws provide plenty of space for you to unpack and make yourself at home.

Back to the first floor - There are two other big bedrooms with king and queen size beds. These two bedrooms share a full bathroom with a luxury standing shower. The bedroom with a king size bed overlooks the private backyard while the one with queen size bed overlooks the road (not really for a light sleeper). Both bedrooms are equipped with 55-inch TVs to catch up with your shows.

Back to the second floor - There is additional two big bedrooms which jacked and Jilled into each other with a huge bathroom. Bedroom on the right has another king size bedroom, walk-in closet and a 55 inches smart TV. The bedroom on the left has 2 bunk beds comfortably sleeping four people/kids. It also has 55-inch smart TV.

BOOK WITH CONFIDENCE! We’re local and personally built this home. The newly constructed home is in top shape. It’s always clean, the premium linens are high quality, and everything is impeccably maintained. You don’t have to worry about finding a home that’s less than advertised.

Please Note: Guests will be asked to leave the property immediately without refund for the following reasons:

*Exceeding maximum occupancy. (14 guests maximum-children and infants count as guests.)

*We are a neighborhood friendly short & mid -term rental. After first warning for disruptive behavior such as impeding traffic, hanging out and drinking in the driveway, you will be out.

*Bringing any type of pet into the home. Exterior of the house is equipped with cameras. Do not try to sneak any pets into the Blue Pearl.

*Smoking in the home. Leaving house with any weed/cigarettes smoke smell will result to $300 charge. If you smoke outside, please do not discard cigarette butts in yard.

* No food in the bedrooms.

* No insolvents in the toilets. Toilet paper only in the toilets.

* No Parties or Events.

*No refunds on early check outs.

*Take out trash.

*Turn off lights if not in use.

*Minimum cleaning required such as taking out trash, and loading dishwasher.

*Violating any of the house rules as defined in the rental agreement.

You will have access to all the entire two levels of Blue Pearl, including the back yard and deck.

Garage is not accessible to guests. However, you will have access to electric charger if you drive an EV.

House is self check-in with a key pad. No key required. You will be sent the guest access information the morning of your arrival in the Welcome Message with all the information you need to have a comfortable stay.

Other things to Note
House has a separate apartment underneath with separate entrance. There is no shared spaces between the two units. This apartment is also listed on short term platforms. There may be an occupant during your stay so please respect the Quiet Time rule.

PARKING: There are ample parking on the premises. The driveway in front of the garage is assigned to your stay. This driveway can easily park 4 cars.

You will need ask if you want to utilize the side driveway for overflow as this is assigned to the apartment downstairs.

Our town is a very peaceful place. We are located between Washington DC and Fredericksburg. We are surrounded with many different restaurants ( American, Spanish, Italian, of course Ghana and Nigeria). Great place for relaxation. Quiet area to walk

- "We loved our stay in this beautifully decorated basement level apartment! The space was very clean and we loved the creative decor and thoughtful touches. Our host was very communicative, warm, and kind. He was also very quick to respond to messages and made sure our stay was comfortable. There were some chickens on the property and my 3yo loved going out to see them and she also had a great time using the trampoline. We only had a very short stay, but it was one of the most memorable trips we’ve taken. We would definitely stay here again!"

This cozy cottage is only a short 2 minute walk to our beautiful private community lake. The lake features plenty of picnic tables and BBQ grills. It also has a kids playground, covered pavilion, and restrooms, all down by the lake. Did I mention it also has a small sandy beach? Yaay! The cottage is ready for your enjoyment with huge front deck, fire pit, and horseshoe pits. There's also a fenced in back yard for your pets.
Guests will have access to the entire house and yard, as well as the private lake access.
We keep the home on a lock box, so once you book, we will send you the access code.
We have supplied basic kitchen necessities, as well as basic restroom items. All mattresses are covered with fully encapsulated bed covers, and all linens are washed between guests for your peace of mind.
