- "The property was clean when we arrived, and suitable for our family consisting of two adults two teens, and our little french bulldog. There was no pet smell whatsoever upon entering, nor was there any pet hair or stains visible to us. There is a small back yard that is fenced off, the fence opens up to a park area, which is a perfect set up for kids and pets. We were a little bummed that the refrigerator and dryer were not working, but thankfully there was a refrigerator in the garage (access just off the kitchen) that we were able to use. We were also glad to be able to use the garage during our stay, with extra garage remotes, it came in handy during cold and rainy weather. The neighborhood was very quiet and seemed safe. We did not have to contact the host much, but when we did they responded quickly. There were minor cosmetic flaws throughout the home, however none of which affected our comfort or our stay. "

- "Family in town for a college graduation, spacious, quiet area." - "The house was clean and the beds were comfortable. The kitchen was not stocked well, especially for trying to prepare some Thanksgiving dishes, it was missing hot pads, measuring cups and spoons, the toaster was broken. There were no bath mats, there was a stain on the master bedroom comforter and there was not mattress pad covering the mattress. Several pillows had stains on them. But other than that the place was clean, and easy to find, the light was out on the porch and it was dark when we arrived. It was basic and it was fine for what we needed. No frills or luxury at all. - "This is a beautiful home set on a picturesque piece of property in a lovely quiet neighborhood. We found the home to be sparkling clean and set up with starter packs in bathrooms, laundry areas and the kitchen area! The kitchen has pots and pans and plenty of dishes for larger dinner parties. We had several dinner gatherings with other family members who were in the area at the same time so we made plenty of use of the long dining table in the dining room area. The master suite is beautifully appointed off to itself away from other bedrooms. There are two laundry rooms one located upstairs and one downstairs with new washer and dryers. All the appliances seemed to be in working order. The view from the living and dining area on the main floor overlooks a beautifully landscaped patio area with colorful landscape and my elderly father just enjoyed sitting in the comfortable easy chair and staring out the windows watching the intermittent golfers move along their way. The location of this property is perfect! It's just close enough to the I15 but not so close you are subjected to the horrible road noise. The downstairs boasts a pool table, that we made good use of, and two electronic free standing games that the young adults had a blast playing along with room to sprawl out and watch a movie. . Our entire family, Grandpa down to our young adult children so enjoyed this home. We will definetly book here again in future!! Many thanks Dave!"

The price you see for 15 guests or fewer is for the top 2 floors which provides access to 5 bedrooms (1 king and 1 queen on the main floor, 1 king and 2 queens upstairs) and 2 full baths. There is also a large master closet with a Pack 'N Play. This first option is best suited for 10 or fewer guests.

The second option is available for an additional fee of 16 guests or more. This option provides everything on the top 2 floors but also includes everything in the walk-out basement. This comes to a total of 8 bedrooms and 4 full baths. This option adds 3 extra bedrooms (1 king and 2 queens), 2 extra full bathrooms, and an additional living space/game room (with an 85” tv, foosball table, 2 full size arcade cabinets, and an Xbox One game system with games and remotes), laundry room, and kitchen. This is the perfect arrangement for large families or work trips looking to stay in comfort under one roof. Sleeps 16 guests in 8 queen or larger beds and max of 20 allowed guests if utilizing the couches or crib.

This location is ideal for many activities, adventures, and gatherings in Utah County and beyond. BYU campus is just 15 minutes away and UVU campus only 5 minutes. Bridal Veil Falls is a mere 15 minutes up Provo Canyon with Sundance Resort only another 15 minutes beyond. Park City is a scenic hour drive.

Our home is centrally located near UVU with quick access roads to BYU events. There are 6 bedrooms, 3 full baths and a private backyard. The home has a kitchen area located next to a large living room. The basement also has a large den with it’s own television. Multiple 65 inch flat screen TV's. All smart TV's to easy streaming your favorite platforms like Netflix, Disney+, ESPN, YouTube, HBO Max, Amazon Prime and many others. The Space

This is our family's home. We have recently put new carpet and paint in the home. It is sparkling clean. We look forward to sharing this beautiful large home with our guests. It is close to many attractions. Sleepy Ridge Golf course is a block away. 3 city parks minutes away. Perfect spot to let the kids run and play. There are tennis courts, basketball and a playground. Fishing the blue ribbon Provo river is a few miles away.

Here are a few ideas when you plan your visit to our home.

Day 1: If you are just a beginner or a seasoned golfer you won’t want to miss playing The Links at Sleepy Ridge. This golf course is conveniently located around the block and offers 18 incredible holes. You will get a unique opportunity to experience beautiful views and a breathtaking clubhouse. After a round of golf you will be craving some great food. We recommend a local favorite, Five Star BBQ. Don’t forget to order the fried funeral potatoes and the banana pudding.

Day 2: Take a 10 minute drive for breakfast to Tru Religion. We love their mission to give their employees a second chance. Don’t leave without trying their blueberry stuffed french toast or their M.O.A.B. sandwich. After breakfast head up Provo Canyon for a nice walk up to see Bridal Veil Falls. This is an easy paved path for all ages.

Day 3: If you are wanting a low key, relaxing day then I would head to our local theatre, the Megaplex. The Vineyard Megaplex is the new happening place to see a movie. We don’t go see a movie without going to Chubby’s restaurant. Chubby’s is located in the same strip mall as the theater. We love their burgers and shakes.

Day 4: We love shopping at the Riverwoods. The shops are filled with local favorites like Called to Surf, Lime Ricki and Lonely Ghost. Provo Beach Resort is a family favorite as well. They have bowling, arcade games and a FlowRider. When you start to feel hungry head over to Seven Brothers. The Paniolo Burger is to die for.

Day 5: A day for the kids includes a few hours at Hang Time trampoline park. All the kids will love jumping into pits filled with foam and doing the obstacle courses. If you are feeling brave, set up teams and play dodgeball. When the kids are all tuckered out take them to Swig and grab some refreshing drinks. For dinner we suggest BBQ in the backyard or at any of our local parks. Springwater Park, Vineyard Grove Park and Lakeside Park are all within a five minute drive.

Day 6: If you are here to see the BYU Cougars or the UVU Wolverines this is an excellent location. The UVU campus is less than 5 minutes away and BYU is 15 minutes. We recommend going to any game in town. You won’t hear a louder stadium than Lavell Edwards Stadium. Make sure you grab a Cougar Tail in between quarters. If you get a chance to go to a basketball game in the UCCU Center then check out the architecture on campus. When the game is over take a drive up Provo Canyon to see the Sundance area. We love making reservations at The Tree Room or eating at the Foundry Grill. If you are lucky take a chairlift ride on a full moon night.

Day 7: Are you here for the snow? Sundance is our local favorite and it doesn’t disappoint. The snow is incredible. If you are a beginner then schedule a lesson and you are ready to hit the slopes. Skiing and snowboarding are for all ages and the ski runs have the best views. The Sundance deli offers some great salad and sandwich options for lunch. If you are not into the snow then check out the spa at Sundance. They have a lot of wellness options.

Other things to note
Please note -- we provide starter packs for guests for all basic toiletries (toilet paper, soap, shampoo) as well as enough bath towels for all guests. However, especially for larger groups and/or longer stays, there's a chance guests will need to bring/buy some toiletries (Walmart or Target are both 5-minute drives).

In the kitchen, we have all basic cookware and cooking utensils, but guests should plan to bring/buy any food or ingredients they'll need for their stay. We try to provide enough dish and laundry detergent to last through guests' entire stay, but you can also message or text/call if you are close to running out!

- "This place was perfect for our stay. We were walking distance to UVU campus for the state wrestling tournament. Parking was easy. The only bad part was the upstairs neighbor stomping around, but nothing could be done about that!! There is cookware and dishes. Bring your own baking pans, but otherwise well stocked for eating in. They even provide laundry supplies. That was great. When I received the check in email, there is a great link that is very helpful, but there was no contact information listed under the contact section. All numbers and emails were blank. The only way to contact the host was through Vrbo, which I couldn’t do because it was booked under a different account than my primary (my fault)."

- "Location and space were key. So much parking was awesome too!" - "The property was decently clean; however did exhibit some significant wear. In fairness, repairs had been completed in attempts to maintain; however minor items such as differences paint sheen were obvious. Lower bathroom did have signs of water damage near washer, as well as broken accessory brackets for soap dispensers and toilet roll dispenser. The major issue was an attached residential rental in which occupants displayed their laundry on external rails of the house, in addition to the occupants being up at all hours throughout the evening. Wall insulation seemed non existent as we could hear the apartment occupants conversing and playing music at all hours of the night. If you desire sleep in the lower quarters of the house this is not the optimum choice. We had all adults but this house rental would be better for one set of adults and several kids. The master bedroom is large and defiantly the nicest part of the house. The other rooms are not comfortable. I think kids would not care and could sleep through the partying next door but we did not sleep for 3 nights in the basement."

The entire space was designed to reflect our love of Utah's stark, beautiful desert scenery and sunsets.

We clean the entire private apartment with hotel-like attention to detail, and we launder fresh towels and linens for each and every stay.

The main living area has a queen sized sleeper sofa, two chairs, and a 65 inch Roku TV for guests to connect to any of their favorite streaming services (streaming subscriptions not provided; you must use your own account). The kitchenette includes a coffee maker, toaster, mini fridge, hot plate, and sink. The bedroom has king sized bed, a chair, and closet space with an iron & board. The bathroom is equipped with a hair dryer, soap, shampoo, and body wash.

Guest access
The sidewalk on the North side of the house leads down a series of cement steps to the back of the home where guests can enter the basement apartment through a locking sliding door. At the end of the basement hallway there is a locked storage closet and a stairwell that leads up to the main floor. During your stay, the entire basement is private, remains locked at all times, and is completely separated from our living space.

Other things to note
PET FEE: Please add your fur-baby to the guest total so AirBNB includes our pet cleaning fee. It is important for our cleaners to take extra time and care to remove all fur, dander, oder, and potential allergens for any subsequent guests.

NO STREET PARKING is allowed between 11pm-6am. Guests *MUST* use the designated guest spots WITH a visible PARKING PASS or else they will get “BOOTED” which costs $75 to remove. 🫣

NO FENCES—PETS MUST BE LEASHED AND SUPERVISED: when outside, pets must at all times be on a leash and supervised by the guest. There are no fences in this neighborhood and lots of children and neighbors’ pets so this rule is very strict for the safety of everyone.

BASEMENT APARTMENT NOISE: Our space is a walk-out basement and has significant soundproofing, but it is likely that you'll hear us upstairs here and there. So far no one has complained, but if the noise ever bothers you, please feel free to let us know and we can adjust accordingly.

The home is centrally located in the heart of Orem by UVU. Whether you are here for work or to ski at the beautiful Sundance resort, this place is close to everything you could need. It’s very close to the Orem front runner station which takes you right to the airport and more and there is a bus stop close by. There are plenty of great restaurants and grocery options near by including a Cafe Rio, in-n-out burger, Aubergine, Trader Joe’s, Costco, Target and more. Even the University mall is just a short distance away.

The dining room area connected to the kitchen has a table that comfortably seats 6 people along with the two barstool chairs at the island. The kitchen is fully stocked with all of the cookware needed to make those homemade meals while out traveling. Pots, pans, cooking utensils, slow cooker, blender, mixing bowls, baking sheets, spices, cooking oils, etc. The kitchen also has a CuisinArt coffee maker with lots of complimentary coffee, filters, creamer, and sugar/sweetener.

⤷ Master: The master bedroom has a king bed, nightstands with lamps, work station, dresser, and a large walk-in double vanity bathroom with a walk-in closet.

Getting around the neighborhood is very easy. For you golf lovers this neighborhood backs up to Sleepy Ridge Golf course and is extremely close to the I-15.

There is a smoker located on the back patio. This can be used but we do not provide the required pellets or paraphernalia for grilling. If you wish to use the smoker you are welcome to bring your own fuel and equipment.

With unobstructed views of east-side mountains (the "Y") and the golf course clubhouse. The development wraps around the beautiful, Sleepy Ridge Golf Course, complete with a reception center within the Club House -- hosting many of our guest/weddings over the years.
Perhaps most notable to the space is the 5 - 10 minute drive to the freeway, BYU, MTC, both LDS Provo Temples; It is 15 minutes to Silicon Slopes, and 25 - 30 minutes to Sundance, Park City and Deer Valley Ski Resorts.

A combination door code makes access ready and easy for all guests in your group. We've also received many complimentary reviews noting the appreciated amenities of the home having two separate, fully-stocked kitchens and laundry rooms. The multi-diamond, city Park two blocks away has also been positively noted in feedback.

Our home also has a three-car garage, with an added RV pad. We've been able to park up to ten vehicles in the garage/driveway without needing to park in the street - (which, by the way, does not allow for overnight street parking in the neighborhood.)

The Space

This is a rambler style home with large basement. We have recently added new carpet and paint. We take pride in the cleanliness of this AirBnb. The main floor has two full baths, 3 bedrooms, laundry room and a full kitchen. The basement includes a large living area, small work space, 3 bedrooms and 1 full bathroom. It is close to many attractions. (Sleepy Ridge Golf Course, Lakeside Park, Springwater Park, Vineyard Grove Park, Provo Canyon, Sundance, UVU, BYU, Provo River, LDS Orem Temple)

Here are a few ideas when you plan your visit to our home.

Day 1: If you are just a beginner or a seasoned golfer you won’t want to miss playing The Links at Sleepy Ridge. This golf course is conveniently located around the block and offers 18 incredible holes. You will get a unique opportunity to experience beautiful views and a breathtaking clubhouse. After a round of golf you will be craving some great food. We recommend a local favorite, Five Star BBQ. Don’t forget to order the fried funeral potatoes and the banana pudding. If a golf course isn't your thing you can head over to the brand new Top Golf that is less then 5 minutes away.

Day 2: Take a 10 minute drive for breakfast to Tru Religion. We love their mission to give their employees a second chance. Don’t leave without trying their blueberry stuffed french toast or their M.O.A.B. sandwich. After breakfast head up Provo Canyon for a nice walk up to see Bridal Veil Falls. This is an easy paved path for all ages. Take a 3 minute drive and see the Orem Temple.

Day 3: If you are wanting a low key, relaxing day then I would head to our local theatre, the Megaplex. The Vineyard Megaplex is the new happening place to see a movie. We don’t go see a movie without going to Chubby’s restaurant. Chubby’s is located in the same strip mall as the theater. We love their burgers and shakes.

Day 4: We love shopping at the Riverwoods. The shops are filled with local favorites like Called to Surf, Lime Ricki and Lonely Ghost. Provo Beach Resort is a family favorite as well. They have bowling, arcade games and a FlowRider. When you start to feel hungry head over to Seven Brothers. The Paniolo Burger is to die for.

Day 5: A day for the kids includes a few hours at Hang Time trampoline park. All the kids will love jumping into pits filled with foam and doing the obstacle courses. If you are feeling brave, set up teams and play dodgeball. When the kids are all tuckered out take them to Swig and grab some refreshing drinks. For dinner we suggest BBQ in the backyard or at any of our local parks. Springwater Park, Vineyard Grove Park and Lakeside Park are all within a five minute drive.

Day 6: If you are here to see the BYU Cougars or the UVU Wolverines this is an excellent location. The UVU campus is less than 5 minutes away and BYU is 15 minutes. We recommend going to any game in town. You won’t hear a louder stadium than Lavell Edwards Stadium. Make sure you grab a Cougar Tail in between quarters. If you get a chance to go to a basketball game in the UCCU Center then check out the architecture on campus. When the game is over take a drive up Provo Canyon to see the Sundance area. We love making reservations at The Tree Room or eating at the Foundry Grill. If you are lucky take a chairlift ride on a full moon night.

Day 7: Are you here for the snow? Sundance is our local favorite and it doesn’t disappoint. The snow is incredible. If you are a beginner then schedule a lesson and you are ready to hit the slopes. Skiing and snowboarding are for all ages and the ski runs have the best views. The Sundance deli offers some great salad and sandwich options for lunch. If you are not into the snow then check out the spa at Sundance. They have a lot of wellness options.

This home is just a quick 3 minute drive to the newly built LDS Orem Temple. If you are attending a wedding this house offers space for family and friends to stay and be close to the venue. We have had families use this space for bridal showers in the past.

Please note -- we provide starter packs for guests for all basic toiletries (toilet paper, soap, shampoo) as well as enough bath towels for all guests. However, especially for larger groups and/or longer stays, there's a chance guests will need to bring/buy some toiletries (Walmart or Target are both 5-minute drives).

In the kitchen, we have all basic cookware and cooking utensils, but guests should plan to bring/buy any food or ingredients they'll need for their stay. We try to provide enough dish and laundry detergent to last through guests' entire stay, but you can also message or text/call if you are close to running out!

This beautiful brand new home is just minutes from UVU. This home is perfect for your family get-together, baby shower, or other smaller vent. This home is located 35 minutes from Salt Lake City. Tons of playgrounds and outdoor parks nearby for kids near the house. Great area for biking, running, skiing, and most of all, hiking! Plenty of hikes and waterfalls to experience in the area.
All these things are noted in the Guest Handbook on the countertop in the kitchen, with lots of recommendations on fine dining, casual dining, hikes, and so many seasonal activities!
