Upon arrival, the bright hallway hosts a gallery of local photography on the walls, and in this deceptiously spacious split level cottage you’ll find a very comfortable & spacious living room for all your cozy evenings, along with a smart TV, corner sofa and dining table seating six with elevated views over the village to the hills beyond. The traditional kitchen is well-equipped with all the necessities you’ll need to enjoy a home-cooked meal, and the local village with its pubs & cafe’s is at your doorstep should you wish to dine out.
Downstairs, the master bedroom is spacious with plenty of storage & 100% cotton linens. Next door to the master (kingsize bed), another bedroom with twin singles is ready to be enjoyed by kids or adults alike. A spacious family contemporary bathroom is for all guests. The utility room also has its own washing machine, tumble dryer, and iron & a door opens out into a sunny garden with seating area (accessed down some steps) for your use. Whilst upstairs there is an additional third bedroom with double bed, and a small cloakroom with toilet and sink next to the kitchen.
12 on the Hill is situated in an excellent location in the village. Only a 5 minute walk from Queen Elizabeth Forest Park, you have nature at your fingertips & breathe the fresh air. A 2 minute walk downhill into Aberfoyle and you’ll find the high street, filled with local independent shops to enjoy! Our personal favourites on the high street include Maggie’s Bakery, where the smell of her delicious shortbread immediately beckons you to come in, and is also stocked with a variety of jams, chutneys, and other baked goods. The Station is a great place to enjoy a coffee inside or outdoors, with a shop section filled with Scottish locally made gifts to be bought.
There is so much to do in the area, with the Three Lochs Forest Drive at your doorstep, and the Go Ape high wire challenge at Queen Elizabeth Forest Park. You’ll find a gorgeous large waterfall, a few minutes walk through the forest, as well as a centre with cafe & beautiful views at the top. Just a 20 minute drive away, you’ll find Callander - a Victorian tourist town with more local independent shops, and Bracklinn Falls which is a beautiful hike. Around 45 mins drive away you’ll find the beautiful village of Luss situated on Loch Lomond, with its famous & colourful picturesque workers cottages or head to Inversnaid on the Eastern shores of Loch lomond past stunning views of Arrochar Alps and you’ll meet the Highland way where it follows the shore line and yet more spectacular waterfalls & hikes. All the accommodation is on the second floor and comprises two double bedrooms and a family bathroom and can sleep a maximum of four people. The rest of the property is made up of a fitted kitchen with a dining area and a sitting room with an electric fire. Outside the cottage is off road parking for two cars on a first come, first served basis. With the whole of the Trossachs to explore, Aberfoyle Apartment is an ideal base for touring this part of Scotland.

Enjoy a cosy retreat in picturesque Aberfoyle. This small cottage is surrounded by beautiful foliage but only a 1 min walk to the Main Street with its welcoming cafes, shops and pubs. It is also only a 2 min walk to the nearby woodland. Its stylish, modern Scottish interior with exposed beams in the lounge and wood burner add to the cosy feel, whilst velux windows make it light and airy during the day. The outside decking area is the perfect spot to relax after sightseeing or outdoor pursuits.

The cottage is beautifully compact and best suited for 1 or 2 guests but a chair in the upstairs living area folds down into a good size single bed if needed. The cottage is in a quiet residential area so I ask that guests please respect my neighbours and keep noise at a low level. There is a shower in the cottage but no bath. 2 small/ medium sized well behaved dogs are very welcome but please provide your own dog beds, towels and bowls. EV charging is very handy, just a minute away in the village car park.

Trossachs Gate Cottage was constructed around 1900 .Originally used as a stable and hay loft. The upper floor was added in 1926 and was a meeting place for residents of the Aberfoyl Village. Steeped in the rich history of William Wallace and Rob Roy Magregor, Aberfoyl is a gateway village to The Trossachs and Loch Lomond National Park and is only a 30 minute drive from Stirling Castle, the Wallace monument and some of the most beautiful lochs and sceenery in Scotland.

Our garden is very private and peaceful, yet we're only a 2 minute walk from Aberfoyle high street! We have just over 2 acres of gardens, which is a mixture of lawns and wooded areas. We have regular visits by red squirrels and pine martens, and indeed have introduced nest boxes for the former as well as feeding stations to give you the best chance of seeing them.
Free, secure parking is provided and there is an EV charging point for extra peace of mind. For those arriving on motorbike/pushbike, we can provide indoor parking for additional peace of mind. Please do let us know if you are travelling this way, so we can prepare space for your arrival.
We provide evening meals and these are served in the conservatory which offers more lovely views across the hills and garden.This room is also used to serve breakfast, which is included with your room.
We provide evening meals on a ‘plat du jour’ basis. All of our meals are prepared each day, as we feel this is the best way to ensure quality. Seasonal produce is used, sourced as locally as possible, prepared to high standards and served with care and attention.
For those with allergies, just please let us know in advance. Eating with us in the evening is optional, so please let us know at the time of booking.

Crannaig House was built in 1890 and sits within it's own grounds of 2 acres above the charming village of Aberfoyle. We are an adults only guesthouse and offer 4 luxurious bedrooms. Each room has it's own Nespresso coffee machine, tea making facilities, Sky/Freeview TV, ensuite, lovely views, robes and complimentary toiletries
Guests have use of a hot tub, bar and guest lounge that includes bar billiards, board games, books and cards. During colder weather there's always a log fire burning too
The space
'Mull' is the other beautiful double room on the first floor and is at the front of the property.
It offers sensational southerly views and is a large, bright room featuring a super king bed, sofa, Nespresso coffee machine, tea making facilities, sofa, Sky TV, hair dryer, robes and quality toiletries
The room has a large en-suite bathroom with a walk-in shower and like all our rooms comes with quality facilities.
Our garden is very private and peaceful, yet we're only a 2 minute walk from Aberfoyle high street! We have just over 2 acres of gardens, which is a mixture of lawns and wooded areas. We have regular visits by red squirrels and pine martens, and indeed have introduced nest boxes for the former as well as feeding stations to give you the best chance of seeing them.
Free, secure parking is provided and there is an EV charging point for extra peace of mind. For those arriving on motorbike/pushbike, we can provide indoor parking for additional peace of mind. Please do let us know if you are travelling this way, so we can prepare space for your arrival.
We provide evening meals and these are served in the conservatory which offers more lovely views across the hills and garden.This room is also used to serve breakfast, which is included with your room.
We provide evening meals on a ‘plat du jour’ basis. All of our meals are prepared each day, as we feel this is the best way to ensure quality. Seasonal produce is used, sourced as locally as possible, prepared to high standards and served with care and attention.
For those with allergies, just please let us know in advance. Eating with us in the evening is optional, so please let us know at the time of booking.
Guest access
In addition to their rooms, our guests have exclusive use of our guest lounge where they can enjoy playing bar billiards on our 1930 Sam's table, read a book, play cards or board games, or simply sit down in front of the fire and relax.
Once the necessary licenses are granted, we will also be providing a bar for our guests and will be offering traditional alcoholic and non-alcoholic beverages.
A brand new top of the range hot tub is also available to our guests.
We provide breakfast which is included in your nightly rate. We also provide dinner on an optional plat du jour basis at a cost of £35 per head for 3 courses.

My wife and I live here and will always be available to assist without being intrusive
