The spacious dining area offers plenty of room for all guests to enjoy dinner together or entertaining game afternoons. Directly adjacent is the large living room, which guarantees cosy evenings with Netflix&Co on a 65-inch Ultra HD TV in a cosy atmosphere with a comfortable and high-quality couch.

The bedroom is equipped with an XXL king-size bed, which the manufacturer also likes to advertise as a "family bed" - there really is plenty of space. A smaller seating area with table offers comfort for a few relaxing minutes of peace and quiet.

The 2nd bedroom is equipped with a queen-size bed and can be manually separated from the living room at sleeping times by means of a louvre curtain. When fully occupied, the pull-out couch offers another 2 guests very good sleeping comfort and relaxation.

The kitchen is fully equipped with all important utensils including common spices + vinegar and oil, etc. (without oven) and offers sufficient cooking facilities with its 4 induction plates. Of course there is also a Tchibo-Caps coffee machine and various free teas.

The flat has 2 separate sanitary areas:
A: A pure guest WC with reasonable washing facilities.
B: A high-quality bathroom with shower and all necessary sanitary facilities.

The flat is on the 1st floor and can therefore be easily reached with luggage. Mobile air conditioning (only available on site in the months of June-September) rounds off the overall package.

On the large communal terrace, our guests can enjoy a wonderful breakfast or relax for a while and round off a lovely evening together in peace and quiet. During the Christmas season, the famous Augsburg Christmas market is set up on the town hall square and can be reached in less than a minute.

Further information:
Our flat is located directly in the pedestrian zone and thus in the heart of Augsburg, you can't get much closer to the centre and all its attractions. As there are 3 large public car parks within a 2-3 minute walk, the parking situation is also easy to manage if you arrive by car. Through a small shopping arcade you can quickly reach our flat from the short-stay car park to load and unload your luggage within 1 minute. We send our guests a detailed description of this in advance in the guest map. (The day tickets for the car parks mentioned are priced startet by €12/Day, which is still within a reasonable price range).

The apartment is a total of 50 square meters with my bedroom and the guest room with balcony, a kitchen and a bathroom and toilet in one. You will sleep on a sofa bed that is about 120 cm wide. The house is a charming old building. The kitchen is fully equipped. The doors cannot be closed completely silently. But that doesn't bother you. I live in the apartment myself. The main entrance is located in the courtyard. The apartment on the 2nd floor on the right. Open the first door on the right. The entrance door is then just on the right.

Beautiful room in our completely new apartment renovated a year ago in prime location, centrally located and right on the river Wertach. 2 bathrooms for shared use, kitchen, wifi, wifi, washing machine, parking in front of the house, everything there.

The space
“Sleep is expensive,” Ovid already complained about the noisy Rome.
Fortunately, you are not in antiquity here – nor in a big city with a permanent construction site.
The room is quiet, ideal for sleeping in, breathing deeply and no longer thinking about a big city.

The furnishings are spartan, but solid:
A double bed (140x200 cm) invites you to rest. There is no luxury – but there is a kettle and a small refrigerator, which are modestly located in the hallway in front of the room and may be shared with me. Those who love tea or cool snacks will appreciate it.

Transparency campaign in terms of daylight:
A previous guest meant a little too well with the roller shutter – now the rope is torn, and it remains down. As a result, the room is a little darker than expected – about a fifth of daylight still makes it in.
Ideal for late risers, vampire friends or anyone who doesn't want to count the streetlights when falling asleep.

ALSO IMPORTANT: Since there are furnishings in the hallway such as cabinets or a ladder, it is a bit tight in some places.

The bathroom is clean, but not quite like in the brochure.
The sink has a small crack – don't panic! Looks like a hair, but is firmly fused with the ceramic. So please don't start plucking.

VERY IMPORTANT:
Hot water in the shower needs a little attention – and these instructions:

Press the button on the right of the valve and turn it all the way to the right until it stops.

Then turn the faucet to the left until it is half open – water on!

Patience is now a virtue: be sure to wait until the mixed water reaches the temperature. It may take up to a minute. This depends on the season of the water heater. In winter, heating level II is recommended, in summer, level "e".

One more important note:
You are not renting an entire apartment here, but a private room in an apartment with shared bathroom use.

This is a charming, newly renovated room with access to a kitchen in our new garden house shared with other guests. We are between 10 and 20 minutes (by bike, car, or bus respectively) to the center of town and the Main train station. We are within walking distance to many grocery stores and restaurants, and only a few minutes by car to the Autobahn exit. Guests are welcome to enjoy our large garden. Free parking on the premises.

The rooms are all newly renovated and modernly equipped. The kitchen is fully equipped. Also our bathroom contains 2 separate showers. All rooms are heated with a central heater.

Also you do not have it for long to public transport, these are a 2 minute walk in all directions. On the complete Stätzlinger and Südtiroler Straße there are diverse and inexpensive restaurants/ bakeries. Lidl, Aldi and Kaufland (discount store) are also located directly at the intersection.

Of course, free parking is available for your car vans or trucks.
