The flat is in the middle of the city, but in the best and very calm area of it. It is very close to the universities and to the green recreational areas like Augarten and Stadtpark.

In your room (NUMBER 1 IN THE FLOOR PLAN) you will find a comfortable double bed, a chill area with a couch, fresh linen, wardrobe and a workspace). In the apartment you have everything you need (washing-machine, hair drier....) and more. Everything (heating, electricity, internet etc.) is included in the price (All-In), so you can move in directly without worrying about anything.

Other things to note
We from CoLivi are running more than 300 places in Austria to host students and young professionals during their stay here. All of our co-livings are fully furnished with all the things that you need. You can move in only with your personal belongings and don't need to worry about anything else.

We don't take a cleaning fee or a service fee, since our tenants all have cleaning agreements (as part of the rental contract that you will be sent after the booking). So you will find your room spotless and we hope that you will leave it in the same condition to the tenant after you :)

Furthermore we require 1000€ of deposit in order to guarantee your rental payments during your long term stay. Due to my job, I might not be in Graz during your stay. Nevertheless, I stay reachable via phone to arrange immediate local support if required.

While the flat is equipped with an aircondition, the selected room is only cooled down through the general rooms (meaning that the doors have to stay open to benefit from the cooling).


be aware that this is a city center flat in the best location: it's not possible to avoid a certain level of tramway and city traffic noise. since the flat provides soundproof windows, this should only be an issue for guests who are super-sensitive to noise.

My flat supports "host-independent" self-checkin through a foolproof and free smart-lock app (available for Android and Apple devices). The lock can be controlled via app starting from the agreed checkin-time until the agreed checkout-time. In the unlikely event of technical issues, I offer alternative ways to access the flat. Please just contact me accordingly.

Our building was designed by the renowned architect Franz Gessner and constructed between 1936 and 1937. This historical building is closely tied to the rich cultural heritage of Vienna, specifically Mozart’s famous opera "The Magic Flute" (Die Zauberflöte), which premiered at the nearby Freihaustheater auf der Wieden in 1791.

We place a high value on preserving the original character and charm of our property. Unlike modern hotels, our apartments are maintained in a boutique hotel style, emphasizing authenticity and historical integrity. This includes retaining the original wooden floors, which might creak as you walk on them – a small but charming reminder of the building’s history that adds to the unique experience of staying with us.

This charming place is a former place. Pension with 14 rooms, built in the standard of the 60s. From here it is close to popular shops and restaurants and Lake Wörthersee.

The facilities around the house as well as the toilet facilities are accessible by the residents of the property.

There are also long-term tenants and other guests in the house, for their behavior, we can only take responsibility to a limited extent (cigarette smoke).

Other things to note
The 4 (room) on Lake Wörthersee is what the name says. Centrally located in Krumpendorf, being accessible by public transport such as bus line/train, close to the state capital Klagenfurt and most importantly, within walking distance in less than 15 minutes to the beautiful Wörthersee. We want to get the rocked "Pension Klein" with some love for you to get the best possible out of the old substance. Equipped with simple furniture, we're offering you a cost-effective stay; AirBnB's mission in mind “Always cheaper than a hotel.”
The other side: toilets in the hallway (also the shower for room 8), no guesthouse; only room rental.

On request we can rent you a(ig) bike/bikes for cheap money.

We can offer you several rooms if you want to celebrate in the group of friends or have a nice time.
