Located minutes from the town centre of Ipswich this fully furnished 2 bedroom apartment sits high amongst the trees on Rosehill. The apartment is complete with kitchen, separate laundry, 2 large bedrooms 1 x queen size bed and 2 x single beds, lounge room, bathroom with separate toilet and an outdoor sitting area where you can enjoy the prevailing breezes and views. The property is quite and peaceful. A short stroll will take you to Queens Park for a coffee or a meal at the cafe. The unit has been listed on Stayz for nearly ten years and we have hosted guests from Australia and all around the world. Some have stayed 4 nights and some up to 3 months.
The units are not new and are priced accordingly however our aim is to provide comfortable, clean and affordable accommodation for our guests

Please be aware that Cameras are not actively monitored during your stay, and footage is only reviewed in the event of an incident. You will find the external cameras on the Northeast and Northwest Corners of the Outdoor Patio/ Clubhouse.

the kitchen is well equipped and looks onto the living and dining areas.
There is a large TV and stereo to enjoy, with a small DVD library.
The front veranda, which overlooks the mountain range is very relaxing after a hard days work or racing.
It has a double lock up garage with laundry facilities as well.

This property is equipped with external security cameras overlooking the driveways, pool, spa and general outdoor areas for general safety and property protection. Cameras are not actively monitored during your stay, and footage is only reviewed in the event of an incident. You will find these cameras on the Southwest corner Eaves and Northeast corner eaves at both the front and back of the house. The cameras can only be moved remotely, and the cameras will move and/or reset position due to automated movement detection (i.e. If something like a bird flies by, the camera may revert to its original position). so please do not try to access or unplug any equipment. If you are found to have tampered with internet or security equipment/cords a fee will be charged for a technician to come out and fix the devices, remember we are regional so travel and call out fees will apply. This 1927 Silkstone Cottage is a self-check-in, non-smoking holiday home, sleeps up to 7 people.
Silkstone Cottage is almost 100 years old. It's located in a family suburban area. Therefore, the home is not suitable for parties or large gatherings. It has the old-world charm which we are sure you love and am sure you’d appreciated the beautiful and unique coloured stained-glass windows, solid timber doors and double sash timber windows and original VJ timber walls and ceilings.
There are two fully screened bedrooms, a double sofa bed in the lounge and a single and trundle in the under-croft third bedroom. The undercroft bedroom is accessible by external stairs.
The light-filled living area & functional kitchen make this home as comfortable as its original charming features. The home has been fully updated with new furniture and appliances in March 2025. It has is fully airconditioned with new units installed in March 2025 also.
The kitchen includes a full-sized fridge and a bar fridge. There is a new Bosch dishwasher, a microwave, Nespresso coffee machine, toaster, kettle, airfryer, free double sized electric fan forced free standing oven with 5 burner gas cook top. Fire Extinguisher and Blanket are also available.
Home laundered bed linen and towels, face washers, and make up face washers are provided.
There is unlimited wifi and two brand new TVs for you to watch free to air as well as to login to your own streaming services.

Our house is not suitable for parties and events. The neighbour will call either me, our local security patrol or the police if noise is excessive after 10pm.
We had issues with guests using our house for parties before and Airbnb has helped us to install a noise monitor (For more info please search MINUT online) in our outdoor area. It is camera free and simply monitors sound level in the area. It does not listen in on conversations or capture any data. This device is fully integrated with AIRBNB and when excessive noise (over 80 dBs) is detected during our quiet hour (10 pm - 8am second day), an alarm will be sent off to you through Airbnb to remind you to keep the noise down and move your activities inside our home. If the noise persists, I will try to contact you first and resolve any issues with you. If I cannot reach you or the noise persists after our call, the local safety patrol or police wil be informed and further actions will be taken.

We understand that sometimes you really enjoy your time here with us and would like stay a little longer! However, we sometimes have guests coming to stay on the same day you check out and unlike hotels, we do not have alternative rooms for them! Therefore it is important that all late check out requests should be made AT LEAST THE NIGHT before your departure to ensure that our cleaners have plenty of time to finish their work! If you need to check out after 12pm, an extra HALF DAY rate will be charged through Airbnb and the payment must be made on and before the night you check out for your request to be approved. We will not accommodate late check out requests on the day of your departure. Without a late check out confirmation, our cleaner will commence their work at 10am and they will have access to our property for housekeeping.

We provide all our guests with essential starter supplies to make your stay more enjoyable. Complimentary supplies include: 1 set of bed linens for each bed, 2 towels per double/queen/king bed, 1 towel per single/sofa bed, 1 tea towel, coffee + tea + sugar + milk, 2 toilet rolls per toilet, 1 bath mat, 2 hand towels and shampoo, conditioner, hand soap, bodywash per bathroom. There are also a few other cooking supplies provided in our kitchen. Please note these supplies are not intended to last for the whole duration of your stay but are provided to avoid the need to rush to supermarkets immediately after your arrival. If you need extra supplies, please arrange with us prior to your stay to avoid delivery costs! If you would like to request mid-stay supply delivery, please contact us and we are more than happy to help!

RULE 1: Please respect check in and out times.
❑ The standard check-out time is 10am. There are absolutely no exceptions unless arrangements have been made at the time of booking. For any unauthorized late check-out, a $50/hr late check-out fee will apply.
❑ Under no circumstances can check-outs be later than noon (12pm), as other guests are arriving and the space must be cleaned — Any unauthorized late check-out beyond this time will result to a fee equivalent to a day’s base rate without discounts (NOTE: This fee will not mean possession of the property for the day, this is the fee for over-staying for more than 2 hours without permission)
RULE 2: No parties or events allowed
❑ Strictly no parties allowed. Infringement on this rule will result in eviction without refund.
RULE 3: No smoking allowed.
❑ Smoking inside the property is prohibited and will result an additional charge of over $250. This is as the smell will need to be treated professionally and the room deodorized.
RULE 4: No pets allowed.
❑ Strictly no pets allowed. We absolutely love pets but due to hygienic and health reason/s, we are unable to accommodate them in my property. Violation of this rule will result an additional cleaning fee equivalent to the cleaning fee in your booking as the housekeepers will need to do extra work.
RULE 5: Please respect the noise curfew.
❑ Quiet hours are between 10pm – 8am seven days a week. A noise complaint during these hours will result in eviction without refund.
RULE 6: Please report damages or left behind items.
❑ If there is any damage to the property please inform the host ASAP. We will need to replace them and additional charges may apply.
❑ For left behind items, our housekeepers will bring them back to our warehouse and you can contact us to arrange item pick up from the warehouse for free until two weeks after your check out day.
