This elegant Georgian country house, Howford House, offers a stylish, comfortable and spacious setting for family holidays and short breaks with large groups of friends.

The house is set above a sloped lawn, surrounded by trees, and with an open view across the Tweed valley and the River Tweed. With a formal appearance from the outside and a relaxed air within, this holiday house was renovated and refurbished in 2016.
On entering by the front door, the house offers a grand hall which presents a mix of antique furniture and modern art, and this eclectic theme carries on throughout the whole house. The two front rooms are the main reception rooms, with an L-shaped drawing room and a classic dining room. To the rear is the country style kitchen and utility room, which can be accessed by a side door, making it more convenient for kitchen access with food shopping.

With ramp access to the side of the house, there is a wheelchair friendly ground floor bedroom, with nearby accessible shower room, with the entire ground floor being accessible too.

The rest of the accommodation is markedly distinct. On the first floor to the front of the house are the 4 main bedrooms; to the rear on the first floor are bedrooms that are classified as the 2 maid’s bedrooms; and on the second floor are the two attic bedrooms, which make a good family suite.

Among the main bedrooms there are three bedrooms with fixed double/king sized beds and the remainder can be either configured as twins or king sized double beds. The attic rooms are ideal for teenagers/children and have 2 single beds in each room. One with TV and their own bathroom.

The kitchen is an old style country kitchen with aga and additional electric cooker. microwave, 2 fridges/freezers and fully equipped for up to 18 guests. There is seating for 8 around the kitchen table.

A security camera will be installed, and the property backs on to the local police station, giving peace of mind to all cyclists who book in the property. Please note that bikes are not allowed in the apartment.

Please do not book the property if you intend to bring bikes into the house.

Although we are very confident of the security of our bike shed please note that any items left in the shed is at your own risk.

Guests will have access to the whole property. The flat has its own ground floor entrance. It is necessary to climb around 15 steps to access the living area.

Located at the foot of Glentress, just 1.5 miles outside Peebles, the Trail House sleeps up to 10 in 5 bedrooms. Parking/Outside:

The houses are part of a small grouping of buildings, all traditional converted barns/steadings and cottages. The Trail House was historically the Stables building before it was converted and extended.

We have an enclosed ‘courtyard’ at the front of the house. During Spring, Summer and Autumn months there are picnic tables and a BBQ. Please note that this is a shared space between the Trail House & Wee House, each have their own patio and tables but it is a social space for both and you may be sharing it with the guests from the other house. If this doesn’t sound like something you’d be comfortable with it may not suit your group.

PLEASE NOTE: The house is located in a quiet residential area, it is not suitable for loud parties. The house is in part a traditional converted farm stable building, there are steps to access the front door and also internally to step down to the living/dining room. It should not be regarded as fully accessible due to the nature of the older building.

There are 5-6 parking spaces at the Trail House. These are shared by both houses.

Squirrels' Drey is centrally located on Innerleithen High Street. You enter the property's large private garden via a secure side gate and arrive into a peaceful haven.
There is a lawned area, spacious patio with circular garden table and benches for al-fresco dining, washing line, garden hose and Asgard bike store. A rear garden gate with keypad entry and fully enclosed perimeter makes the property very secure and safe for children - there is the added benefit of a movement sensor light and security camera on the exterior of the property. The rear gate accesses the private parking area for 1 car (free on road parking for additional vehicles) and driveway which leads out onto the road and playing fields behind.

This deceptively large maisonette is arranged over the first and second floors and is accessed via an external staircase complete with movement sensor light. The porch offers plentiful storage for jackets and shoes, as well as a tumble dryer and pegs for the washing line.

The only difficulty could be if you have any mobility challenges, there are stairs up to the unit and within the unit. The X62 bus stop is right outside the unit, which goes to Peebles and Edinburgh. - "The room was as shown in the pictures and it was comfy. This is a good place for stroking our fork if you’re into hiking and mountain biking. Located above “Out Out” restaurant it is a bit noisy and hot in the room but the windows open easily and let in plenty of fresh air. It did the job for a weekend for a solo traveller but it would be a bit of a squeeze for two adults - the under bed storage is big enough for bags etc and the bed itself was comfy. Check in was the only sticking point as the postcode only takes you to the high street and after a long travel day it could be a little more obvious where the entrance is to the accommodation. Tucked away on a quiet street in the Scottish market town of Peebles, Dalgety is a semi-detached Victorian house which has been in the owner’s family for over a century. Its rich history is reflected in the numerous thoughtful touches and beloved antiques which are dotted throughout the home, from a characterful Singer sewing machine to curling stones which once skidded across a frozen River Tweed. Elevated by colourful furnishings and contemporary artworks, the house has evolved into the perfect base for exploring both this thriving town and the South of Scotland at large.

On entering the house into the inner hall, you’ll be met with the beautiful central staircase with ornate spindles, plenty of space for storing boots and coats, and a door through to the living room on the right. With plush and vibrant sofas bathed in light through large windows, it’s the ideal place to relax – whether that’s with a morning coffee or an evening cocktail. The formal dining room lies to the left of the central hall, where a hearth crafted from locally quarried stone and a large wooden table create the perfect atmosphere for a dinner party. You’ll find the kitchen at the rear of the house with doors that lead out to the courtyard, in addition to the welcoming features of a large range cooker and coffee machine.

On offer is this elegant Georgian country house, which is set above a sloped lawn, surrounded by trees, with an open view across the Tweed valley. With a formal appearance from the outside and a relaxed air within, this holiday house was renovated and refurbished in 2016. When entering by the front door, it opens out to a grand hall which presents a mix of antique furniture and modern art, and this eclectic theme carries on throughout the whole house. The two front rooms are the main reception rooms, with an L-shaped drawing room and a classic dining room. To the rear is the country style kitchen and utility room, which can be accessed by a side door, making it more convenient for kitchen access with food shopping.

With ramp access to the side of the house, there is a wheelchair friendly ground floor bedroom, with nearby accessible shower room. The rest of the accommodation is markedly distinct. On the first floor to the front of the house are the 4 main bedrooms; to the rear on the first floor are bedrooms that are classified as the 2 maid’s bedrooms; and on the second floor are the two attic bedrooms, which make a good family suite. This is a pet-friendly holiday house and dogs are allowed access at ground floor level. The private grounds make a great space to relax in, whilst facilities are made available at nearby Traquair House for all residents. This is a holiday house that is ideal for family holidays, get-togethers and weekends away, to enjoy the Scottish Borders, as well as taking advantage of being only 26 miles from Edinburgh.

The drawing-room, with an open fire and views to the front, is a large expansive L-shaped room, with a selection of comfortable sofas and chairs for your group to relax in. Split into two areas, with a formal section to the front and a more relaxed sitting room style section to the rear. The drawing room section has more traditional pictures of family portraits whilst the sitting room has modern art on show. Where better than the drawing-room to enjoy the local Traquair Ale in comfort and style. Within the sitting room, there is also a baby grand piano for those who wish to tinkle away at the ivories, as well as a TV with Freeview connection. A cloakroom is off the main hall.

The front-facing dining room, adorned with bold modern art pictures, houses a dining table that seats 12 people around it. For those with larger numbers to seat, then an additional table can be added at the side of the room to house a further 4 people, allowing for 16 people to be seated in the dining room. The kitchen is located to the rear of the house and is an unmodernised rustic country style kitchen, with original flagstone flooring, a dresser and a pine table and chairs, which seats 8 people. An oil-fired AGA and a traditional electric oven are available to cater to the group. Located 30 miles south of Edinburgh airport, this is an ideal venue to enjoy the Scottish Borders and Edinburgh. Innerleithen is a few miles away offering some general stores and shops. For supermarkets, then nearby Peebles or Galashiels have major supermarkets who deliver. There are many golf courses in the locality, including Innerleithen, Cardrona and at Melrose. Fishing is available on the River Tweed. Glentress Forest offers a mountain biking centre. For sight-seeing, the historical Abbotsford House and Melrose Abbey are both well worth a visit.

A 5-minute walk takes you to our picturesque (but challenging!) 9-hole golf course.

If you prefer to explore by car - a 15/20 minute drive will take you to castles, stately homes, museums, theatres, further selections of restaurants and independant shops, chocolate schools, alpaca trekking adventures. The list goes on :)

It is a 10-minute drive to Peebles and a 50-minute drive to Scotland's capital.

The small town of Innerleithen lies between Peebles and Galashiels in the Scottish Borders. The area around the town has been occupied since pre-Roman times. The remains of an Iron-Age hill fort are visible atop Caerlee Hill and defensive ditch works are visible on the hill of Windy Knowe. A semi-permanent Roman marching camp was discovered on the flood plain by the River Tweed.

Like other places in the Borders, Innerleithen's success is built on wool and knitwear, but its fame sprung from its health-giving spring, subject of Sir Walter Scott's 1823 novel Ronan's Well.

Nearby 7stanes Innerleithen is regarded as one of the best and most challenging downhill tracks in the UK. The centre offers many exciting, adrenaline-pumping routes and has been a popular downhill race venue for many years.

Innerleithen has held the annual Border Games since 1827 and nearby, Traquair House is the oldest inhabited house in Scotland.

Recently refurbished kitchen/dining/living area. You are welcome to cook and relax here anytime. There is a locked secure garage available with space for bicycles and you will have your own key for this. The back garden has sitting space (some covered space) and an outside tap and hose for bike cleaning.

Guests will be given a set of keys for front and back door and the garage. You can come and go as you please during your stay. The kitchen is a shared space for guests and for me. The large garden is for your enjoyment too.

This quiet, spacious accommodation is situated in the peaceful Borders town of Innerleithen. It is ideally situated for mountain/road biking, walking and sight-seeing, offering a range of quality local amenities. Innerleithen lies 30 miles south of Edinburgh, 6 miles from Peebles, both easily reached by car or bus. The king/twin bedroom is on the upper floor of two with a private bathroom adjacent. Bikes can be stored at the side/rear in a sheltered, secluded and safe location.

The space
This beautiful, quiet king-sized/twin bedroom is located on the upper floor of two at the rear of the apartment and opens out onto a secluded balcony which overlooks the Leithen Water. Your room has tea/coffee making facilities and breakfast snacks, an armchair and a coffee table. I can provide a Z-bed if required and there is ample room for a travel cot if you'd like to bring one. The private bathroom is adjacent and has a bath and a shower. I have a small dog (non-allergic) who remains downstairs with me at all times. Innerleithen is a small town but has everything you need including a supermarket, cafes, pubs and restaurants.

The bathroom has a large bath with a good strong shower over it.

The dining room can be used for relaxing over breakfast & guests may, if they would like to, enjoy the garden, but must be aware that we have 3 friendly dogs who might also be in the garden! Guests are also very welcome to use the dining room if they need peace & quiet/ time to work.

During your stay
My family and I live in the remainder of the house although the accommodation is self-contained and so you can be quite private. I will meet you on arrival and will ensure that a delicious continental breakfast is available for you at a time of your choosing between 7am and 9am & will either be around in person to help you with anything you need to know, or on the other end of the phone.

Other things to note
If you would like to avoid going into Peebles in the evening to eat, with advance warning I can provide a two course meal here for £20.00 per person

It is an easy run by car to the Edinburgh by- pass, so if you want to combine city & country, the park & ride is a 35 minute drive from here & then 25 mins on the bus!

We now have fibre broadband so our wifi is excellent.
