Peebles is a bustling town with lots of eating places, a theatre, library and museum, art galleries a variety of ongoing activities to partake in.

There is a back garden for relaxing with a coffee or a drink . Swimming pool 2 mins walk away and there are many peaceful walks along the river banks and through the parks and up into the magnificent hills around the town . Newly renovated Venlaw Castle is nestled in the hilltops above Peebles. It is a 2 bedroom, 1 ensuite, 1 bathroom apartment with open plan kitchen and living area, it also benefits from 2 allocated parking spaces. It sit's on 1 acre of undisturbed land with many paths which can lead you away into the country side for many hours. Even with its rural setting you are only a quick 15 minute walk into the town centre.
Venlaw Castle is a grade B listed building, packed full of original period features. The apartment can be found on the 1st floor and can be accessed via the communal stair well. The main living area is an open planned living, kitchen and dining area with 3 large original sash and case windows overlooking the tree tops of Peebles. The kitchen is equipped with everything you could need during your stay including a Nespresso coffee machine.
It has 2 spacious bedrooms, with king size beds and plenty of storage and hanging space for all your belongings. 1 bedroom benefits from an ensuite with shower, and bedroom 2 has spectacular views of the fields, hills and valley which can be enjoyed from the room. The apartment also has a large family bathroom with original working shutters for privacy.

KITCHEN AND DINING/LIVING:
In the open plan kitchen and living room, you will find a comfy sofa (with optional sofa bed), a hanging chair, coffee table and a flat-screen TV with Sky Signature, Disney + and Amazon Prime making it the perfect spot to relax after a long day of exploring the sights of Peebles and the surrounding area.
The fully equipped kitchen has all the necessary amenities, including a Nespresso machine, great for that morning pick me up, fridge/freezer, microwave, kettle, toaster, oven, gas hob, cooking basics, and silverware.
There is also a cosy breakfast bar, great for sitting and chatting with your nearest and dearest. Our guests will be provided with a welcome pack, including coffee pods, tea bags, jam, sugar, sweetener and Borders Biscuits.

There are 2 stylish bedrooms in the property. The master bedroom is fitted with a king-size bed, wardrobe and chest of drawers where you can comfortably store your belongings. The smaller bedroom includes a cosy single bed with additional storage space. The living room sofa can be converted into a very comfy sofa bed, suitable for 2 people.
The bathroom is complete with a bath and shower.

The property is equipped with an iron, ironing board, washing machine, and vacuum cleaner for your convenience.

GARDEN AND BIKE STORE:
The property has a lovely private garden, which is ideal for soaking up the sun during the summer months.
An Asgard police-approved bike shed is available for any cyclists wishing to book the property, offering storage for up to 3 bikes. This shed can also be used to store golf clubs. A security camera will be installed, and the property backs on to the local police station, giving peace of mind to all cyclists who book in the property. Please note that bikes are not allowed in the apartment.
Please do not book the property if you intend to bring bikes into the house.
Although we are very confident of the security of our bike shed please note that any items left in the shed is at your own risk.
GUEST ACCESS:
Guests will have access to the whole property. The flat has its own ground floor entrance. It is necessary to climb around 15 steps to access the living area.

A superfast WiFi connection is available to our guests.
Smoking is strictly prohibited in the property. We would kindly ask the anyone who wishes to smoke to do this in the back garden.

SB00102F: Squirrels' Drey is a quiet hideaway in the heart of Innerleithen, in the beautiful Tweed Valley. Perfectly located for the best mountain bike trails, fishing on the river Tweed and country walks. Sleeps 4 adults and 2 children in two King rooms and a bunk room.
This duplex apartment boasts: a large living/dining room, kitchen, bathroom, WC, TV den?office space, lawned garden and patio with furniture, porch, private parking for one car, Asgard bike store, security camera and light and garden hose.
Squirrels' Drey is centrally located on Innerleithen High Street. You enter the property's large private garden via a secure side gate and arrive into a peaceful haven.
There is a lawned area, spacious patio with circular garden table and benches for al-fresco dining, washing line, garden hose and Asgard bike store. A rear garden gate with keypad entry and fully enclosed perimeter makes the property very secure and safe for children - there is the added benefit of a movement sensor light and security camera on the exterior of the property. The rear gate accesses the private parking area for 1 car (free on road parking for additional vehicles) and driveway which leads out onto the road and playing fields behind.
This deceptively large maisonette is arranged over the first and second floors and is accessed via an external staircase complete with movement sensor light. The porch offers plentiful storage for jackets and shoes, as well as a tumble dryer and pegs for the washing line.
As you enter, the living/dining room is to the right: two 3 seater sofas are arranged either side of a feature fireplace (decorative only) creating a comfy and cosy sitting area - at the opposite end of the room, the sizeable dining table seats six with plentiful tableware for entertaining. This spacious room boasts a TV and CD Player (with CDs!), double glazed windows, heavy blackout curtains and plentiful books and board games to keep the everyone entertained. In addition, there is a TV den/home office space located along the hall which allows the family to spread out if needed.
The kitchen is semi-open plan to the seating area and is fully equipped with gas oven and hob, washing machine, dishwasher, microwave, kettle, toaster, plentiful crockery, glassware and cookware - and enjoys views over the garden.
Along the hall there is a WC, TV Den/home office and a sizeable bunk bed room for the children, complete with blackout shutters, dressing annexe with desk area and stool, clothes rail and chest of drawers.
Access to the upper floor is via an enclosed staircase, where you will find two spacious king-size rooms at either end of the landing, each complete with comfortable chair, towel rail, wardrobe and chest of drawers. The only difficulty could be if you have any mobility challenges, there are stairs up to the unit and within the unit. The X62 bus stop is right outside the unit, which goes to Peebles and Edinburgh. In the idilic town of Peebles, situated in the Scottish Borders sits a self contained newly refurbished 1 bed holiday let, with access to a sofa bed. The sofa bed is the second double bed. Tastefully decorated with all new furnishings. Extremely close to local amenities and popular mountain bike trails (Glentress) and Go Ape. Peebles has a busy high street popular with tourists, sitting alongside the River Tweed. Only 45 mins away from Edinburgh city center with good transport links.
The space
High Trees is just a few minutes walk to Tesco and less than 8 minutes walk from the high street. Guests can cycle straight to Glen Tress with the majority of it on cycle paths. Guests enter through the main front door and have there own entrance to the flat, there is a lock box for the key so check in times are flexible. I am lucky enough to live in a beautiful part of the world and hope my guests agree and enjoy their stay. There is a lovely outdoor space that guests can use. I also provide a travel cot (not the bedding) and a high chair on request.

- "The room was as shown in the pictures and it was comfy. This is a good place for stroking our fork if you’re into hiking and mountain biking. Located above “Out Out” restaurant it is a bit noisy and hot in the room but the windows open easily and let in plenty of fresh air. It did the job for a weekend for a solo traveller but it would be a bit of a squeeze for two adults - the under bed storage is big enough for bags etc and the bed itself was comfy. Check in was the only sticking point as the postcode only takes you to the high street and after a long travel day it could be a little more obvious where the entrance is to the accommodation. Plenty of parking space for guests at the back of the property. "

Welcome to "Stravaig" in the beautiful Scottish Tweed Valley. This newly refurbished apartment is 2-3 min walk from genuine scottish hospitality - we have scandi and vegan coffee shops, Italian restaurant, gastropub and microbrewery and good old fashioned Scottish pubs. Beautiful walking, biking and kayak trails on the doorstep. First floor apartment, private and enclosed garden with secure external storage for bikes etc . Sleeps up to 4 people. You and your dog are very welcome. :)

The living room sofa can be converted into a very comfortable sofa bed, suitable for one adult or two children.
KITCHEN AND DINING
The fully equipped kitchen has all the necessary amenities, including a Nespresso machine, great for that morning pick me up, fridge/freezer, microwave, kettle, toaster, oven, gas hob, cooking basics, and silverware.
There is also a dining table and chairs, great for sitting and chatting with your nearest and dearest. Our guests will be provided with a welcome pack, including coffee pods, tea bags, jam, sugar, sweetener and Borders Biscuits.

There is one large bedroom in the property. This comes with the option of one super king size bed or two single beds, depending on your requirements.

Please note that this room has no windows, but it is well ventilated and very comfortable. In the apartment there is also an additional reading area with a comfortable leather chair and a cocktail table.
We offer secure storage for bicycles.
Children are welcome, but please note that the building is located on a hill with a steep garden embankment, so the garden patio is not safe for children.
We welcome two dogs. Please note that due to the nature of the property, the garden is not protected by a fence, so we advise you to keep an eye on your dogs. We have two friendly dogs and, as the apartment is in close proximity to our living area and garden, you may hear the occasional barking.

A 5-minute walk takes you to our picturesque (but challenging!) 9-hole golf course.

It is a 10-minute drive to Peebles and a 50-minute drive to Scotland's capital.
The small town of Innerleithen lies between Peebles and Galashiels in the Scottish Borders. The area around the town has been occupied since pre-Roman times. The remains of an Iron-Age hill fort are visible atop Caerlee Hill and defensive ditch works are visible on the hill of Windy Knowe. A semi-permanent Roman marching camp was discovered on the flood plain by the River Tweed.
Like other places in the Borders, Innerleithen's success is built on wool and knitwear, but its fame sprung from its health-giving spring, subject of Sir Walter Scott's 1823 novel Ronan's Well.
Nearby 7stanes Innerleithen is regarded as one of the best and most challenging downhill tracks in the UK. The centre offers many exciting, adrenaline-pumping routes and has been a popular downhill race venue for many years.
Innerleithen has held the annual Border Games since 1827 and nearby, Traquair House is the oldest inhabited house in Scotland.

This artist and architect-designed house is clad in larch and well insulated with wool felts. The access to the separate loft of our eco-house is via an external staircase. A large south facing window in the main room overlooks the woodland garden and Shiplaw burn. There is a workspace/single bedroom for an extra guest. We are located within one of the biggest habitat restoration projects in Europe and are five minutes walk from a regular bus service to Edinburgh and across the Borders.
The space
Visitors can enjoy the three acre grounds which are full of wild flowers in spring and summer, an outdoor fire pit overlooking the pond and the burn running through the garden. You will be surrounded by the sights and sounds of nature; a large variety of birds can be seen outside your long window in winter and spring. This is an ideal location for walkers and mountain bikers visiting the Tweed Valley and for those wanting to enjoy the cultural delights of Edinburgh. We are only an hour’s drive away from the East Lothian coast, with its many stunning beaches, picturesque towns and countryside.
For relaxing we make sure the bookshelves are well stocked with a wide range of reading material, including local guidebooks and maps. The courtyard and outbuildings are used for making public art and you might encounter artwork passing through on the way to a commission site or some sculptures being made.
If you would like to sit around a fire at the barbecue spot overlooking the pond we can sell you good quality local dry hardwood, matches and firelighters. If you would like us to buy in charcoal for your barbecue, please let us know in advance. Bike washing and secure bike storage facilities are available for our guests.
Guest access
Guests have their own parking space and for those arriving by car we are just under an hour from Edinburgh and the East Lothian coast. A half hourly bus service (Borders Buses X62 service) runs from the end of our road north to Edinburgh (journey time is one hour) and towards Peebles, Galashiels and Melrose in the other direction. These buses have dedicated bicycle spaces. The bus stop is 300m from our house.
You can go for long walks straight from the garden. From the top of Dundreich or the Iron Age fort south of Portmore Loch you might spot the first snows on the Lomond Hills far in the distance and can enjoy views across the Firth of Forth. If you walk up the valley towards the Cloich hills you can pick up the ancient drove road towards Peebles along which cattle, sheep and geese used to be driven to market in towns and cities down the country to London. We are located close to theTweed Valley's mountain biking centres and have bike washing facilities and secure storage next to the house.
You may be able to help yourself to herbs and produce from the vegetable garden and greenhouse - depending on the season!
Other things to note
Our small friendly dogs, Willow and Pip, (see final photo) like to meet our guests and are often out and about in the garden.
There is a dedicated parking space next to the hedge close to the foot of the stairs and an additional space within 20 metres of the steps. There are 21 steps up to the loft landing and entrance door. We have a type 2 EV charger close to our guest parking spaces.
We have an induction hob in the kitchen, so people with implanted medical devices (eg pacemakers) should be aware of this before booking.
The loft is heated with renewable energy. Please keep the windows closed if the heating is on to reduce our carbon footprint.

The space
A perfect combination of a peaceful setting and wide reaching views but with town amenities easily accessible. The twin room has adult-sized bunk beds with full-length windows looking onto the grounds. The house sits in a small prestigious development within communal woodland on the edge of Peebles, 10 minutes walk down to the town centre. There is easy direct access to the Cademuir hillside walks behind the apartment and the John Buchan Way is right outside. The apartment has its own designated parking space, with space for visitors' parking too. There is washer/dryer in the hall cupboard. Gas central heating/hot water and a living flame gas fire.

2 Saint Michaels Wynd or simply 2SMW is a lovely recently refurbished apartment a stones throw away from the hustle and bustle of Peebles Main Street. Easy access to the many pubs, cafes and restaurants yet tucked away down the quiet cobbled lane of Saint Michaels Wynd.
Expect a comfortable stay in new beds on new mattresses. The kitchen is well equipped for those wanting to don the Chefs hat.

The space
Built in the late 1800’s 2SMW is quirky. The front door leads to a flight of stairs with the living/sleeping areas on the first and second floors.
Light and airy the main living quarters on the first floor have a 4 person sofa with built in bed, a lounge chair and dining table and chairs for 5 people.
The kitchen is fully equipped with new oven/hob, fridge freezer, microwave as well as all utensils, pots, pans etc. Anyone wearing the chefs hat will not be disappointed.
Bathroom is lovely and bright with shower over bath layout. Ample storage for toilet utensils.
The staircase to the second floor has a hand rail and is normal for the period. It is steep compared to modern staircases so bear this in mind if you have any mobility issues.
2nd floor has 2 bedrooms. One set up for couples with a king size bed, bedside tables, ample hanging storage and chest of drawers with mirror on top.
The second bedroom also has hanging storage, 2 single beds, shared bedside table with dual touch lighting.
A mixture of curtains and blinds are used for privacy and keeping daylight out.

You have full access to the property. There is a cupboard under the stairs with iron and ironing board. We also use this space for storing our cleaning equipment.
This 2 bedroom apartment built around 1900 has a warm cosy feel to it really nice to relax in all on the ground floor ideal for kids with a secure patio to the rear which gets the sun all day long (if we get any) great for barbques or just a quiet drink .

Enjoy your stay in all seasons at the Wee Coorie ( little nest) - a newly refurbished cosy two bedroom first floor flat located in a quiet street of victorian houses in the centre of the old town of Peebles. The high street with it’s array of shops, pubs, restaurants, Eastgate Theatre and beautiful river side walks are literally a 3 minute walk away, and buses to Edinburgh are every half hour. The private entrance door is at ground floor level on Elcho Street. Climb one flight of carpeted stairs and enter the flat through a glazed door. On your left is the newly refurbished fully equipped kitchen with induction hob, electric oven, fridge freezer, toaster, and a breakfast bar with room for two. Also on your left is the newly refurbished bathroom with comfortable bath and over bath shower and screen, toilet and washbasin and cupboard. On your right is the twin bedroom with 2 full size single beds, side tables with lamps and large wardrobe. The hall cupboard contains a washing machine and shelving for storage. At the end of the small hallway is the master bedroom with views over the garden. It has a king size bed and fitted wardrobe giving plenty of storage. To your right is the cosy lounge with 3 seater sofa, comfy armchair, wood burning stove, TV with free channels through a firestick, and bookshelves with a wide range of books and board games There is a drop leaf dining table and chairs tucked away in the alcove. The carpets are new throughout the flat and there is gas central heating with easily accessible thermostat and timer. Outside is a small but good size sunny paved garden with a large cherry tree, garden shed with padlock ( ideal for storing bikes) a patio table and chairs, a parasol and BBQ.

The space
The apartment is very relaxing, yet conveniently located overlooking the High Street at the front and a short walk away from the River Tweed at the back. Guests love the location, saying it offers the best of both worlds. The flat is accessed by an external metal staircase onto the roof terrace, which is a perfect place to catch the sunshine. The apartment is cosy and welcoming to make you feel pampered during your stay. There is a comfortable lounge, with a large television and books and board games. This leads to a spacious, well equipped kitchen /dining room, where you can have sociable gatherings around the table as someone cooks, or you can order a wide variety of takeaway food in the near vicinity. You are on holiday after all ! Guests love the convivial atmosphere in this room. We provide a welcome pack of biscuits and crisps, with fresh milk and tea, coffee and sugar / sweeteners. We also have a variety of store cupboard essentials, which guests tell us they appreciate as it makes their stay more convenient. These include salt, pepper and oil, plus tin foil and cling film.
There are three lovely double bedrooms, which overlook the High Street. Guests often remark on how comfortable the beds are. There are extra blankets in each room and dressing tables with mirrors and seating, plus individual hairdryers and extension cables. The flooring is largely quality laminates and we recommend guests bring indoor footwear for their comfort. One bedroom has an en suite shower room with an electric shower and there is a further family bathroom with a bath and thermostatic shower. We provide toilet paper, soap and a variety of bathing essentials.

There is free parking on the main street or on the road beside the river. There are also big car parks a short distance away, on the Edinburgh Road beside Sainsburys or across the river. Parking is mainly free , but occasionally there is a small charge. You may drive up the School Brae from Tweed Green by the riverside in order to drop off luggage but there are parking restrictions too to be aware of. The apartment is accessed by an external metal staircase,with a grab rail at one side. There is security lighting in the alley and on the terrace. You enter the property via a small vestibule and there is a door to the living room. There is a step down into the living room , bordered by a black edging strip, and a clear warning on the door at eye level to remind guests that there is a step to negotiate. Please make sure that all your party are aware of these things before entering the property .
Other things to note
The apartment overlooks the High Street at the front of the property , and there may occasionally be noise at busy times. Most people love the location for its accessibility to the amenities and attractions and say it is one of their favourite things about their stay. We have new double glazing throughout and there are traditional wooden shutters on two bedrooms, which make it quiet inside usually. At the back of the property , the roof terrace has a quiet and peaceful outlook towards the Cademuir Hills. There is no direct parking on the property but cars can be parked on the High Street or along Tweed Green, beside the river. It can be busy when the shops are open but is plentiful once shops close. There are also larger car parks just a short walk away, one on the Edinburgh Road at Sainsburys and one left over the bridge at Kingsmeadows. The car parks only make moderate charges on Saturdays. There are other small car parks at the swimming pool and right over the bridge then left before the Cookshop.
Located in the heart of the Tweed Valley’s outdoor mecca of Innerleithen, these two side-by-side flats are yards from popular cycling and walking trails and a short stroll from the restaurants, bars, shops and cafes on the town’s high street. Each flat can sleep up to four guests over a double bed and double sofa bed, but they are ideally suited for small groups travelling together, be it two couples, two small family groups, or a small group of friends.

These are two side-by-side ground floor flats, each with a private entrance. Located in a building originally built by the Earl of Traquair in 1871, they have been renovated to the highest standards for you to enjoy during your stay. Each flat offers free superfast broadband, a bathroom with walk in shower, double bedroom with bedside USB charging points, modern kitchen, smart TV (with Netflix access and Freeview TV) and an exceptionally comfortable designer sofa bed in the living rooms.
They are ideal accommodation for mountain bikers as within an enclosed back garden there are two high-security ASGARD bike storage sheds suitable for up to four cycles each and wall-mounted hoses for cleaning. Additionally, the property is covered 24hr/365 day by external motion-detected security cameras and floodlights. The Innerleithen Trails car park is less than half a mile from the flat, Caberston Trails only a short ride away, and Glentress Mountain Bike Trail center only five miles away. The start of the Tweed Valley Railway Path is yards from the front door and can be followed all the way to Glentress and Peebles by bike.

I prefer to personally greet my guests to hand over the key, but there is a keysafe available if meeting arrangements don't quite work out.
I live with my family above the flats and can be on hand if needed. Our private entrance is upstairs at the back of the building, so if you are using the bike facilities in the back garden you might meet us coming and going.
Although we are happy to welcome children please be aware the bathroom is shower only with no bath and the flat is not child-proofed. Supervision of children is guests' responsibility.
We are very confident of the security of our bike sheds but property left in them is at your own risk.

Innerleithen is a lovely village/small town in the heart of the Scottish Borders. Ideally located for walking, mountain biking, road cycling, fishing, visiting historic sites and also close to Edinburgh.
Cozy Hub Apartment is fully self contained groundfloor, has 2 bedrooms (1 double/twin bed, 1 with bunkbeds) and can sleep 5 with the use of a sofabed. Centrally heated, kitchen diner, private garden and storage shed. 5 minute walk from shops, pubs, restaurants.
The space
Currently the log-burning stove in the lounge is non operational. This should be back in working order for Autumn 2021.
We do not have a freezer, not even a freezer compartment in the fridge.
Firewood is available to buy in the village. Any left by us will be our discretion.

This is a peaceful 3 bedroom 3 bathroom property that is tucked away just off the High St. The flat entrance is on the first floor where there is lockable bike storage. The living accommodation is on the 2nd floor and the property has been completely renovated benefiting from quick WiFi and 2 flat screen TVs.
