David and Heather were on hand to welcome us, offering advice on what there is to do in the area, and the best local places to eat and drink. We found The Royal a good place for a beer, and to watch football. It is a steep ascent to the property, and we got a taxi back after a night out in town. The less mobile, would definitely need transport to and from. But it does mean you wake up to stunning views of the sea, beaches and surrounding area. Our favourite meal of the weekend was The Bay View restaurant for Sunday Lunch, less than a 10 minute drive away. Overall a fab weekend break, and would highly recommend. "

The south wing of our medieval Welsh farmhouse has been converted to a modern studio apartment with sitting room, kitchen bar with cooking facilities, separate bathroom with heated towel rail, a mezzanine bedroom with a double bed, and an option of a second bedroom with double bed. There is also a large single sofabed in the sitting room.
With large windows and roof skylights plus underfloor heating, the studio feels open and airy yet warm and cosy. A stove completes the high degree of comfort. All this on our sheep farm in a secluded valley in Southern Snowdonia (Eryri) in Wales, surrounded by ancient hills and mountains studded with sheep and, depending on the season, ablaze with foxgloves, bluebells and heather.
The second bedroom is on the ground floor and is available through a private connecting doorway, This is automatically available for guest bookings of three or four people. It is also available for guest bookings of two people if they would prefer either a ground floor bedroom or two bedrooms. In both these cases an ‘additional room’ fee of £45 per night is payable, by card, on arrival.
Our farmhouse, with extensive grounds, is set in spectacular scenery at the far end of a closed valley. As you step out of your studio, you can enjoy a series of lush green seating spaces with dramatic valley views, and listen to the sounds of our own small river, Afon Gelli, or arrange a barbecue. Guests are also welcome to make use of our charming wild croquet paddock.
The valley is in the foothills of the Aran range of mountains running from Aran Fawddwy towards Cader Idris and is ideal walking and/or climbing country. It is also ideal for bird spotters, with over one hundred different species confirmed as either resident or regular visitors. Most of all, it is a tranquil place where the hectic pace of modern life can be totally ignored, and personal harmony restored. It is a place where writers and artists can be truly creative. Your host is a writer herself and is always willing to discuss writing and the writerly world with guests.
Outside the valley, the walking and bird-watching activities continue - including Ospreys and Red Kites - and there is also access to sailing on the sea at Aberdyfi or Barmouth, or on Wales' largest lake at Bala (Llyn Tegid). There is a wide range of pubs and restaurants serving good beer, wine and food. And a short drive away is the traditional Welsh market town of Machynlleth with its alternative culture, a museum of modern art, and a thriving classical and traditional music scene. Machynlleth is also the seat of the ancient parliament of Wales led by Owain Glyndwr. Plus, of course there are the myriad attractions of the Snowdonia National Park, including the world famous slate quarries and their associated narrow gauge railways, plus the world's fastest Zip Line. And, obviously, there is that famous mountain! To crown all this, Snowdonia - Eryri to use its Welsh name – was the UK’s first designated “dark skies area” and offers wonderful opportunities for star-gazing.
For those who must stay connected to the wider world, there is full fibre, high-speed connexion to the internet in the studio, though no mobile signal for a distance of three miles around the property.

The historic towns of Caernarfon and the University City of Bangor are opposite directions outside the gate with the bus stop just there also if you don’t want to take the car. Within a short drive you have the fortified towns of Conwy and Beaumaris along with their fantastic castles and everyone’s favourite Llandudno. Y Lle Hysbys guest annexe is on the outskirts of Bala in a quiet rural location, and can sleep two people. Surrounded by hills and fields, it makes a cosy and peaceful little base across the yard from our home within Eryri National Park. It is an ideal short break property to get away from it all for long weekends walking and exploring North Wales.
Y Lle Hysbys annexe is a separate detached building, and although we live on site in the main house, you can be assured of peace and privacy throughout your stay whilst knowing we're on hand should you need anything. Our guest annexe is in a very tranquil spot, yet with all the convenience of Bala town within only a few minutes drive.
The accommodation is all on one level (no access to the crog loft), and consists of one main living area with luxury handmade double bed for ultimate relaxation after a tough day in the hills! Two armchairs and a dining table. It has a bathroom and small kitchenette off the main living area. The size is similar to a hotel room but with the added benefit of a kitchenette and outdoor patio.
It is a former 'beudy' ( cowshed ) from the time when the house used to be a farmhouse, so it has a high beamed ceiling and is full of character. It makes a comfortable, affordable and convenient base for couples or solo travellers. The patio, with wooden dining bench and railway carriage garden room, is a lovely place to relax with a glass of something (or hot chocolate depending on the season!) after a day out in the mountains. Being south facing, the patio gets the sun well into the evening during the summer months.
Situated on the outskirts of Bala, it is close to Llyn Tegid, often referred to as 'Bala Lake' and you can walk into Bala in about 20 - 25 minutes or drive there in just a few minutes for a range of shops, pubs and restaurants. Bala is surrounded by the Aran, Arenig and Berwyn mountain ranges, and Cadair Idris is only a half hour drive away, so it is a walkers paradise with plenty to offer. Bala is on the final stretch of the Cross Britain Way so an ideal place to stay if you are following this long distance trail. Whichever direction you choose to explore is beautiful in every season. If you are looking to climb Yr Wyddfa, Llanberis is an hour away. This guest annexe is ideal for leisure walkers, hikers and bikers as well as anyone who likes watersports with it being close to Llyn Tegid. The National Whitewater Centre is also less than a 10 minute drive away for thrill seekers looking for rafting experiences along the Afon Tryweryn.

To the rear are stunning hills with many walks. Nearby Fairbourne and in Tywyn we have narrow gauge railways including the World famous Tal-y-Llyn.
10 minute walk away we have a well stocked village shop which is ideal for newspapers and essentials and nearby the Pub. Also a 10minute walk gets you to the railway station for travel North around the coast to Pwllheli or South to Aberystwyth or mainline connections.
There is Zip Wire World 33 miles away with the longest and fastest zip line in Europe or Portmeirion 32 miles away. Coed y Brenin 20 miles away is popular for bike trails and hiking paths. There are also zoo's and castles to explore.

'Noddfa' is a Welsh word meaning 'sanctuary' or 'refuge' and that's exactly what this apartment has been designed to be. Situated on the first floor of this former guest-house it enjoys far-reaching views across the Mawddach Estuary and the Cadair range of mountains. The entrance lobby leads into a spacious living and dining area, complete with fully fitted kitchen. Beyond this area is a generous master bedroom suite featuring a bedroom with kingsize bed and memory foam mattress, a dressing room and generous ensuite shower room. Off the lobby the second bedroom features twin beds with memory foam mattresses and another generous ensuite shower room. Noddfa is pet friendly and affords comfortable accommodation for up to 4 adults or children.
The apartment is accessed through a shared conservatory and stairwell with a useful library of guide books, maps, etc. Outdoors there is a decked and paved area at the front of the house shared between the three apartments. Overlooking the mountains and the Mawddach Estuary this is a delightful place to simply unwind or perhaps dine 'al fresco'.

Fitted out and equipped with the highest quality kitchenware possible. A bottle of chilled water in the fridge with a pint of milk and a bottle of excellent red wine on the table. There were even some doggy treats for dog our Chloe (the Westie) and a doggy bed. Good solid furniture throughout, with bedding and really comfortable beds in each room. The presented cleanliness of the apartment was without fault. Outside the patio was adelight, with so many feathered visitors it was fascinating. Good garden furniture and an excellent hot tub in situ. This area was fitted with glass screens to diffuse any breeze meeting the users. Our view of the estuary from the room was lovely and we were less than 5 minutes from the town. All in all, it couldn't have been better. Would we go again? Yes please..."

To top it all we then accidently left our expensive pillows behind and had to chase again for responses from the owners regarding retrieving them. Eventually they said they were lost."

'Eryri' is both the Welsh word for Snowdonia and similar to the English word for an eagle's nest, and you will feel one with those majestic birds in this cozy, second floor apartment. As you enter the lobby a glass door invites you through to the living/dining area. Nestling in the eaves of the house this room affords spectacular views of Cadair Idris, the Mawddach Estuary and even as far across Cardigan Bay as Pembrokeshire if the weather is clear. The living area flows into a fully-fitted kitchen. The two bedrooms are accessed off the lobby. The master bedroom is situated at the front of the house and enjoys the same spectacular views as the living room as well as a king size bed with memory foam mattress. An ensuite shower room completes the suite. The second bedroom has two single beds with memory foam mattresses, an ensuite shower room and enjoys woodland views to the rear and side of the house. Eryri affords comfortable accommodation for up to 4 adults or children.

This lovely two bedroom seafront holiday home on the first floor is in the heart of Aberdovey. The large sitting room has unrivalled sea views across the Dovey estuary. This holiday home is situated immediately opposite the beach and within easy reach of the shops. It is beautifully decorated and well-equipped. Guests are provided with a free parking permit for use during their stay. All the ingredients for a fantastic holiday or short break!
This comfortable well equipped first floor apartment provides wonderfully relaxing accommodation for a family holiday or a romantic break. The views from the sitting room over the beach and Cardigan bay are breathtaking and provide a continual source of enjoyment.
In addition to Aberdovey’s renowned beach with its miles of sand dunes there are some wonderful walks starting from Aberdovey in the Snowdonia National Park. Venture further afield and you will find the Tallyllyn steam railway which winds its way up the valley. There are stops at the magnificent Dolgoch Falls and at Nant Gwernol which is a starting point for some beautiful walks through the forest and beside the tumbling rivers. More challenging walks in the Snowdonia National park include the famous Cader Idris Mountain.

"Quayside" is located right next to the harbour and sandy beaches. A total "top to bottom"refurbishment has just been completed ( Jan 23). All on first floor: Living/dining room. "Quayside" is one of six apartments in a building which was built around 1890 as the Cemaes School.

Ideally located for family seaside holidays and relaxing winter breaks. Quayside is a first floor apartment accessed by a wide staircase with handrails on each side and set just a short stroll away from a sandy beach, harbour and selection of shops, pubs and cafés, in the heart of the pretty fishing village of Cemaes Bay, which is a multiple winner in the annual ‘Wales in Bloom’ competition, and is partly owned by the NT and protected as a designated AONB. The double bedroom of Quayside has a 5ft kingsize bed, and with a large, private car park and access to the harbour so close, it makes an ideal base for guests with sailing boats. Although located at the rear of the building the harbour and beach is only 50m from the front door. We have a large communal front garden where guests can relax and enjoy the great views of the harbour, sea and beach. The quiet environment is particularly suitable for children as a bypass skirts the village with only local traffic passing by the apartment. This is a wonderful location from which to explore the island and its host of attractions including a sea zoo, Beaumaris Castle and puffin and seal watching cruises. Bird watching, superb coastal walking and a fine choice of golf courses are nearby. Day trips to Ireland depart from the port of Holyhead, just 15 miles away, whilst the Snowdonia National Park and its range of outdoor pursuits are also easily accessible. Beach 50 yards. Shop 100 yards, pub and restaurant 50 yards.

Shower was strong and there was plenty of hot water. Kitchen had everything you would need - a little snug but still enough room for the 2 of us. A full size fridge freezer would be better as there’s only a small under counter fridge freezer, although this would not stop us from recommending this apartment. There are 2 pubs 2 minute walking from here and next door there is a restaurant. The High St (another 2 minute walk) has a shop for groceries, a souvenir shop and a cafe. The walks around the area are outstanding, beautiful scenery with plenty of benches for you to sit and admire the views. The apartment owner was very friendly and very responsive to any questions. We’d definitely recommend this apartment"

1.1. "Additional Fees" means any fees payable by the Holidaymaker other than the Rental Charge and Booking Fee, pet charges and linen charges.

1.3. "Booking" means the reservation of the Property by the Holidaymaker.
1.4. "Booking Conditions" means these terms and conditions.
1.5. "Booking Fee" means the non-refundable booking fee payable by the Holidaymaker to the Agent.
1.6. "Deposit" means: (a) 20% of the Rental Charge; or (b) when the holiday is due to commence within 4 weeks of the date of a Booking Request, 100% of the Rental Charge.

1.8. "Holiday Confirmation" means the confirmation of the Booking issued by the Agent to the Holidaymaker (by email and/or post) once the Initial Payment has been processed.
1.9. "Initial Payment" means the payment of the Deposit and any applicable Additional Fees.
1.10. "Property" means the accommodation for which a Booking is made.
1.11. "Property Owner" means the owner of the Property.
1.12. "Rental Charge" means the total rental charge payable in respect of the Booking.
1.13. "Booking Request" means a request to make a Booking in the form of a completed holiday booking form (whether submitted via the post, email, website or otherwise) or a telephone booking.
1.14. "Short Break" means a holiday for a duration of less than seven nights.
Role of Anglesey Holiday Lettings
2.1. The Agent acts as agent for the Property Owner to take and arrange Bookings. The Agent does not own or manage the Property but reserves the right to refuse any Booking.
2.2. Once the Initial Payment has been made and a Holiday Confirmation has been issued by the Agent, a legally binding contract shall exist between the Holidaymaker and the Property Owner pursuant to which the Property Owner will make the Property available for the period set out in the Booking. For the avoidance of doubt, the Agent shall not be a party to such contract.
2.3. The contract shall be subject to these Booking Conditions and any other special conditions made known to the Holidaymaker at the time of the Booking.
2.4. The Agent accepts no liability for any defects or unavailability of the Property or any other problems with the holiday. The Holidaymaker's right of action (if any) shall be against the Property Owner and not the Agent.
Bookings & Payment
3.1. When submitting a booking via our online reservation system an automatically generated booking summary will be sent by email to the email address provided on the booking form. This does not form a contract. A contract shall only arise when the booking is subsequently confirmed in writing via a letter of confirmation sent to you by post or email.
3.2. Following receipt of a Booking Request the Agent shall check the availability of the Property. If the Property is available for the Holiday, the Agent shall reserve the Property.
3.3. Properties will not be reserved without receipt of deposit & Booking Fee (initial payment) for each booking.
3.4. Upon receipt of the Initial Payment, the Agent will issue a Holiday Confirmation to complete the Booking.
3.5. The balance of the Rental Charge (if any) must be paid by the Holidaymaker to the Agent no later than four weeks prior to the commencement of the holiday (the Agent shall inform the Holidaymaker of the due date at the time of the Booking).
3.6. As part of our online booking process, guests will be given the option to authorise Anglesey Holiday Lettings to process future payments automatically using the same payment method provided at the time of booking. By ticking the relevant box at checkout, you expressly agree to allow us to charge your card or payment method for any remaining balance due on your booking (where applicable) and pre-agreed extras or services added to your stay.
3.7. Where the Agent has not received the balance by the due date, an overdue reminder will be issued to the Holidaymaker. If the balance is not received within 7 days of that reminder, the Agent reserves the right to treat the Booking as cancelled by the Holidaymaker; the Holidaymaker shall have no claim against the Agent or the Property Owner for compensation or reimbursement whatsoever.
3.8. The prices stated on the Agent's website and other advertisements are cash prices in pounds sterling. Any charges raised against the Agent by its bank for handling dishonoured payments, must be reimbursed by the Holidaymaker to the Agent within seven days of the Agent's request to do so.
3.9. The Agent reserves the right to correct any error in advertised and/or confirmed prices.
Booking Details
4. Immediately upon receipt of the Holiday Confirmation from the Agent, the Holidaymaker should check the details and notify the Agent of any mistakes/errors made by the Agent as soon as possible and in any event within seven days; no changes can be made to the Booking after this time. The Agent reserves the right to charge a holiday booking amendment fee to administer/correct any error by the Holidaymaker.
Cancellation or Amendment by the Holidaymaker
5.1. The Holidaymaker should notify the Agent immediately in writing if he/she wishes to cancel the Booking. The cancellation only takes effect when the Agent has received written confirmation from the Holidaymaker. If the Booking is cancelled after the balance of the Rental Charge becomes payable, such balance shall remain payable notwithstanding cancellation.
5.2. No refunds will be given on the cancellation of a Booking by the Holidaymaker.
5.3. This agreement shall be binding on the parties to this agreement and their respective personal representatives and successors, and references to any party shall include that party's personal representatives and successors.
5.4. If you would like to amend your Booking, please contact us directly. We will contact the Owner to see if the Owner agrees; we cannot guarantee that the Owner will agree to your request.
5.5. If the Owner does not agree, please remember that it is the Owner's decision, and we act only as the Owner's agent. Your contract is with the Owner.
5.6. If an Owner does agree to amend the Booking, there may be additional charges and an administration charge. The additional charges may be due to the fact that your Booking has been amended for a more expensive or longer Holiday Period (for example) or to cover our costs of making the amendment (admin charge). However, we will always notify you of these charges in advance and you will be responsible to pay them.
Other Cancellations
6.1. In the event of the Agent being unable to arrange the holiday accommodation requested by the Holidaymaker, or if the Property becomes unavailable for whatever reason, the Agent will endeavor to arrange alternative accommodation for the Holidaymaker of an equivalent type and standard in a similar location.
6.2. If the Holidaymaker has paid any money in respect of a Property that subsequently becomes unavailable, the Agent shall refund all monies paid by the Holidaymaker.
6.3. The Agent is not liable for any cost associated with alternative accommodation, which must be paid by the Holidaymaker.
6.4. The Agent shall have no liability for the cancellation or alteration of a Booking.
Advertisement Accuracy
7.1. To the best of the Agent's knowledge the details relating to any Property described in the Agent's advertisements were correct at the time of publishing.
7.2. Upon becoming aware of any material inaccuracies in any published description of the Property or material changes to the Property, the Agent shall endeavor to correct them in future advertisements and inform the Holidaymaker. The Agent may, in its sole and absolute discretion, offer the Holidaymaker the option to treat the change as a Cancellation.
7.3. The Agent cannot accept responsibility for any changes or closures to area amenities or attractions mentioned in any advertisement.
Insurance
8. Anglesey Holiday Lettings does not offer, provide or advise on holiday insurance. To minimise the financial risks associated with going on holiday it is strongly recommended that the Holidaymaker arranges own travel insurance that matches their needs when booking the holiday.
Responsibilities of the Holidaymaker
9.1. During the period of the holiday, the Holidaymaker (personally and on behalf of all other people visiting the Property) undertakes (for the benefit of the Property Owner and the Agent) as follows:
9.1.1. that the number of people occupying the Property will not exceed the number stated on the Holiday Confirmation;
9.1.2. that the Property will be used solely for the purpose of a holiday by the Holidaymaker and his party;
9.1.3. to show due consideration for other parties (to include, but not be limited to, refraining from abuses of the Property and/or dangerous, offensive or rude behaviour to the Property Owner, his representative or any third parties such as neighbours);
9.1.4. to allow the Property Owner or his representative access to the Property at any reasonable time during the period of the holiday;
9.1.5. to keep the Property and all furniture, utensils, equipment, fixtures and fittings in or on the Property in the same state of repair and condition as at the commencement of the holiday and to ensure that at the end of the holiday the Property is left in the same state of order and cleanliness in which it was found. The Property Owner reserves the right to levy an additional charge for any extra cleaning required after the Holidaymaker's occupancy and for any consequential loss;
9.1.6. to report as soon as possible to the Property Owner (or his representative) any breakages or damage caused by the Holidaymaker during the holiday and to reimburse the Property Owner with the cost of replacement. The Property Owner reserves the right to make a claim against the Holidaymaker for repair or loss as a result of damage caused;
9.1.7. to arrive after the set check-in time on the arrival day and to vacate the Property by the set check-out time on the day of departure unless prior arrangement has been agreed with the Property Owner and/or the Holiday Confirmation states otherwise;
9.1.8. not (without the express permission of the Property Owner) allow any person other than guests booked and staying in the Property for their holiday to use the facilities and amenities of the Property; and
9.1.9. to notify all other members of the Holidaymaker's party of these undertakings.
9.2. In the event of a breach of any of the undertakings set out in clause 9.1 the Property Owner (or his representative) can refuse to allow the Holidaymaker to take possession of the Property or make the Holidaymaker leave the Property before the end of the Holiday. In either case the Holidaymaker shall be deemed to have cancelled the Booking and the Holidaymaker shall have no claim for compensation or reimbursement whatsoever.
Pets
10.1. Pets are only allowed at Properties that are advertised as allowing a pet/pets and when the ‘Pet Premium' has been paid; as per property details. If a Holidaymaker takes a pet to a Property that does not allow them, or exceeds the stated number/size of pet, the Property Owner (or his representative) can refuse to allow the Holidaymaker to take possession of the Property or make the Holidaymaker leave the Property before the end of the holiday. If this happens the Holidaymaker shall be deemed to have cancelled the Booking and the Holidaymaker shall have no claim for compensation or reimbursement whatsoever.
10.2. The Holidaymaker is liable for all damage caused by his/her pets. The Holidaymaker should remove all traces (inside and out) from the Property of pet occupation before final departure. The Property Owner reserves the right to levy an additional charge for any extra cleaning required after the Holidaymaker's occupancy. The Holidaymaker must not allow pets on beds or furniture within the Property and pets must not be left alone in the Property at any time. If the Holidaymaker breaches this clause the Property Owner (or his representative) may notify the Holidaymaker of the breach and if the Holidaymaker continues to breach this clause the Property Owner (or his representative) may make the Holidaymaker leave the Property before the end of the Holiday. If this happens the Holidaymaker shall be deemed to have cancelled the Booking and the Holidaymaker shall have no claim for compensation or reimbursement whatsoever.
10.3. Without prejudice to clause 10.2 above. Registered assistance dogs are allowed in all properties featured on our website or within any of our advertisements, even where the property description states that pets are not allowed. The Holidaymaker must notify Anglesey Holiday Lettings of the intended presence of any assistance dogs prior to booking. Customers with allergies should be aware that we cannot guarantee that an assistance dog has not stayed in a chosen property recently. We cannot accept responsibility for any suffering that may occur as a result of such animals having been present.
Liability
11.1. The Holidaymaker's (and all other members of the Holidaymaker's party's) personal belongings and vehicles (together with their contents) are left at the Property entirely at their own risk.
11.2. The Agent shall accept no liability to the Holidaymaker for any loss, damage or injury howsoever caused to the Holidaymaker or to the Holidaymaker's personal property (or to persons in the Holidaymaker's party or their personal property) during their stay at the Property except to the extent such loss, damage or injury is caused by the negligence or willful default of the Agent.
11.3. No representative, agent or salesperson (whether employed by the Agent or not):
11.3.1. has authority to vary, amend or waive any of these Booking Conditions and no amendment or addition to any of these Booking Conditions shall be deemed to have been accepted unless accepted in writing by the company director; and/or
11.3.2. has authority to make any verbal representations or provide additional information over and above information contained in the Agent's brochures and website. The Agent cannot accept responsibility and give no warranty in respect of information or representations not contained in these Booking Conditions, the Agent's advertisements and/or the Agent's website.
Communication & Information
12.1. For the purpose of the Data Protection Act 1998, all personal and other information and details collected by the Agent in the course of its business, belong to the Agent and will not be disclosed to any third party except to the Property Owner (and/or his representatives) in connection with a Booking.
12.2. Provided the Holidaymaker has not told the Agent otherwise, the Agent may use the Holidaymaker's personal information for marketing the Agent's services.
12.3. If the Holidaymaker or other individual wishes to be removed from the Agent's marketing lists, they should contact the Agent by email
Complaints
13.1. In the unlikely event the Holidaymaker may have cause for dissatisfaction, the Holidaymaker should contact Anglesey Holiday Lettings immediately; who will seek to resolve them promptly with the property owner. The Agent encourages all Property Owners to take complaints from Holidaymakers seriously and to resolve them if at all possible.
13.2. If the Holidaymaker fails to notify the Agent of a complaint and notifies them after departure, the Agent will not consider or engage with the property owner regarding any form of compensation.
13.3. If the Holidaymaker is unhappy with the response to the complaint, the Holidaymaker should write to the Agent as soon as possible (and in any event within 14 days of the end of the holiday) and provide details of the outstanding complaint.
13.4. This clause 13 is without prejudice to any cause of action the Holidaymaker may have against the Property Owner.
Force Majure
14. No liability can be accepted and no compensation will be paid by the Agent or the Property Owner, where the Holidaymaker or his personal property (and/or any person in the Holidaymaker's party and/or their personal property) suffer any loss, damage, injury, disappointment, inconvenience or otherwise, or where the performance or prompt performance of any obligations by the Agent or the Property Owner are prevented or affected, by any event which the Agent or the Property Owner could not have reasonably foreseen or avoided including war, threat of war, riot, civil strife, industrial action, terrorist activity, natural or nuclear disaster, fire, adverse weather conditions closure of international borders, disease, none availability of transport services, interruption to services/utilities and all similar events outside the control of the Agent or the Property Owner.
Internet / WiFi - Owners' Terms of Use
Internet is a free amenity, its performance and availability, due to the geographical location of the properties, cannot be guaranteed and no claim can be accepted if this amenity becomes unavailable. Where the property has internet / WiFi; the Holidaymaker undertakes:
15.1. Not to use the WiFi for any unlawful, inappropriate or immoral purpose.
15.2. That it shall not make any use of the WiFi such that the whole or part of the WiFi is interrupted, damaged, rendered less efficient, or the effectiveness or functionality of the WiFi is in any way impaired.
15.3. Not to use the WiFi for the transmission or posting of any computer viruses or any material which is defamatory, offensive or of an obscene or menacing character or in such a way as to cause annoyance, inconvenience or needless anxiety.
15.4. Not to use the WiFi in a manner which constitutes a violation or infringement of the rights of any person, firm or company (including rights of copyright or confidentiality).
15.5. That it shall not use the WiFi to transmit any material for the purposes of publicity, promotion and/or advertising without the prior written consent of the Property Owner unless such transmission has been specifically requested by another User of the WiFi.
15.6. That in the event that it has any right, claim or action against any other user arising out of the use of the WiFi then it shall pursue such right, claim or action independently of, and without recourse to, the Property Owner; and
15.7. That Property Owners may block access to certain websites on the WiFi, including for example certain high bandwidth websites, in order to share bandwidth more amongst its User group.
15.8. The Holidaymaker will indemnify and defend Property Owners against all claims, liability, damages, costs and expenses, including legal fees, arising out of a breach of these Terms and Conditions or any use of the WiFi by the Holidaymaker. The Holidaymaker acknowledges that Property Owners have no control over the nature or content of information or programs transmitted or received by the Holidaymaker using the WiFi and that Property Owners do not examine in any way the use to which the Holidaymaker puts the WiFi. The Holidaymaker agrees to fully indemnify the Property Owner against any claims or legal proceedings arising in connection with Holidaymaker's use of the WiFi, which are brought or threatened against the Property Owner by any other person.
Security Deposits
16. A refundable Security Deposit will be pre-authorised against the payment card used for the Deposit or Balance payment 7 days ahead of arrival. The Agent will advise the Holidaymaker if there is a requirement to make any claim against the Security Deposit within 7 days after departure.
16.1. Although not exhaustive below are examples of claims against the Security Deposit:
16.1.1. Holidaymaker late check-out, £25 for every 30 minutes beyond the agreed check-out time.
16.1.2. Holidaymaker initiated callout, £50 for any callout that resulted from a guest error, i.e. lost keys.
16.1.3. Damage to linens or towels through misuse, at cost plus 50%, i.e. fake tan or used for pets.
16.1.4. Keys not placed in the key safe on departure, posted through the door or removed by Holidaymaker; £50.
16.1.5. Excessive cleaning required post Holidaymaker departure; £50 per hour per Housekeeper.
16.2. Damages to the property or inventory will be charged at cost plus 50% for the Agents and Owners administration.
16.3. If no deductions are to be made for damages or additional cleaning costs, the Security Deposit will be de-authorised 7 days post departure.
Law and Jurisdiction
17. All contractual obligations arising out of these conditions shall be subject to English Law and the exclusive jurisdiction of the English & Welsh Courts.

Gwynedd House consists of three modern flats, each with their own private parking space. Gwynedd House is situated on the coast road between Menai Bridge and Benllech, making it the ideal location for exploring all that Anglesey has to offer. This property is the ideal self-catering holiday home for friends and couples. The property is within walking distance to the local pubs, convenience store and bus stops. The closest restaurants are within a 5 minute drive.
The space
The flat is located at the rear of the property, set over two floors. The flat consists of an open plan kitchen and living room, one bedroom with a double bed (situated upstairs), and one bathroom with a shower, basin and toilet. There is an enclosed private seating area at the rear of the property, accessed via the back door (located at the bottom of the stairs). The seating area is south facing making it a beautifully sun trapped area to enjoy. The seating area includes patio furniture and a barbecue. A travel cot and highchair are available upon request. This holiday home has been decorated and furnished to a high standard throughout, and can accommodate up to two people.
There is one private parking space available for the flat directly outside the property. We recommend that you reverse park as it is safer for you to drive out onto the main road rather than reverse out. We would therefore recommend that you pull up on the pavement outside the property (just passed the Texaco petrol station), before proceeding to reverse park when there is a gap in the traffic for you to do so. If you do not feel confident reverse parking, please park in the staff parking spaces in the Texaco garage next door (please ask a member of staff to direct you to the staff parking spaces). If more than one parking space is required, please turn left out of Gwynedd House, then take the second right turning which brings you to a large carpark which you can use free of charge.

A ground floor Victorian Apartment conversion with a huge bay window over-looking the mouth of the Mawddach estuary and an elevated Terrace to soak up the sunshine and enjoy the sea view.
Everything is close by so you won't need the car. The beach is just a 7 minute walk across the park and the town is a 5 minute walk to all the shops, cafes, restaurants and pubs that Barmouth has to offer.

The space
The apartment is a conversion of a Victorian summer residence with a spacious lounge diner with a large bay window facing the sea. There's a double bedroom, a fully equipped kitchen and a small shower room.
At the front of the property is a gloriously sunny Terrace with a bench, table & chairs, barbecue and chiminea so that you can enjoy eating outdoors or just sipping a glass of wine. All whilst enjoying the stunning sea view over Cardigan Bay!
I live in Barmouth but work away from home and Airbnb my flat when I'm away. This means that, unlike many professional holiday lets, my apartment has all the home comforts you'll need to make it a really cosy home from home.
There's a small, shaded private courtyard at the rear ideal to get out of the sun, wash your bikes or let the dog out. If you need secure storage for bikes, please message me as this may be arranged in advance with prior notice
There is ample free parking on the street at the bottom of the drive and just around the corner and loading and unloading can be done at the bottom of the drive.
There's room for Motorbikes to be parked on the terrace in view of the window.
Guest access
The flat and rear courtyard is all private, there's a laundry room off the communal hallway and the Terrace at the front is shared with the flat above. There is separate garden furniture for each flat and it's laid out under social distancing guidelines. There's a bench to sit out at in front of the bay window which is private for the flat occupants use only.
Other things to note
The sloping drive is only short but quite steep in one short section so may be unsuitable for those with mobility issues.
As a dog owner I'm quite happy for you to bring 1 or 2 well-behaved dogs - Barmouth is very dog friendly with most cafes, pubs and shops welcoming dogs.
Covid 19
I have always ensured the flat is kept spotless as you'll see from my reviews. Under the current guidance the flat now undergoes additional sanitising between guests carried out by professional cleaners. All duvets and pillows are rotated between guests.
For the safety of our cleaners, we ask that when you check out, you strip the linen from your bed and leave it in the duvet bag provided for washing. Thanks very much

The 13.5 tog duvets can be substituted for lighter 9.5 or 4 tog should you wish.
