- "Firstly, i paid Over the phone and upon arrival i was Told that the old management took my payment and that i had To pay another £90. They said they would send me a email explaining what had happened however i have Never received this. Secondly my 15 year old brother lifted his mattress as we could smell something and it smelt like sewage. It got to 2 in the morning and the room next to us were partying all night. There were stains on the walls, stains on the carpets the rooms smelt like damp and mold. The beds smelt and all in all i paid £180 for one night and it wasn’t worth it at all. The pub itself was nice but i wouldn’t be staying at the accommodation again as it felt like a scam i shouldn’t of stayed but we were at a funeral that day and were 4 hours away from home so i had No choice. "

- "The flat was clean , well equipped. The problem was the. Open stair area ,very unpleasant .." - "2 disabled guests unable to gain access to the property. Access stairway too dangerous. Environment at the property and surrounds were extremely rough, too unsafe to stay. Both guests were too frightened to stay at such a rough location. Access was via a eternal metal staircase which was too dangerous for two severely disabled guests to access and use. Also to gain access we would have needed to brush past washing lines containing filthy clothing. A total nightmare. The owner failed to make contact urgent about this awful situation. Expedia systems make it impossible to speak to a customer service agent. We consider that we were seriously misled and were caused serious levels of distress. Other members to the public and a local hotel assisted in helping 2 severely disabled pensioners to obtain suitable accommodation . We felt thoroughly cheated and conned in this situation with neither Expedia or the owner of the property had fulfilled any obligations to the customer. This serious failing is being referred to Rutland Country Council trading standards, Rutland Tourism and Political Representation at national level etc. A very high price was charged by this provider which was comparable and in excess of 5 and 4 star hotels used during our 3 month wait fo our new home to be completed. We would not have stayed at this location even if it was provided free of charge, for the safety reasons outlined above. A truly nightmare experience with excessive prices"

- "We wanted to find a pub with good food and close to Rutland waters to go biking. We stayed at the Fox and Hounds in Exton for 2 nights. It is situated next to a beautiful grassy square of big, mature trees. Big, safe parking area. The pub area is gorgeous, lovely big fireplaces, variety of seating. The dining room is really beautiful, full of character and the food is absolutely delicious. This is all down to the publican’s lovely Greek wife who is also the chef. Our bedroom (no3) was really lovely, 4 poster bed, ENORMOUS bathroom with lashings of hot water and lovely smellies. Really comfy bed, soft pillows ( very important) and Egyptian cotton sheets. A spacious and elegant apartment on the middle floor of a Grade II listed Georgian house. The apartment is minutes away from the Market Place; it is in a peaceful location and so handy for all that Uppingham has to offer: great restaurants, lots of independent retailers, antique shops and art galleries, all in a historic heritage setting.
The apartment has its' own entrance, accessible through the passageway leading to the pretty courtyard.
The two main bedrooms have ample storage - a walk-in wardrobe in the bedroom at the front and a fitted wardrobe in the bedroom at the back. The third bedroom is small but it has a window, small bedside table with drawers and is big enough for a single bed. We anticipate it will be especially suitable for a child who does not want to share a double bed with their sibling!
The bathroom is half tiled and has a rainfall shower in the bath. Constant hot water is supplied by a new Combi boiler.
We have a full kitchen with small pantry. It has a pine table and chairs, electric cooker, microwave, tall fridge freezer and full size dishwasher. Ample crockery and pans if you want to cook at home.
Two nights minimum let. If you require the apartment for a longer period (eg waiting for a house purchase or a short-term working contract) please get in touch and we can discuss a discounted rate.
Rutland is the smallest county in England with 53 villages and just two towns: Oakham and Uppingham. Uppingham is the smaller town, and many would argue that it is the prettier of the two. It's an ideal place to come to eat or to generally mooch about in the many independent shops & galleries.

Fans in the bedrooms would have been nice as leaving the windows open did not feel secure being kitty corner to main roads. The house was larger than what I thought it would have been. There were plenty of pillows on the beds but a few more towels would have been nice to have while the others dried. I really appreciated the binder with the cottage information on it. It gave me a sense of homeowner pride. I appreciated the umbrella at the doorway and the coatrack as well. Overall, my family felt very comfortable at the corner house and we were able to experience quaint town living for a few days. I would definitely come back to the corner house. It was lovely!"

A multi award winning converted grade 2 listed stone property in the heart of a beautiful Rutland village.
The Old Forge enjoys a spacious galleried living room which is stylishly appointed with contemporary furniture and has a very well equipped kitchen.
You can walk to the excellent village shop, pub and cafe. It's a short drive to beautiful Stamford, Oakham and Rutland Water.
The property has solid wooden floors throughout the ground floor and commands views across the village green.
The property started life as the village blacksmiths and over time has evolved serving as a petrol station in the 1950s and more recently as the village doctor's surgery and as a photographic studio.
Converted into its current format and winner of the prestigious George Phillips and civic trust awards it provides an excellent holiday home with many original features such as original doors, exposed stone and brickwork twinned with stylish furniture from b&b italia and luxury modern appliances from Siemens, Bosch, fisher and paykel, Bang and Olufsen and Miele.
Downstairs there is a separate snug whilst the upstairs accommodation comprises two double bedrooms, one en suite with double and king sized beds.
The kitchen has an electric oven, microwave, halogen hob, dishwasher and lots and lots of kitchen gadgets! There are a good selection of kitchen basics and plenty of cook books to inspire.

- "From the moment we walked in through the door Cozy Nook has been an absolutely perfect stay and Tracey (the owner) has been amazing - we have stayed in many cottages on our travels and Cozy Nook is way up there. The cottage really is very cozy & warm for this winter weather we are having and decorated beautifully with two great bedrooms, a fantastic kitchen & dining room area and a great lounge. The weather is a little too chilly to enjoy the outside patio area but it looks charming. Internet, TV, streaming services, hot water & heating all work perfectly. An extra and very thoughtful treat was that the cottage has been decorated with festive cheer. So easy to walk in to the center of Oakham (5 minutes) to enjoy all this town has to offer. Tracey checked in by text every few days to see if we needed anything and is the perfect hostess. An amazing, home from home - so highly recommended."

Bridge House Apartment is a luxury self contained space in our family home. The recently refurbished rooms, form a luxurious self catering annex.
Situated in the quiet and tranquil village of South Luffenham, which is close to Rutland water, Oakham and Stamford, where country walks, water sports, and events abound, along with pubs, cafes, restaurants and shops.
The space
The living area provides an oak kitchenette, dining table, sofa, TV and sound system. Each room has underfloor heating with easy to use thermostats.
There is a master bedroom with super king sized bed, and luxury en suite. Plus a double sofa bed with ample room for extra guests, in the living area.
The TV is loaded with Netflix, Sky, and Amazon prime plus there is a stock of DVD films.
The surround sound music system takes CD's and again there is a stock of these, or bring your own.
The hand built oak kitchenette is complete with hob, combi microwave, dishwasher and all the cutlery and crockery you need.
There are plenty of utensils and we also provide tea and coffee.
The dining area comprises 4 comfortable seats and a toughened glass round table. It overlooks the patio and gardens with access by double glazed doors.
The master bedroom is furnished with large mirrored wardrobes and 2 bedside tables, plus an ottoman for linen storage. The bed is superking size dressed with eygptian cotton linen and velvet cushions. Blackout curtains and the tucked away nature of the location provide a quiet and dark sleeping haven.
There is a door which leads to a small private courtyard where you will find a table and chairs to enjoy the sunshine on nice days.
The luxury en suite comprises a large walk in power shower, vanity unit and basin with automatic lighting and a bath big enough for 2, again this has underfloor heating.

The Space:

With so many local attractions to explore, plenty of stylish shops and boutiques to visit and farmers markets to frequent and located only a stones throw away is the stunning award winning Michelin star Hitchens Barn restaurant, there is plenty to see, enjoy and experience, making it the ideal break away with your friends and family.
Step back in time with a visit to Oakham Castle by the Market Place, Britain’s finest example of Norman architecture and recently restored thanks to a £2.2 million grant from the Heritage Lottery Fund.
Our stunning house has 4 spacious bedrooms, 2 of which are doubles, 1 twin room and 1 single room. There is also a sofa bed in the downstairs snug that would sleep an additional 2 people along with a ground floor WC. There are 2 bathrooms and a very large kitchen dining area, perfect for the family to gather around for home cooked meals or for one of our private dining experiences. There is an extensive library of books for you to enjoy if you prefer to snuggle down with a good book rather than a 22 miles cycle around Rutland Water.
Hop in the car for 10 minutes and you'll find the wonderful Rutland Water where you can hire bikes and enjoy the picturesque cycle trails. Or, if the dates work take a short stroll into the town on the 3rd Sunday of the month to visit Oakham Farmers Market.
Our home comes with an allocated private parking space suitable for 1 car. Any additional cars can be parked in the public car park less than 100m away.
We do accept pets at the property, however, there will be an additional pet fee. Please note, pets are only allowed on the ground floor.

Top floor twin room has no door knobs, 2 young children had to be rescued. The top floor bathroom has a loose doorknob on the inside, ie it comes off in your hand. Downstairs toilet seat very loose. Kitchen dustbin needs replacing, you have to take the lid off, rather than use it’s correct function. Middle floor small bannister is loose on the wall. Middle floor bedroom door does not fully shut. Dining room clock was still on British summer time, so what, but maybe the heating is set up the same way. Only 2 teaspoons in a house with 9 beds! It would be very useful for guests to having printed info rather than rely on a link. Email received late, so finding the wifi code ? The heating info needs more detail, there are various thermostat sensors, which are not obvious to set. Microwave has a loose panel on the front. Electric fire in lounge, we tried due the central heating, but not sure it is even connected. TV in snug , ground floor, has no aerial lead."

The kitchen is fully equipped for cooking and includes a coffee machine, iron and washing machine.The living room is spacious and light with a dining table and two generous single sofa beds. There is speedy WiFi and a TV for evening entertainment and relaxation.The large super king size bed will ensure you have a comfortable nights sleep with adequate room for hanging and storing your clothes. This house has been completely modernised to provide quality accommodation in the beautiful town of Uppingham. Its a short drive to Rutland Water, Stamford and all the charming villages and places of interest in picturesque, unspoiled county of Rutland.
We have a driveway for one car and there are no parking restrictions here anyway. It is a short walk up the hill to the High Street to visit the historic town's antique shops, independent clothes and gift shops etc and restaurants
The interior of the house has been finished to a very high standard with new boiler, kitchen, bathroom with new shower etc. Downstairs is light, airy and open plan with an additional sun lounge at the rear.
There are 2 double bedrooms however the 2nd one is on the small side but accommodates a double bed, and a hanging space for clothes. The first bedroom is much larger and has a fitted wardrobe and cupboard. There is sofa bed in the lounge (sleeps 1)
The house is in a quiet residential area. The town and all the eateries, wine bar and pubs and independent shops are within walking distance ( up the hill!).
Outside a lot of work has been put into terracing and planting out the back garden. You can sit on the patio and enjoy the sun when it shines.
There is free High Speed WiFi and a Smart TV with an integrated DVD player in the lounge.
Open countryside is reached easily in different directions - there is a circular walk via a public footpath to Bisbrook reached at the end of the street by the cricket field.There is now a footpath to the beautiful Ironstone village of Lyddington where medieval Bede House nestles next the church and is an English Heritage site.
Rutland water is very close - take a ride on the Rutland belle or hire bikes and cycle round the lake. There is now even a beach and swimming area at Rutland Water in the Summer!
Parking is free on our street and we have a driveway for one car. There are buses to Leicester, Corby and Oakham from the town. Nearest train station is Corby. A little further away is Kettering or Peterborough. London is aprox 1 hour ish away dependent on the line.
We often have guests who are using Uppingham as a base to meet up with friends from other parts of the country as it is so central and easy to get to. It is just off the A47 which links Leicester and Peterborough, and on the A6003 which connects Kettering with Oakham. So from the North or South you can use the A1 and the the A47. From the West Midlands on the M6 then the A14 to Kettering is a good route, then up the A6003 following signs to Oakham

I am looking to rent my spare room out for a short term period (I can be flexible depending on finding the right person).
I have two pussy cats (one is now 12 months and the other is 6years - both friendly and have access to a cat flap - no litter tray in house!)
I live a veggie diet - unfortunately I do not want any meat or fish eaters in the house (sorry!).
The space
Guests have access to their bedroom which has a small double bed, wardrobe and small TV which can be connected to the internet with a personal hotspot (unfortunately I do not have WiFi in the property).
The kitchen is fully equipped for baking and cooking!

I kindly ask guests to not enter my bedroom or living room as this is my private, personal space.

Other things to note
I have a strict "No Shoes" policy in the home and really hope my guests can respect this. Please remove your shoes at the front door - there is a shoe and coat rack in the kitchen - please use this to store coats and shoes.

Comfortable double room in a shared house in the beautiful village of Edith Weston situated on the south shore of Rutland Water. Hockley House is perfectly positioned from the historic towns of Stamford, Oakham and Uppingham. Minutes away from Rutland Water with its abundance of leisure activities, Rutland Sailing Club and Normanton Church. Edith Weston has a handy village store, local pub for evening meals and a restaurant at the local garden centre for breakfast and light meals.
The space
Our newly decorated guest room is on the first floor of a shared house, with brand new double glazing and a dedicated free off-road parking spot. The room features a double bed, bedside tables and built-in wardrobe with draws and hangers, and bath-robes for use whilst staying with us. Our guests share the Shower Room and WC with the owner, these facilities are next to the guest room. The room benefits from high-speed Starlink internet and Chromecast TV which casts from your own mobile phone using apps such as BBC iPlayer, ITV hub, Netflix etc. The TV is not connected to an aerial. Hot drinks are available in the room with a kettle and drinks tray provided. USB hub with various connections. there is a large 'snuggle chair' to relax in. There is a smoke detector, CO2 alarm, first aid kit and fire extinguisher in the room. There is a mini fridge in the room, but please note there are no cooking facilities available.

Guests have access to the guest room, WC and small shower room (we don't have a bath). Great views of Rutland Water from the loo and shower! There is a mini fridge in the room, but please note there are no cooking facilities available.

The guest room is part of our family home. We have some small dogs as part of our family. Though they are kept separate from our guests at all times, you may hear them occasionally bark (most likely when you arrive, and at their breakfast and dinner time!), but they are mostly well behaved and shouldn't impact your stay with us. They are considered a hypoallergenic breed, and they never enter the guest room, even when it is vacant (we have a gate at the entrance to the landing).

The Old Plough
From the mid 16th Century, the Plough site was a mailings and ale house, it was refurbished in 1838 and served as one of the village pubs and Coaching Inn for a further 110 years until 1948.
Constructed from local limestone with a Collyweston Slate roof this charming old house together with 'stables block' and 'Coach house is now Grade II listed and retains many of its original and distinctive features such as; the beer cellar, meeting rooms and the pine-paneled 'snug bar'.
The extensive gardens and orchards lead to the rolling fields of the Welland River Valley & a view of Rockingham Hill. The Castle just over a mile away (as the arrow flies) is situated at the top of the hill and is well worth a visit.
Experience typical village life in this spacious family home. A private en-suite means privacy, tranquility and open spaces to experience what country living is all about.
The village is surrounded by rolling fields, with many walking paths to explore. The local village pub has everything you need to refill and the town of Oakham is only 3miles away.

There is a breakfast room, where hot drinks and toast are provided in the morning, it has comfy chairs for relaxing, fridge/freezer, kettle, toaster, microwave and TV. Lovely friendly village with local pub and bus service, no shop. Only 3 miles from 2 market towns. We have Rutland Water with its fishing, sailing and Nature reserve close by. Good eating pubs in the area and lovely walks

Our lovely cabin is warm and cosy. We have fitted it out with plenty of cushions and throws and back up heating if the days and nights get chilly.
There is hot and cold running water in the bathroom.
There are two single drop-down beds in the cabin and if required there is space to pitch a tent next to the cabin for 2 people; £20.00 per night [please confirm in your booking request if you'd like to include this]
There is a wonderful Scandinavian BBQ in the centre of the cabin.
Please note that the toilet is a composting eco-loo that is located 5 metres from the cabin.
The compact kitchen area has a microwave, kettle, toaster, toasted sandwich maker and all the necessary glasses, mugs, plates, cutlery etc.
There are benches around the interior walls to allow plenty of seating and storage underneath.
Outside you have a chiminea (for heating and cooking if you prefer) and a seating area. There is also a fire pit for exterior BBQ's/cooking too.
We have 2 donkeys and 2 sheep who love a fuss, along with 2 dogs who will play ball all day long!!
This property is not suitable for children under the age of 14.

We have a lovely 4 bedrooms detached house with a huge garden. We are a very loving caring family with 3 kids and 2 rabbits and a tortoise. We love outdoors and nature so our house if full of green. We cave a lovely walk path connecting to a channel attached to our house if you like a walk. Town and Rutland water is just 10 min walk and 5 min to the show ground.

You are welcome to used the kitchen as long as it’s kept clean. You can also relax in the garden.

Modern light airy house in quiet cul de sac within easy walking distance (15 mins) of Oakham town centre where there are plenty of pubs and cafes. I have 2 double bedrooms that I would like to share with guests. Private bathroom (shared between the 2 guest bedrooms) has both bath and shower. Additional toilet and wash basin downstairs. We really enjoy meeting our guests, and welcoming them as workers or tourists from the UK or abroad.
