Welcome to The Old Post Office. The accommodation, situated in a village location with good local facilities, offers an ideal base for some quiet R & R or for visiting the numerous attractions that are within easy reach. There are also many enjoyable picturesque walks that are well documented and the village is on the Rutland Cycle Loop.
As its name suggests the property was once the village shop and post office but has since been converted and furnished to a high standard. This spacious property consists of 2 bedrooms (one double and one with bunk beds for two – minimum age 5), a living room, kitchen diner and shower room and benefits from central heating and double glazing. There is 13A EV charging available by agreement with host, separately payable. The cottage has its own front door and there is also a patio for enjoying the sunshine!
Amenities nearby consist of a well stocked community shop and a pub, The Black Bull, which serves good food. Also within the village is a bowls club, cricket club, children’s play area, doctor’s surgery, C of E Church, a Free Church and a country cafe. Market Overton is a lively conservation village of approximately 220 houses situated 6 miles from Oakham and 13 miles from Melton Mowbray. It is set within rural Rutland the landscape of which lends itself to walking, cycling and generally exploring Middle England. A bus service runs in both directions every two hours and the A1 (4 miles away) provides an excellent link both north and south. Towns such as Uppingham, Stamford, Peterborough and Leicester are also all easily accessible. Nearby Rutland Water is famous for its water sports and bird watching activities and has a cycle track/footpath around its perimeter.

Primrose Hall Cottage is a beautifully converted two bedroom stone barn in the heart of Rutland. Comfortably sleeping four guests, perfect for families, couples, long breaks or pop weekend stays.
Situated in Empingham which borders Rutland Water, its the perfect location to enjoy and explore the area. The cottage offers comfortable and homely accommodation and is steeped in history and character. Number 4 Pleasant Terrace is part of a Victorian Terrace built in 1896 with many original features, wood panelled walls, tiled floors, cast iron fires etc. The honey coloured stone on the outside had been taken from an earlier building which stood on the spot as there is a sundial dated 1666 set into it. (The oldest in Rutland apparently) Curtains and Austrian blinds are all hand made from Chinese silk. With its own entrance accessed from the street by a short flight of steps down, regrettably it is not really suitable for wheelchair users. Internally the stairs to access upstairs are narrow and the garden has steep steps down.
We have been welcoming guests to No4 since 2016 and have Superhost status on another hosting platform.
A key safe on the front wall means you can access No4 on arrival without asking for the key. I will give you the code to open it after you book.
I will also give detailed instructions as to where to find us before you arrive. We are in a quiet Cul-De-Sac, a little off the main drag but still in easy walking distance of the Town Centre (5 minutes)
Central heating throughout as well as a log burner which will make any winter visit very cosy and comfortable.
It has a kitchen with sink, electric cooker, microwave and fridge freezer and ground floor sitting room with Futon which sleeps 1 adult comfortably. The TV has Freeview and a built in DVD player with a large collection of DVD's available to watch. The first floor has a fully-tiled bathroom with spacious shower and a comfortable double bedroom with double bed (sleeps 2) and Wardrobe. Outside, the garden has 4 terraces, one with a pond,(so children must be supervised at all times) with fish and extensive country views of open fields across the valley. Planting has been done to maximise each season. Apple trees form the hedge on the west side and you are welcome to try any when in season (usually in September). We live next door and grow vegetables in a small plot at the bottom of the garden and again you are welcome to use any which are in season for your cooking.

Juanzie and Marc were most welcoming and accommodating. Juanzie is a wonderful gardener, and shared her strawberries and veggies with us. We were lucky enough to be in town to participate in the open garden tour and the Uppingham feast day, which were lots of fun. I would encourage Juanzie to open her garden next year. It is very pretty. "

Renovated July 2021, this unique family-friendly grade 2 listed Georgian cottage is located in the heart of Oakham, Rutland. Quiet location, set within a beautiful secluded red brick walled garden next to Oakham Castle and All Saints Church. You will have full use of the property and private garden with summer house, outside seating and dining areas. Facilities include king and double beds, plus a double sofa bed in second sitting room. Bathroom with shower, kitchen, lounge, dining room & toilet/utility.

This superb cottage rests in Cottesmore, near Greetham, in the East Midlands and can sleep nine people in five bedrooms.
Amberleigh is a lovely cottage nestled in Cottesmore, East Midlands. Hosting five bedrooms: one ground-floor double, one ground-floor single, one first-floor double and two first-floor twins, able to sleep a total of nine guests. There are two en-suite shower rooms and a family bathroom to support. It has a fitted kitchen, an open-plan living room and dining area with a woodburning stove, with a garage/utility. Outside has an enclosed lawned garden and patio area with furniture, as well as off-road parking for four cars. Amberleigh is a wonderful choice for a countryside break to the East Midlands.

- "This property has the potential to be absolutely stunning, but sadly it falls short of that. It need a thorough deep clean and some basic maintenance, plus the furnishings are very basic. The battery in the smoke detector alarm in the kitchen failed and when we rang the owner we were offered no help. There are no clear instructions for how to operate either the TV system or the central heating and it was chilly when we first arrived. The owner eventually managed to explain the heating controls, after "googling" it. Fortunately Paul, the laundry man managed to get the TV system working, he was very friendly and helpful. The location is excellent, there is so much to see and do in the area and we can recommend the chip shop across the road. Be careful of the driveway though, the tree roots are lifting the pavers quite alarmingly, making it difficult to walk or drive over. An extensive make-over both inside and out would make this property fantastic."

On entering the property you are welcomed by an open plan living/dining room, access to a beautiful country cottage garden and a large twin bedroom on the first floor, this is an ideal place to stay for couples and friends holidaying in this fantastic county. There is a great pub in the village and an abundance of walks from the doorstep, so you’ll soon get immersed into village life. There is an open park within a 2-minute walk, perfect for exercising pets.
This holiday cottage is only 2 miles from the sailing club, fishing centre and cycling centre at Rutland Water so there’s plenty to do whatever your interest. Rutland Water boasts 4200 acres of open countryside and nature reserves where you can enjoy bird watching, fishing, boat trips and an array of water sports. There is a great golf course in the area or for a bit of fun, why not try crazy golf?

Lodge 1 has two bedrooms, a ground-floor double and a twin, along with a ground-floor bathroom and an open-plan living space with kitchen, dining area and sitting area with a sofa bed and woodburning stove. Appliances include an electric oven and two-ring hob, microwave, fridge/freezer, slimline dishwasher, and an air fryer, and for entertainment there is a Smart TV and WiFi. One well-behaved pet is welcome and there is also a travel cot and highchair available on request. Outside, there is off-road parking for two cars, a private garden with decking, lawn, wood-fired hot tub, fire pit, and furniture, and access to a communal garden with freshwater dip area, furniture, showers and a sauna. Fuel, power, a starter pack the stove, bed linen and towels are all included in the rent. Sorry, this is a smoke-free property. Notes: The twin is accessed via a steep ladder. Children must be supervised outside due to the freshwater. The garden is not fully enclosed. Lodge 1 is a delightful base.

Town: Edith Weston is a pretty little village with lovely stone cottages, a pretty little church with a stained glass window inside, as well as a village shop. Post Office and pub. The nearby Rutland Water offers something for all and includes a Visitor Centre, shops, cafes and restaurants. Further afield are the towns of Stamford and Oakham with an excellent variety of independent shops, recognised retailers, character-rich pubs and range of restaurants as well as a weekly market every Friday. This is known as the playground of the East Midlands with water sports, nature reserves, an outdoor adventure centre and plenty of cycling and walking.

- "Nice cottage in a good location but in need of some modenisation and improvement. The property description lists "two off-road parking spaces" but these do not exist so it was quite a trek with all the bags on arrival and departure. The radiator in the lounge did not work so the only source of heat was the log fire. This needed regular attention and worked out quite costly over the 5 day stay. We reported the fault to the property services company by text shortly after arrival and tried calling the next day, but did not get a response until late on Christmas eve by which time it was too late for them to arrange its repair. We left the property a day early and have still not received a follow up call. The windows in the property are badly in need of replacement and some can't be opened. The kitchen is well stocked with cooking utensils but a number of these needed washing before use. The property information at the cottage is severely lacking in detail. The washing machine is housed in the garden but we only found this by accident. There is no information on how or when to leave rubbish out for collection which meant that all three bins were full or nearly full on arrival. The bed mattresses were very uncomfortable in all three bedrooms. Overall, a very disappointing stay, particularly for a Christmas break."

- "Great bungalow to stay in. Local pub (horse and jockey) just a 10 minute walk away, lovely meal in there. We stayed in carrot cottage, which had everything we needed. Only couple of things: 1. TV a bit small and couple of steps to bedroom could be a problem for a disabled person. My mam managed them, but worried she might fall over then at night. So left the light on over night. Overall great place to stay."

Brooke is a fashionable wooden retreat three miles from Oakham in Rutland. It hosts two bedrooms which include a double with an en-suite as well as a twin/double, there is also a bathroom, the property is able to sleep four people. No.4 is close to the centre of Uppingham. You’ll love No.4 because of the views over open countryside at the back whilst being within a 5 minute walk of the towns restaurants and pubs. No.4 is good for couples and business travellers. Parking is unrestricted on the road outside. Pleasant Terrace is a Cul-De-Sac so no passing traffic and it is very quiet and peaceful at night.
The space
Number 4 Pleasant Terrace is part of a Victorian Terrace built in 1896 with many original features, wood panelled walls, tiled floors, cast iron fires etc. The honey coloured stone on the outside had been taken from an earlier building which stood on the spot as there is a sundial dated 1666 set into it. (The oldest in Rutland apparently) Curtains and Austrian blinds are all hand made from Chinese silk. With its own entrance accessed from the street by a short flight of steps down, regrettably it is not really suitable for wheelchair users. Internally the stairs to access upstairs are narrow and the garden has steep steps down.
Central heating throughout as well as a fully functioning wood burner which will make any winter visit very cosy and comfortable.
It has a fully fitted kitchen with sink, Electric cooker with 4 hobs, grill and oven and tiled splash back, electric rice cooker, microwave and fridge freezer. An Austrian blind gives you privacy as you enjoy your cooked breakfast. The ground floor sitting room has a Futon company sofa bed which sleeps 1 adult comfortably or 2 children. The TV has Freeview and a built in DVD player with a large collection of DVD's available to watch.The first floor has a fully-tiled bathroom with spacious shower and a comfortable double bedroom with double bed and Wardrobe. Outside the garden has 4 terraces,one with a pond,(so children must be supervised at all times) with fish and extensive country views of open fields across the valley. Planting has been done to maximise each season. Apple trees form the hedge on the west side and you are welcome to try any when in season (usually in September). We live next door and grow vegetables in a small plot at the bottom of the garden and again you are welcome to use any which are in season for your cooking.

Access is available to all areas of the property. But internal stairs are steep as are the steps down from the road.
Other things to note
The steps down to the property make it very difficult for wheelchair users plus the stairs internally are steep. The garden is terraced so again access is limited in that context. The fireplaces in the ground floor sitting room and upstairs bedroom are purely for decorative purposes and cannot be used for open fires, due to their proximity to furniture and electrical goods..

Gable Cottage is in the picturesque village of Braunston-in-Rutland. A unique two bedroom cottage annexe, with bath and shower. Dining room with kitchenette (air fryer, microwave, toaster, kettle), and cute gallery sitting area overlooking it. Breakfast welcome pack included, we make our own bread! Access via private lane, parking for 2 cars. We also have an electric car charger Children over 10 welcome, no pets. Discount of £30 a night if only want one bedroom - message us before booking.
The space
A private flat situated one end of our pretty cottage, it has a separate entrance to ours, so feels very much your own space. There are two bedrooms (kingsize and double beds), a bathroom (shower and bath) and dining room with kitchenette. There’s a cute gallery overlooking the dining room with comfy seating. Microwave, air fryer, kettle and toaster for basic cooking and fridge with small icebox (no cooker). WiFi is free. We provide bath and hand towels, as well as soap and shower gel. There are a table and chairs in the garden by the drive for you to enjoy. There is enough parking for two cars on our driveway. There are TV’s in the bedrooms and in the gallery sitting area.
We have an electric vehicle charging point which you can use for a small fee.
If you’d just like access to just one bedroom you need to let us know before booking, as we can then do a discount of £30 a night before discounts.

You will have your own access to the annexe via a keycode pad on the door that is on the gravel path and goes in to the main bedroom.

We are tucked away in the village, so here are some instructions to help you find us. Ratts Lane is off the main road through Braunston in between a bungalow on a bank and Snowdrop Cottage. Come down the lane and we are easy to spot. Once parked come through the handgate and down on to the patio, your door is on your left.

Halliday’s Cottage is an open plan cottage all on the ground floor, set within a shared driveway with parking space for one vehicle and a little patio area outside with seating for al fresco dining. A perfect retreat for two!

There is a lounge area, fully equipped kitchen area, a spacious shower room and a sleeping area in a private alcove with comfy double bed and a curtain for privacy, the sofa in the lounge converts into a three quarter sofa bed suitable for one.

Greetham is a working village in the beautiful county of Rutland very close to Rutland Water with plenty of great country walks from the doorstep.
Convenient for Stamford (15 mins) and Oakham (10 mins).
There are two highly regarded pubs in the village - The Wheatsheaf (Top 50 Gastropubs UK) and The Plough, both serving excellent food (booking is recommended at both) and both are a very short walk from the Cottage.
Rutland Water offers sailing, fishing, walks and cycle hire and is less than 10 minutes away.
Stretton Lakes are very close by for fishing.
Greetham Valley Golf Course, driving range and Archery is 3 mins by car.
The beautiful Belvoir Castle is only half an hour away.
The beautiful old market town of Stamford is well worth a visit, as is Burghley House and Gardens.

Welcome to the charming Puddle Duck Cottage which is 200 years old maintaining original features of low ceilings, narrow doorways and a Wood Burner to complete the cosy feel.
The cottage comfortably accommodates four people offering two upstairs bedrooms, one double & one twin. Each bedroom provides crisp luxury bedding and fluffy towels.
The bathroom is situated downstairs with a shower offering complimentary Cole & Lewis shampoo, conditioner and body wash.
There is a fully equipped kitchen with oven, microwave, small air fryer, toaster, Nespresso coffee machine and complimentary tea, coffee & sugar and full size fridge freezer. The kitchen is also well stocked with helpful essentials like salt, pepper, oils, herbs & spices, kitchen roll, cling film, foil & storage containers.
Moving through to the original living space for the cottage the lounge offers a Wood Burner with a complimentary basket of logs fire lighters & kindling. A smart TV provides access to most media platforms and a digital bluetooth radio. With a sofa seating four and a chair in the reading corner where we offer a selection of local magazines, books & our guest information folder that includes useful information about your stay and what's on offer locally. There is also an under stairs cupboard where you will find a picnic basket with blanket and picnic set for four and useful items like stair gate, travel cot, baby monitor, iron & ironing board.
The last room downstairs is the impressive Oak Conservatory. This area offers an abundance of natural light & sunshine from the south facing garden. Within the Conservatory you will find two easy chairs ideal for morning coffee & reading the paper, and the dining table which is perfect for family meals or an intimate dinner.
Puddle Duck cottage also offers a beautiful secure south facing back garden where you will meet an abundance of British birds & the local visiting Ducks. Within the garden is a large picnic bench, a corner seating area for morning coffee or pre dinner drinks, and in addition we offer a Weber kettle BBQ & Chiminea to enjoy the summer evenings.
Situated at the end of the garden is a games room offering a break away space with a two seater sofa, Wii games console & multi game table including table football, pool & air hockey. Also within the games rooms you will find jigsaws, board games and cards to enjoy during your stay.
The cottage offers an off road parking space for one car at the rear of the property on the quiet lane, additional parking can be found at the end of the lane or on road parking opposite The Plough pub.
We warmly welcome a dog at the cottage by offering a secure back garden (please note that fencing is 3ft high on one side of the garden ), and their very own welcome gift box. In addition we provide a feeding mat, bowls & towel. We do respectfully ask for the comfort of all our guests staying at the cottage that dogs are not allowed on the sofa or upstairs.
Within walking distance to the cottage are two village pubs the Wheatsheaf & the Plough . A short driving distance from Greetham you will find the neighbouring village of Cottesmore which offers a great chip shop, post office & thatched pub.

Primrose Hall is a beautifully renovated, Grade 2 listed stone barn conversion. It is ideally situated in the Rutland village of Empingham, within walking distance of Rutland Water’s North Shore. Empingham nestles in the Gwash Valley, equidistant from the charming Georgian town of Stamford, and Rutland’s county town, Oakham. The village has a shop, pub, medical centre, and an antique shop just 250m away. The local area also benefits from many other very good pubs, restaurants and cafes.
The space
The cottage has 2 good-sized bedrooms, sleeping up to 4 people, and a spacious, open plan ground floor, which now also features a newly installed log burner. Fully equipped for modern living, it retains many of its original features and character. We welcome all guests, including singles, couples, families and friends. We are also dog friendly.
Check in is contactless, using a key safe at the property, avoiding personal interaction if that is what you would prefer. An enhanced cleaning regime is also now in operation.

The Old Forge is a stylishly appointed property with high quality, contemporary furniture and has a well equipped kitchen.
You can walk to the excellent village shop, pub and cafe. It's a short drive to beautiful Stamford, Oakham and Rutland Water.
The property has solid wooden floors throughout the ground floor and commands views across the village green.
The space

The property started life as the village blacksmiths and over time has evolved serving as a petrol station in the 1950s and more recently as the village doctor's surgery and as a photographic studio.
Converted into its current format and winner of the prestigious George Phillips and civic trust awards it provides a luxury retreat with many character features such as original doors, exposed stone and brickwork twinned with stylish furniture from George Smith, Boconcept and B&B italia and luxury modern appliances from Siemens, Bosch, fisher and paykel, Bang and Olufsen and Miele.
Downstairs there is a separate snug whilst the upstairs accommodation comprises two double bedrooms, one en suite with double and king sized beds.
The kitchen has an electric oven, microwave, halogen hob, dishwasher and lots and lots of kitchen gadgets! There are a good selection of kitchen basics and plenty of cook books to inspire.
There is fast fibre optic broadband and tv with Netflix and other on line services in the snug. There is also a good range of dvds to enjoy.
Music lovers will enjoy the Bang and Olufsen stereo which has Bluetooth connectivity.
The property has a spiral staircase to one bedroom so is not suitable for toddlers or very young children.
There is storage and hanging space for clothes and other personal items.
The bathroom has a roll top bath with a shower attachment. Please note that the bath is quite high and is a bit of a step to get in and out, those less mobile will wish to be aware of this, moreover, the shower space is reasonably limited.
A separate pantry houses a washing machine, tumble dryer and fridge freezer along with a supply of kitchen basics.
There is also selection of information on the local area, books and traditional board games should you feel the urge to simply kick back and relax.

Nestled in the Welland Valley Pond Cottage with its stunning countryside views is the old kitchen annexe of The Old Vicarage, Caldecott, Rutland.
The rural location is ideal for anyone wanting to get away from it all and visit this beautiful tiny county.
The cottage is beautifully furnished and is extremely welcoming and comfortable.
With a double bedroom and main bathroom downstairs it’s ideal for people with restricted movement, though not fully wheelchair friendly
The space
The level open plan layout gives a lovely bright & airy feel to the cottage, on the ground floor there's a spacious lounge decorated eclectically to suit all tastes, with a lovely panoramic wood burning stove for cosy winter evenings. For entertainment there's a large colour TV, board games plenty of books to read.The spacious fitted modern dining kitchen is fully equipped with everything required to ensure a comfortable stay, including a hob & oven, built in dishwasher, refrigerator, microwave. Patio doors to the patio.Outside is a separate utility room with washing machine, tumble dryer, freezer, so no noisy spinning to interrupt the peace. The ground floor bathroom is bright & airy and has a large shower, full size bath, basin & toilet . Always lots of fluffy towels available along with toiletries. The double ground floor bedroom is great for anyone who struggles with stairs, it has a built in hanging space, chest of drawers & bedside tables & room for a travel cot. Upstairs the master bedroom has king size bed and, wardrobe, dressing table, bedside cabinets, it has its own en suite toilet with wash basin.

Tucked away on a quiet no-through lane, two chapel lane is a minute’s walk from the church and pub. Inside enjoy a cosy sitting room with a wood-burner; outside, a walled courtyard garden with church spire views. Ketton has a shop, pub, vineyard, playground, gym, library, and scenic walks. Just 10 minutes away Rutland Water offers water sports, a beach, cycling and climbing wall. Nearby Stamford is perfect for exploring, with its independent shops, charming pubs, eateries and Burghley House.
The space
The sitting room offers two sofas, one of which is a sofa bed that comfortably sleeps one. You’ll also find a cosy wood burner and a smart TV with Freesat. The main bedroom features a UK king-size bed (5ft), while the second bedroom has a standard double bed (4ft 6in). The eat-in kitchen includes a table and seating for four, and the garden provides additional seating with a four-person table and chairs.

The cottage is over 200 years old with steep stairs and therefore not recommended for anyone with restricted mobility.
There’s on-street parking only, which can be found either at the top of the lane on a first come basis - or on Church Road that runs across the bottom of the lane.

Courtyard Cottage is a well located two bedroom holiday cottage in the centre of Oakham. With off-street parking, an enclosed courtyard garden and everything you need within walking distance, this cottage makes a stay in beautiful Rutland easy. The cottage is particularly suited to a couples weekend away with excellent restaurants a short walk away and 2 comfortable double bedrooms with king size Silentnight beds.

A lovely new property-open plan kitchen with patio door access to courtyard garden. A separate sitting room with patio access. Also downstairs is a small toilet and utility room. Upstairs are 2 double bedrooms with new king size Silentnight beds and a shared bathroom with shower. The outside courtyard is a lovely sun trap and oasis of calm.

Welcome to Moss Cottage, a beautifully renovated cottage situated within two minutes walk of Uppingham’s Market Square, yet with south facing country views.
Renovation was completed in 2013 to high standard, decorated using traditional decor, with a contemporary feel retaining the charm of the original cottage.
