The first room inside the front door is very musty and the main lounge couch was also musty. The upstairs needs a grab rail on the landing and in the bathroom as getting in and out of the shower is difficult for 60 year olds. All minor issues that are easily improved on. I appreciated the welcoming emails but no so much the blunt ones about time of departure but I imagine the hosts have had previous issues."

- "Nice and clean, well decorated but small. Very noisy road, and very hot throughout our stay. As the inside temperature never dropped below 24 degrees (19th to 24th June), we tried to leave bedroom windows open at night, but only did so for an hour on the first night, as there is so much traffic for most of the night, roaring up and down, so not had a lot of sleep. Took coffee bags with us as no coffee maker, as per previous reviews. Power shower was pretty weak but sufficed. Very small floor-level fridge/freezer is difficult to load/unload. Only two of us but four large adults will struggle as everything is scaled down to fit the small living room and kitchen. Bedrooms are ok but single beds are too narrow for an adult. The Greek restaurant mentioned in the visitor book is permanently closed."

While there is no designated off-street parking, there are no parking restrictions, and it is possible to park just opposite the cottage just on the Sutton Estate Road, or in the nearby lay-by 20 meters from the cottage..

There is a secure private walled garden accessed off the hallway. It has a cast iron table and bench and is a secure area for children to play. There is also a small wooden shed with buckets and spades that guests can use, as well as x2 foldaway chairs.

Located in a residential area of the Georgian town of North Walsham, the cottage is ideally situated for accessing the vibrant city of Norwich, the beauty of the Norfolk Broads and the breathtaking North Norfolk coast line, all of which can be visited via train, with the local train station being just a three minute walk away, but rest assured, no train noise is heard at Garden Cottage.
The Bittern Line stops at West Runton, Sheringham, Cromer, Hoveton and Wroxham and Norwich.
Beautiful local beaches and access to the Norfolk Broads are just a ten minute drive from Garden cottage, and Norwich is a 30 minute drive. There is a modern public leisure pool less than a two minute walk from Garden Cottage. North Walsham offers three major supermarkets and a petrol station, all are less than a 5 minute drive away.

Garden Cottage is only a 10 minute drive to the nearest beach at Mundesley, which has lovely little beach huts and a beautiful clean beach, along with a seafront Pay and Display car park.
We are also only a 15 minute drive to the Norfolk Broads where you can hire boats etc from Wroxham.
We are 18 minutes away from Cromer which is lovely to have a walk around and the pier is really beautiful all year round- Cromer can also be visited easily by train from where Garden Cottage is, as we are a 5 minute walk away from North Walsham train station, (don’t worry- there’s no train noise!) along with Norwich which is a beautiful and quaint city with lovely restaurants and night life.
Norwich is a 25 minute drive from us or a 30 minute train journey.
The historic town of Holt is a 30 minute drive away with lovely independent shops and delis- a lovely way to while away an afternoon or relax with an afternoon tea.

Horsey Beach is a 30 minute drive away where you can find herds of seals lazing on the beach and you may also be lucky enough to see some seal pups too! Great for photographers, and a really popular attraction for visitors to Norfolk. A must see for many!

Guests have a free designated off road parking space which is right at the entrance of the cottage.

The property is an early Victorian, town workers cottage built about 1820. It’s located a few minutes walk from the town centre & 150m from a 24/7 council paid parking. The accommodation consists of: front door opening onto lounge with wood burning stove, 50” HD TV with SKY & Netflix, doorway to fully fitted new kitchen dinner, rear lobby with back door to small courtyard garden with patio / dinning area. The rear lobby also leads into downstairs bathroom, with loo, basin, bath and shower. The cottage stairs lead off the lounge, they are quite steep (please see additional information and pictures) at the top there is a landing with doors leading to both bedrooms. The main bedroom is in front with King bed There is a step down into back bedroom which has a double, both beds have king duvets.
The cottage has electric storage heaters and hot water is supplied via a gas fired boiler. It is fully double glazed with highly secure front and back doors

Wood burning stove: we supply a small quantity of kindling and logs to get you started, enough for one evenings fire. If you require more logs we supply a small sack full for £20, (enough for 2-3 evenings fires) these will be stacked on the hearth for you in advance of your stay, please confirm if this is required?

A 1 bedroom Annexe in a 1850 cottage, situated in Norfolk's most sought after village - Great Massingham. There is everything you need to have the perfect countryside holiday, with a log burner, small cottage garden and all the amenities.

A 20-30 minute walk away from the award winning The Dabbling Duck pub, village shop and café. The annexe is located on the Peddar's way, therefore consists of good walking/riding potential and is only 30 minutes from a number of beaches and coastal villages.

The space
The cottage is a cozy, single story annexe attached to our property so we are close by should you need anything.

You will enter the cottage through the kitchen, in which you'll find an oven, fridge and gas hob available. This is along side other appliances. The kitchen has one large window in which you can see the farm opposite. The kitchen is completed in a country style with plenty of space for your stay.

You'll then walk through into the large sitting room, where we have a sofa, sofa bed and chair for relaxing on. There is a TV which can be used to watch Netflix/Amazon and access to WiFi. There is a large fire place in the panelled wall, some wood and kindling will be provided throughout the colder months, but there is also central heating available. This room looks out to the farm opposite, during the evening and morning you will sometimes notice the two barn owls that live in our barn.

This room then leads into the only bedroom, there is a double bed, dresser and large mirror. The bedroom has two windows and French doors out into the garden so there is plenty of light for the size of the property. There are often little song birds hanging in the garden area which will provide some entertainment. The garden is perfect for sitting in, in the morning sunshine when having your first cup of tea or coffee.

The bedroom has an ensuite, which is the only bathroom, and hosts a toilet, sink and bath with shower attached.

The cottage is located on the famous Peddars Way, an old Roman road. Peddars Way starts in Suffolk at Knettishall Heath Country Park (or Thetford Station for cyclists) and follows the route of a Roman road for 49 miles (79 Km) to Holme-next-the-Sea on the north Norfolk coast meeting the Norfolk Coast Path at Holme-next-the-Sea. Therefore please note that the cottage is very rural, we are just on the outskirts of the village.

Guest access
You will enter the cottage directly off the driveway, there is a Keysafe on the wall where the key will be when you arrive. Prior to arrival I will inform you of the code so you are able to access the cottage whilst we are not in.

The cottage is an annexe attached to our property so we will be close by in case of any problems, but our house will be inaccessible to you.

Other things to note
The property is located next to a farm, so please be aware that there is sometime noise, but having lived here I can confidently say that the noise levels are minor and normal country side farming sounds.

During the spring we have lambs or calves in the fields next to us and there are some chickens kept in our fields.

We also have 3 cocker spaniels, please be aware that although our garden and the garden for the cottage will be separate, our dogs will likely investigate by sniffing through the fence. They are very friendly, two are working so do live outside, so don't be alarmed if you spot them outside in the rain! They are happy.

Just a five-minute walk from the sea - in fact, you can see it from the property’s upstairs windows – it’s cosy, quiet and ideal whether you’re looking for a base to explore the long sandy beaches of the north Norfolk coast, or have children and want to make the most of Hunstanton’s nearby arcades and funfair.

On the ground floor:

Kitchen - Free standing kitchen with workbench sink & storage , little larder , table & chairs , appliances include gas oven, grill and hob, kettle, fridge with little freezer compartment. Cookery books too & dog box of bits.

Garden - The private garden – complete with wooden picnic bench , great back steps, shed with more beach stuff in mature borders & trees ,it is a wildlife garden as they use it all the time - it backs on to a well-maintained allotment patch (in summer it's not unusual for allotmenters to hand you a bunch of runner beans over the fence). A little deer lives in the trees on the other side of our back fence. The allotments also neighbour a newly renovated children’s play park, a one minute walk away.

Master bedroom - Double bed with night lights, mirror and dressing table – the hairdryer’s in the top drawer! Selection of books & tv on dressing table . Clock Alexa.

Children’s bedroom - One set of bunk beds, drawers, and quite a collection of toys & a very good mini library & story chair . Door ruler if you’d like to add your height :)

This cottage has been our holiday home for 25years we love it , it’s quirky & has some sentimental bits init . It’s used by all of us from 6years to 75. It’s not luxury it’s homely. Upstairs has electric heater which need to go on when it’s chilly . The shower can be tricky to get right , the conservatory can leak by the door when it rains hard . But it’s still a lovely cottage & in a great location .

Lifeboat Cottage is cosy two-bedroom cottage in the heart of Brancaster dating back to the 18th Century. This pretty period cottage has been refurbished to a high standard and contains a charming mix of modern furnishings and traditional details, equipped with all you need for a relaxing stay.

Located centrally in the village but set back from the coast road, down a private lane, Lifeboat Cottage is within easy walking distance to all the village amenities, the beach and the coastal path. In fact the village shop and playing field are literally one minute away on foot.

On entering the cottage by they front door, you step into the main living space. Whilst the living space downstairs is essentially open plan, the sitting room is separate from the kitchen dining area and offers two comfy sofas and a relaxing space to watch some TV or curl up with a book.

The modern fitted kitchen and dining area are to the other side of the front door and benefit from windows both the front and rear of the cottage.

Upstairs there are two double bedrooms with a newly refitted WC separating them on the landing. The principal bedroom has a charming painted flint feature wall to the rear and the shower room which serves both bedrooms is en suite to this room.

The second bedroom is arranged as a twin room. Both look out to the front of the cottage.
