This lovely detached house was completely renovated and restored in 2015 - with an bright and welcoming open plan living and kitchen space which gives direct access to the gardens through the huge bi-fold doors. The top quality bespoke kitchen has everything you need including a marbled-topped central island, five-ring ceramic hob and large American style fridge-freezer. You can dine outside or in with tables which seat up to sixteen, perfect for celebrating special occasions. Comfortable sofas around a large wood burning stove, and wall-mounted television with Sky and DVD player make this room equally cosy in winter. There's also a generous snug room for larger groups to spread out and relax.

On the ground floor you will find a spacious bedroom with a super-king bed. The remaining three beautiful bedrooms on the first floor, all super-king size, are all equally generous and stylish. The master has an en-suite bathroom with roll top bath and separate shower cubicle, and the family bathroom also has bath and separate shower.

The private courtyard allows you to enjoy the formal garden during your stay. You can make use of the shared tennis court and outdoor heating swimming pool during the summer months. And of course, you are only ten minutes drive from the nearest pub and shop and Brancaster beach. With some beautiful country walks right on your doorstep too, you will fall in love with the serenity and special location this property sits in.

Unfortunately on Saturday and on another two to three occasions people came into the garden without any prior notice or a knock at the door, luckily I had my dogs in the house, this in my opinion was not what we paid for and I am not happy about it. Also there was a fly infestation in the kitchen, which is not very pleasant when we arrived and the main bins that where left out had a maggot infestation with lots of black bags left at the side.This does not give you a nice feeling that the cottage is clean upon your arrival. There was also a problem with wasps in and outside, for which I know comes with the territory but this prevented us from opening up the sliding doors or windows in the sitting room area next to the kitchen which impacted upon the heat levels in there which prevented my elderly mother from being able to enjoy this room. As my wife is allergic to wasp stings, had we known we may have booked somewhere else instead with yourselves. I understand due to the adverse temperatures we have had this may be out of the owners control but we were not able to enjoy the patio area at all during our stay as a result. I think they loved chewing the wooden furniture outside for whatever reason and where feasting on the fallen apples out in the front garden. There was a leak whilst we stayed from one of the showers but Freddie was there almost instantly and resolved the issue for which we appreciate his efforts there. With all this in mind I think the price I paid was far too much for the conditions we had to endure and I would appreciate a review of my payment please as a result of these issues Many thanks David"

The traditional carrstone cottage has been thoughtfully renovated to give an open, simple and Scandinavian feel to it. The main house is a large open-plan dining area with a wall dividing the kitchen. A glass walkway connects the main house with a downstairs shower and laundry/dog room. There is also a cosy sitting room with Sky TV and DVD player.

A welcoming cottage with lots of light, the bedrooms include a super-king, a king-size and a twin room, all dressed with crisp white linens. With two bathrooms; a family bathroom upstairs and a shower room downstairs, this property would be perfect for a couple, small group of friends wanting complete seclusion; or a family wanting to enjoy country life, yet still be in easy reach of the coast for adventures.

On the south facing terrace at the front is seating for eight and a large coal barbecue. Guests can enjoy Park Cottage garden with an old orchard and the woodland garden at the rear of the property. There is a large separate games room with bike racks for six bikes and a table tennis table.

Guests can use the footpaths and cycle paths within the estate during their stay. The shared tennis court and swimming pool are open to guests from the beginning of May to the end of September.

Poppy Cottage is in an idyllic location for observing wildlife and for exploring the great outdoors. In winter, skeins of pink footed geese in their thousands are seen and heard flying directly over the cottage morning and evening, as they travel between feeding and roosting sites. Those with a keen eye will spot the geese feeding in the fields that surround Docking, which are also abundant with hares, muntjac, and majestic birds of prey.

A short drive away, the 'wader spectacular' takes place at Snettisham RSPB reserve each winter. When the tides and conditions are right, a truly remarkable display of huge clouds of birds whirl overhead, attracting Peregrine falcons to hunt. Poppy Cottage is equally close to the north Norfolk coast, with the beautiful beach at Brancaster near by. Turn left as you walk onto the beach, and head down to the creek where you will find a colony of seals basking in the sun and bobbing in the water. Titchwell RSPB Reserve and Holme Dunes Nature Reserve are bucket-list destinations for spotting spring and autumn migrations and seabird watching.

Docking is well served with a very welcoming pub, a restaurant run by a Michelin-star team, an excellent village shop, a fish and chip shop, and a doctor's surgery. The popular Georgian village of Burnham Market is a short drive away, as is HM the King's Sandringham estate, Norfolk Lavender in Heacham, Houghton Hall, and the classic Victorian seaside resort of Hunstanton.

If you want to experience the big skies of North Norfolk, this is the place to do it. Set in rural farmland and with plenty of outdoor space, this semi detached period ex-farm worker’s cottage is equidistant to the popular coastal villages of Thornham, Old Hunstanton and Holme, and their lovely sandy beaches. These are all within a few minutes drive along pretty back country roads, only 4 miles away with no need to queue for miles along the busy coast road to get to them. It offers fresh, simple, spacious accommodation which has been sensitively renovated whilst still retaining period features and charm. Accommodation is comfortable and stylish with attention to detail in every room, good quality linens, pretty gardens all round and incredible views from every window. It has been designed with much needed hedonism and relaxation in mind.

Located down a farm track it is safe from the road with plenty of parking, with fully enclosed front & back garden.

Entrance into the cottage is via a boot room with plenty of space for coats and boots and a stable door into the stylish locally handmade farmhouse kitchen which is fully equipped with ample crockery and seating for 8. The central heating is oil fired from a new external boiler, (2021) which provides ample hot water & makes the cottage very warm & cosy. Cooking is by Rayburn .There is a microwave & back up small/ baby belling type electric oven and hob if you would prefer not to use the Rayburn. Also a large Smeg fridge freezer and baking equipment-everything you would need for a self catered stay.

The sitting room is large and comfortable with an incredibly effective wood burning stove and you will be left with an ample supply of logs. Free view TV with chrome cast and unlimited broadband. Being at the back of the cottage, it has bifold doors which, when completely open, bring the outside in with panoramic/ paddock views.

Also downstairs is a study and cloakroom.

All 3 bedrooms in the cottage are upstairs, two with king size beds, and a third with full size twins. They all have comfortable, good quality beds with pocket sprung mattresses and great views over farmland.

There is one upstairs bathroom with bath and separate rainfall shower.

Please be aware that the stairs are quite steep being traditional Norfolk winder stairs with NO child stair gate at the top.

The front and back gardens are safe, secluded and enclosed with BBQ, outdoor table and plenty of garden seating and space for relaxation, drinking and eating. Please note the back fence is low & so the property is not suitable for dogs that are likely to jump over! Please ask us directly for more info.

Exclusive and extremely private to escape to, the privately-owned Fring Estate offers these cottages a sublime two-acre walled garden setting, making this a special retreat. You will adore the woodland, parkland, and wildlife, which is in abundance. Nestled in total privacy, peace, and seclusion, you are only a short drive from some of Norfolk's best beaches at Brancaster and Old Hunstanton, as well as some of Norfolk's loveliest villages, including Burnham Market and Thornham.

Gardener's Cottage sleeps ten, with Park Cottage sleeping six, and both have good size modern well-equipped kitchens and dining areas. The two cottages enjoy the same laid back rustic style and come with a shared garden separated by a hedge and gate meaning you can be as private from, or as accessible to, the rest of your party as you so wish. With a total of seven bedrooms and four bathrooms, three sitting rooms and two large south-facing terraces, there are plenty of options for where to eat and mingle. Both properties have outdoor seating areas with barbecues. There are a very large dining tables inside and outside Gardener's Cottage, meaning everyone can dine together whatever the weather. The beds in each property have been dressed in crisp white linens atop quality mattresses to ensure you experience a good night's sleep.

Park Cottage features a games room with table tennis, and there are bike racks to securely store your bikes after exploring on two wheels. There is also seasonal use of the heated outdoor swimming pool along with a tennis court from the beginning of May to the end September – ideal when you don't want to go to the beach.

School cottage is a quaint hideaway in the grounds of a period school in the heart of the Royal Sandringham estate.

Shernborne is a stones throw from the King’s country home and a short drive from the stunning beaches of the North Norfolk coast.

The cottage caters for up to 4 guests in 2 good sized bedrooms, 1 king-size bed and 1 double bed. Both rooms have their own bathrooms. We are un-suitable for under 12s or infants.

The space
Entrance into the property is via a small porch area with coat hooks and space to remove footwear. From the porch you enter into the large open plan lounge/ kitchen diner which has large windows letting the light flood in and a beautiful outlook onto the patio and garden. Coming off the lounge is the spacious master bedroom with built in wardrobes, kingsize bed and dressing table. The ensuite has a lovely walk in shower with drench head shower. The second bedroom again is a great size with double bed, dressing table and a built in wardrobe. Just coming off the hallway is another bathroom with a shower over the bath.
The kitchen has a large island with lots of storage, a sink and a breakfast bar area. The kitchen also benefits from a small utility area with sink, washing machine and dishwasher. This space opens out into a bright airy dining space overlooking the pretty cottage garden and patio.
There are plenty of seats on both patio areas to enjoy alfresco dining in warm weather.

Guest access
The cottage is an annexe to the main School building, it is set back on a shared driveway, there are spaces in front of the cottage for up to 2 vehicles. The cottage has its own patio and garden which is completely private and separate to The School. Guests can access the keys from a secure key safe on the outside of the cottage.

Other things to note
We are a non smoking property and whilst we cannot prohibit you smoking in the enclosed garden, the cottage is an annexe to our house and the gardens back on to one another so it is preferable that smokers walk onto the village green to smoke.

We kindly ask that footwear isn’t worn on the carpeted areas and dogs remain off beds and sofas.

A small continental breakfast is included for the first morning, It often includes, milk, orange juice, butter, porridge oats, jams and bread. Tea, coffee, sugar and hot chocolate are also available.

Park Cottage is south facing and looks out over open countryside in a peaceful secluded setting. The house has recently been renovated and has an open, simple and Scandinavian feel to it. Guests can enjoy the cottage garden with an old orchard and the woodland garden at the rear of the property.

Guests have access to the entire house during their stay and the garden enclosed.

The Swimming pool, tennis court and sunset mound are available for guests to use throughout their stay during the summer months. They are accessed by short walks through the park and are signposted. It is ideal for summer holidays and cosy winter breaks - try out the"warmest wood burner ever". Located near North Norfolk’s beaches and wildlife reserves, it is the perfect space to spend time with family and friends.

The space
The 200-year-old cottage is located in Bircham Tofts, a 20-minute drive from the sandy beaches and wetlands of the North Norfolk Coastline, with a pub and village shop within a ¼ mile.

The main space is an open-plan kitchen-diner and living room, furnished with a Morso wood-burner. The kitchen is well equipped. There are floor to ceiling windows and a Green Oak wooden beam extension that creates a very relaxed and spacious environment.

The cottage is situated in a south-facing large garden with pond, flowerbeds, patio with outdoor eating area and BBQ. The cottage has lovely countryside views and amazing walks from the door, it is located away from main roads, at the end of a country lane.

Finches, swallows, swifts, mallards and thrushes are among the many birds you regularly see from the house. In season, bats and v-shaped formations of geese fly overhead at teatime. The cottage is well equipped for families: there is broadband, plenty of board games and a TV in the second sitting room.

The cottage offers an excellent location for exploring North Norfolk’s coast and heritage.

We have carefully updated the spaces for modern functionality while maintaining a timeless aesthetic. Custom touches, such as bespoke headboards in the twin bedroom, handcrafted café curtains, and voiles with French ruffle headings in the kitchen and bathrooms, elevate the living spaces.

The curated selection of unique finds adds character and charm to every corner.

The pièce de résistance lies in the heart of the garden—an enchanting outdoor bath cabin. Meticulously crafted from reclaimed wood, this haven offers a tranquil retreat. A large doubled ended bath with room for two, accompanied by a copper shower, creates a sanctuary cocooned in weathered timber.

Guests can also make use of an outdoor Kitchen prep area with sink and BBQ.

The Workers Cottage is equipped with everything you need to make your stay a comfortable and memorable one.

A beautiful period property The Workers Cottage has a huge garden dotted with fruit trees, shady spots and a large lawn.

On the dining terrace Guests can make use of the outdoor Kitchen prep area with sink and BBQ.

A stunning outdoor double ended bath and separate rain shower in a shielded cabin completes this magical garden.

Guest access
As all the bedrooms at the property are upstairs unfortunately the property is not suitable for those unable to use stairs.

Other things to note
1. Please ensure all doors all locked, windows secured and gate locked when you leave the property unattended
2. No smoking or vaping
3. Please no shoes upstairs
4. Only x 1 dog on request. Please do not allow your dog on beds and furniture
