Escape to the truly gorgeous Gardener's Cottage, set in a beautiful and very peaceful rural location with access to the walled garden, within the parkland and grounds of Fring Hall. Just a short drive to Brancaster beach and sleeping up to ten guests, its a fabulous cottage for group gatherings or families wanting to spend quality time together.
This lovely detached house was completely renovated and restored in 2015 - with an bright and welcoming open plan living and kitchen space which gives direct access to the gardens through the huge bi-fold doors. The top quality bespoke kitchen has everything you need including a marbled-topped central island, five-ring ceramic hob and large American style fridge-freezer. You can dine outside or in with tables which seat up to sixteen, perfect for celebrating special occasions. Comfortable sofas around a large wood burning stove, and wall-mounted television with Sky and DVD player make this room equally cosy in winter. There's also a generous snug room for larger groups to spread out and relax.
On the ground floor you will find a spacious bedroom with a super-king bed. The remaining three beautiful bedrooms on the first floor, all super-king size, are all equally generous and stylish. The master has an en-suite bathroom with roll top bath and separate shower cubicle, and the family bathroom also has bath and separate shower.
The private courtyard allows you to enjoy the formal garden during your stay. You can make use of the shared tennis court and outdoor heating swimming pool during the summer months. And of course, you are only ten minutes drive from the nearest pub and shop and Brancaster beach. With some beautiful country walks right on your doorstep too, you will fall in love with the serenity and special location this property sits in.

Unfortunately on Saturday and on another two to three occasions people came into the garden without any prior notice or a knock at the door, luckily I had my dogs in the house, this in my opinion was not what we paid for and I am not happy about it. Also there was a fly infestation in the kitchen, which is not very pleasant when we arrived and the main bins that where left out had a maggot infestation with lots of black bags left at the side.This does not give you a nice feeling that the cottage is clean upon your arrival. There was also a problem with wasps in and outside, for which I know comes with the territory but this prevented us from opening up the sliding doors or windows in the sitting room area next to the kitchen which impacted upon the heat levels in there which prevented my elderly mother from being able to enjoy this room. As my wife is allergic to wasp stings, had we known we may have booked somewhere else instead with yourselves. I understand due to the adverse temperatures we have had this may be out of the owners control but we were not able to enjoy the patio area at all during our stay as a result. I think they loved chewing the wooden furniture outside for whatever reason and where feasting on the fallen apples out in the front garden. There was a leak whilst we stayed from one of the showers but Freddie was there almost instantly and resolved the issue for which we appreciate his efforts there. With all this in mind I think the price I paid was far too much for the conditions we had to endure and I would appreciate a review of my payment please as a result of these issues Many thanks David"

The main house is a large open-plan dining area with a wall dividing the kitchen. A glass walkway connects the main house with a downstairs shower and laundry/dog room. There is also a cosy sitting room with Sky TV and DVD player.
A welcoming cottage with lots of light, the bedrooms include a super-king, a king-size and a twin room, all dressed with crisp white linens. With two bathrooms; a family bathroom upstairs and a shower room downstairs, this property would be perfect for a couple, small group of friends wanting complete seclusion; or a family wanting to enjoy country life, yet still be in easy reach of the coast for adventures.
On the south facing terrace at the front is seating for eight and a large coal barbecue. Guests can enjoy Park Cottage garden with an old orchard and the woodland garden at the rear of the property. There is a large separate games room with bike racks for six bikes and a table tennis table.
Guests can use the footpaths and cycle paths within the estate during their stay. The shared tennis court and swimming pool are open to guests from the beginning of May to the end of September.
Park Cottage can also be booked in conjunction with Gardener's Cottage (Fring) for larger parties. Together they are called The Walled Garden - Fring Estate
Plus there is also a romantic The Little Potting Shed set into the Walled Garden which offers a romantic hideaway setting, perfect for lovebirds wanting quiet time together.

Carpet In front room needs to have a clean, dirty in front of one of the sofas .Two chains broke on bath and sink plugs.Kettel needs to be descaled as we had to do it before we used it and there was no frying pan.But we had a great time there."

Situated just outside the village of Docking in a peaceful rural setting, Poppy Cottage is a wildlife enthusiasts delight, ideal for couples or solo travellers. This comfortably furnished terraced cottage forms part of the conversion of a historic Victorian building. In a tranquil location, yet just a 15 minute drive to Brancaster beach, this hideaway is the perfect getaway for ultimate relaxation.
The ground floor comprises of a comfortable sitting room featuring a television and good library of books. The period fireplace with electric fire, adds extra warmth and ambient light on chiller evenings. Cuddle up under a blanket after a long walk to indulge in peace and quiet as the flames flicker softly. Spacious and well-equipped, the kitchen/ diner offers table and chairs, plus access to directly into the fully enclosed private garden. Upstairs, the master bedroom hosts a king-size bed served by an en-suite shower room, and enjoys delightful rural views. This sheltered spot is a calm haven for a cup of morning coffee or sharing in a evening glass of wine. And when the sun is shining, fire up the barbecue and create some lasting holiday memories.
Poppy Cottage is in an idyllic location for observing wildlife and for exploring the great outdoors. In winter, skeins of pink footed geese in their thousands are seen and heard flying directly over the cottage morning and evening, as they travel between feeding and roosting sites. Those with a keen eye will spot the geese feeding in the fields that surround Docking, which are also abundant with hares, muntjac, and majestic birds of prey.
A short drive away, the 'wader spectacular' takes place at Snettisham RSPB reserve each winter. When the tides and conditions are right, a truly remarkable display of huge clouds of birds whirl overhead, attracting Peregrine falcons to hunt. Poppy Cottage is equally close to the north Norfolk coast, with the beautiful beach at Brancaster near by. Turn left as you walk onto the beach, and head down to the creek where you will find a colony of seals basking in the sun and bobbing in the water. Titchwell RSPB Reserve and Holme Dunes Nature Reserve are bucket-list destinations for spotting spring and autumn migrations and seabird watching.
Docking is well served with a very welcoming pub, a restaurant run by a Michelin-star team, an excellent village shop, a fish and chip shop, and a doctor's surgery. The popular Georgian village of Burnham Market is a short drive away, as is HM the King's Sandringham estate, Norfolk Lavender in Heacham, Houghton Hall, and the classic Victorian seaside resort of Hunstanton.

Town: Snettisham is a traditional Norfolk village, with many of its houses built from the local iron-rich carr stone, which has an attractive golden-brown colouring. Due to this, the buildings are known locally as “gingerbread houses”. Village amenities include general stores, a Post Office, 2 inns, a bistro and a regular bus service to the bustling, family-friendly seaside resort of Hunstanton and historic King’s Lynn. The church of St Mary sits alone on top of the hill and is certainly worthy of a look inside at the exquisitely decorated tracery flowers on the west window. There is an RSPB bird sanctuary close to the beach, which is three miles away, and the ancient Peddars Way public footpath runs near to the village. Butterfield 8 is a wonderful first-floor apartment and can sleep two people in one bedroom.
The living areas in the property consist of a kitchen with an electric oven and hob, microwave, fridge, freezer and a living/dining room with dining seating for three people and a TV. There is a double bedroom and a shower room. Outside there are communal lawns with washing lines and an orchard and ample off-road parking. Within 1.3 miles, you will find a shop, and within 1.5 miles, a pub, and please note that this is a non-smoking property. WiFi, fuel, power, bed linen and towels are all included in the price. The gardens to the rear of the property belong to the ground-floor apartment. There are two internal steps down from the entrance hall and two steps up to the kitchen, please take care. Butterfield 8 is a wonderful base for exploring the beautiful region of Norfolk.
