The house has been designed to sleep up to seven guests over four floors but is ideal for couples wanting to stay too. The house has a well-equipped, well-presented kitchen with laundry facilities too and all the usual mod cons you would expect in a holiday home to make a home cooked meal should you not wish to dine out at the many superb eateries close by. On the same floor is the cosy living room which is a great place to kick back and relax after a day exploring the surrounding areas with a glass of your favourite holiday tipple. There is a bathroom on the first floor, and a unique wet room with a toilet and basin in the basement tunnel (kids love this feature). There is a small courtyard to the rear of the property. The master bedroom is a double, and there is a bunk bedroom which has been slept in by adults too. The second-floor bedroom can be made up as twin beds or as a double. The basement room (it has a window) has a single bed. All bedrooms have very comfortable beds with fresh cotton linen guaranteeing a perfect night’s sleep. There is also the option to request a Z-bed if flexible sleeping arrangements are preferred, by prior arrangement directly with the owner at an additional cost.

Stamford Townhouse is located on a quiet side road just a minute’s walk into Historic Burghley Park and just a short walk into the centre of Stamford. The William Cecil Hotel is just around the corner and has a great restaurant as does the famous George Hotel also a few minute’s stroll towards the centre of town. Apart from all the wonderful trappings that Stamford has to offer, great independent shops and many and varied places to eat and drink plus some really stonking pubs too and theatres and museums it’s only a short drive to Peterborough Cathedral, Rockingham Castle and Rutland Water.

Sacrewell near Wansford has a wonderful animal farm for our younger guests to appreciate. Ferry Meadows near Peterborough is worth a visit too. The area has so much to see and do, whether you are into the historic history of England or enjoy the adrenaline thrill of motorsports, as Northamptonshire is the centre of motorsports, you are 45 minutes from Silverstone. We have the Prebendal Manor in Nassington, private visits can be arranged, and its museum is full of interesting finds. Peterborough Cathedral is somewhere to wonder at as is Burghley House just 6.5 miles up the A1. There are also great street markets in the area at Oundle (Thrs) and Stamford (Fri). Rutland Water is only a 20-minute drive and offers great leisure activities from a waterside stroll, learn to sail, windsurf or hire a bike and cycle around the reservoir stopping off for a well, deserved pint or juice at The Horse and Jockey at Manton.

The space
Arriving at Linseed, you will enter the airy, vaulted living space through the bifold doors. We hope that the soothing colours and open plan living, combined with the beautiful views make you feel instantly relaxed.

The kitchen is fully equipped with integrated 4 ring induction hob, full height fridge, Lavazza coffee machine, double oven, microwave, dishwasher, kettle and toaster.

The dining area can comfortably seat four, with the option to extend the table to seat six people if required. After dinner, unwind and stretch out surrounding the flickering log burner, or open the bi-folds and surround yourself with everything rural living has to offer.

If British summer does what it's supposed to do, take advantage of the patio seating and deck chairs whilst stoking up the BBQ. On those colder evenings, rest assured you'll remain cosy with underfloor heating throughout the whole house and outdoor blankets. Smart TVs are located in both bedrooms and the living space.

The principle bedroom features a Kingsize bed and dual aspect views over open fields. The antique chest of drawers and brass hanging rail give you plenty of space to stow all your belongings. The en-suite bathroom has the benefit of both a full size bath and large walk in rainfall shower.

The second bedroom allows flexibility, with either Superking or Twin Bed configuration. The flexibility continues within this room with the opportunity to accommodate wheelchair users. The spacious en-suite bathroom has been designed to allow wheelchair access with no steps and wide opening rainfall shower.

A washing machine and tumble dryer are available for guest use in a separate outbuilding. Cot and High Chair are available upon request.

Linseed is located at Carr's Lodge Farm and although no longer a working farm, you can enjoy seeing the 6 chickens and our gorgeous goose that live in the fenced paddock within the yard.

The Blue Boar was a traditional english country pub from the late 1700s until 1964, and is grade 2 listed. Behind the house is our lovely stone annex which is small but beautifully formed, and sits in an attractive courtyard. The Annex is Ideally suited for a single person, couple, or a family with either 1 or 2 children. Please read the information on the space prior to booking to ensure it meets your needs. The space is probably too small for 4 adults, but as stated, ideal for a family.

The space
The annex is stone built and over 200 years old and features old oak beams,and is small and quirky. The Annex does not have a kitchen, however facilities are fridge, toaster, central heating, log burning stove, microwave, table, large screen TV, DVD player, DVD's, books, games, towels, tea and coffee, and wi-fi. The Annex consists of one room which is approx 16 feet long by 10 feet wide, with a 4ft 6” double bed with silent night Miracoil mattress for maximum comfort. There is a large en-suite off with large sink, toilet, and shower. There is an mezzanine level above covering half the length of the room, with an additional two 3ft wide single beds, with silent night miracoil mattress and more sleep Turin Ortho mattress for a good nights sleep, which is accessed by wooden steps. The mezzanine level has restricted headroom. Please note, the blue outer door into the Annex is only 5’ 8”” high, and the door to the en-suite 5’ 4”high. The lowest beam under the mezzanine level is 6’ 1”. This is common in buildings of this age, but we like you to know before booking to ensure this isn’t an issue for anyone. Due to it's size, the Annex is probably too small for four adults, but works well enough with a couple with two children. You have a key of your own and complete freedom to come and go as you please. Check in is from 3pm, check out 10.00 am. Fees apply to request for early check in, or late check out. ( see other details to note) .We have a small friendly dog who loves people of all ages, and is often outside if we are. Guests should be dog friendly. No smoking policy applies in the Annex. If you have any questions, please ask before booking
.The Annex is a non smoking area.

The annex lies in a pretty courtyard, with table and chairs outside which you are free to share with us, as well as two garden areas with seating. There are a number of places where you can sit, relax, and have a drink. The courtyard has lights on an evening and is a very pleasant place to relax with a drink after a busy day exploring the area.

Other things to note
We have apparently just lost our Superhost status for the first time since hosting on Airbnb. We are very fortunate to have always been rated highly by our guests, doing all we can to make your stay as pleasurable as possible, and that hasn’t and will not change. My wife Pam had an Operation in December last year, which has an 18 month recovery period, therefore as her prime carer, I put the Annex on snooze from that period as I felt we couldn’t cope with both things going on at the same time. We are now in a position to host again, but due to having less bookings, we do not fulfill all the criteria to be a Superhost, or should I say we do fit all the criteria, other than the required number of bookings. So we will continue for the time being in being a Superhost in everything but name, and we will endeavour to look after all our guests as well as we can. We will do all we can to ensure your stay here is as enjoyable as possible, and are more than happy to point out local attractions and facilities which are too good to miss. If you need anything, just ask, and if we can help, we will. The Annex is always thoroughly cleaned and prepared prior to all guests arriving. The 3pm check in, and 10.00 am check out ensures we have enough time to make sure the Annex is ready for the next guests. Early check ins, and late check outs are very often not available. However If no guests are in the night before or day you are leaving, it might be possible, however a £10 per hour fee applies to check ins, earliest would be 1pm, and latest check out 11am, £10 fee applies, please enquire when booking.

The space
Foxglove Cottage is located in the historic heart of one of Rutland's prettiest villages. The building has been in our family for many years and has been carefully restored into a super comfortable and stylish holiday home for our family and guests who wish to enjoy a break away in a very lovely house with a beautiful garden.

As such, it is most definitely not a "party" house. It’s also not suitable for children of a ‘boisterous’ nature given the furnishings, pale carpets etc. That said, very many children have stayed without mis-hap, but consideration is required and a sensible level of parental guidance.

Foxglove Cottage exudes understated quality and good taste. The fixtures, fittings, appliances, beds, furniture, linens and even the cutlery have been chosen with a paired down style and comfort in mind. Whilst the building is traditional, there are mod cons too, with a Sonos sound system (simply download the app) installed throughout and a large but discrete internet connected flat screen TV.

For those with children, we supply by arrangement in advance: two high chairs for the table plus a baby chair; a large good quality folding travel cot with bedding; up to three stair gates on the two short flights of stairs. The top floor bedroom 3 has its own chill out area and TV for children (please, no sweets, food or drinks to be consumed upstairs...) with two large bean bags, table football and a selection of simple toys. Children love the independence of the top floor and adults enjoy the quiet!

For those with teens there is a little garden studio covered by the WIFI with simple seating, a table and a radiator for chilly nights. Ideal for throwing the kids out to "chill" after a family supper. The studio is also a nice spot to sit and read with a cup of tea whilst looking out onto the quiet gardens of a rainy day.

Every care has been taken to ensure that the cottage presents immaculately and with style. This is not a "rough and tumble" country party pad, nor a generic ‘rental’. Rather, it has been carefully and stylishly upgraded to create a charming period escape for its owners and guests. Guests are requested to treat the property as they would their own immaculate home. We believe this is a very special cottage deserving of consideration, both for the enjoyment of future guests but also ourselves, as we are frequent visitors too.

Re pets, there are specific rules that apply. In summary guests should only bring very well behaved and toilet trained pets that can be kept downstairs and not venture up to the bedroom floors.

Have a very comfortable stay and enjoy the cottage and its beautiful garden and location in the heart of this charming village.

The cottage has two private parking spaces (with plenty more parking 3 minutes walk away on Church Road by the old Railway Inn pub).

On pets, guests may bring 1 dog to the cottage subject to prior notification and verification of certain conditions. Namely, that no animals are permitted at any time to go upstairs to the first or second floors and that the guest verifies that the pet is fully toilet and house trained and that as such there is no likelihood of toilet accidents or damage to furniture and furnishings (eg by chewing or scratching). A stair gate will be provided for your visit to prevent upstairs access.

There is one bathroom on the first floor with a separate toilet downstairs. The bathroom has a super efficient shower.

The funnies you should note:

Please only slippers inside the cottage. There is a large shoe rack at the entrance and we supply Crocs for ‘nipping in and out’ with ease. In the winter months remember to bring your slippers...

Miele dishwashers: to open the door post a cycle, you must first close the door. Strange but true. You cannot open the door until you first close it - a counter-intuitive child safety device!
Freezer: there are two under-counter fridges. One has a small freezer section for ice cubes etc. When closing the door, push down slightly at the nearside so that the door can shut - for some reason if you do not its tricky to close.

The Front door: is secured by Banham high security locks. When leaving the door open when alone, push down the door stop on the inside of the door (lock side) to prevent the door blowing closed by the wind and locking you out.

Guests (and more particularly their children...) are strongly encouraged to eat food in the dining and kitchen area please. Please, no food or non-water drinks are to be consumed in the upstairs bedrooms to avoid additional cleaning costs.

This lovely cottage style home-from-home sits on the edge of the River Welland and Town Bridge, perfectly located with all main Stamford attractions within walking distance, including shops, bars, restaurants, the Meadows and of course Burghley House and Gardens.

Our lovely Grade 2 listed apartment dates back to 1849 where it was used as the bridge tollgate building. You'll even see the small window hatches still in place where tolls were once paid.

Fully refurbished with many original features still on show, this is the perfect spot to feel immersed in all the character and charm Stamford has to offer.

23 Austin Street is a stunning 2 bedroom spacious cottage located in the heart of the village of Stamford. Voted the best place to live in the Sunday Times 2024 the house was featured in the Sunday times article. The cottage has been recently refurbished with designed decor, parking onsite and a luxury welcome hamper. Austin street is very quiet, perfect for relaxing and situated only a 2 min walk from the town centre and the beautiful green meadows.

The space
The house dates back to 1868 and is full of character, located on one of the most prestigious and sort after roads in Stamford. Every room has been designed with your comfort in mind with luxury linens and mattresses with neutral designed decor and back out blinds for a good nights sleep. The upstairs is flooded with light with balcony doors that open out onto views over Stamford and out to the green expanse of the meadows one street in front of the house.

You will be able to access the entire house for the duration of your stay as well as the parking space please note the parking space is restricted but any car smaller that an Audi Q5 will fit.

Pea Cottage is 5 miles from Stamford, one of the prettiest market towns in the country.

The space
The moment you arrive at Pea Cottage, you'll feel pampered, private and hidden from the outside world. This super-luxurious cottage is exceptional.

Overhead are beautiful honey-coloured beams, and underfoot is heated brick and oak flooring. The custom kitchen is very high end, and no matter what you're cooking, it always tastes nicer if it comes out of a posh Aga!
With the dining table nearby, you can dim the lights, play some vinyl, and you'll have the most intimate dining experience to remember.

Fancy a night in? Cuddle up in front of the log burner and binge watch TV over the ultra-fast internet. Alternatively, sip prosecco from your private patio while watching the sunset.

The bathroom is very special and has been used in several beauty photoshoots. There is a cast-iron rolltop bath, a deluge shower, and a generous supply of fluffy white towels.

The bedroom has a super-kingsize bed, and an upcycled chapel door has created a stylish headboard. The bed itself has a super comfy cashmere mattress dressed using crisp white bed linen.

Pea Cottage has very secure off-street parking. There are two sets of gates separating you from the outside world and your car(s) are completely out of view. On arrival, it's entirely self-check-in. You'll be messaged a code that allows you to open the key safe.
You'll have the entire cottage to yourself, together with a private outside patio area that has four chairs and a table. The cottage is half in a courtyard, shared with the neighbouring farmhouse, and half in a one-acre wildflower orchard. d

In the churchyard, neighbouring the award winning and brilliant Railway Inn, this 18th century Ketton stone cottage is a very special place to come and stay with friends and family. We have the Rutland Vineyard, a village stores, it is near Rutland Water, there are fab local walks, a great food scene, and there is Burghley House in Stamford, “England’s most attractive town” according to John Betjeman. For me, it is like the Loire and Cotswold towns, but friendlier and with fewer Range Rovers.

The space
An eighteenth century Ketton stone cottage with Collyweston slate in the churchyard of the beautiful and impressive St Mary The Virgin village church. We have two double bedrooms and a twin room. In three years, we’ve had new slates on the roof, a VELUX window put in upstairs, a new boiler, and in February 2025, we have just had a fantastic new bathroom installed, and the whole place decorated. With the log burner, White Company Egyptian cotton bedding, stylish kitchen and lovely outdoor space overlooking the churchyard, we welcome you warmly to come and stay at Bumblebee Cottage in this architecturally beautiful and really friendly Rutland village. The Railway Inn, run by Louby and Jamie, is my favourite pub in the world, relegating the French House in Soho and The Bluebell in York to silver and bronze on the podium respectively. Dogs are more than welcome. You’re in the countryside!

Park outside the Railway Inn or the church itself on Church Rd. Wander into the churchyard and you'll find Bumblebee Cottage, number 23 back left. The key is in the keybox by the door.

Other things to note
Stamford is a town which has always encouraged superlatives. Celia Fiennes, the late 17th-century traveller, said Stamford is 'as fine a built town all of stone as may be seen'.

Sir Walter Scott apparently doffed his hat to the view up to St Mary's Church, claiming it was the finest sight on the road between London and Edinburgh.

John Betjeman called Stamford 'England's most attractive town'.

Lady Wedgewood, writing in 1936, said 'Among stone-built towns there may be some that equal, none I think that surpass Stamford and, since here the Welland leaves the freestone country to enter on the vagaries of a Fen river, it certainly chooses the supreme, architectural moment.'

Pevsner says 'The climax [of Lincolnshire] in terms of historical as well as architectural significance, is... the town of Stamford, the English country market town par excellence'.

W. G. Hoskins, the famous 1950s historian, said:
If there is a more beautiful town in the whole of England I have yet to see it. The view of Stamford from the water-meadows on a fine June evening, about a quarter to half a mile upstream, is one of the finest sights that England has to show. The western sunlight catches the grey limestone walls and turns them to gold. It falls on towers and spires and flowing water, on the warm brown roofs of Collyweston slates, and on the dark mass of the Burghley woods behind. In 1993, BBC television used Stamford as the setting for George Eliot's Middlemarch drama. The producer, Louis Marks, said:
When we were planning the programme we presumed we would have to film all over the country - a street here, a square there, a house somewhere else. But then our researchers came back and told us they had found this marvellous town that had everything. So I went up to Lincolnshire, took one look and I knew they were right. Stamford is beautiful, extraordinary; it is absolutely stunning.

The open plan kitchen living space has a Charnwood log burner and comfy seating for four, with dining for up to six.

The full width bi-folds make for perfect indoor-outdoor living allowing you to fully appreciate the heavenly surroundings.

Flexible bed configurations available, with two bathrooms and cot available.

The space
Arriving at Linseed, you will enter the airy, vaulted living space through the bifold doors. We hope that the soothing colours and open plan living, combined with the beautiful views make you feel instantly relaxed.

The kitchen is fully equipped with integrated 4 ring induction hob, full height fridge, Lavazza coffee machine (extra pods available in Sainsburys), double oven, microwave, dishwasher, kettle and toaster.

The dining area can comfortably seat four, with the option to extend the table to seat six people if required. After dinner, unwind and stretch out in front of the flickering log burner, or open the bi-folds and surround yourself with everything rural living has to offer.

If British summer does what it's supposed to do, take advantage of the patio seating and deck chairs whilst stoking up the BBQ. On those colder evenings, rest assured you'll remain cosy with underfloor heating throughout the whole house and outdoor blankets. Smart TVs are located in both bedrooms and the living room.

The principle bedroom features a Kingsize bed and dual aspect views over open fields. The antique chest of drawers and brass hanging rail give you plenty of space to stow all your belongings. The en-suite bathroom has the benefit of both a full size bath and large walk-in rainfall shower.

The second bedroom allows flexibility, with either Superking or Twin Bed configuration. The flexibility continues within this room with the opportunity to accommodate wheelchair users. The spacious en-suite bathroom has been designed to allow guests that find mobility challenging access with no steps and wide opening rainfall shower. We do always suggest that if you are planning to visit and you or one of your party has mobility needs, that you get in touch prior to your booking.

A washing machine and tumble dryer are available for guest use in a separate outbuilding. Cot and High Chair are available upon request.

Linseed is located at Carr's Lodge Farm and although no longer a working farm, you can enjoy seeing the 6 chickens and 2 geese that live in the fenced paddock within the yard. *Sadly, due to the current ongoing avian flu regulations, the girls are all fenced in at the back of the yard in order to keep them safe.

Guest access
On-site secure parking is available for two large vehicles at no extra charge. The immediate vicinity is rural, with England's finest stone town, Stamford being less than a five minute drive away.

Taxis are readily available, but if you're not wearing heels, it's only a mile's walk away!

Children of all ages welcome. Please advise if you require a cot or highchair. Mattress and bottom sheet will be provided, if you require further, please let us know.

Linseed is wheelchair accessible, although we realise that each guest's needs will be different, so we strongly advise getting in touch prior to booking.
The garden is fully enclosed offering privacy and security.

There are no cameras or recording devices within the property, only in the main yard and on the entrance to the yard. Please rest assured none of these cameras pick up any private areas of Linseed or the garden.

Unfortunately we are unable to offer electric car charging facilities for guests, but we can happily point you in the direction of the nearest public charging point.

Discover the charm and comfort of this delightful cottage, perfectly nestled in a quiet, peaceful cul-de-sac. Inside, you'll find 4 generously sized bedrooms accommodating up to 8 guests, complemented by a refined bathroom, a separate shower room, and a convenient downstairs toilet.

Step into the inviting living area, where two large patio doors open onto a sun-drenched, south-facing walled garden—a safe and welcoming space for both children and dogs. Outdoors, enjoy a furnished dining area complete with a table, chairs, and a barbecue for memorable al fresco meals. For our furry guests, dog blankets are provided to keep the furniture hair-free.

Ideally situated just a couple of miles from Stamford and with easy access to the A1, this cottage offers a gateway to local delights. Nearby, vibrant towns such as Oakham and Uppingham await, while Stamford's supermarkets—Sainsbury's, Waitrose, Tesco, Lidl, Morrisons, and Marks & Spencer—ensure all your needs are met.

A short stroll brings you to The Green Dragon and Millstone pubs, where real ale and homemade food create a welcoming village ambiance.

There is parking at the property for 2 cars on its private drive and 1 further car could be parked outside the double garage. It is important to note that you must drive past the cottage and around the corner to locate the driveway and garage. The cottage is in a very narrow highway, but it does widen out where the drive and garage is situated. If an additional car is parked tightly along side the garage doors there is plenty of room for other vehicular traffic. Guests are requested not to park past the boundary of the garage on the grass verge. Further on street parking is available close to the property.

By arrangement additional cars may be parked on our adjacent property less than 100 yards away from the property.

As a host I will always be present on your arrival to walk you around the property and introduce to its features.
