The cottage is in the grounds of Hardacre House which was built in the first part of the fifteenth century. Its most famous occupant was John Twyne, the last headmaster of St Augustine’s Abbey school and the first of Kings School in Canterbury after the Dissolution in 1541. He was Alderman, Mayor and MP of Canterbury and even spent time in the Tower of London when he offended King Henry VIII! He married Allice Peper of Hampshire in 1525 and they spent many years in Preston.

Barn End Cottage is a beautiful peaceful retreat in an Area of Outstanding natural beauty . It is stunningly located with picture windows looking out onto a gorgeous garden with uninterrupted views of the countryside. It is only 3 miles from Canterbury and a short distance from the coastal towns of Whitstable , Deal etc . For active holidaymakers walking , running and cycling are literally on the doorstep as we are in the North downs.

The cottage is a self contained part of a large Barn complex set in 3 acres . It is tastefully decorated and welcoming with lots of beams and character . Guests have their own large patio but are welcome to enjoy the garden.

Musicians are particularly welcome. There is an annex which contains an excellent Yamaha electronic piano and practice facilities for other instrument players. For those of a sufficient standard the owners grand piano may be available. The annex is also a perfect place to read a book or play table football . It has floor to ceiling windows looking out over the garden.

The dining table comfortable seats 4 people (up to 6) and is ideal for a sit-down meal in the evening. The lovely wooden table is located in the open plan kitchen area.

BATHROOMS/TOILET:
There is 1 bathroom at the property on the first floor, with a toilet and good size shower. Complimentary shower gel, shampoo and conditioner are provided for your use.

PRIVATE GARDEN:
We have a lovely cottage garden with a sofa, deckchairs, garden bench and a large outdoor dining table. You can hear the Cathedral bells from the garden.

WORKSPACE:
A drop down desk dedicated workspace is provided, located in the master bedroom.

FAMILY FEATURES:
We have a travel cot with mattress for your use - please bring sheets as these are not provided.

ACCESSABILITY
Our cottage and Canterbury is a wonderful place to stay for all generations. However, please note that as it is an older cottage the stairs are fairly narrow, fairly steep and have a tight bend. Please take care when using them. With regret, due to the age of the property and that it is within the Cathedral conservation area, we are unable to make sufficient changes to the property to make it fully accessible and it would not be suitable for those with significant mobility issues.

SECURITY:
For guest safety there is one external security camera present at the property. This is located on the exterior of the property facing the side of the front door and street. There are no other security cameras or devices on the property, exterior or interior.

VERIFICATION / DEPOSIT:
We require a third party verification of our guests identity (provision of a government-issued photo ID) and a card pre-authorisation of £150 for potential damage, loss or lack of adherence to our house rules.

We will not charge an amount from the £150, unless upon checkout there is evidence of unreasonable damage, loss or lack of adherence to the rules. We will always discuss this with the guest first. Guest verification and card pre authorisation will be completed via a fully secure third party provider.

ADDITIONAL CLEANING POLICY
To ensure guest satisfaction we require additional cleans for all stays of 11 nights + and every 10 days thereafter. During the clean the house will be fully cleaned, all consumables restocked and the towels/sheets will be changed.

The stairwell will take you to the second bedroom where single beds are waiting upstairs

We limit dogs to two only. Experienced baby sitter/dog sitter is available to give you a night off. We can also provide recommendations for restaurants/pubs in the neighbourhood.

This property is 10- minute drive from Kent and Christchurch Universities.

Guest will have full access to the cottage. The annexe is built in our large garden but it is entirely separate with patio.and it has its own private patio with outside space.

Other things to note
It's best to bring your own boots if you want to walk in the orchard if it has been wet during your stay. Note that there are no street lights outside so a torch/flashlight may be handy if you want to go out at night.

We make sure your needs and questions are attended prior to and during your stay. You will have your own privacy, however, we are available during the day should you need assistance as we live just few meters away from the cottage.

Located on a working farm and surrounded by orchards and well-maintained farmland it gives guests beautiful views all around the garden of England! The property boasts a twin bedroom and two large double bedrooms, one with an en-suite, and a large family bathroom too. The living area is a very large modern open plan sitting room, dining room, and a large round walled kitchen with island in the heart of the old oast house, kitted out with everything to be expected!

The beach isn’t far either if guests wanted to mix up their holiday and visit Ramsgate, Broadstairs, or Margate for long stretches of golden sands and traditional fish and chips. Alternatively, there is Whitstable, Sandwich, Deal, Dover, and Folkestone for varied days out from adventure parks, water parks, golf (various world-renowned courses locally), fishing, multiple zoos and so much more for all to enjoy. The 2 bedroomed cottage is located at Witherdens Hall Spa Retreat Centre where we welcome guests here to relax among the restful surroundings in the Kent countryside.
MINI SPA, containing far infrared sauna, steam cabinet and massage chair available for guests to use at a small extra cost.

TREATMENTS such as reiki, acupuncture and massage are also available in the adjoining treatment room.

Witherdens Hall is a NO SMOKING site.

The cottage has a small south-facing patio area immediately outside the property overlooking the courtyard, which is beautifully planted, offering a space to relax. There are sun loungers and a table and chairs to enable guests to enjoy being outside when the weather permits.

Whatever the weather, for a small extra cost, you may wish to relax in our Chillspace MiniSpa ,with far infra red sauna, massage chair and steam cabinet. The treatment room is in our spa area. Treatments include a variety of massage including hot stone massage, reflexology, yoga, mindfulness and breakthrough therapy.

In the 2 bedroomed Retreat Cottage there is a magnet therapy bed downstairs, which is a super king size, and a super king or twin beds upstairs. The lovely bathroom has a jacuzzi style bath, Aromatherapy Associates toiletries and fluffy towels and robes provided.

The sitting room is light, airy and very comfortable, and we have lots of magazines and lots of really interesting books and some great classic DVDs.

There are several fantastic farm shops, well stocked with locally produce supplying all you should need for a self-catering stay. The nearest, within walking distance also has a café.

If you don’t feel like preparing your own meals, we can recommend some great places to eat in the area.

As we are a retreat centre, many of our guests come to stay for the sole purpose of rest and recuperation. We therefore politely ask all guests to respect the tranquillity of the centre at all times.

- "What a perfect place to stay for friends & family alike, there is everything at the property you need, hosts were very accommodating and gave us some wonderful veg from the garden. Prior to booking the information mentioned a pub within 25 yds, but this is now closed, disappointing! The gardens are great, and to have the football pitch next to the woodland is fab. Ample room for 8 people and with four good size bedrooms and three bathrooms it is a very well appointed property. Canterbury is within a 10-15 minute drive and the Kent coastal towns within 30 mins, so an ideal location. We did drive past the property twice on arrival, although it is on the main road the Petham Hide sign is not too visible. Definitely recommend the property."

Summary:
The Bell House is a beautifully presented 16th century cottage located in the village of Wickhambreaux in Canterbury. Situated opposite the village green and church, this four-bedroom holiday home is full of character and charm. Featuring original wooden beams, cast iron fireplaces and an eclectic selection of furniture, there is something to admire in every room.

The Space:
The Bell House has a cosy and traditional living room. With two sofas, matching armchairs, and a flat screen TV, it’s a great place to unwind with your loved ones after a busy day exploring the area.

Also traditional in style, there is a fully equipped kitchen with modern appliances and cookware so you can prepare meals easily during your stay. Sharing this space is the dining area which includes a large wooden table and seating for up to eight.

The property has four bedrooms. There is one king size bedroom and one double bedroom. Ideal for children and solo members of your party, two bedrooms feature twin single beds. Each bed has plush bedding and premium bed linens to ensure you have a great night’s sleep.

The family bathroom includes a bathtub with overhead shower, WC and wash basin.

Outside you’ll find a large garden with outdoor furniture where you can soak up the sun. There is also a spacious grassed area where your little ones can keep themselves occupied. The rear gardens lead down to the Little Stour, the perfect setting to enjoy al-fresco dining or an afternoon tea.

Host & Stay are committed to our owners that their homes are protected during bookings. For this reason, we require all of our guests to transfer a £250.00 Damage Deposit (subject to a £10.00 administration charge) or, to purchase an Accidental Damage Waiver for £25.00 which will cover you for up to £500.00 of accidental damage during your stay.

Canterbury East rail station is a 20-minute drive from The Bell House where there are regular journeys to Margate, Ramsgate and London. Plus, the journey into London is under 1 hour which is handy!

If you’re travelling by coach, a National Express coach stop can be found in Canterbury.

The nearby towns of Ashford, Broadstairs, Dover and Margate can be reached via car under 45 minutes so Kent can be explored easily. If you fancy heading to the seaside, the beautiful town of Whitstable is a short 20-minute drive away.

If you intend to explore by bus, the nearest bus stop is within walking distance and serves the University of Kent, Whitstable, Herne Bay and Margate.

Charming rooms in 17th-century cottage

Take it easy at this unique and tranquil getaway. Old Waterway Cottage is a grade II listed building in the historic village of Littlebourne and sits in a large garden with a river and weir at the bottom. There are two delightful outdoor seating and dining areas to enjoy meals in fine weather, and a way-marked footpath leads out into fields at the back, where there are plentiful country walks on the doorstep, and villages pubs.

The space
The cottage is an Historic Building of Kent, built circa 1645, and has an abundance of period charm.
The bedrooms are not large, but are comfortable and cosy, one with a double bed, and the other a comfortable single French day bed with additional truckle bed if needed. This room also acts as your sitting room. *NB I do not share my living room downstairs.
Please note: the double room is accessed via this single room.
There is an upstairs bathroom adjacent and a downstairs loo.

There is a dining room next to the kitchen that is shared with me (and a piano if you can play!).
There is coffee and tea available for guests in their own dressing/sitting room adjoining the main guest bedroom, and I can provide a basic breakfast of cereal and toast if required.
. Please note there is not currently a TV in that room, so bring a laptop if you wish to watch anything during your stay).

Canterbury is 10 minutes in the other direction, onward to Margate (about 25 minutes). If you have a day out in London the last trains leave London around 0015.

The main bus stop in Chilham is a 4 minute walk from the property with buses to Ashford and Canterbury .

If you go out in Canterbury for the evening, the last train back is around 2240 and if you are out later, taxis are available back to Chilham at a cost of around £15-£20.

We have had makeup / hair stations set up in one room whilst other members of the bridal party get ready in the other room. It is a 8-10 minute walk or 1 minute drive away.

In these Booking Conditions, 'you' and 'your' means all persons named on the booking form (including anyone who is
added or substituted at a later date). 'We', 'us' and 'our' means Hardacre Holiday Cottages, the trading name of
Henrietta and David Kelly of Hardacre House, Mill Lane, Preston, Canterbury, Kent CT3 1HB, United Kingdom.
Please read these Booking Conditions carefully and all the other information relevant to your booking, including the
information contained in any specific conditions or restrictions set out in the brochure or website description of your
chosen property. When making a booking for Hardacre Holiday Cottages you accept that these booking conditions
shall apply and be binding unless otherwise agreed by us in writing.
In these Booking Conditions, unless the context otherwise requires, words in the singular shall include the plural and
vice versa.
1. Making your booking
All bookings are subject to availability. The party leader is the person who makes the booking. The party leader must
be at least 18 years of age at the time of booking. You undertake by making this booking that the party leader is
authorised to make the booking on the basis of these Booking Conditions on behalf of all other members of the party.
By making the booking, the party leader confirms that he/she is so authorised and that all other party members agree
that the booking is subject to these Booking Conditions. The party leader is responsible for making all payments due
to us although you accept that all members of the party remain jointly liable to make those payments.
Subject to availability and receipt of all applicable payments by us, the party leader will be issued with a written
confirmation (see below) as soon as reasonably possible showing your booking details and the balance of your total
booking cost remaining due. Your binding contract comes into existence when the written confirmation is issued and
the total deposit due has been received by us in cleared funds. For bookings made within 14 days of occupation, a
binding contract comes into existence when we give verbal confirmation of your booking to you and you have made
the appropriate payments to us. Receipt and banking of any deposit monies will not constitute acceptance of a booking.
We will provide you with your written confirmation either by post, electronically or by email. If you book with us online,
we will acknowledge receipt of your booking and then provide your confirmation to you electronically or by email. If
you book by post or telephone we will send your confirmation to you by post unless you advise us at the time of booking
that you would prefer it to be provided electronically or by email. It is your responsibility to check your emails regularly
and to advise of any change to your email address.
We have the right to refuse any booking prior to the issue to you of your written confirmation. If we do this, we will tell
you in writing and promptly refund any money due that you have paid to us. In this case we shall have no liability to
you or any third party.
As soon as your confirmation is received, you undertake to check the details carefully. If anything is not correct you
must tell us immediately. Failure to do so will result in us assuming the details given are accurate and binding.

2. Payment
When you book you must pay the deposit amount of 50% of the total amount due and then the balance not less than 6 (six) weeks before arrival, in each case by either BACS, a sterling cheque (payable to Mrs. Henrietta Kelly), PayPal or on the Owner’s Direct website. However, if you book less than 6 weeks before the start of your stay, full payment of the total cost must be paid at the time of booking. For any period of extension of accommodation booked and agreed upon by us less than 4 weeks before your original date of departure, your additional booking fee must be paid for in full at the time of booking.
When booking through the Owner’s Direct website using any of the following payment systems, the charges are as follows: Each of Guernsey, Isle of Man, Jersey, Northern Ireland, Gibraltar shall be included as countries from which residents shall be deemed to be from the United Kingdom  1.4% for Visa, Mastercard, Electron, Carte Bleue cards issued within the UK  1.9% for Visa, Mastercard, Electron, Carte Bleue cards issued within the EU  2.4% for Visa, Mastercard, Electron, Carte Bleue cards issued outside the UK and EU
If any payment due in relation to your booking is not paid by the appropriate date, we are entitled to assume that you wish to cancel your booking. In this case, we will be entitled to keep all deposits paid or due at that date.
If you pay by PayPal we will make a charge of up to 3.5%, subject to a minimum charge of £2.00 for each payment made this way to defray costs, expenses and charges incurred by us in connection with PayPal payments. If your payment is not honoured for any reason whatsoever, we are entitled to make an administration charge of £25.
3. Pricing
The prices of unsold products and services may be increased or decreased and corrections made to errors in advertised prices at any time before your arrangements are confirmed. The price of your chosen arrangements will be confirmed at the time of booking. As changes and errors occasionally occur, you accept it is your responsibility to check all details at the time of booking.
All prices quoted or otherwise advised to you include all charges and any UK taxes or governmental levies that apply to your reservation at the time of booking.
Prices and booking conditions are subject to change and variation at our exclusive discretion and you agree to comply with any such changes when you make your booking.
You accept that we reserve the right to pass on to you and you agree to pay in full, after your booking has been confirmed, any price increases due to currency fluctuations or other circumstances beyond our control.
4. Brochure or website details
Whilst we aim to ensure that the information provided on our website, in brochures and other promotional literature or material produced and circulated by us is accurate, we do not undertake or warrant any such information and you accept when making your booking that we shall not be liable for any misrepresentation or inaccurate information contained in these materials. There may be small differences between the actual property and its description, as we are always seeking to improve services and facilities. Occasionally, problems mean that some facilities or services

become unavailable or subject to restriction. If this happens, we will tell the party leader as soon as reasonably practical after we become aware of the situation. We do not accept responsibility or liability for any changes or closures to local services or attractions mentioned in the brochure or on our website, by our advisers or advertised elsewhere. Whilst we make reasonable efforts to ensure that information supplied to you in relation to your property and its facilities and/or services as well as advertised travel and other services is accurate and complete as at the date given, we do not accept responsibility for any inaccurate, incomplete or misleading information about any property or its facilities and services, except where any such information has arisen out of our negligence.
5. If you change or cancel your booking
If you wish to change any detail of your confirmed booking we will do our best to make the changes, provided that notification is received in writing at our offices from the party leader. However, we cannot guarantee that we will be able to meet any such request. This notification must be accompanied by payment of any costs due and/or incurred by us. Please be aware that any amendment will be made at the current brochure price, which may differ from the price in the brochure from which you booked your chosen arrangements. Please note that changes to your dates or accommodation may be treated as a cancellation of the original booking and hence be subject to cancellation charges.
If you have to, or wish to, cancel your booking, the party leader undertakes to notify us by telephone and confirm such cancellation by email on the same day. The day we receive your notification of cancellation is the date on which your booking is cancelled.
Depending on your reason for cancellation, you may receive a refund of some or all monies you have paid to us for your booking (excluding all booking fees and credit card charges you have already incurred).
These refund provisions referred to above only apply if the cancellation applies to all members of your party. All prices are for the entire property and not on a per person basis.
Cancellation charges are as follows:

Where only part of your party needs to cancel this will not normally affect the total cost of your booking unless any travel arrangements or additional services which are charged on a per person basis are cancelled. In these instances any such per person charges paid will be refunded after deducting any cancellation charges.
6. Cancellations or changes by us
We do not expect to have to make any changes to your booking, but sometimes problems occur and bookings have to be changed or cancelled or errors in brochures or other details corrected. We reserve the right to do so. If this does happen, we will contact the party leader without liability to pay any compensation or cost incurred by you as a consequence of any such change or cancellation as soon as is reasonably practical, explain what has happened and inform you of the cancellation or change. In the event of cancellation by us, we will only be required to repay to you the sums previously paid by you.
7. Force Majeure
Except where otherwise expressly stated in these Booking Conditions, we regret that we do not accept liability to pay any compensation for any costs, losses, damages and expenses howsoever incurred where the performance of obligations by us under your contract is prevented or affected by, or you otherwise suffer any damage or loss as a result of, "force majeure". In these Booking Conditions "force majeure" means an event beyond our reasonable control, including but not limited to, strike, lock-out, labour dispute, act of God, acts of terrorism, war, riot, civil commotion, malicious damage, compliance with a law or governmental order, rule, regulation or direction, accident, breakdown of plant or machinery, insolvency or bankruptcy, fire, flood, snow and storm, difficulty or increased cost in obtaining workers, goods or transport and other circumstances affecting the supply of goods or services.
8. Our liability to you
You accept that our maximum liability to you if we are found to be at fault in relation to any service we provide is limited to any direct expenses unrecoverable by you directly related to your booking which you incur as a result of that failure. You accept that we shall not be liable for any indirect and/or consequential losses incurred by you. We do not exclude or limit any liability for death or personal injury which arises as a result of our negligence or that of our employees whilst acting in the course of their employment, or for our own criminal act.
Your personal belongings and vehicles (together with their contents) which are left at the property remain entirely at your own risk and responsibility.
We do not accept liability for any loss, damage or injury howsoever caused to you or your personal property during your stay at the property except to the extent that such loss, damage or injury is caused by our negligence.
We do not accept responsibility for noise or disturbance originating beyond the boundaries of the property or which are beyond our reasonable control. In the event that a source of reasonably obvious noise has been in existence prior to your arrival and we are informed of this, we will contact you to inform you of the disturbance.
We do not accept responsibility for the failure of public utilities, including but not limited to water, gas and electricity.
9. Insurance
We recommend that you take out adequate insurance to cover you for any losses you might incur for the duration of your stay.

10. Disabilities and medical problems
If you or any member of your party has any medical problem or disability that may affect your booking please tell us before you confirm your booking, giving us full details in writing. If we reasonably feel unable to properly accommodate the particular needs of the person concerned we reserve the right to decline or cancel the reservation without liability.
11. The Property
You are to arrive at your property at any time after 4.00pm (unless advised otherwise, for example on your confirmation) on the start date of your rental period and you are to leave by 10.00am on the last day of your rental period. If your arrival will be delayed beyond 8.00pm on the start date of your rental period, you undertake to contact the person whose details are given on the location guide. If you fail to do so, you may not be able to gain access to the property. If you fail to arrive by 12 noon on the day after the start date of your rental period and you do not advise the person whose details are given on the location guide of your late arrival, we may treat your booking as having been cancelled by you. No refund of any monies paid by you will be made in this situation.
A security deposit will be payable in cash (sterling) on arrival. You will be advised of the amount at the time of booking. The security deposit will be refunded at the end of your rental period (subject to deduction for any costs, losses and damages incurred by us for any breakages, damages, loss of property and/or facilities caused by you).
You and all members of your party agree to keep the property clean and tidy, to leave the property and all furniture, utensils, equipment, fixtures and fittings in a similar condition as you found them upon your arrival, and to behave lawfully at all times whilst at the property. You and all members of your party further agree not to use the property for any unlawful or commercial purpose, including without limitation, assigning or subletting it or otherwise allowing anyone to occupy it who has not previously been accepted by us. You are responsible for the actual costs of any breakage or damage in or to the property, along with any additional costs, including cleaning or consequential loss that may result, in each case which are caused by you and/or any members of your party, and we can require payment from you to cover any such costs.
You will report any breakages and/or damages to us as soon as possible.
We will not tolerate any dangerous, offensive or rude behaviour to us, our representatives or third parties such as neighbours.
We are entitled at our sole and absolute discretion to refuse to hand over to you and/or to repossess the property if we reasonably believe you or any member of your party is behaving unlawfully, or if any danger, damage or offence is likely to be caused, has been caused or is being caused by the behaviour of you or any members or your party. These circumstances will be treated as a cancellation by you. You also undertake not allow more people than the brochure states to occupy the property, neither can you significantly change the composition of your party during your occupation of the property. If you do any of these things, we can refuse to hand over the property to you and/or can repossess it. If we do so, this will be treated as a cancellation by you. In these situations no refund of any monies you have paid in respect of your booking will be made and we will have no liability to you as a result of this situation arising (including for example any costs or expenses you incur due to not being able to occupy the property, such as the cost of securing an alternative property/ accommodation or the payment of any compensation to you). We will not be obliged to find any alternative accommodation for you.

You undertake to allow us and any representatives (including workmen) access to the property at any reasonable time during your occupation of the property to perform inspections and/or works to the property (except in cases of emergency or where a problem needs remedying quickly and you cannot be contacted in time, in which circumstances you agree we are entitled to enter the property at any time without giving you prior notice).
Pets are not allowed. Registered guide and support dogs belonging to those with visual and hearing impairments are allowed subject to our having been notified in writing at the time you make your booking. Customers with allergies should be aware that we cannot guarantee that a registered guide and/or support dog has not stayed in their chosen property nor can we accept any liability for any suffering which may occur as a result of such animals having been present.
12. Special requests
If you have any special requests you undertake to advise us at the time of booking and confirm them in writing. Although we will endeavour to comply with any reasonable requests, no guarantees can be given that any request will be met. Confirmation that a special request has been noted, or the inclusion of the special request on your written confirmation or any other documentation, is not confirmation that the request will be met. Failure to meet any special request will not be a breach by us of your contract. Bookings made conditional on the fulfilment of a particular request cannot be accepted.
13. Complaints
If you have any reasonable cause for complaint, we are anxious that remedial action is taken as soon as possible. It is essential that you contact us immediately if any problem arises so that it can be speedily resolved. It is often extremely difficult (and sometimes impossible) to resolve difficulties properly unless we are promptly notified. Discussion of any criticisms with us whilst you are in residence will usually enable shortcomings to be rectified straightaway. In particular, complaints of a transient nature (for example, regarding preparation or heating of the property) cannot possibly be investigated unless registered whilst you are in residence. If you feel that the problem has not been resolved to your satisfaction, then the party leader undertakes, within 14 days of returning from your holiday rental, to put your complaint in writing to us.
If you fail to do so, this may affect your entitlement to claim compensation where this would or may otherwise have been appropriate.
14. Passports, visas and health requirements
We regret we cannot accept any liability if you or any members of your party are refused entry onto any transport or into any country due to the failure on the part of the person concerned to carry or supply correct documentation. If you or any member of your party is not a British citizen or holds a non-British passport, you undertake to check passport and visa requirements with the Embassy or Consulate of the country(ies) to or through which you are intending to travel. If failure to have or to supply any necessary travel or other documents results in fines, surcharges or other financial penalty being imposed on us, you will be responsible for reimbursing us accordingly. We reserve the right to request any personal details, including passport numbers, if required to do so by the authorities or by law.
15. Governing law

It is agreed that any dispute, claim or other matter which may arise in relation to your booking will be governed by English Law and the parties agree to submit to the exclusive jurisdiction of the Courts of England and Wales.
16. Communicating with you
For the purposes of the Data Protection Act 1998, Hardacre Holiday Cottages and its owners are the sole data controller of all personal data provided to us by customers and prospective customers. In order to process your booking we need to collect certain personal details from you, for example names and addresses of party members, payment details, special requirements such as those relating to any disability or medical condition which may affect any party member's arrangements and any dietary restrictions which may disclose religious beliefs.
If we need any other personal details, we will tell you before we obtain them from you. We need to pass on your personal details to the companies and organisations who need to know them so that your booking and any travel-related services (if any) can be provided for example other suppliers or agents, or your credit/debit card company or bank, or for verification of details relating to your booking. Such individuals, companies and organisations may be outside the European Union. Data protection legislation in those countries may differ from that in the UK.
We also need to process and store your personal details for our own administration, market analyses and operational reviews. We would also like to store and use your personal details for future marketing purposes (for example, sending you brochures, emails or details of promotions and offers which we feel may be of interest to you). All details you give to us at any time will be kept, but only names, contact details and any booking preferences will be used for marketing purposes unless you are informed otherwise when you provide the information.
We may also disclose your details to immigration and/or law enforcement authorities where we are required to do so.
If you do not wish to receive any or all of the communications set out in this Section, please let us know as soon as possible by telephone, letter, e-mail or fax. We are entitled to assume that you do not object to being communicated with unless you have indicated otherwise either at the time you gave your details to us or subsequently.
Except where expressly permitted by the Data Protection Act 1998, we will only deal with the personal details you give to us as set out above unless you agree otherwise. You are generally entitled to ask us (by letter, fax or e-mail) if and how we are processing your personal details. We are entitled to charge a fee in responding to such a request. We promise to respond to your request within 40 days of receiving this in writing and payment of the appropriate fee (if required by us). In certain limited circumstances we are entitled to refuse your request. We may also record or monitor telephone calls to and from us for staff or training purposes.

A recently renovated Edwardian terraced house in the heart of the city of Canterbury. Close to the Marlow Theatre and within a short walk of Canterbury Cathedral. Although the cottage is just off the high street, with its wide selections of shops, bars and restaurants, it backs onto a park and is surprisingly quiet.

The space
The open plan kitchen/dining room is the perfect place to entertain whilst the enclosed garden offers an outdoor area to relax, listen to the birdsong and enjoy the sunshine.
There are two comfortable bedrooms, one with a large double bed and an ensuite bathroom, the other, a twin room with the addition of roll out beds for extra guests. There is a downstairs shower room with WC and sink.

This is an old property and thus does have a few quirks! The stairs are quite steep but they do have a hand rail.

The 2 bedroomed cottage is located at Witherdens Hall Spa Retreat Centre where we welcome guests for long term stays to relax among the restful surroundings in the Kent countryside.

MINI SPA, containing far infrared sauna, steam cabinet and massage chair available for guests to use at a small extra cost.

TREATMENTS such as reiki, yoga & massage are also available in the adjoining treatment room.

Witherdens Hall is a NO SMOKING site.

Please note that we are NOT able to accommodate dogs.

The space
In the 2 bedroomed Retreat Cottage there is a magnet therapy bed downstairs, which is a super king size, and a super king or twin beds upstairs. The lovely bathroom has a jacuzzi style bath, Aromatherapy Associates toiletries and fluffy towels and robes provided.

The sitting room is light, airy and very comfortable, and we have lots of magazines and lots of really interesting books and some great classic DVDs.

Spa facilities - treatments, infrared sauna, steam cabinet, massage chair.

There are several fantastic farm shops, well stocked with locally produce supplying all you should need for a self-catering stay. The nearest, within walking distance also has a café.

If you don’t feel like preparing your own meals, we can recommend some great places to eat in the area.

The cottage has a small south-facing patio area immediately outside the property overlooking the courtyard, which is beautifully planted, offering a space to relax. There are sun loungers and a table and chairs to enable guests to enjoy being outside when the weather permits.

Whatever the weather, for a small extra cost, you may wish to relax in our Chillspace MiniSpa ,with far infra red sauna, massage chair and steam cabinet. The treatment room is in our spa area. Treatments include a variety of massage including hot stone massage, reflexology, yoga, mindfulness and breakthrough therapy.

As we are a retreat centre, many of our guests come to stay for the sole purpose of rest and recuperation. We therefore politely ask all guests to respect the tranquillity of the centre at all times.

LONG TERM STAYS: We welcome people to stay for long term stays and offer a generous discount to accommodate this.

Other things to note
Witherdens Hall is an organic spa retreat; we use organic products where possible and offer Aromatherapy Associates toiletries in our bathrooms. We love the ethos of Aromatherapy Associates to use only ethically sourced, natural and sustainable ingredients couple with the fact that they smell divine!

We have our own vegetable garden that we grow a number of crops in. We do not use pesticides or sprays and use our nearby farm shops for locally sourced, healthy foods which we have seen growing in the fields around us. Everything we use is organic wherever possible, from our lovely fruit to our cleaning products!

We aim to recycle as much waste as possible, re-using where we can, aiming to make the least environmental impact whilst maintaining a high quality standard throughout.

Some of our electricity is produced by our solar panels, letting us put back into the National grid and keep environmentally friendly. Our next project is to find our spring and tap into its natural resource.

We have recently turned over part of our lawned area to a wildflower meadow to help provide vital feeding and nesting areas for insects, butterflies, birds and small animals. We look forward to watching nature develop this for us over the coming months and years.

The space
Little Impetts is very comfortable and popular. You have parking for at least 3 cars should you have visitors, The living space is very user friendly warm and comfortable, we have fitted twin USB sockets in all rooms. There is a 32” smart TV in the lounge, also drop leaf dining table. The kitchen is fully equipped, we also have a selection of Schwartz herbs including salt and pepper mills, olive oil and seasonings for you to use.

A 24” Smart HD TV in the main bedroom. Washing Machine in the Bathroom, Hair Dryer in the main bedroom, ironing board and iron, also a safe and fan should you need. The Bathroom has a separate bath with a hand shower also a separate shower cubicle too. The ground floor bedroom has a 24” smart TV connected to WiFi, 2 single beds with luxury mattresses. Outside in the sunny courtyard you have plenty of seating, also a Gas BBQ in the summer months. BBQ Meat packs can be purchased from Mark at Preston Family Butchers.

Little Impetts sleeps a maximum of 5 people and has two bedrooms, one of which, is two single beds ground floor, the other which is on the first floor which has a double bed, we also have a Zed bed that can be set up for the 5th guest which is suitable for a child or small adult. The bathroom leads off the main bedroom which has a bath with a hand shower also a separate shower cubicle, also a shaver point and electric toothbrush charger and washing machine, we are family and pet friendly oriented as this is an older property the layout is such that the bathroom is off the main bedroom. The stairs are steeper than normal due to the age of the property. Handrails are on both sides of the stairs to assist. All other information is contained within the folder along with Wi-fi code too. Situated near the ancient Blean Woodland, perfect for walkers and cyclists. Canterbury, steeped in history and culture, is only a 10-minute drive as is the seaside town of Whitstable, famous for it's oysters. The village shop and two pubs are less than 1 mile away.

The cottage is fully equipped to make your self catering holiday comfortable and enjoyable. All accommodation is on the ground floor: (Please note that there are a number of single steps between some rooms due to the nature of the building). Open plan living room and dining room/kitchen with wooden floors. 2 bedrooms: 1 king size double, and 1 twin. Bathroom with bath and shower over and toilet.

Tranquil grade II listed barn next to windmill

Built in the 1630 The Old Granary Barn looks on to one of Kent's last working windmills. It's on the Minnis, where cattle and sheep graze. An idyllic and tranquil spot, 8 miles from the historic city of Canterbury.

The Old Granary Barn is only 500m from a great pub and a very friendly, well stocked village shop which has everything you may need during your stay. The windmill is open every Sunday and bank holidays throughout the summer for guided tours and cream teas.

The space
There is a pretty double aspect, double bedroom on the ground floor looking out onto the fields one side and the garden willow tree the other.

The mezzanine level above the kitchen has two single beds, the ceilings in here are very low, so it's perfect for children although the beds are full size singles so adults are welcome to and there’s a beautiful view of the windmill. Although being a mezzanine it is open at one end, it is safe for little people as it is boarded at the bottom up to about 4ft.

We have plenty of fluffy towels, shampoo, conditioner and body wash, so you can leave all that at home and travel light!

Guest access
The cottage has a little garden area with table and chairs and a BBQ in the summer. Guests can also use the Wendy House.

Other things to note
Guests are very welcome to use our EV car charger situated at our house next door. Just let us know when you would like to use it and we’ll make sure it is ready for you and the gate ls left open. Please note that the electricity you use will be charged to you. Our current tariff is two tier, so charging between 2am and 8am is much cheeper than the rest of the day. Please ask for current kWh tariff.

The Granary is good for couples, business travellers, and families (with kids), but as it is so close to Canterbury University and Cathedral it is also popular for visitors to the Canterbury, as a base to explore East Kent and a close base for those travelling across the Channel

The space
The Granary a listed building is located at the entrance to a traditional farmyard, adjacent to the owners farmhouse has had a major conversion from an original 18 century Grain Store to this purpose designed holiday let, it retains many original features to compliment the neighbouring listed buildings within the rural conservation area.

There is a picnic area with table and seating within the orchard set at the top of the farm with amazing views over the Vinyard and rolling kent countryside. The farm connects onto a bridleway and extensive rural footpath network.

Guest access
This beautifully restored 1830’s listed Granary is available as a holiday home near Canterbury in Kent. Just recently finished, with a host of traditional features including exposed beams, original window design that allow the light to flood into the rooms. Tastefully furnished in a modern contemporary style, this Kent holiday home has been finished to an extremely high standard.

Just a short drive from the historic City of Canterbury and the Kent coast with towns such as Sandwich, Deal and Whitstable. The Granary is a very special holiday home in Kent and would make an ideal destination for long vacations or short breaks throughout the year.

Enjoy cross country bike riding for those of a sporty inclination or walk in local woodlands. The Granary is a self contained two story listed building adjacent to the garden of the main house, featuring Lounge, Kitchen Diner, cloakroom, two beds and shower room.

Retained Granary features include raised stone staddle stones and feature access steps.

There are extensive countryside views over Kent countryside.

The cabin has 2 bedrooms, a family bathroom, a pleasant open plan living area and an extensive decked area with outdoor furniture, charcoal bbq, fire pit and private hot tub. The cabin is situated on our 3-acre idyllic site with resident pygmy goats and chickens!

The lodge caters for 5 people. An open plan living area has a well-equipped kitchen containing electric hob and fan oven, microwave, kettle, toaster, fridge freezer, cooking utensils, a family dining area and a comfortable sitting area with wall mounted flat screen TV with freeview and DVD player. Wifi also available.

There are 2 bedrooms, a master bedroom with king sized bed and a separate family room with both a double and single bed.
There is a large private decked garden area with BBQ, hot tub and fire-pit ideal for alfresco dining. The cabin is south facing and benefits from the sun from sunrise until sunset.

With excellent amenities close by including the local shop, large village green, outdoor play area, local village pub (all within a few minutes walk), stunning scenery leading to numerous beautiful walks and cycle routes, this cabin is ideal for a year-round family break.

Wingham Village has many historic properties and a large church, village hall with events. Shops, doctors, dentist, hairdressers, farm shop, bakers. Recommended pubs with regular music sessions. Pretty surrounding villages also have good pubs plus Sandwich medieval town has many pubs, restaurants, cinema, art galleries, music venues, folk festival.

For cyclists Cycle Route 1 goes through and there are many other cycle routes around. There is a children's playground with swings,tennis, football, cricket in the sports field. Howletts Zoo and Wingham Wildlife Park are a short drive.

Canterbury City is 3 miles with its Cathedral and Monastery, theatres, music venues, shops.13 Golf courses are close by. Margate with The Turner Art Gallery, Ramsgate and Broadstairs with beaches.

Buses are frequent to Canterbury City, Sandwich medieval town, Deal, Dover with their castles. Trains from London, Gatwick run to Canterbury, Ashford, Sandwich and Dover.

Cycling is a pleasure around the trails or country lanes. Store your bike in the secure shed. Falmouth Cycle Park with many trails for mountain biking and competitions.

The Anchor Pub in Wingham has music most nights and holds a festival in summer months. 16th century Sandwich Cinq Port town has many heritage buildings, the harbour with boat trips to see the seals, music venues, a listed cinema, folk festival in July and a new Water Park with water skiing, bouncy castle’s slides

Deal, Walmer and Dover have castles to visit and there are many historic gardens and houses to visit in close proximity.

Manston has the World War II aircraft museum.

Westwood Cross is a new out of town shopping area with all the shops you need, a casino, restaurants and cinema.

All the house is available for guests including garden and patio. It is not suitable for wheelchair users as the access and house was built in the 1880s and cannot be adapted.
