Go through the bright hallway that leads to the fully kitted kitchen and dining area to find the welcome basket on the kitchen table. The dining table and chairs fold neatly away under the table when not in use, and there are extra chairs and seat cushions available in the kitchen store cupboard by the back door and in the bedrooms.

Whether you want to bake cakes or make a full Sunday roast, the kitchen has all that you need. Along with the glasses and crockery, cutlery and utensils etc. The kitchen boasts an electric fan oven, induction hob, combo-microwave oven, full-size fridge freezer, kettle, toaster, filter coffee machine, electric whisk and hand blender. The kitchen windows face west with lovely views over the garden, fields and woodlands beyond, and the garden is easily accessible via the back door.

The living room faces east and south which makes it sunny during the day and the log burner keeps it cosy and warm in the evenings. Extra logs can be purchased from the host, and a child fireguard is available on request. On the shelves and inside the side cupboard you will find an array of coffee table style books, novels and children's books, plus games for the whole family. The Smart TV enables you to stream your favourite programs via Netflix, Amazon, BBCiPlayer etc.

The bathroom is on the ground floor, which has a full size bath with an electric shower overhead. There is plenty of storage and complimentary toiletries (hand wash, hand lotion, shower gel, shampoo and conditioner) and cotton wool for your use. You will also find in the brown cupboard a child booster step and toilet seat for the little ones in your party to use.

Up the staircase there is a toughened glass child safety balustrade, and a child safety staircase gate is available on request. At Christmas time the staircase is decorated with a splendid festive garland.

There are three bedrooms each with ample storage, luxury duck feather bedding and Egyptian cotton sheets, plus and fluffy white towels, dressing gowns and slippers for your comfort. The first bedroom has a king size bed with views over the garden and fields. Bedroom two is a single room, also with views over the garden and fields, and the third bedroom has a single bed and period fireplace. All rooms are heated by electric radiators. A travel cot is available on request, please ask host for details.

Dogs are welcome at the cottage and we accept a maximum of two dog per stay. We charge £30 per dog, per stay. If you wish to book two dogs, please state this at booking as the site only has the facility to charge for one dog. Included in this fee we provide a dog towel, dog feeding and water bowls, a dog sleeping mat, dog blanket and dog waste bags as a welcome pack for each of your furry friends to use during their stay. The Cottage/Annex is ideal for all who need to escape from the hustle and bustle of life, with great walks on your door step and wonderful views over Horsham as you drive in. You can’t beat the healing nature and we often see deer in the fields/woodland at the rear of the property.

The annex is located on a elevated hill side location with amazing views over Horsham from the grounds. This spacious and bright property was new in 2015 and has only been rented from 2023.
The space
Kitchen: well equipped, good size kitchen with granite worktops and stainless steel appliances, with built in electric oven, gas hob, fridge, washing machine

Bedrooms: 1. One king size pocket sprung bed in master bedroom along with a 3ft singe bed, with ensuite shower/wet room.

Bedroom: 2. Two 3ft pocket sprung single beds.

Cottage sleeps a max of five plus infant in travel cot.

Fully equipped kitchen with Oven, Microwave, Fridge, Freezer Dishwasher, Kettle and Toaster.

Large Lounge/dining area with woodland view via French doors. Comfortably furnished with leather 3 seater sofa and 2 seater sofa , there is a flat screen TV should it be needed with Satellite channels including movies and sports , giving plenty of channels to choose from. Wifi is very fast at 80meg with fibre to the property so no problem with video calls or working from home.

Note that there is a small four seat fold out dining table and four seats at the breakfast bar.

Shower room: large walk in Wet room style shower cubicle, with white sanitary ware. Underfloor heating.

The owners of the main house have a 32amp three phase fast charger and it would be possible upon request to charge your car onsite, there is also access to outdoor plug sockets for 10amp standard plug sockets for trickle charging, The cost of EV charging isn’t included in your stay and if you wish to charge onside then additional fees at cost price for electric would need to be paid. The 32amp socket is a type 2 tesla style charging port that can charge up to 60 miles per hour if you have a compatible lead/car. Current electric rate is 36p per KW however the rate will vary but charged at cost.

On Knepp Castle, Aspect Polo Club, is run by Sarah Wiseman, one of our top British female polo players, who organises polo tournaments throughout the summer and offers private Polo lessons. All this wonder is accessed directly from little Acorns private location. As you approach little Acorns you pass the owners stables.
The double doors of the main reception area open into the private front garden, with a comfy corner sofa. The living area is a nice size with a beamed vaulted ceiling to give you that ultimate inside space. The kitchen is well equipped and is positioned in one of the corners of the large living room with a bathroom opposite. The bedroom is to the right and again is a good size.
Little Acorns is found in the village of Dial Post which is in the Horsham District of West Sussex. Today the castle on Knepp Estate is a private residence, for Sir Charles Burrell, and his family, although originally Knepp was a motte castle, founded in the 12th century by William de Braose. Rebuilt as a stone castle with a two-storey keep in 1214 by King John, the remains of this medieval castle manly destroyed by the 1720s, can be seen between Dial Post and Southwater by the A24. Little Acorns is a unique base you can call home when you return from a day out in Sussex, as this property is very close to Brighton, Arundel, and Lewes, which are rich with independent shops and historic sites. Cowdray Park Polo Club, is also nearby, which hosts the famous Gold Cup. The Gold Cup is played to decide the British Open Polo Championship and is the premier polo tournament in the world at 22 goal (High Goal) level, and visitors from all over the world attend this special event. Set in the heart of the Sussex Weald, north of Steyning, The Old Coach House is on the site of the original Victorian coach house at Danefold. It is light & spacious with oak beams, galleried landing & wood burner - a year round choice for long or short breaks. The garden leads directly onto footpaths (bluebells galore in Spring) including the Downs Link: ideal for walkers, cyclists & equestrians. Nearby are historic houses & gardens as well as Goodwood, Fontwell, & Brighton racecourses.

The space
Although breakfast as such is not provided there will be tea, coffee, sugar and milk in the house on your arrival along with other "extras" such as home-made jam, cake or biscuits and a bottle of wine.

**NB EACH BEDROOM HAS A "ZIP LINK" KING SIZED BED (150cm wide) which can be divided into 2 SINGLE beds by prior request.
The bathrooms upstairs are en suite with a very large walk-in shower, hand basin, lavatory and heated towel rail in each. There is a radiator in each bedroom. Fans are available should there be a heatwave.

Downstairs (which measures 84 sq.m in total) there is underfloor heating and a wood-burning stove. The large living area has south facing French doors opening onto a paved terrace with chairs, table, umbrella and BBQ. The utility room, off the kitchen, houses a washing machine, tumble dryer, sink and coat hanging space, with a separate lavatory. There is a back door onto a small paved area with access to the gates onto the footpath, the shed where bicycles can be stored and the washing line.

Cars can be parked immediately outside the property on a private section of the drive, near the front door.

The owners of the main house have a 32amp three phase fast charger and it would be possible upon request to charge your car onsite, there is also access to outdoor plug sockets for 10amp standard plug sockets for trickle charging, The cost of EV charging isn’t included in your stay and if you wish to charge onside then additional fees at cost price for electric would need to be paid. The 32amp socket is a type 2 tesla style charging port that can charge up to 60 miles per hour if you have a compatible lead/car. Current electric rate is 36p per KW however the rate will vary but charged at cost.

The space
Go through the bright hallway that leads to the fully kitted kitchen and dining area to find the welcome basket on the kitchen table. The dining table and chairs fold neatly away under the table when not in use, and there are extra chairs and seat cushions available in the kitchen store cupboard by the back door and in the bedrooms.

Whether you want to bake cakes or make a full Sunday roast, the kitchen has all that you need. Along with the glasses and crockery, cutlery and utensils etc. The kitchen boasts an electric fan oven, induction hob, combo-microwave oven, full-size fridge freezer, kettle, toaster, filter coffee machine, electric whisk and hand blender. The kitchen windows face west with lovely views over the garden, fields and woodlands beyond, and the garden is easily accessible via the back door.

The living room faces east and south which makes it sunny during the day and the log burner keeps it cosy and warm in the evenings. Extra logs can be purchased from the host, and a child fireguard is available on request. On the shelves and inside the side cupboard you will find an array of coffee table style books, novels and children's books, plus games for the whole family. The Smart TV enables you to stream your favourite programs via Netflix, Amazon, BBCiPlayer etc.

The bathroom is on the ground floor, which has a full size bath with an electric shower overhead. There is plenty of storage and complimentary toiletries (hand wash, hand lotion, shower gel, shampoo and conditioner) and cotton wool for your use. You will also find in the brown cupboard a child booster step and toilet seat for the little ones in your party to use.

Up the staircase there is a toughened glass child safety balustrade, and a child safety staircase gate is available on request. At Christmas time the staircase is decorated with a splendid festive garland.

There are three bedrooms each with ample storage, luxury duck feather bedding and Egyptian cotton sheets, plus and fluffy white towels, dressing gowns and slippers for your comfort. The first bedroom has a king size bed with views over the garden and fields. Bedroom two is a single room, also with views over the garden and fields, and the third bedroom has a single bed and period fireplace. All rooms are heated by electric radiators. A travel cot is available on request, please ask host for details.

Dogs are welcome at the cottage and we accept a maximum of two dog per stay. We charge £40 per dog, per stay. If you wish to book two dogs, please state this at booking as the site only has the facility to charge for one dog. Included in this fee we provide a dog towel, dog feeding and water bowls, a dog sleeping mat, dog blanket and dog waste bags as a welcome pack for each of your furry friends to use during their stay. We also provide access to a 'Mud Daddy' portable pet washer for guests to use during their stay. Please ask for more details if required.

Guest access
Guests have access to the whole cottage and garden. The fields are part of our farmland and guests can only access the fields via the public footpath. Access to the property is via Shaw's Lane and there is off-road parking for two cars directly outside the cottage. Should you require additional parking, there is a public car park a short walking distance away.

Other things to note
The welcome folder for the cottage can be found in the kitchen which provides information about the property as well as the local area. Nature is on your door step and there are plenty of walks locally, and the famous Knepp Estate re-wilding project is just a few miles away. The Horsham area is fast become one of ‘the’ foodie places in the south-east, and you won’t be disappointed with the choice offer. From bunches and luscious lunches to afternoon tea and delicious dinners, there are numerous fine dining establishments and pubs within easy distance from the cottage.
