As the name suggests, Drovers Cottage was formerly a place of rest for drovers (modern day livestock transporters), who travelled hundreds and hundreds of miles with their animals and needed somewhere to rest. The group of fir trees, which still remain to this day, were an easily recognisable landmark even from afar. The fields surrounding the cottage are of archaeological interest, as they were used as Roman camps and often oyster shells can be found, these were brought in barrels from the coast for the Roman warriors to eat, and they tossed the shells into the fields.

Having been totally renovated, Drovers Cottage offers tasteful and well-presented accommodation, and is within easy walking distance to the quaint thatched-roof village, with its shop, beautiful church and two pubs serving good food. This picturesque village is steeped in history, it has a bronze burial in the parish, which dates back to 2000BC. The village was part of the Royal Manor, belonging first to King Alfred the Great, then later William the Conqueror, which is recorded in the Domesday Book.

The Cottage at Ripsley is a great place to get away from it all yet well placed for beach and city day trips - there's a huge choice of places to visit nearby, on the coast, in local cities and towns and in the countryside. We send all guests prior to their arrival a PDF that covers recommended walks/cycle routes, places to visit, local recommended pubs/restaurants and a wide variety of outdoor sports and activities that can be prebooked before your stay.

We are close to Chichester, Portsmouth, Southhampton, Winchester, Goodwood, Witterings beaches and pretty market towns such as Midhurst and Farnham are in easy reach while Liphook train station ( 3 min drive from the cottage) takes you to Waterloo in an hour. Great for cyclists, walkers, couples and families.

The cottage has a sunny patio area with BBQ and furniture for sitting outside, this leads onto the large lawn with badminton and a football net. Garden games such as giant chess and cricket are stored in the cottage for your use . The azalea grove is next to the cottage, this has a fire pit and is a peaceful, lovely area to relax in in the evening.

BTW we have a 7 yr old chocolate labrador called Maddie who you may see, she has no access to the cottage.

THE COTTAGE SPACE : There are two sitting areas, one in the kitchen/sitting room area upstairs and downstairs in the sitting room/games room where the TV/DVD is situated as well as the double sofa bed and downstairs w/c, pool table and table tennis. Apart from central heating there are two woodburning stoves - one in the sitting room/games room, the other in the master bedroom. A basket of logs and kindling is supplied and the log shed for top ups and the fire pit is situated in the azalea grove.

The downstairs sitting room has a table tennis table, DVDs, board games and a pool table. There is smart 52” TV, great for cosy nights in and there is a library of DVD's in the bookcase . In the sitting area there is a woodburning stove and a double sofa bed.

Upstairs there is a shower room with power shower with w/c , an ensuite bath to the master bedroom and a w/c downstairs. The second bedroom has a double bed and a sleigh day bed that can also be used as a cot bed for children up the age of 9yrs. There is room in both bedrooms for a truckle mattress.

The entire cottage is available to guests and there is a separate entrance to the cottage. Parking is available for up to three cars.

Outdoor and indoor toys/boardgames are available as well as a football net, fire pit and tree swing in the garden. Other games include croquet, Badminton and cricket.

Henwood (PDDR) is an ‘upside down’ house, designed with the living area on the first floor to take advantage of the superb countryside views. The cottage was formerly a Public House and once owned by a notorious local smuggler during the late 1700's. It retains lots of its original charm and history. Our holiday houses, Rose Cottage, Stable Cottage, Edward’s Cottage and Louisa’s Cottage are set in the heart of the beautiful Hampshire countryside with wonderful views across a peaceful valley. It is a quaint and rural haven for visitors but only 10 minutes from Petersfield, with fantastic road and rail connections for London and Portsmouth.

Our smallholding on which the self-catering cottages are set, is just off a green-lane which leads to miles of footpaths, bridleways and fantastic on and off-road cycling.

Stable Cottage, Edward’s Cottage and Rose Cottage are all identical in size and layout and offer light and airy accommodation with two ground floor bedrooms and a special ‘hideaway’ bedroom to accommodate children. The three larger cottages can sleep up to 8 adults although we believe the upstairs room is better suited to children. Louisa’s Cottage is a smaller property, sleeping up to 4/5 – 4 adults or 2 adults and 3 children. Pets are welcome at Downlands Farm, please enquire upon booking.

There are three excellent pubs surrounding the farm, all within a half hour stroll or a 3 minute car journey. The quaint and bustling market town of Petersfield is a 10 minute drive from the farm and alongside the two local village shops, these all provide a perfect base for stocking up on essential items. The larger, cathedral cities of Chichester, Guildford, Portsmouth and Winchester are all equally 45 minutes away, offering great shopping and entertainment.

We are so lucky to be within an hour’s drive from one of the premier Blue Flag beaches in the country, West Wittering. West Wittering is a beautiful place to visit, whatever the season, and can be enjoyed by all ages. Hayling Island, a shingle beach (with funfair for the children!) is half an hour from Downlands Farm.

Our holiday cottages are the result of a long-term dream of ours to convert our disused and redundant agricultural barn into an architectural masterpiece. Named after our three children (Stable Cottage aside!), Rose Cottage, Stable Cottage, Edward’s Cottage and Louisa’s Cottage have been sympathetically designed to be in keeping with the surrounding countryside whilst still being able to offer guests a luxury home from home.

The three larger properties, Rose Cottage, Stable Cottage and Edward’s Cottage, are identical in size and layout and embrace open plan living. They are three bedroom properties sleeping 8 in total.

After stowing muddy wellies in the under-cover porch, you will walk into a bright, well equipped kitchen / dining / sitting room. Stretching the entire width of the barn, this large room opens out through French windows onto your own private terrace and garden complete with garden tables and chairs. A Smart TV allows guests to use their own Netflix log-in details to keep you entertained on those horrible rainy days. It goes without saying that guests have use of free Wifi.

A utility room with washing machine and tumble dryer leads off from the kitchen which in turn leads to a well ventilated shower room.

Two double bedrooms also lead off from the kitchen, the master bedroom having an ensuite bathroom with a large bathtub perfect for soaking after a long walk. Both bedrooms have televisions.

Children will absolutely love their ‘secret hideaway’ bedroom at the top of the property. Accessed by stairs from the sitting room, children will have their own space to create chaos and noise.

Louisa’s Cottage is our smaller property, sleeping 4/5 people. The property has a large double bedroom downstairs with super king bed and an upstairs bedroom with a small double bed and a single bed. The property has a wonderful open plan living/kitchen/dining area and private patio.

There is no extra charge for use of a travel cot, stair gate and high chair as required. Please contact us for information and to discuss your requirements.

Things to note:

Please note, Stable Cottage, Rose Cottage, Louisa's Cottage and Edward's Cottage are situated on a rural smallholding. Whilst the interior of the properties is beautiful, we would like to make it clear that, at present, the exterior is still a work in progress. This does not detract from the overall glorious setting.

Please note that all four holiday properties are adjacent/joined to one-another. Each house has its own private patio and garden but the parking is shared. Due to the proximity to one-another and also to our house, you will be staying next door to children and animals (and sometimes noisy adults!). We are a laid-back set-up which very much caters for families so if it is absolute peace and quiet you're after, you may want to look elsewhere!! Quiet hours at the farm are between 9pm and 9am and we ask that you keep noise to an absolute minimum during these times.

Edward's Cottage and Louisa’s Cottage are a the ‘ends’ and Rose Cottage and Stable Cottage are in the middle.

Due to our rural location, the wifi and mobile phone signal can sometimes be weak. Edward's Cottage in particular is affected when there is heavy rain/fog/mist.

A car is absolutely essential if you wish to stay at Downlands Farm.

Walk part of the 100-mile South Downs Way with historic woodlands where you can smell the intoxicating scent of the bluebells in the spring. Look out for barn owls, kestrels, roe deer and red kites, and you may even be lucky enough to see hares boxing. - "We had a lovely time at Manor Cottage over a long weekend. Although it is just a 1 bedroom cottage the proportions are good and perfect for a couple...with a dog. The cottage was well presented and had modern fittings. We ate all our meals in the cottage and found the kitchen to be well equipped. The garden was a good size and safe for our dog. The location of the cottage was great. There is a very good village shop, and a butchers shop as well as two pubs in the centre of the village. We walked directly from the cottage, Our walk around Cissbury ring was mostly off-road on established paths. We also crossed the main road and walked up Church Hill on footpaths, which has some great views. We also visited Ferring Beach and had a great Fish & Chip lunch at the Bluebird before we headed home."

Arundel Castle is less than 15 miles away, taking approximately 30 minutes by car. The town of Petworth with its stylish shops, historic House and Deer Park is 8 miles away. Chichester is 19 miles to the south, it has a beautiful Cathedral and renowned Festival Theatre. The lovely Sandy beach of West Witterings is an easy day out, as are other attractions and south coast destinations. Over 250 years ago, Selborne and its surrounding landscape inspired Gilbert White to write about his lifelong investigation of the natural world, producing his world-famous book, The Natural History and Antiquities of Selborne, published in 1789. His book was important in shaping our everyday view of the relations between humans and nature. He was always a keen gardener who became closely interested in the natural world around him, and grew a wide range of traditional and experimental fruit and vegetables. He was the first person in this area to grow potatoes and began recording methodically what he sowed and reaped, the weather, temperature and other details. This he went on to call his ‘Garden Kalendar’.

The house that Gilbert White’s family moved into when he was about 7 or 8 years old, would have been a two up, two down, but over subsequent years, lots of extensions and additions were made, creating the house you see today. Descriptions in White’s own correspondence were used to recreate the rooms as they used to be and they include a chair he used at Oriel College, Oxford (loaned from the college), items of contemporary furniture, family portraits and bed hangings embroidered for him by his aunts. You can listen to a conversation Gilbert had with his sister-in-law in the old kitchen where you can learn more about his household and life in Selborne during Gilbert’s time.

The town of Alton is nearby, where there are plenty of restaurants and shops, as well as a mainline railway station, The Watercress Steam Railway and also Jane Austen’s House at nearby Chawton. The Hay Barn is a beautiful one bedroom converted barn in its own private gated grounds situated in an Area of Outstanding Natural Beauty. Located next to the village cricket ground, pub and church and a five minute drive to Haslemere with its mainline train station, supermarket, independent shops and coffee shops. Fifteen minute drive to Petworth Park, with it's stately home and deer park and 10 minutes to Cowdray Park, with regular polo during the summer months, farm shop and stunning walks.

The space
The Hay Barn has a fully fitted kitchen, a table that can seat 4, washer/dryer, dishwasher, oven, hob, microwave, kettle, toaster and the all important Nespresso machine!

The living room with cathedral ceiling, exposed beams and wood burner provides a warm, cosy place to relax. Oversized windows allow light to flood in through the stable doors and the Barn enjoys full central heating for the winter months and a ceiling fan for the summer months. There is a double sofa bed which can accommodate 2 children or 1 adult. A smart TV with Netflix and Amazon prime, a radio, a sound dock and a DVD player are provided, as are many DVD's, books and board games to help you relax after enjoying the numerous walks in the vicinity. The barn has WiFi throughout.

The master bedroom is upstairs where you will find a king size bed, luxury bed linens and towels. A hairdryer is also provided.

The bathroom (recently renovated) has a walk in shower and heated towel rail.

Externally, automated gates lead onto a landscaped driveway where secure parking is available for up to 4 cars. There is a decked area with outdoor seating to enjoy the sunshine and a tipple of your choice! The Hay Barn shares the courtyard with The Hay Loft, (which, when booked together under The Hay Yard, sleeps a total of 8 people).

Guest access
The Hay Barn is the second, larger barn on the premises. Private parking is available through the electric gates and directly outside the front door.

Other things to note
Up to 2 well behaved dogs are welcome by prior arrangement. Please note dogs are allowed in the kitchen area only however there is a stable style door separating the kitchen from the living room so your dog will not feel isolated. Dogs are charged at a supplement of £30 per dog (please tick the pet section when booking) and this will be added as an extra service charge to your Airbnb bill.

Opening into the main living main area, there is a big corner sofa to one side, a Smart TV and a dining area next to the well-equipped separate kitchen. To the far side of the sitting room is the bathroom with large shower. Upstairs is a spacious bedroom with king size (5') bed, desk and selection of books. Velux windows offer fantastic views of Ditchling Beacon and the South Downs.

Outside, there is a front patio with table and chairs. To the rear opens onto the owners' large garden, where a lawned area outside the cottage is reserved for your use. The cottage is tucked to the side of the owners' own home but has its own private entrance, and it offers a secure gated parking through which you are welcome to come and go as you wish.

Our beautiful 18th century flint cottage with it's pretty courtyard garden, is in the heart of the picturesque West Sussex countryside - perfect for families with children, dogs, walkers and cyclists. Just 10 minutes drive from the sea and 20 mins to the centre of Brighton. You can enjoy the peace of the South Downs National Park, but are close enough for a day trip to Brighton / London.
Our cottage can sleep up to 4 adults, plus 2-3 children and we can provide travel cot & high chair.

The space
Our cottage has a cosy living room, with wood burning stove and a large bright conservatory with a dining area and sofas. and is ideal for families or walkers / cyclists, looking for a base to explore Brighton and Sussex.

There is a fully equipped kitchen and a modern bathroom upstairs and another toilet downstairs. Please be aware there are three low beams downstairs at 6ft high.

Our cottage can sleep 4 adults, plus 2-3 children There are two double bedrooms - one larger one smaller. Plus a children’s room with a child’s cabin bed and an extra child’s mattress /travel cot if needed.

This is our family home and availability is mainly during the school holidays and weekends and while we will not be there, some of our possessions will be but we are very happy for children to enjoy playing with the toys and make themselves at home!

This 1850 flint one bedroom cottage situated in Upper Beeding on the edge of the South Downs National Park. There are plenty of walks along the nearby river bank and South Downs Way. Ideally situated to access Brighton, Worthing and Chichester. There are pubs and takeaways nearby and the historic town of Steyning is a short walk away.
The cottage has been recently refurbished. This cottage has a steep staircase and low ceilings typical of the era it was built. There is free on street parking.

The cottage has a newly fitted wood burner available of guests to use.
There are also electric hook ups for vehicles at the top of the road and about two minutes walk away from the house.

A lovely detached one bedroom Sussex flint barn close to South Downs National Park and the Long Man, ideal for Glyndebourne (18 mins). We are in a quiet no through lane within 20 minutes walking distance of 3 pubs & 2 tearooms. Sleeps 2 adults and up to 3 children (sofa bed in living room and single pull out in bedroom).

Good dogs are welcome (£30 supplement) and can use the fully enclosed garden and sunny front deck.If you want to leave the dog/s on their own, please check with us!

A lovely old detached 19th century barn which was renovated in June 2017.
