This is a welcoming home in a quiet cul-de-sac off the vibrant Cliffe High street, 2 minutes walk from the beautiful South Downs. A second, larger, double room is available "Large Sunny Room with Cliffe View". These rooms share a bathroom. There is a seperate loo. You can also book the attic room which has an ensuite - Castle View, a green sanctuary. Also the whole house "Charming Victorian Terraced House", sleeps 6 can be rented. Free Parking available and continental breakfast provided.
The space
The double room includes a very comfortable small double bed, desk with mirror, chest of drawers and hanging space. It overlooks some beautiful, scented, pink roses. There is another larger double room available on Airbnb, "Large Sunny Room with Cliffe View", see other listing. Normally during the Summer months there is a two night minimum stay at weekends. The beds are very comfortable and I only use 100% cotton sheets. There is a shared bathroom for the 2 rooms with a bath/shower/sink and a separate loo and sink. Just shared between the two rooms ( though often, especialy in water months only on of the rooms are booked.) So far no problems with sharing!
There is also an attic room with ensuite listed as Castle View (just!) a green sanctuary.

The guests will have access to the bathroom, shower and separate loo. Also the kitchen, living room and beautiful secluded garden. They are welcome to play the piano in the living room or sit by the log fire in the winter. There is access to Wi Fi internet included. Also tea and coffee making facilities, washing machine, hair dryer and iron. Continental breakfast included with cereal, toast, croissants, fruit salad and yogurt. Gluten free diets provided for also, if requested.

I am happy to be of help and answer any questions or give advice on walks, restaurants or places to visit in Lewes and the surrounding area. My cat, Freya, will also welcome you warmly. I can provide guided walks (including walking with Alexander Technique and Alexander technique on its own) for a small additional fee. I also do massage and reflexology.

Unfortunately I know longer have dear Freya the cat but i now have Esme who is black and white kitten.. I can provide parking parking permits when needed. Also I am a qualified Aromatherapist/ Reflexologist, Alexander Teacher so you can let me know if you would like to book a treatment. I have a treatment room in the garden.

The space
Our cost self-contained studio is situated at the bottom of a pretty cottage garden with its own entrance & private parking on the rear driveway. It was purpose built in the same style as our 1891 flint stone and brick terraced cottage. It’s fully double glazed with 2 Velux roof windows for lots of light. The walls and floor are fully insulated to comply with housing regulations.
It's a lovely little guest suite for 2 guests (no children or infants) with lots of extras to make life easier - microwave, toaster, kettle, cafetière, cutlery, crockery, wine glasses & bottle opener.
All toiletries and cleaning products used are eco-friendly and we even provide an “Emergency Only” bag for when you forget your toothbrush!
Our unique setting in the semi-rural seafront village of Rottingdean, just 15 minutes drive (or by easy public transport) from the exciting seaside city of Brighton & Hove, makes it the perfect quiet getaway, whilst being close to all the city action!

The space itself is compact but well laid out and includes a small en-suite bathroom containing a shower, toilet and sink. It also has a new kitchen, breakfast bar and a comfy sofa bed which will already be made up into a bed for your first night.
You also have your own decking area outside with direct access to the garden, the woods and the river and fields beyond.

The space
The studio is located in the host's garden in the beautiful village of Firle, under the South Downs, next door to Firle Shop and Post Office, and four minutes walk from Firle Church, Firle Park, Firle Place and Firle Riding School which is a popular venue for weddings. The Ram Inn, a couple of minutes walk away, serves breakfast, lunch and dinner. There are many lovely walks in the area; maps are provided. The studio is next door to Firle Post Office & Stores.
The space is a self contained garden studio, for up to two people, with comfy king sized bed, sofa and armchair, workspace for laptop, shower room, up to date glossy mags, and a table and chairs outside for your sole use. Please note there is no kitchen although we have provided a fridge, tea/coffee making facilities, wine glasses and a picnic basket containing plates, knives and forks, bottle opener and napkins.
There is space for a travel cot.
The studio is well insulated, with plenty of windows, so is cool in the hot weather and warm in the winter.

We are lucky enough to live in a village with very little light pollution so the night sky can be absolutely stunning!
There is a spacious living area, with a full kitchen so you can cook your own breakfast or an evening meal. Coffee/tea and the ingredients for toast and jam are provided to get you started. The kitchen has a hob, oven, microwave, nespresso machine and washing machine.

This cabin is ideal for those who want a more unusual stay. There isn’t a television and if you like you can turn yourself off and rest completely although internet is available. It has the added peace of being near the sea, a beautiful river and quaint small town with a Norman church at its centre, many eating places, The Ropetackle Arts Centre and much more. And Brighton is 15 mins on the train. A great place to be.

The Old School House is a traditional and cosy one bedroom detached cottage in the grounds of our home on the western edge of Liphook village in Hampshire. Easy car access, just off the A3 and south of the Hindhead tunnel. The village has a train station.

The Granary is a little, self-contained cottage attached to the main house but with its own entrance, deck and BBQ area. Opposite our organic, sourdough bakery and set amidst beautiful gardens (croquet, hens, sunken trampoline, huge oaks) with footpaths, cycle routes and lanes into the national park, it is quiet, cosy and special. Choose your breakfast loaf direct from the bakery to enjoy with all the other bountiful and delicious ingredients supplied for you in your own, well equipped kitchen.
The space
Set in The National Park's beautiful agricultural countryside, we treasure our fresh, clean air, quiet days and silent nights (owls excepted) and love to share this with others. We take our environmental responsibilities seriously and can offer you free electric car charging - the electricity for The Granary, our on-site organic bakery and our home is supplied from renewable sources only. The central heating and hot water come from a reliable combination of ground source heat, solar thermal and wood-fired heating. You will be warm enough in winter but there's nothing that beats sitting beside a glowing, wood-burning stove ready for lighting when you arrive. And in summer, a cool drink beside the pond while watching the dragon-flies is a great treat.
The Granary is perfect for two but many guests bring along a kid or two - so long as the little ones are happy on a sofa bed (bedding supplied). We can supply a travel cot for a baby.
You are very welcome to bring along a well trained dog (we'll introduce yours to ours to ensure they're all friends) but remind you that we have free ranging hens in the garden and sheep in our fields, so if your dog needs to be kept on a lead, please do so.
We will leave you in peace but you'll be able to track us down easily if you want any advice on local walks, on and off-road cycle routes, places to visits or pubs to go to.

You can walk in the gardens and fields and follow the footpaths through woods and the South Downs. Road and off-road cycle routes are plentiful too. On bake days, you can watch a morning bake and choose your loaf straight from the baker's peel!

We are in proper countryside so you'll probably need a car (free electric charging here) or a bike to get here. Having said that, there are plenty of taxis at Petersfield Station (1 hour from London Waterloo), so if you want to arrive and stay put, it's perfectly possible!

Arden House is an established and popular guest house and it’s also my home so I can usually be found in or around the property!
I am happy to welcome guests in person but also give the option for self check-in if you prefer a more relaxed arrangement.
Otherwise, apart from seeing you at breakfast time and at check-out, I’ll leave you to enjoy your stay in peace.

Please note that we have an Airedale Terrier called Lola. Who lives in a little cottage nearby but may sometimes visit Arden House.

We can assure you that Lola is not allowed in the guest bedrooms, or in the dining room during breakfast service. Lola is a non-shedding, hypo-allergenic breed and should therefore present no problem for guests with pet allergies, but we'd wish you to be aware of her presence in case it affects your decision to stay with us.

Ideal for couples on a 'getaway' break, the open plan living area is bright and spacious with fully fitted kitchen, & breakfast bar plus full dining table. Relax on a huge comfortable sofa and chill in front of the 43" screen Ultra HD Smart TV. The double bedroom with king size bed and laptop desk area is on a raised first floor level. Private shower room.
Owners live on site in adjacent barn and are available to recommend local walking and cycling routes, and places to eat and drink along the way.

The property is accessed via a private drive of one third of a mile so very quiet. We can offer bike storage and secure off road parking. Overnight grazing for up to two horses may be possible on request. The barns are positioned in an acre of garden overlooking fields with wonderful routed trails from the doorstep. The owners garden is private with access by prior arrangement, a table and chairs in a private area of the garden is made available to guests to enjoy a peaceful drink to relax.

The bedroom is accessed by a spiral staircase so unsuitable for small children or those with limited mobility. Horses and dogs are kept on the premises.

Dogs- there is an additional charge of £10 per stay for a dog. This has been introduced because we have to pay for extra cleaning time when dogs have stayed. This is per visit not per night and is payable in cash on arrival.(or if you don’t see us please leave in the jar when you go)

Stairs
Please be aware that the stairs up to the bedroom are steep, and therefore only suitable for able bodied adults. We do have a double Sofa bed downstairs, and this can be made up if you prefer not to use the stairs. (please let us know in advance of your stay)
It is not suitable for young children or people who are scared of dogs. Our little dog Peggy loves to visit our guests. She is very friendly and calm. Whilst we do our best to keep her away if she’s not welcome , we cannot guarantee she won’t pop down to say Hi.

Our home offers two bedrooms, set in 1/2 acre of beautiful garden and ample parking. Our house has a hot tub and sauna for your use (booking required).
You will not go hungry at breakfast! You'll sit down to an array of fresh fruit, yogurt, cereal, homemade croissants, bread and jams, as well a culinary creation using fresh eggs from our chickens, and more!
The local area is perfect for outdoor activities, and a short distance from Portsmouth, Chichester and Goodwood, as well as the coast.
The space
On arrival you will be greeted with homemade cake and a cuppa!
Our home offers a room with king sized bed with continental and hot breakfast (please let me know if you'd like the room set up as a twin) . This room is on the ground floor overlooking the front garden, with a separate deluxe private shower room and toilet located a few metres along the corridor. The room is furnished with quality furniture, 32" TV with Amazon Fire stick, plug sockets with USB points and complementary tea/coffee facilities.
You have access to our hot tub and sauna for a 2 hour time slot with sole use of the facility during this time, to relax and unwind in peace. The spa area has a mini hub, towels, plastic glassware, bottle openers and seating (booking required). We suggest you bring dressing gowns and house shoes/ flipflops.
The hot tub is located in an out building at the bottom of our subtropical garden, inspired by our trip to Costa Rica, designed to help transport you to a far off destination, giving you that truly relaxed holiday vibe.
We open our garden for tours to raise money for local charities, so if you would like a private tour and gardening advise from James who has over 15 years horticultural experience then please let us know and he would be delighted to to this. We ask for a recommended donation of £5 which will go to the Cancer Centre, Royal Surrey Hospital, Guildford.

We have a hot tub which you are also welcome to use. We require 24 hours notice so we can prepare the tub. Please let us know before arrival if you would like to use this facility.

Our Milland Studio barn is perfect for couples or young families to enjoy a few days in the beautiful Sussex countryside. Only 1 hour from London and close to Cowdray, the South Downs, Goodwood and 30 minutes from the beach at West Wittering. There are lots of local towns and villages to explore on our doorstep. The Shed is a self-contained annex with its own pathway and entrance.
Outside is a secluded seating/breakfast area. On entering you'll find a shower room with heated towel rail and electric shower, dining space for two and a kitchenette. Through a sliding door is a kingsize bed, love-seat, TV with Roku, books, drawers, somewhere to hang clothes. (To access streaming services, please bring your own account information.)
The space
The Shed is a unique, rustic self-contained annex (formerly outside loo, coal shed and painting studio). It's approached by its own path and door with an outside table and chairs for the warmer weather, or the hardy.
Just a few minutes from the South Downs Way and a mile from Amberley Station, The Shed is perfect for walkers. There’s space to hang wet gear and keep muddy boots. Two wall heaters and plenty of hot water bottles. Sheets and towels are line-dried when possible, and nothing is ironed!
The shower is electric, so not a huge power/rain effect one, and hot water is from a small immersion tank. I plan to make the space sustainable by running entirely from solar power but am not there yet.
The kitchenette has a microwave and single portable induction hob, an egg boiler, filter coffee maker, compact fridge/freezer and a small sink for the kettle and rinsing mugs. Larger washing up can be put in a trug on the outside step and will magically be replaced with clean items.
There’s tea, coffee and sugar, pepper, salt and some other spices. Nearby there’s a village shop that sells locally made fresh bread and pastries as well as preserves, cheese, biscuits, fresh produce, ice-cream and contains a sub post office. The village also has a tea-room and two pubs catering to different tastes, and a pottery with great practical and decorative pieces. Towards the station, there’s a riverside café and more pubs and a new (currently pop-up) restaurant. Further still (under ten minutes drive) the whole of Arundel is available for pretty much everything else and a river and castle.
Back in The Shed, the window that overlooks the garden where domestic and wild life often come into conflict has obscured glass for privacy.
At night hedgehogs come for food and scuffle around in leaves and undergrowth, then munch dry food for quite a while. They’re often visible from the bedroom window or the main door and the record for most hogs seen at one time is currently six. Through the winter the large ones hibernate but smaller ones might still get up to eat because they haven’t got enough reserves to see them through. Sightings are less common in winter.
Most wildlife is welcome here (though foxes have not covered themselves in glory), there are resident cats, flowers to feed bees, and neighbouring animals wander through so this is not a hermetically sealed space for the wildlife phobic but will welcome everyone.

Rosie is a little wooden cabin in our garden in the heart of the pretty village of Buriton with its Norman church, 2 pubs and duck pond overlooking the South Downs. 7 mins walk to the South Downs Way and 2miles to Petersfield station on the Portsmouth to Waterloo line. 16 miles to Chichester, Winchester, Goodwood and Portsmouth with its historic dockyard.
The space
Rosie is 2 interconnecting wooden cabins. One is the sitting/ sleeping area with a king size bed a single and another single fold up bed and a log burner. The other is a small kitchen area with kettle, toaster and microwave ( no cooker) and a small bathroom with shower which is curtained off. Please note that the whole area is open plan. There is no mobile signal here and currently no tv or Wi-Fi in Rosie. We have dogs which I try to contain but saffie is a bit of a Houdini dog! and they do like to bark to tell you its their garden too so if you have a problem with any of these factors this is not the place for you. oh! if you are an arachnaphobe🕷 it's not for you either. I try to keep her free of spiders but they keep sneaking in when I'm not looking.

Please note we have no mobile signal here and we do have dogs that sometimes bark also it is an uneven pathway round to Rosie so it is unsuitable for anyone with mobility problems. I can usually offer a bag drop Cocking/Midhurst or Meonstoke/Exton £20 Angmering Winchester £25. I can usually offer dinner which I will bring on a tray and you can choose where to eat. I also do packed lunches if you would like them.

The Dairy is a characterful and elegant detached converted dairy. It sits adjacent to our farmhouse in the beautiful 16 acre grounds of our home. With direct access from our garden to Blackdown National Trust land it is the perfect, tranquil location from which to explore.
We are just 5 minutes drive from the train station and town centre and perfectly located to visit market towns of Guildford, Godalming, Midhurst, Petworth and Petersfield, as well as Goodwood and the coast.
The space
The Dairy is ideal for a couple to enjoy walking, birdwatching, mountain biking or simply for those who just a want tranquil and beautiful place to stay and relax. We have a tennis court and lots of woodland to explore.
We can accommodate 2 children upstairs in the Dairy for an additional cost of £35 per child, but please note that the stairs are ladder style so probably not suitable for very young children. We also have a pond and pool which aren't fenced off. Infants are welcome and we can supply a travel cot at no extra cost. Please bring your own bedding.
If you are 2 friends coming and want to use one of the upstairs beds please let me know. Otherwise, I will assume you are a couple and only make up the double bed downstairs.
For anyone who wants to have a tranquil few days away on their own, the Dairy is also a great location, as it is hidden away behind electric gates and has the security of being next to the farmhouse, but being a self contained unit it offers our guests plenty of privacy.
The Dairy is open plan with a kingsize double bed on a raised floor overlooking a spacious sitting room area with a dining table. There is a TV and DVD should you wish to use them.
A ladder-style staircase leads to a cosy attic room with twin beds (also open plan so no door)
The galley kitchen is equipped with a fridge, freezer, microwave (which also has an oven function), a one ring portable induction hob, toaster, kettle, cafetiere and nespresso machine. Please note that there is no undercounter oven, dishwasher nor washing machine.
Breakfast of eggs, natural yoghurt, homemade granola, cereals, bread, conserves, butter, fresh orange juice, organic milk, tea and fresh coffee will be left for you.
The entrance to the Dairy is through electric gates and separate to our family entrance. There is parking just outside (max 2 cars) and a small patio with bistro table and chairs for you to have breakfast, if you wish, or just relax and enjoy your surroundings.

Our beautiful converted Granary is just across the courtyard from our farm house and is totally self contained. It is a huge open plan room with exposed beams, wooden floor, rugs, an extremely comfortable sofa bed, a mezzanine with two single mattresses suitable for agile extra guests, a kitchenette and a lovely shower room. There is an enormous bookcase which guests are welcome to borrow from during their stay and a equally large flat screen TV with Sky, Netflix etc
The space
The double sofa bed has a mattress topper and is incredibly comfortable. There is a steep set of stairs that access the open mezzanine so the single beds are only suitable for agile guests who are not going to sleepwalk! Good head height though and again comfy mattresses with duvets and blankets.
There is tea, coffee, (Nespresso machine) milk and sugar in the kitchenette for you to help yourself. NB there are no cooking facilities in the barn. Most of our guests take advantage of the fabulous pubs in the area as well as a decent selection of takeaways! We provide homemade granola, yoghurt and honey, croissants and jam as well as a pint of milk to get you started!

The accommodation is across the courtyard from the main house. The driveway is shared. In the summer, breakfast can be taken outside with views of the Downs to greet you over your granola!

Our house is next door and our outlook is towards the view (away from Little Cedar) However, we are a busy household and you will see our cars popping in and out every so often or us walking down the driveway!
Little Cedar has curtains which can be drawn to ensure your privacy. We are just off the main road and you will hear traffic noise.
You may spot our friendly cats Boris and Goose, they are not allowed inside the accommodation!

Acorns is located in the picturesque village of Froyle, on the Hampshire and Surrey borders.
It is self contained with its own entrance and south facing patio offering beautiful views across open fields and has been finished to an extremely high standard throughout.
The space
Acorns consists of a generous double bedroom with a super king bed which can be converted into two singles on request.
The sitting room has a comfortable leather sofa and smart tv.
The luxury shower room has a rainfall shower head and a large vanity unit and there are L’Occitane products in the shower.
The small kitchen is well equipped with an induction hob, oven, dishwasher and fridge, together with glassware, ovenware, cutlery, cooking utensils and crockery. There is a kettle, coffee machine and toaster.
There are a selection of different teas and coffees to choose from.
Breakfast will be provided in the cottage and includes a selection of cereals, jams, bread and yogurts, together with tea and coffee.
Guest access
Acorns has its own south facing private patio with views across the garden and open fields beyond.
There is a separate drive and entrance for Acorns which is situated to the right of the main house (Oak Cottage).
Other things to note
The sat nav will take you to a property that’s a few yards away from us (Hodges Farm) but if you pass the farm on your right we are just around the corner on the left.
We have chickens and the cockerels do crow in the morning so please bear that in mind if you were planning a lie in!!
We also have two very friendly dogs but If you’re not doggie please let me know and I will make sure they don’t come to say hello!
Froyle and the surrounding area is very popular for cyclists. We are happy to store your cycles in our alarmed garage - just let us know you will be bringing them.
The mobile phone reception here is not brilliant but we do have wifi so if you have this facility on your phone you shouldn’t have any problems.
