My quiet sofa bed flat is small and still a bit busy as I moved /downsized not long ago but I am slowly sorting this out so patience is needed and reflected in the price. Sofa Bed is deemed comfortable if you can sleep in most places easily and are not super needy of perfection in beds. . The shower good and the garden gets the Sun till 330 and you’re welcome to have your breakfast out there, I am one Road from the sea, swimming is available!

I keep the fact I host a few times a year here low key to the other residents above and below.

I am usually around happy to chat but if out , best to text me ! Of course duvet pillows linen and towels are included in the room. It’s an open house although there is no lock on door there is a privacy lock on your door so you do not have to worry about me coming in or anything like that. ( I have been superhost for 12 years) so it’s safe.

It’s strictly no smoking please . On arrival please be discreet, my neighbours know i have friends to stay but they don't want to be involved in an airbnb conversation, you are unlikely to see them, but if you do please respect my desire for privacy about guesting.

There is ample, free parking outside the property with a regular bus service running into brighton town centre and the seafront.

The space
The cabin is cosy and compact. The main living area has a modern chaise sofa, a dining table and two chairs, drawers and a wardrobe so there is plenty of storage. There is a small, fully equipped kitchenette in the corner allowing you to prepare your own meals during your stay. The bathroom is situated off this room and has a sink with hot water, a toilet and shower cubicle. At night, the sofa becomes a very comfortable double bed with very little effort and the space becomes a cosy bedroom. The tv is hard wired to the internet and the whole space allows complete privacy with black out window coverage. There is a small patio area overlooking the South Downs outside the patio door which is for your exclusive use and allowing for outdoor dining in fine weather

Guest access
You will be able to access the property via a side entrance to the main house and have a key to access the property itself. Please be aware that there are 21 steps in total up to the property. They are in small groups of 3/4. My parents in they late 70s manage fine but if you have lots of luggage or mobility issues, this may not be for you

Other things to note
There is a friendly Cockerpoo Ozzy and a mischievous Lakiepoo Luna who may come and say hi.

The space
This is a truly gorgeous house that I have been working hard on turning into a very special space since I moved to Brighton 10 years ago. I am gradually turning the whole house into a work of art and it is filled with ceramic and glass installations inside and out. You need to see it to believe it! THE GALLERY ROOM features:
FREE PARKING on the street. This as as close as you can get to central Brighton and still have free on street parking. As the controlled parking has spread out from the centre of Brighton, it now reaches as far as the next road towards town, which means parking here is still free, but it can get busy. But you can still find parking to within a few minutes walk from the house.

SOUTH DOWNS/COUNTRYSIDE on the doorstep! Hollingbury Golf Course, 5 minutes from the house, brings the country into the city with a finger of green stretching from the South Downs to my house! So walkers can walk straight here off the Downs.

THE GALLERY ROOM
The Gallery room is a very cute, bijoux space. It’s not huge! But very cosy and perfectly suited to a single person or a couple who don't need a lot of space. As the name suggests, it is a white, modern room furnished with a mix of new and vintage fixtures and fittings and a new double futon bed. The en suite bathroom is tiled with my bamboo tile designs. There is a private terrace with a table and chairs outside of the conservatory area and a private entrance from the side street.

The garden is really gorgeous. It is a double height patio with two terraces completely enclosed with mature climbers and flowers including the best rose bower in Brighton! It is a very private, lovely space full of artwork. Most of the garden has been covered with my tiles and there are four different levels all with lovely ceramic tables and chairs. It is quite magical, especially when the sun shines. I also have front and side gardens.

Usually in May the house turns into a living gallery and I invite renowned ceramic artists to exhibit their work here. At this time of year, the house is open to the public at weekends only, and it is a fun, buzzy time to be here. At that time the Gallery Room is not available, as it is a gallery! But check out my other rooms for availability. Every May Brighton hosts the second biggest arts festival in the UK (after Edinburgh). There is so much to see and do, art, music, theatre, dance, comedy, etc. And that's not just during the festival, it's all year round!

I love collecting antiques and vintage, so the whole house is furnished with retro/deco/antiques along with many pieces I have collected on my travels. I also collect art and I have a good collection of original prints and paintings and a lot of ceramics around the house.

FACILITIES
The room has everything you need including wireless internet of course. Breakfast is not included but you have the facilities to make your own, including a toaster and a microwave and there are several good cafes for breakfast within 5 minutes walk. Laundry facilities available for stays of a week or more. Kitchen facilities available for you to do your own cooking for long-term stays.

TRANSPORT/DIRECTIONS
There is plenty of free parking here on my wide spacious street just round the corner from Fiveways, where there is a shop to suit every requirement. As well as all the shops, there are several lovely cafes/delicatessens and there are some great pubs too not far away.
The number 50 bus stops on my street and takes 10 minutes to get into the centre of Brighton. The 50U goes to the Sussex/Brighton University campuses in Falmer. A lot more buses stop at Fiveways. Walking into the city centre takes 20 minutes or it’s just a 5 minute cycle ride.

NATURE/THE SOUTH DOWNS
At the end of my road is Hollingbury Woods and the Golf Course, which is where the South Downs begins...only 5 minutes to the best views in Brighton and nature at its best! I love walking up there. I feel very privileged to have such close access to such fabulous nature.

The South Downs is Britain's youngest national park and the South Downs Way is a long distance walk and one of Britain's national trails, running for 100 miles from Winchester to Eastbourne. It is very popular with walkers, and can be travelled on bicycle or horseback.

BRIGHTON ATTRACTIONS
Brighton has many attractions, including the absolutely over-the-top exuberance of The Royal Pavilion (my favourite), the famous Brighton Pier, the beach (which I go to as often as the sun shines) and I can tell you where the best beaches are. Brighton is great for cycling around, or just walking, taking in the Lanes and the wonderful traditional pubs.

FESTIVALS
There are so many festivals, there seems to be something happening every weekend, including all kinds of music, comedy, food, film festivals. Brighton is an end-destination for many races and vehicular rallies. Any random day you might see endless arrivals of minis or VWs or vintage cars or bikes… There is also the London to Brighton bike ride every year. All these events all end up on Madeira Drive, a promenade along the beach.

ART
I can give you all the information you need if you are an art lover. The Brighton festival every May is a must-go-to experience. The Brighton Photo Bienniale is the biggest photography festival in Europe.

SOUTH COAST/LONDON
Brighton is a great place to explore the south coast and London. There are several fabulous art galleries along the coast, including the brand new Jerwood at Hastings, the Towner at Eastbourne and the Turner Contemporary at Margate. All of these places are great for day trips, among many more.

PROXIMITY TO AIRPORT
Gatwick airport is 30 minutes on the train from Brighton and Newhaven has ferries to France.

PROXIMITY TO UNIVERSITIES
Brighton has two universities. The 50U bus goes to both at Falmer straight from my street. Sussex University is 2 minutes on the train from Moulsecombe, about 5 minutes from London Road. Both stations are 15 minutes walk from the house. Buses from Lewes Road, 10 minutes walk. Brighton University has a campus in Falmer next to Sussex Uni and various other sites, varying between 15 and 30 minutes walk depending on which site. Buses to all sites from Stanmer Villas/Fiveways.

Guest access
You are most welcome to have a look around the house apart from the other private rooms. There is artwork to see everywhere. The garden has several patios with tables on each one that you are welcome to use, and there is a balcony off the kitchen which is very cosy and a sun trap with another table and chairs. The living room and the kitchen are available to use if you stay 5 nights or more.

Other things to note
There may be other guests staying in the house as I rent out 3 rooms, so please be considerate, although the Gallery Room is self contained and across the garden from the house. It is a quiet space and you will be very comfortable here. My mottos are to be surrounded by beauty at all times and attention to detail, and you will see evidence everywhere! My other motto is that I specialise in enthusiasm so you will be assured of a warm welcome!
