If you are coming by car, there is also a parking space available, however, that is 12 mins walk and you need the keys to get in :) The apartment as such is spacious, 2 bedrooms and 2 bathrooms. The space was clean, however, it is visible that the aparment is not new. As the apartment is on the 9th floor, it can get very hot during the summer time. The window in the main bedroom is hard to open, but managable with some patience. As for the kitchen - enough coffee,tea, creamer, salt and pepper. To cook for more than 2 people can get a bit tricky, especially for breakfast - there is only 1 small pan available and the plates do not fit into the microwave :) otherwise toaster, kettle, dishwasher, washing machine - all available. The wifi is moderate, but not the best speed. For us it was an OK place, however, we were hoping for better quality for the amount."

Central Brighton, 2 minutes to the beach, park, shops and pubs, and 5 minutes to train station. Quiet room, freshly decorated, double room. Stylish flat, super clean bathroom & rain shower. There are wonderful seaviews from both the lounge and kitchen... and the bedroom is over a quiet garden area. The room is only available when I am there Monday to Thursday as other nights are hired for the entire Apartment. Kitchen facilities available on request.

The space
The flat has two double bedrooms and this 2nd bedroom has the wardrobe space and shelves for clothing, and overlook a quiet woodland space at the back of the building. This room is the slightly smaller double room, and priced accordingly. It has a brand new comfortable, memory foam topped double mattress! Kate lives in the property, and will be at home unless both rooms are taken by the same guests. Rooms will not be let to 2 separate group bookings.
The lounge and kitchen are both south facing with huge sash windows looking out to sea! The ceilings are high so it's light and spacious. The floors are wooden, apart from the bedrooms which are fairly new carpets.
The kitchen has all modern appliances.
The bathroom is BRAND NEW and like being in a hotel. Clean, white and fresh!
*Weekend bookings are minimum 2 night stay, and I am afraid I only take last minute weekend bookings as I generally let the whole flat out at weekends.

Kate will meet you and show you around and allocate one set of keys, or will arrange to leave keys with a local shop next door. Lost keys will incur a replacement charge.

Just a couple of doors along is a very small parade of shops, a burger takeaway, convenience/off licence store til 10pm, and there's a lovely coffee shop which is a popular trendy hangout. My flat is in Hanover, a lively, friendly part of town with good pubs and cafes. Queens Park is a 2 min walk, the beach and the North Laines are a 15 minute walk.

The space
The flat is arranged over 3 floors. The bathroom is huge and the the whole flat has lots of light. Your room would be at the top of the house so it feels, really private. It has a desk for working and a clean uncluttered feel.

Guests can use the bedroom and bathroom. You are most welcome to store food in the fridge but unfortunately the kitchen and livingroom are not accessible unless you have rented the whole flat. Please do ask if you want crockery / cutlery.

The space
Please note we are coming to the end of renovating the whole maisonette and new loft conversion (doing it ourselves!), and whilst what is finished is done to a very high standard, there are some bits which are still a work in progress. Please have a good look at the photos to see and happy to send more if you want.

MASTER BEDROOM
Beautiful large bedroom in newly converted attic with king size bed, blackout blinds and underfloor heating, amazing views overlooking Preston Park and South Downs. You can hear some train noise, so bring ear plugs if sensitive.

2ND BEDROOM
Spacious newly decorated bedroom at the back of the property with king size bed, underfloor heating and blackout blinds, and desk. We have a couple of details left to finish (the fireplace and finishing the windowsill) but this is a beautiful, quiet room.

KIDS BEDROOM
With a bunk bed, blackout blinds and lots of books and dressing up box - this is a great room for kids to play and sleep in.

LIVING ROOM
With a large bay window with views overlooking Brighton and the South Downs, this is a bright and airy room by day and a cozy living room by night. I never get tired of watching the sun rise or the last rays of light bouncing off the buildings. There’s underfloor heating and a gas fire and record player. Please note we have a few details left to finish here too - a couple of patches to decorate after the loft conversion. There is a large dining table at one end, currently better suited for children to draw, play on, rather than eating.

KITCHEN
Bright, functional and airy, fully equipped kitchen looking onto the garden. All mod cons, underfloor heating and Gaggia coffee machine (we will leave instructions!) Smeg range cooker and a microwave / oven. TV and radio. Farmhouse table which seats 5-6 people. A lovely space to hang out in during the day or evening. We are moving the kitchen later this year which means a couple of details are not completed - windowsill, floor top layer and boxing in the boiler.

BATHROOM
Beautiful bathroom with underfloor heating, enormous free-standing bath and views overlooking Preston Park and the South Downs. Dimmable lights.

Please note the hallway is yet unfinished from the loft conversion, parts need plastering and decorating. But lots of toys under the stairs you are welcome to use.

It is a very comfortable, cosy and stylish flat. We live here with our 5-year-old daughter, 3-year-old son and 13-year-old dog (a whippet - in case you have allergies - no dog hair or smell will be present!)
