This is a lovely self contained annex 25 mins walk from Emsworth

The space
This annex to our property has recently been completed to a high standard, with a modern fitted kitchen, with under worktop fridge, two ring halogen hob, microwave, toaster, and toasted sandwich maker. A small worktop oven is available on request. If you prefer dining out there are plenty of eating places in Westbourne and Emsworth, both villages being about 25 minutes walk away. Emsworth has a railway station with regular services to the historic City of Chichester to the East and Portsmouth (via Havant) to the West. Havant has very good rail services to London Waterloo. The property is a few minutes walk from ancient woodland, with walks avoiding tarmacked roads up to Stansted House where there is a lovely tea room serving meals and lighter snacks. Emsworth itself is on Chichester Harbour and has summer boats trips (tide dependent). It is possible to walk along the coast to Langstone where two pubs are open all day. The annex has off road parking, its own side door and decking to the rear for when the weather is kind to us. The shower room has been built to a very high standard. The bedroom is compact in design but the larger living area gives plenty of room to spread out. The annex living room has a very substantial leather sofa bed, which is the metal sprung type, useful for an extra family member.

N.B. Cleanliness has always been a top priority since we have been hosting through ABNB, but it’s even more critical now since the COVID 19 outbreak. We would like to welcome guests back to our property here in Emsworth, and to assure them that we will be taking extra steps to clean, and sanitise thoroughly between visitors, with high quality products.

Other things to note
we are a family of three (plus a small dog) and have lived in the village since 1999. we have recently converted part of our house as a 'grannie annex' but at present grannie is not ready to use it. A BBQ and coals can be provided if needed, and we look forward to having guests who appreciate the quiet location and local village life. Off road parking is available, as is on street, no issue with space .

Enjoy a stylish experience at this centrally-located place. The studio is situated on our property in a safe and quiet gated development, independent from our home with its own front door. The studio has a shower room, microwave, fridge, kettle, toaster. Minutes from Emsworth train station with links to London , Portsmouth, Chichester. There is parking on our drive, max height 7ft, large cars can be tricky to park, no other parking allowed in development.

We are 0.5 miles from the Village.

The space
We offer an independent studio room with en-suite shower room and central heating. It has a small designated area with a sink, microwave, kettle and toaster an iron and ironing board can be provided on request. The room has a TV with small sofa and a table and chairs for eating or working, There is guest WiFi.

Guest access
The studio is at the front of our property with a parking space for one car directly outside (on our drive), however, there is a maximum height of 7ft due to a carport. There is no other parking available or allowed on the private road

Set in rural Woodmancote and only a short drive from Emsworth town and Westbourne village 'The Pines' is perfectly situated to explore the countryside and south coast our region has to offer. With beautiful walks on your door step this apartment is a wonderful retreat to make the most of the Sussex / Hampshire countryside.

Local favourite Woodmancote Pub is within easy walking distance. Highly renowned by the locals this is the place to go for lunch or evening dinner.

Westbourne and Emsworth also offer an abundance of local restaurants, cafes and pubs. Fat Olives, Nicolinos, The Blue Bell and Spice Cottage are just a few of the favourites. Westbourne boasts an award winning fish and chip shop, ‘Whistler' and the quaintest British Bakery which is a must visit for your holiday goods.

When not out making the most of the abundance of local eateries 'The Pines' is fully equipped with everything you will need to effectively self-cater during your stay. The kitchen includes,oven, two ring electric hob, toaster, kettle and microwave. A washing machine includiing dryer can be found in the utility room just off of the entrance hall.

Aptly named 'The Pines' is surrounded by greenery, looking out the window from the newly refurbished kitchen area your view is trees and fields and nothing else beyond!

From the kitchen area there is a dining table suitable for 4 people. The bright open living space is just beyond with sofa and television to relax with a movie or your favourite tv show. The sofa can also be used as a sofa bed, please enquire if you would like to make use of this.

The Pines has one large double bedroom with queen sized bed and a newly fitted shower room with basin.

This beautiful first floor apartment is set within a stones throw of Emsworth village and the wonderful walks along the shore, the apartment is very quiet and is positioned to the rear of the property with lovely views onto the beautifully kept communal garden.

The space
Entering the apartment through the front door into the hallway there is a lovely south facing sitting room area overlooking the garden with plenty of comfortable seating and a large smart TV with Virgin Media available. There is a dining area with seating for four where you can sit and enjoy the culinary delights you have whipped up in the kitchen. In the kitchen itself you will find everything you would need to comfortably self cater for your stay including electric oven and hob, fridge and freezer, a ver yhandy wine fridge, microwave, kettle, toaster, cafetiaire and coffee maker. Also provided are washing machine, iron and ironing board., 

There are two bedrooms, one double and one single with a day bed which can be pulled out to make a king size bed. The bathroom has a shower over the bath.

The communal garden to the rear is south facing and a lovely spot to sit and relax in the sunshine.

Emsdale House is pet friendly and we welcome one dog to join you during your stay, unfortunately dogs aren't permitted in the communal garden. There are wonderful walks on the nearby beach. Parking is available for one car.

The hosts at this property really have gone to every trouble to make Emsdale the perfect place to stay.

The apartment is situated to the west of Emsworth which is a lovely village right on the Hampshire/Sussex boarder. From the apartment you can walk to the shore within a few minutes and the path leads all the way along the shore and around The Mill Pond to the centre of the village. The village itself is fantastic and packed with local independent shops, bakery, cafes, restaurants and pubs. If you want a real treat book yourself a table at Fat Olives, the food is out of this world! For a fabulous Sunday lunch or more casual dining the Kings Arms is within walking distance too.

For a great day out you can easily reach Portsmouth Historic Dockyard or The Weald and Downland, home of BBC's The Repair Shop, both places are great fun for any age group. There is outlet shopping, cinema complex and bowling at GunWharf Quays which you can easily reach by car or train from Emsworth. For something a little different you can book seal watching boat trips from Hayling Island or hire kayaks from Emsworth Marina.

Access to the races and Goodwood Motor Circuit is really easy from Emsworth making Emsdale House the perfect location for when you are attending The Festival of Speed, Glorious Goodwood or The Revival.

Welcome to your bright and airy retreat in the heart of Emsworth. This charming one-bedroom flat is perfectly located in the centre of town, just a stones-throw from the sea and the train station. It is ideal for exploring the beautiful South Coast. Inside you’ll find high ceilings, large windows and a colourful, thoughtfully decorated space designed for comfort. The flat has excellent amenities, including a fully equipped kitchen, a smart TV, fast Wi-Fi and a comfy double bed.

The space
The flat has an open plan kitchen and living room space. There is a breakfast bar with four stools which can act as a dining area. The living room has two armchairs and a three seater sofa - which can be converted into a sofa bed.
The flat will very comfortably sleep two people, but would equally be suitable for a family of four, or two couples who are very good friends! It is a snug space for four, but would work!

There is a TV, which has an Amazon fire stick.

The kitchen is well equipped with plenty of lovely crockery and glassware, and the sharpest knives I could find!

There is a Bosch Tassimo coffee machine - you’ll find plenty of pods in the cupboard. To make a coffee, turn on the machine using the switch on the bottom right. Then lift the compartment at the top of the machine, insert the coffee pod with the markings face down and then close the lid. There is a large button on the right of the machine-press this and wait for your delicious cup of coffee! The water compartment is at the back of the machine; a light will indicate if this needs refilling. The pods are recyclable; I’ve left some of the green pod cycle bags in the drawer, if you could pop any used ones in there!

I know how frustrating it can be to come away for a few days and find you need to stock up on basics, so I promise you won’t have to do that here! You’ll find olive oil, salt and pepper, hot sauce, foil, cling film, kitchen roll and plenty of teabags. If you need to use the washing machine, you’ll also find washing liquid and fabric conditioner in the cupboard to the right of it. If you do need to dry any clothes on the airer, please can I just ask that you open a window.

In the bedroom, there is a double bed, a large cupboard which contains a chest of drawers, and hanging space with coat hangers. This is the only storage space in the flat, so you’ll also find the iron, ironing board, hoover and airer in there! You will also find a Sonos speaker in the bedroom.

The bathroom has a bath and a thermostat controlled shower; hot water is on demand. In the cupboard you will find Faith in Nature shampoo, conditioner, and shower gel - please feel free to use these. In the same cupboard, you will also find some flannels inscribed ‘make up’ - please also feel free to use these to remove your make up at the end of the day!

The flat has lots of large windows so feels really light and airy.

The flat has a carbon monoxide detector and smoke alarm. There is also a fire extinguisher and fire blanket in the cupboard to the right of the washing machine.

The refuse bin can be found attached to the door of the cupboard under the sink. The bin is only small, but can be easily emptied in the black bin directly outside the front door. There is a small basket in the cupboard under the sink for recycle; this can also be emptied in the bin with the green lid outside the front door. Glass cannot be recycled in Hampshire. You can either recycle this in the bottle bank behind Tesco in the village, or please feel free to leave any glass for me to recycle.

I am sure the cooker, hob, and washing machine will be self-explanatory, but you will find the instruction booklets in the welcome pack.

Unfortunately, there is no designated parking that comes with the flat. But you will find plenty of parking in the vicinity: there are three spaces directly outside the flat on the road - these spaces are for 45 minutes only and with no return and are therefore ideal for unloading or loading the car. You will find parking down residential streets, and there is also both a paid car park and free stay park just minutes away from the flat.

The flat is ideally situated near Emsworth Station, which has direct links to Portsmouth, Chichester, Brighton and London. Emsworth is the perfect place to stay if you are interested in visiting the historic dockyard in Portsmouth, Chichester Festival Theatre, Goodwood or events such as the Victorious Festival.

The flat is situated on the main road through the town. You might find there is some foot traffic at the end of the evenings.

Perfect for a short break in beautiful Emsworth. 100m to the train station for trains to Chichester and Portsmouth, 1 min walk to 2 great local restaurants, 2 mins walk to Tesco express and barely 5 mins to the central emsworth pubs and restaurants ! A spacious apartment makes up the top floor of a grade II listed home (one of the oldest buildings in Emsworth), 150m from the waters edge, with a large kingsize bedroom, full master bathroom, kitchen and living area with sofa bed. The property is right in the heart of historic Emsworth conservation area with harbour views and close proximity to local restaurants and amenities. A great base for exploring the local harbour, restaurants and pubs, and surrounding countryside.

The space
The apartment is on the top (2nd) floor and comprises of a large bedroom with kingsize bed, a kitchen/living room fitted with a fridge-freezer and countertop cooking appliances, a large bathroom - all with harbour views.
The house is grade 2 listed and sits on one of the oldest sites in the Emsworth conversation area; parts of the house are medieval but the majority is of Georgian style and the property maintains many original features of this era.
We are 8mins walk from Emsworth train station, 150m from the quayside, 100m from the nearest local butcher, and 200m from a Coop.

Guest access
With a front door tucked just off South Street and accessed by a shared stairwell; guests have the entire top floor of the property, comprising of all that is described here, to themselves. And use of the garden and BBQ should they wish; just let me know! If you'd like to use my washing machine and dryer too, please also just let me know.

Other things to note
There is no free parking at the property, but we are very close (20m) to a public car park.
The front door and stairs are share with the first floor.
You are also very welcome to borrow my paddleboard too to explore the harbour from the water should you wish to!
