Hearnesbrook Barn is a spacious two-bedroom annexe in the grounds of a Georgian house located in the picturesque sailing village of Emsworth. The annexe is the former coach house and stable and was lovingly refurbished in 2019. The village offers many amenities and the annexe is only a few minutes' walk to the harbour and local shops.

With beautiful walks to the Emsworth Mill Pond or stunning nearby countryside you can enjoy a tranquil stay but also enjoy the vibrant local restaurants.

Unfortunately several small points let the house down from being absolutely superb, and could easily be rectified by the owner and management company. They should not put prospective occupants off, but alerted to what to anticipate. PLUS POINTS • The house has an excellent internal layout and spacious, private garden. Plenty of furniture for dining and relaxing, though some relocation of settees is necessary to allow more than 4 to be able to view the TV. • It is ideally situated just yards from the seafront of this attractive and interesting seaside location, allowing great walks along the coast and into the town. • Also easy reach of many local places of interest - the coast and RSPB centres, Fishbourne Roman Palace, Petworth House, Arundel Castle and the Weald Folk Museum. • First impressions on arrival were excellent and being largely refurbished recently then modern kitchen facilities were a great asset with more than ample crockery/cutlery including mugs and glasses – but sadly no kitchen roll was provided, which is rather essential. • The beds were very comfortable with the provision of small torches in each bedroom a nice touch, though perhaps extension cables to access the electric sockets located behind the beds would have been more useful. NEGATIVE POINTS • The house was generally clean and tidy but the tops of steel bins in bathrooms were dusty and unpleasantly sticky while the bathroom mirrors needed a good clean and there was obvious rust on the shower curtain rail. • Having said that there is a severe lack of any mirrors in bathrooms/en suites (none in the bedrooms) as has been observed in earlier reviews. • Small shaving mirrors were all that are provided in the bathroom but with no flat surface there to put it on this proved difficult to use balanced on the edge of the sink. • The silicone sealing gasket on the plug in the bathroom was missing so shaving there became quite a challenge as you could not fill the sink and had to keep the water running permanently. • As the house could have taken up to 10 guests, then we felt the provision of just two spare toilet rolls overall was rather inadequate as replacements for the part-used ones provided in the four toilets – 2 en-suites, bathroom and downstairs WC. • The house booklet could be more helpful with with stripped down, basic one-page instructions e.g. for the cooker and hob – one doesn’t want to spend time reading through 20 pages of the provided original cooker manual to find how to switch it on. • Also this house booklet while emphasising the need to put out the refuse bins for collection every Thursday, one has to again search for which week of the cycle one is dealing with (recycling or general rubbish), and it would be useful to be told which type of rubbish goes into which coloured bin. Each county seems to use different colours. • Tide timetables provided expired 4 months prior to our visit so were replaced – crucial if attempting a coastal walk. • We enjoyed the many restaurants in Emsworth most days but, when we decided to prepare our meal in the house, our biggest shock was finding burnt-on food in a saucepan and garlic remnants left in the garlic press. Not the sort of things you would expect housekeeping staff to monitor normally and we would lay no blame to them - but just reflected some careless or uncaring previous occupiers, so worth noting by the management. We ensured all our utensils and cutlery/crockery was left spotless, but management may consider that perhaps all needs a blitz clean – and a quick glance by the housekeepers after each occupancy in future – perhaps before the deposit is refunded. • A minor complaint noted by previous reviews and probably unresolvable at this time, is that in such a well refurbished house every tread of the stairs squeaks considerably in use. It’s addressing little things like these that would turn this really great and economical house into one rated as spectacular by guests."

Compass Cottage is set on the picturesque Emsworth mill pond which leads to the harbour. This quaint Victorian property is suitable for a small group of adults or family of four. As a traditional cottage it has a steep central staircase which is not suitable for small children.

The main living area looks out across the water and is comfortably furnished including an internet enabled SMART TV and a working fireplace to cosy down in front of on a cool summer or winter evening. The open plan kitchen / dining area is an excellent size for entertaining, with a log burner and overlooks the garden, a perfect spot to sit with a glass of wine, play games or eat dinner after a long day of exploring.

The well equipped kitchen includes, Nespresso machine, kettle cooker, fridge, freezer, microwave, toaster and washing machine with dryer. You will have everything you need to cook up a feast with the fresh produce available from the local farm shops or why not try out one of the many local independent excellent restaurants, and abundance of pubs and cafes within walking distance.

There is a back door leading out from the dining area onto a pretty little cottage garden, with a raised sunny deck area where there is a table and chairs with enough room for all the family, ideal for al fresco dining.

On the ground floor you will find the family bathroom with a shower over the bath and on the first floor are the two bedrooms. The master bedroom has a comfy king size bed which looks out across the millpond and the second bedroom overlooks the garden. The second bedroom can made up as a king or twin room but please let us know in advance of your arrival at the cottage.

Parking is in front of the property on a first come first serve basis, however, if this is full there is a free car park over the road. Free Wifi is available.
Situated at the top of Chichester Harbour, Emsworth is a delightful market town popular with sailors, walkers, artists and tourists. It has two tidal mill ponds which are host to a variety of wild life. It is full of history, with a long established reputation for oyster fishing and boat building and still boasts traditional shipwrights and chandeliers.

Emsworth boasts a handful of independent restaurants including the michelin starred ' 36 on the Quay'. Mariners Cottage is a 200 year old listed ex fisherman's cottage right next to Emsworth Quay in Hampshire. It is in the best location in the village, just yards from the excellent shops, pubs and restaurants with harbour views from the day bed room.

Bridgefoot Path is a beautifully refurbished town house with direct water views in the centre of Emsworth village. You can sit out on the raised terrace to the front on a beautiful summer evening and enjoy the views of the Mill Pond and the sea beyond.

Entering the cottage through the rear into the lovely family room with a seating area which is open into the kitchen and dining area. The kitchen is well equipped with everything you would need to self cater for your stay including kettle, toaster, dishwasher, electric cooker with hob, microwave, fridge and freezer. There is a lovely large dining table with seating for six guests where you can sit an enjoy whatever delights you have whipped up in the kitchen. The hosts have also provided a washer/drier, iron and board and an airer...very handy when you have been on the water all day! To the front of the house there is a cosy sitting room which looks directly onto the Mill Pond and has lots of comfortable seating and a large smart TV.

Beacon Square is a large family house located only minutes from Emsworth sea front. Only a short walk to the water and minutes from the local restaurants, cafes and shops, Beacon Square is in an excellent spot to enjoy everything Emsworth, our beautiful harbour village, has to offer.
The house has a good-sized living and dining area which can be opened up to become one space, or close the double doors and you can section off the dining area from your living space. From the cosy lounge are two tall patio doors that open up onto the large garden. In the summer months the garden makes for a perfect spot to enjoy outdoor dining with two garden tables and enough chairs to seat the whole family. The television is a smart tv with facilities to log into your own netflix, amazon film etc. The television has freeview and there is a dvd player should you want to snuggle down with a movie in the evening after a long day of exploring.
Beacon Square's well equipped kitchen has everything you will need to effectively self-cater during your stay while not out at one of the many local independent restaurants. - "Airey, bright, clean property. Good amount of space in kitchen and other rooms. Kitchen is well equipped with utensils, crockery etc. Good sized fridge and freezer. Double oven and hobs, cooked Christmas lunch very well (we did need to use our own baking tins). Comfortable and wide beds. Garden with patio would be good in summer, for us good for our dogs. Garden is almost entirely secure, there is just a small gap in one corner but that can be managed! Good location with good roads to access the local towns. Good CoOp within 5 minutes walk as is a large park, more like a country park, good for dogs. There is a nearby wood as well which we didn't try (muddy at the time). Other reviews have mentioned limited seating in lounge. There is just the one settee with motorised armchair sections at each end (good for those who need this) plus dining room chairs. This beautiful converted stable is the perfect spot for a romantic break or a family getaway. The cottage has been sympathetically converted to retain the traditional features you would expect and the modern conveniences you would need for your stay.

Entering the cottage into the cosy dining room area with a large dining table for four and overlooking the courtyard. The sitting room is open to the dining room and is beautifully decorated with and comfortable sofas and chairs, smart TV and wifi.

Through to the kitchen the hosts have gone to great effort to equip the cottage with everything you would need to comfortably self cater for your stay, including Lavazza coffee machine, dishwasher, fridge and freezer, microwave, toaster and electric oven and gas hob. Located in a prime central location in Emsworth, The State Room at Seafield House offers private entrance, boasting plantation shutters on a beautiful curved bay, with mini fridge, flat screen tv and private bathroom fitted with a shower, a hairdryer and free toiletries.

Our family home was built in 1834 and originally owned by Indian army officer Colonel James A’hmuty. The curved bays and copper roofed Veranda really have the wow factor. You have an allocated parking space and the property is a short stroll from the town and harbour being in a very central location off of Havant Road close to pubs, shops and restaurants. Emsworth Station is easily accessible as well as Havant Station with direct routes from London.

Dogs are very welcome but please note the garden is not fully secure for small dogs or those that enjoy the high jump.

Church Path has a driveway and one parking space. This is a tight space and not all large cars will be able to easily fit.

Relax with the whole family at this harbourside bungalow with sea views and coastal walks. Located in the beautiful and quiet village of Prinsted, you are not far from the lovely town of Emsworth. A great location for visiting Chichester Harbour, an Area of Outstanding Natural Beauty, and the South Downs National Park.

The space
Discover this charming bungalow in the peaceful village of Prinsted, offering a delightful getaway right on the harbours' edge. Experience the best of Chichester Harbour right from the doorstep with the coastal footpath running past the edge of the garden taking you on some great adventures. Spacious inside, with large windows making the most of the views, the bungalow offers a perfect base for relaxation and exploration.

Enter the bungalow into the large and spacious entrance hall, which has a comfortable sofa, perfect for putting on shoes and preparing for the adventures of the day, as well as a large desk, should you be here for a change in scenery whilst you are working.

On the right is the large kitchen, which is bright with large windows overlooking the garden, and offers a sea view behind. It is well equipped, with a large fridge and freezer, oven and electric hob, dishwasher and a large kitchen island. Smaller appliances include a kettle, toaster and microwave and a Nespresso coffee machine. There is a large dining table in the kitchen, creating a lovely space for spending time with friends and family whilst preparing meals.

Through the kitchen you can also access the large sitting room, again with lovely large windows making this a bright space, overlooking the garden, with views of the sea behind. There is a large and comfortable sofa and two arm chairs and there is a large smart TV, offering all of the usual streaming channels - please note that you will need to use your own login details to access these. There is also a selection of books and games for those quiet nights in!

The sitting room is also accessed from the hallway and further down the hall on the right is the master bedroom, with views over the garden and sea beyond. This is a lovely large bright room with a king sized bed and plenty of storage space with a large wardrobe and chest of drawers and a small table and chair set for enjoying some quiet moments with your book whilst enjoying the view.

The twin bedroom is at the end of the corridor and this has plenty of storage space with large wardrobees and chest of drawers. There is also a handy wash basin in the corner.

The large shared bathroom is across the hall from the bedrooms and offers a walk in shower, WC and basin. The washing machine is in the bathroom.

The garden wraps around the side of the house closest to the waters edge and here you will find a table and chair set, though being right on the coast, be prepared for the sea breeze!

There is parking for three cars on the right hand side of the drive.

Brook House Emsworth has been welcoming guests since August 2023. The house is a south facing property, furnished to a high standard and nestled in the much desired south west corner of Emsworth. The property boasts 2 double bedrooms and one single room with a bunk bed, sleeping up to 6 guests. It has one upstairs bathroom with shower over the bath and a downstairs loo. This is an open plan lounge diner and a large kitchen with a breakfast table. The kitchen has a Belling oven, 4 slice toaster, kettle, washing machine, dishwasher and microwave oven. The house has free wifi with the fastest available speeds in the area.

The lounge has a 65' smart TV with Sky, Netflix, Amazon Prime, ITVx, You Tube, Disney+ available, please use your own logins. There is a selection of board games, children's books, books on local walks, puzzle books and cooking books to use for your pleasure.

The garden boasts sun all day ‘when it shines' with a lockable garden shed which is available for guests to store bikes, paddle boards and other large items at your own risk. There is outdoor seating, but sadly no BBQ on site. However, feel free to bring a BBQ with you, taking all the necessary precautions when using it.

It takes approximately 8 minutes to amble/walk to the water front or a 2 minute drive where parking is available. From there the walk into town takes a further 12 minutes along the waterfront, taking in the scenic views of the estuary, Hayling and Thorney islands. You should find plenty of yachts, windsurfers and paddle boarders out on the water when the tide is in.
