Located in a breathtaking setting, completely enveloped in the rolling countryside which is has wildlife in abundance, this attractive, brick and flint holiday cottage makes a romantic and peaceful retreat, ideal for couples and walkers. As the name suggests, Drovers Cottage was formerly a place of rest for drovers (modern day livestock transporters), who travelled hundreds and hundreds of miles with their animals and needed somewhere to rest. The group of fir trees, which still remain to this day, were an easily recognisable landmark even from afar. The fields surrounding the cottage are of archaeological interest, as they were used as Roman camps and often oyster shells can be found, these were brought in barrels from the coast for the Roman warriors to eat, and they tossed the shells into the fields.
Having been totally renovated, Drovers Cottage offers tasteful and well-presented accommodation, and is within easy walking distance to the quaint thatched-roof village, with its shop, beautiful church and two pubs serving good food. This picturesque village is steeped in history, it has a bronze burial in the parish, which dates back to 2000BC. The village was part of the Royal Manor, belonging first to King Alfred the Great, then later William the Conqueror, which is recorded in the Domesday Book.

It was an ideal choice, with plenty of space for everyone, a large, attractive and comfortable lounge and a spacious, well-equipped kitchen. The house was warm but it was also easy to light a fire in the lounge for extra atmosphere. The whole house is quirky and interesting and the children loved playing hide and seek in the nooks and crannies. The large garden provides plenty of space for playing ball games and there is also a trampoline. We would thoroughly recommend renting this property for a special occasion."

The Barn at Guiles offers comfortable and tasteful self-catering accommoation for 2 people and has under floor heating throughtout the ground floor. The spacious living room has a wood burning stove, 2 seater sofa, 2 leather armchairs plus dining table and chairs. There is also a flat screen TV and DVD player, all laid out in contemporary style, with colourful woollen rugs over a beautiful slate floor.
Two small steps lead up to the kitchen, which is fitted with all new modern appliances including an electric oven and hob, microwave, toaster and coffee maker. All necessary utensils for preparing and eating food are included, enabling you to produce a variety of meals and drinks if required.
On the same level, the shower room has all modern contemporary fittings including glass shower cubicle, handbasin and toilet, plus heated towel rail.
A handcrafted oak staircase leads up to the galleried double bedroom situated within the roofspace and lit by roof windows overlooking farm land. The room comprises of a double bed with sheets, pillows, blankets and quilt along with 2 bedside tables/chairs.
On the south side of the Barn, and attached to it, there is a lockable room for storage of bicycles, boots etc with a washing machine and tumble drier.

The fully fitted kitchen has an extendable dining table for plenty of cooking and eating space, and the central sitting room is furnished with leather sofas, a log burner and Smart TV. Bedroom One is accessed by four stairs down, offering a king size bed and views over the garden. Next door, the new bathroom has a large shower. Upstairs, the first floor features a huge triple bedroom with a study desk/workspace, and views across the paddocks and the rest of the smallholding.
Outside, the large open garden is flanked by paddocks, stables and small fields home to horses, goats, pigs and sheep. In spring there is a good chance of seeing newborn lambs frolicking, with the surrounding private woodland filled with bluebells.

Our holiday houses, Rose Cottage, Stable Cottage, Edward’s Cottage and Louisa’s Cottage are set in the heart of the beautiful Hampshire countryside with wonderful views across a peaceful valley. It is a quaint and rural haven for visitors but only 10 minutes from Petersfield, with fantastic road and rail connections for London and Portsmouth.
Our smallholding on which the self-catering cottages are set, is just off a green-lane which leads to miles of footpaths, bridleways and fantastic on and off-road cycling.
Stable Cottage, Edward’s Cottage and Rose Cottage are all identical in size and layout and offer light and airy accommodation with two ground floor bedrooms and a special ‘hideaway’ bedroom to accommodate children. The three larger cottages can sleep up to 8 adults although we believe the upstairs room is better suited to children. Louisa’s Cottage is a smaller property, sleeping up to 4/5 – 4 adults or 2 adults and 3 children. Pets are welcome at Downlands Farm, please enquire upon booking.
There are three excellent pubs surrounding the smallholding, all within a half hour stroll or a 3 minute car journey. The quaint and bustling market town of Petersfield is a 10 minute drive from the farm and alongside the two local village shops, these all provide a perfect base for stocking up on essential items. The larger, cathedral cities of Chichester, Guildford, Portsmouth and Winchester are all equally 45 minutes away, offering great shopping and entertainment.
We are so lucky to be within an hour’s drive from one of the premier Blue Flag beaches in the country, West Wittering. West Wittering is a beautiful place to visit, whatever the season, and can be enjoyed by all ages. Hayling Island, a shingle beach (with funfair for the children!) is half an hour from Downlands Farm.
Our holiday cottages are the result of a long-term dream of ours to convert our disused and redundant agricultural barn into an architectural masterpiece. Named after our three children (Stable Cottage aside!), Rose Cottage, Stable Cottage, Edward’s Cottage and Louisa’s Cottage have been sympathetically designed to be in keeping with the surrounding countryside whilst still being able to offer guests a luxury home from home.
The three larger properties, Rose Cottage, Stable Cottage and Edward’s Cottage, are identical in size and layout and embrace open plan living. They are three bedroom properties sleeping 8 in total.
After stowing muddy wellies in the under-cover porch, you will walk into a bright, well equipped kitchen / dining / sitting room. Stretching the entire width of the barn, this large room opens out through French windows onto your own private terrace and garden complete with garden tables and chairs. A Smart TV allows guests to use their own Netflix log-in details to keep you entertained on those horrible rainy days. It goes without saying that guests have use of free Wifi.
A utility room with washing machine and tumble dryer leads off from the kitchen which in turn leads to a well ventilated shower room.
Two double bedrooms also lead off from the kitchen, the master bedroom having an ensuite bathroom with a large bathtub perfect for soaking after a long walk. Both bedrooms have televisions.
Children will absolutely love their ‘secret hideaway’ bedroom at the top of the property. Accessed by stairs from the sitting room, children will have their own space to create chaos and noise.
Louisa’s Cottage is our smaller property, sleeping 4/5 people. The property has a large double bedroom downstairs with super king bed and an upstairs bedroom with a small double bed and a single bed. The property has a wonderful open plan living/kitchen/dining area and private patio.
There is no extra charge for use of a travel cot, stair gate and high chair as required. Please contact us for information and to discuss your requirements.
Things to note:
Please note, Stable Cottage, Rose Cottage, Louisa's Cottage and Edward's Cottage are situated on a rural smallholding. Whilst the interior of the properties is beautiful, we would like to make it clear that, at present, the exterior is still a work in progress. This does not detract from the overall glorious setting.
Please note that all four holiday properties are adjacent/joined to one-another. Each house has its own private patio and garden but the parking is shared. Due to the proximity to one-another and also to our farmhouse, you will be staying next door to children and animals (and sometimes noisy adults!). We are a laid-back set-up which very much caters for families so if it is absolute peace and quiet you're after, you may want to look elsewhere!! Quiet hours are between 9pm and 9am and we ask that you keep noise to an absolute minimum during these times.
Edward's Cottage and Louisa’s Cottage are a the ‘ends’ and Rose Cottage and Stable Cottage are in the middle.
Due to our rural location, the wifi and mobile phone signal can sometimes be weak. Edward's Cottage in particular is affected when there is heavy rain/fog/mist.
A car is absolutely essential if you wish to stay at Downlands Farm.

The house had everything we needed and was very comfortable with plenty of space for our size family. There's lots to do locally including a great walk to the local pub which allows dogs. We also went to west Wittering beach (45 mins away) which has a huge section of beach that allows dogs all year round."

Our holiday houses, Rose Cottage, Stable Cottage, Edward’s Cottage and Louisa’s Cottage are set in the heart of the beautiful Hampshire countryside with wonderful views across a peaceful valley. It is a quaint and rural haven for visitors but only 10 minutes from Petersfield, with fantastic road and rail connections for London and Portsmouth.
Our smallholding on which the self-catering cottages are set, is just off a green-lane which leads to miles of footpaths, bridleways and fantastic on and off-road cycling.
Stable Cottage, Edward’s Cottage and Rose Cottage are all identical in size and layout and offer light and airy accommodation with two ground floor bedrooms and a special ‘hideaway’ bedroom to accommodate children. The three larger cottages can sleep up to 8 adults although we believe the upstairs room is better suited to children. Louisa’s Cottage is a smaller property, sleeping up to 4/5 – 4 adults or 2 adults and 3 children. Pets are welcome at Downlands Farm, please enquire upon booking.
There are three excellent pubs surrounding the farm, all within a half hour stroll or a 3 minute car journey. The quaint and bustling market town of Petersfield is a 10 minute drive from the farm and alongside the two local village shops, these all provide a perfect base for stocking up on essential items. The larger, cathedral cities of Chichester, Guildford, Portsmouth and Winchester are all equally 45 minutes away, offering great shopping and entertainment.
We are so lucky to be within an hour’s drive from one of the premier Blue Flag beaches in the country, West Wittering. West Wittering is a beautiful place to visit, whatever the season, and can be enjoyed by all ages. Hayling Island, a shingle beach (with funfair for the children!) is half an hour from Downlands Farm.
Our holiday cottages are the result of a long-term dream of ours to convert our disused and redundant agricultural barn into an architectural masterpiece. Named after our three children (Stable Cottage aside!), Rose Cottage, Stable Cottage, Edward’s Cottage and Louisa’s Cottage have been sympathetically designed to be in keeping with the surrounding countryside whilst still being able to offer guests a luxury home from home.
The three larger properties, Rose Cottage, Stable Cottage and Edward’s Cottage, are identical in size and layout and embrace open plan living. They are three bedroom properties sleeping 8 in total.
After stowing muddy wellies in the under-cover porch, you will walk into a bright, well equipped kitchen / dining / sitting room. Stretching the entire width of the barn, this large room opens out through French windows onto your own private terrace and garden complete with garden tables and chairs. A Smart TV allows guests to use their own Netflix log-in details to keep you entertained on those horrible rainy days. It goes without saying that guests have use of free Wifi.
A utility room with washing machine and tumble dryer leads off from the kitchen which in turn leads to a well ventilated shower room.
Two double bedrooms also lead off from the kitchen, the master bedroom having an ensuite bathroom with a large bathtub perfect for soaking after a long walk. Both bedrooms have televisions.
Children will absolutely love their ‘secret hideaway’ bedroom at the top of the property. Accessed by stairs from the sitting room, children will have their own space to create chaos and noise.
Louisa’s Cottage is our smaller property, sleeping 4/5 people. The property has a large double bedroom downstairs with super king bed and an upstairs bedroom with a small double bed and a single bed. The property has a wonderful open plan living/kitchen/dining area and private patio.
There is no extra charge for use of a travel cot, stair gate and high chair as required. Please contact us for information and to discuss your requirements.

Please note, Stable Cottage, Rose Cottage, Louisa's Cottage and Edward's Cottage are situated on a rural smallholding. Whilst the interior of the properties is beautiful, we would like to make it clear that, at present, the exterior is still a work in progress. This does not detract from the overall glorious setting.
Please note that all four holiday properties are adjacent/joined to one-another. Each house has its own private patio and garden but the parking is shared. Due to the proximity to one-another and also to our house, you will be staying next door to children and animals (and sometimes noisy adults!). We are a laid-back set-up which very much caters for families so if it is absolute peace and quiet you're after, you may want to look elsewhere!! Quiet hours at the farm are between 9pm and 9am and we ask that you keep noise to an absolute minimum during these times.
Edward's Cottage and Louisa’s Cottage are a the ‘ends’ and Rose Cottage and Stable Cottage are in the middle.
Due to our rural location, the wifi and mobile phone signal can sometimes be weak. Edward's Cottage in particular is affected when there is heavy rain/fog/mist.
A car is absolutely essential if you wish to stay at Downlands Farm.

The living area has comfortable seating, dining area and television with DVD player to enjoy a film after a day of exploring. Petersfield is only 5 minutes down the road and has lots restaurants, local attractions, cafes shops and much more. The living area also boasts a fine log burner perfect to cosy up in front of on a chilly winter evening, logs will be provided by the owner.
The kitchen is well equipped with everything you will need to self-cater for your stay. There will be cutlery, pots and pans, an oven, hob, fridge, freezer, and toaster.
At the front of the cottage is a small patio area with table and chairs for outdoors dining or just a glass of something fizzy on a cool summer evening.
A maximum of 2 dogs are welcome to stay at The Dairy, unfortunately the host is unable to accept cats.

The footpath across the road leading to the South Downs Way offers good walking opportunities.The nearest town, Petersfield, has all the facilities I think one would need. Being able to light the wood burning stove on a chilly evening was an added bonus." - "I am sure this property is suitable if you are not travelling with 2 dogs. I booked it on the understanding that the garden was secure and in reality it turns out that it is not as there is an unfenced hedge with large gaps which lies behind a very fast B road with cars that whizz by every few seconds. This is why I will not be using Homeaway again as you do not know the exact address until you have paid for your booking, which I feel is very misleading. It was very windy and there was a gale-force draught that ripped through the living room and the heaters did not appear to be working in the kitchen/living area. I felt the carpets could have done with a deep clean or replaced with a laminate floor as I found it to be very dusty. On a positive Janet left some eggs which was a very nice gesture and the cottage was very well equipped with everything you could think of, however a manual on how everything worked would have been really helpful when it came to finding a lighter to light the woodburner, and showing the wifi code and how the tv worked. I am coming from a place where people need to be shown where things are as a holiday - let owner myself and unless things are crystal clear for people not everyone has initiative it can cause confusion. I feel this place with a few tweaks could be a really lovely place and I Janet and Ian well with future bookings and business. "

- "We really enjoyed our stay in Louisa's cottage, we felt so welcome and settled in in no time. The weather was not our friend and we didn't get to do as much exploring as we would have liked. There are lots of walks around that we would have loved to try, but we'll just save them for next time! It did mean we were in the cottage for long periods of time, but that was absolutely fine as it had everything we could ask for and was super comfortable. Its close to Petersfield too, which is great a wee explore and lots of shops and a market to check out as well. All in all, we had a lovely family reunion over new year, in a lovely cottage, in a lovely spot, with lovely hosts - it couldn't have been better (well, apart from the rain, but that couldn't be helped)!! Thank you Venetia for a great holiday!"

Edward's Cottage and Louisa’s Cottage are a the ‘ends’ and Rose Cottage and Stable Cottage are in the middle.
Due to our rural location, the wifi and mobile phone signal can sometimes be weak. Edward's Cottage in particular is affected when there is heavy rain/fog/mist.
A car is absolutely essential if you wish to stay at Downlands Farm.

We are DOG and CAMILY FRIENDLY.. walk out of the property onto the South Downs Way with lovely countryside pubs walking distance from the house in Buriton, Charlton and South Harting. Great inside and outside entertaining space for groups and families with children pets with 5 bedrooms (one ground floor easy access) and 4 with french doors onto a large oak framed balcony with elevated views of the surrounding countryside. A lovely and well maintained house but by no means pristine allowing guests to respectfully relax and enjoy the space. Two double bedrooms ensuite amazing views and a good seized hot tub and outside BBQ area with fire pit including plenty of kids games including a basic pool table room / weights bench in the converted garage
Conveniently located close to petersfield with a direct 1h train into central london and 20 mins to the coast, Goodwood races and Petworth polo.
- "The location was amazing with lovely views of the country. However, we had real issues with the cleanliness of the property. The issues included cobwebs (in pretty much every room) dirty sheets including the cot, unscrubed loos and soaking wet lounger cushions that had been left out. Whilst an attempt had been made to clean the stair carpet it was clear that a duralex glass had been broken on the stairs as shards of glass were found not only on the stairs but also on the ground floor. This meant we had to vacuum extensively to avoid the chance of any cuts. And we had to empty the vacuum cleaner before it would work! The specifications were also a problem and inaccurate. The high chair was not fit for purpose there were only 3 water glasses when we had been told there were 10 sets of all crockery, cutlery and glass wear. There was an inaccuracy as to the number of loos. 4 in the specification and 3 in reality. "

The Good Shepherd Hut has beautiful views over agricultural land and is surrounded by sheep farms from where you will often hear the distant bleating of sheep and baa-ing of lambs! A regular sight are deer in the field, a resident barn owl, red kites, eagles and buzzards with partridges, pheasants and grouse visiting the garden. It is a nature lover’s paradise! There are miles of country lanes to explore by bicycle and plenty of footpaths connecting us to the South Downs Way.
Although rural, Petersfield is only 10. minutes’ drive away and has easy road and rail links to London (1 hour) and Portsmouth (30 minutes). Coastal towns and beaches are only 25 minutes away, where you can sail, paddle board, canoe and kayak in the glorious safe waters of Chichester harbour. We are equidistant to the cathedral cities of Winchester, Chichester and Guildford and the Historic Dockyard at Portsmouth. There is so much to see and do, if you can only tear yourself away from the hot tub and the spectacular sunrises, sunsets and starry skies of Froxfield!
We aim to provide a beautifully and luxuriously appointed Shepherd’s hut in a peaceful and beautiful location. The wood fired hot tub, takes 2-3 hours to warm up in the summer and a bit longer in winter depending on the outside temperature.

Guests can access all the house and garden. We ask guests do not access the mezzanine floor area in bedroom two and behind the wall in the garden as both are storage areas.
Please do not leave young children unattended in bedroom 2 as the stairs are steep.
