- "We booked at the last minute to catch some nice weather. The reception staff were very friendly and helpful and breakfast was good. The room was very clean and had a lovely outdoor area off our room with 2 chairs. Each room can book half an hour swim during off peak hours when not open to public, we felt very spoiled to have it to ourselves. There is information in the room on different walks in the area, it was a pleasant 15 minute walk to the Pier. "

The bathroom had a walk in shower, loo, loo rolls, sink, towels, shampoo, conditioner and soap. Everything was well cleaned. The rooms are above a sports pub in a side road with cafes, the town centre and the beach all within 5 mins walk. The railway station is a good 10 minute walk away, longer with luggage. Lots of eating and drinking places, theatre, cinema, Morrisons supermarket, buses, all within walking distance. Its important that you notify the Claremont of your arrival time. This is to make sure someone is there to check you in. The rooms are above a pub, so there was some noise, noises of plumbing in the other rooms and some street noises. But nothing to spoil the stay and I felt safe. Rooms are accessed via a metal staircase outside the pub. And there were some steps to access rooms. So may not be ideal for people with mobility issues, although I managed. I came by train, which was easier than finding parking in the area. Overall I would recommend a stay here when visiting Bognor. "

The area surrounding Oakwood Lodge has an enormous variety of attractions to entertain the most demanding visitor. From ancient sites such as Fishbourne Roman Villa to Portsmouth’s Historic Dockyard, to the beauty of the South Downs National Park. Visitors are never at a loss for something to do. Activities include sailing and water-sports to fishing, whether it’s sea-angling, freshwater coarse or fly-fishing; all can be enjoyed locally. Walking, of course, is another way of experiencing the local environment and large stretches of the South Downs Way are to be found close by. The popular sport of golf is well catered for with the renowned Goodwood Golf Club not far away and speaking of Goodwood there is, of course, the world famous Festival of Speed and Revival Meeting for the motor-sport enthusiast. Members of the horse racing fraternity will know of the annual fixture known as ‘Glorious Goodwood’. A four day meeting at one of England’s finest race courses.
Those who like their racing 'over the sticks' should remember, Fontwell Park is a 15 minute drive away.

For the history lover the City of Chichester, the County Town of West Sussex, is worth a visit. As one of the better preserved Roman towns it’s walls are still walkable for much of their length. The market cross is the centre-piece of the City and the Cathedral is a site to behold. For the more cultured there is Chichester’s famous Festival Theatre where many well-known names appear in a variety of productions each season. The wide choice of productions range from the classics to comedy; Classical recitals and modern music concerts. Chichester also has a superb art gallery. Known as the Pallant House Gallery it caters for all tastes in modern and classical art.

As has already been mentioned the Fishbourne Roman Villa is worth a visit, as too is the Weald and Downland Open Air Museum where examples of some of England’s fine old buildings have been restored and re-erected for visitors to experience life as it used to be. Another attraction is Amberley’s Chalk Pits Museum where the historic exhibits will bring back memories for many of the trades of bygone days.

One of England's oldest feudal towns, Arundel, is close by. The seat of the Dukes of Norfolk, Arundel boasts a spectacular castle surrounded by beautiful gardens both of which are open to the public.

All-in-all there is plenty to do and see locally, whatever your interest, and ‘Oakwood’ provides the ideal base from which to explore.

There is a big park also near by - good for children (with a playground), pets and for walking. The beach and downtown Bognor is within 35 min walk. The location is private and quiet. Liz went with me to the co-op store the first day and invited me for coffee another day. Really a great place and value. Highly recommended!"

The sandy beach, also known as Elmer Sands, is one of the sunniest places in the UK. As a residential area, accessed only by private roads, this is a very quiet and peaceful stretch of beach – ideal for walking, playing games, or of course taking a dip!

This very spacious property extends to over 3500 sq ft and is tastefully and thoughtfully decorated. Suitable for use all year round, with three sets of French windows accessing the garden.
In winter, central heating and a woodburner create a cosy atmosphere inside the house.
A large, welcoming hallway leads you into the property, with access to the downstairs WC and the staircase leading up to the first-floor bedrooms, then up again to the Crows Nest. From here, you’ll enter the whisky room, where you can start to appreciate the scale of the property and its wonderful sea views.
Dining room and whisky room
An open, airy space, the second living room has dining space at one end, with a direct sea view.
The other end is "drawing room "style, seating around a large oak coffee table, ideal for playing monopoly, backgammon or just for conversation with friends over a glass of whisky (or whatever you prefer) and there’s also a Freeview Smart TV.
Lounge / Media room
With an abundance of comfortable armchairs and a vast corner sofa to recline after a busy day of beach fun, a wood burning stove and 75" Freeview Smart TV with Sky TV (full package), this is the perfect place for evening relaxation. Double doors open on to the garden.
Kitchen / Breakfast room
This is an excellent social space, with open plan kitchen and dining area providing a perfect backdrop to long lazy breakfasts.
The kitchen has a vast array of appliances which help to make the cooking experience easier and fun. The long granite worktop with access from both sides is ideal for "team" cooking, enabling two, three or even four people to help with food preparation.
Roast dinners are a doddle with two ovens, microwave, two warming drawers and both gas and ceramic hobs at your disposal. The kitchen also includes a wine cooler, American style fridge freezer with ice dispenser, a dishwasher and the hugely popular "bean to cup" full featured coffee machine (coffee beans provided).
Next door to the kitchen, a large utility room with sink, washing machine and tumble drier makes life just that little bit easier.
On the first floor, there are 4 bedrooms, 3 with access to the beautiful balcony, which stretches the full width of the property and offers far reaching views along the English Channel towards Brighton and the Rampion Offshore Wind Farm. Perfect for gazing out to sea and watching the ever-changing seascape. The Crow’s Nest suite is on the second floor.
Master bedroom suite
On the first floor, the master bedroom suite has a super king size bed and French doors leading on to the sea view balcony. Comfortable cushioned armchairs, satellite TV and a large ensuite shower room with large double bath and shower make this the ultimate relaxation space.
Crow’s Nest Bedroom Suite (2nd floor)
Set at the very top of the house, the Crow’s Nest bedroom suite is the favourite of many guests. The king size bed faces the windows, offering lovely sea views through the full height window and the ensuite shower room is beautifully appointed.
With a cosy but “slightly wild” feeling due to its height above the sea, the Crow’s Nest also has comfortable armchairs from which to enjoy the sea views.
Pink Bedroom
The pink" bedroom is spacious and sumptuous, with a comfortable super king size bed and French doors giving access to the sea view balcony.
Pineapple bedroom
The pineapple room gets its name from the palm tree outside which resembles a pineapple. It is a fresh and airy space, with a king size bed and French doors to access to the balcony.
Twin room
A smaller room with twin beds, ideal for children and also comfortable for adults.
Family bathroom
The pink, pineapple and twin bedroom are all served by the family bathroom on the first floor, which is similar in design to the master ensuite, with a double bath, twin sinks, shower enclosure and lots of space.

About Middleton-on-Sea
With shallow waters revealing a vast swathe of sand at low tide, Middleton has long been established as one of the prominent beach destinations on the south coast. Middleton is a low-key seaside village offering some essential shops along with a couple of pubs and takeaways and a very good fish and chip shop.
There are some lovely restaurants to discover nearby.
Explore the local area
If you want to explore the area a little further this is a fabulous coastline to stretch your legs east to Climping and Littlehampton’s West Beach or west to Bognor Regis, Pagham and Pagham Harbour. This part of the coastline is a haven for unusual birds and wildlife with Pagham Harbour Nature Reserve and Chichester Harbour a little further to the west, both being Areas of Outstanding Natural Beauty. Pagham Harbour is an internationally important site for nature conservation while Chichester Harbour also combines its wildlife attractions with sailing centres such as Itchenor and Bosham.

Just 6 miles north is Arundel, a historic market town dominated by its symbolic castle and the rising spire of the cathedral. It offers a plethora of craft and antique shops as well as restaurants and tea rooms. Arundel Castle is the seat of the Dukes of Norfolk and is set in 40 acres of sweeping grounds and gardens. The castle has been seasonally open to visitors for almost 200 years and is well worth a trip. All around this area the South Downs National Park offers a backdrop of stunning scenery and endless walking routes to explore.

Wren is a 32×10” standard unit with central heating and double glazing for comfort in all seasons. South Lodge was built in 1894 and has been totally renovated by the owners to created a charming comfortable holiday home to be enjoyed. The original kitchen has been extended in order to accommodate modern family life with a kitchen table and chairs however there is also an open plan dinning room which allows a large family to eat together. The sitting room is warm and cosy with a real fire place for cooler weather with an adjoining conservatory in which to enjoy in the sunny days . Downstairs there is a double bedroom with an en-suite shower room whilst upstairs there are two bedrooms and a walk through study creating sleeping accommodation altogether for six adults and two children. The family bathroom is also situated upstairs and comprises of both a bath and a shower. South Lodge sits in a pretty cottage garden which is quiet and secluded where you can enjoy outdoor barbeques and picnics. There is a single garage for use of our guests and parking for 2 other cars. The Lodge is a four minute walk from the beach and a 10 minute walk to local pubs and restaurants. Should you wish to venture further, Chichester is 6 mile away, Arundel 9 and Petworth 16, therefore there is plenty to see and do. However you may just fancy a stroll in the downs or a paddle in the sea.

Seagull Cottage is a sweet, light and airy holiday cottage set in the village of Aldwick near to Chichester. The cottage is close to the beach at Aldwick and a short distance to lovely costal walks. Seagull Cottage has been newly converted and carefully decorated to the highest standards.
Seagull Cottage has a lovely relaxing feel and is ideally situated for relaxing weekend breaks or full on activity holidays.
The cottage can comfortably sleep four guests with two beautiful double bedrooms and the new modern kitchen has everything you need to comfortably self-cater for your stay with a washing machine, microwave and toaster.

Elmer is a secret gem of the South Coast, boasting a sandy beach, crystal clear water and 8 sea pools perfect for swimming and paddle boarding.

The flat is a 30 second walk to the beach! There are also many wonderful country walks.

Elmer is also incredibly quiet, I fell in love with the village on my first visit. The flat has been recently refurbished. Supermarkets are 10 min drive away for all amenities.

The Space:

Welcome to the wonderfully peaceful and picturesque coastal village of Elmer! An English seaside paradise, complete with its eight salt water pools and sandy beach.

Whether as a romantic getaway...or special occasion...maybe a chance to relax and unwind...a business trip...or simply a change of scenery to working from home, Elmer is absolutely perfect!

Whilst Elmer, along with the neighbouring villages of Middleton-on-Sea, Clymping and Felpham feel wonderfully quiet and remote. In reality, you are in fact only around a ten minute drive from the four diverse and substantially sized towns of Arundel, Chichester, Bognor Regis and Littlehampton. Chichester is in fact the county's capital and Arundel is beautifully quaint town brimming with history, including a cathedral, river and quite possibly one of the country's best-kept castles, definitely worth a visit.

The apartment has recently been fully refurbished and has a spacious, modern, stylish yet beachy feel, whilst still feeling homely. I have called the property Goldeneye, named after Ian Fleming's beach side house in Jamaica, the author of the James Bond books.

Maybe start the day with a quick sea swim, followed by short walk back to the apartment for a nice hearty breakfast and freshly brewed coffee. Then out for a long ramble in the countryside or along the beach taking in the sunshine and fresh sea air, stopping by one of the lovely local pubs for lunch. Then, after a relaxing shower, either snuggling in on the sofa for a movie, or maybe an evening drink out on the patio or perhaps a visit to The Cabin for some live music, or maybe even to the local chippy for some fish and chips on the beach, could it get any more British!

There is "superfast fibre" WiFi, so whether catching up on your emails or streaming movies, the Internet should be plenty fast enough.

Dogs are welcome, in fact the area is great for dog walking. The apartment incudes two dog bowls, a dog towel and jar of treats to make sure your pooches also feel welcome too! There are also several dog friendly pubs located nearby.

Bedroom - comes equipped with a double wardrobe, desk, hair dryer and Bluetooth speaker for unwinding to your favourite playlist of tunes.

Bathroom - features a huge shower, perfect for after those long country walks or day at the beach!

Kitchen - includes a washing machine, iron / ironing board, fridge / freezer, blender, oven, microwave, hob, kettle, toaster and all cooking utensils, pots and pans.

Lounge - includes a 42" smart TV and very comfortable sofa, perfect for a movie night or Netflix binge!

The apartment has central heating, so keeps nice and cosy during those cold winter months.

There is a communal patio area where you can enjoy relaxing in the warmer months, in the morning with your freshly brewed coffee and in the evening with a cheeky glass of wine (or two!). The flat includes its own patio table and chairs.

The beach is accessed simply by crossing the road to enjoy the quiet sandy paradise that is Elmer, whether it be a quick dip in one of the salt water bays or a gentle stroll.

There is a dedicated parking space for the flat within the apartment car park. Parking is free at all times.

Guest Access:

There is parking space clearly marked with the flat number located in the second car park entrance on the left. The flat is located round the back of the car park.

There is a pub a two minute walk from the flat, along with a local convenience store around a five minute walk away.

There is also a bus stop nearby.

You're spoilt for choice when it comes to walks or bike rides, from a stroll along the beach, to a ramble in the countryside.

Whilst Elmer has a lovely remote feel due to it being so quiet, you're still within a short drive 10-30 mins from many local towns such as Chichester, Arundel, Bognor Regis and Littlehampton, if you fancy the hustle and bustle or simply need a supermarket to grab some groceries.

There is also a leisure centre including a gym and tennis courts located around a two minute drive from the flat.

The Neighbourhood Overview:

The flat is situated on a private beach estate, so it is generally very quiet, but the locals are absolutely lovely and happy to chat.

The Cabin is a wonderful local dog friendly pub, featuring regular live music. So if you do wish to interact with some of the locals, this is a great place!

On my first visit to Elmer, I fell in love with its beautiful beach and tranquil feel. I'm a big fan of Cornwall, which Elmer reminds me of. The flat has been a very personal project as I also holiday there myself.

Getting Around:

By car, there is the A259 which is the West to East Coast road, giving easy access to Littlehampton, Bognor Regis, Chichester and Arundel.

By train, the nearest train station is Ford which is about ten min drive away

By bus, the bus stop is a two min walk from the flat (outside The Cabin pub), which has a regular service.

By foot, there are many wonderful local walks, both beach and countryside. I have recommended routes in the manual.

By bike, there are some wonderful bike rides along the coast and over the South Downs which are located nearby.

The Space:
Staying beside the seaside doesn’t get much more enjoyable than this. Here’s a 2 bedroom apartment with amazing panoramic views of the sea and Bognor Regis pier from the balcony at the front of the property. And it’s a property that’s an iconic, listed seafront building with pillars at the entrance that’s been recently refurbished throughout.

The balcony is accessible from the apartment’s open plan living room/dining area and kitchen. This features comfy seating from which you can enjoy that amazing sea view. And the view of the flatscreen TV is pretty good too! There’s also a dining table with room for 4 to sit and enjoy any snacks or meals you choose to prepare in the kitchen that features modern countertops, cupboards and appliances.

The entrance hall offers plenty of coat and shoe storage, and opens into the inner hall that leads to the bedrooms. Walking through, the spacious living area offers a sleek, modern kitchen to one side, with a large dining table. There are two relaxation areas looking out through the large doors to the lagoon. The four bedrooms are all on the ground floor and offer comfortable, flexible sleeping options. - Three bedrooms offer zip-link beds that can be made as either a king size (5') double, or twin 2'6 beds. Please message us with your initial selection at the time of booking, otherwise beds will be made up as the housekeeper chooses. A written request to change this can be made up to 4 weeks before arrival.
- Accessibility: Gravel drive leads to ramped entrance. 3cm step over threshold. Both showers are walk-in with no steps. 15cm step down from rear door to decking, 10cm step down from decking to rear pebble garden. Other internal floors are level, with no steps. - The private road to access the property is unmade, and has some deep potholes in places. Please drive carefully and be aware that it may not be suitable for low-slung cars.

The harbour mouth is approx. 600m from the house. Because of this and the property’s access to the lagoon (approx. 80m from the garden), ensure children are supervised at all times.

Located on the private Elmer Sands Estate, ‘Beachwood’ is only a stone’s throw away from Elmer Beach and is able to comfortably accommodate up to ten guests. There is a large front driveway that can easily fit up to five vehicles. At Elmer Sands as the tide goes out, the beach expands into flat compact sand and you get some interesting rock islands which form part of the local sea defence, perfect for searching for crabs and shells. It is an excellent family beach for all ages and well suited for beach games and rock pools, and at low tide the water is very shallow making ideal conditions for swimming and beginners water sports. At mid to low tide there is a nice easterly walk towards Climping Beach where you can enjoy a cake and ice cream before heading back home.

The villages of Elmer and Middleton-on-Sea are easily reachable within a short walk from the property with a few pubs, restaurants and village shops to explore. The nearest towns of Bognor Regis and Littlehampton offer even more choice and are only a short drive away. This property really is a perfect base to enjoy a beach holiday and if you would like to explore a little further afield, there are plenty of activities to choose from.

Take a trip to Chichester where you can visit the town’s 12th-century cathedral and admire an area that is steeped in history. Visit Arundel with its historic castle and Wildfowl and Wetlands Trust, Fontwell Park Racecourse and, of course, no visit to West Sussex is complete without frequenting the spectacular Goodwood Estate, home to the world famous Festival of Speed, Goodwood Revival and Goodwood Festival, where you can enjoy an event at the racecourse, or simply just walk round and admire the beautiful estate. You can of course also jump on the train at Bognor Regis station and travel east towards Brighton, which is known for its cosmopolitan feel and has the Royal Pavilion, art galleries, theatres, extensive shopping, pier and marina to explore.
