Bed was comfy and the pillows were heavenly, I sank into them and the silent fan over the bed was fantastic. The bathroom was huge with lovely products and a shower over the bath. Lots of eating and drinking places, theatre, cinema, Morrisons supermarket, buses, all within walking distance. Its important that you notify the Claremont of your arrival time. This is to make sure someone is there to check you in. The rooms are above a pub, so there was some noise, noises of plumbing in the other rooms and some street noises. But nothing to spoil the stay and I felt safe. Rooms are accessed via a metal staircase outside the pub. And there were some steps to access rooms. So may not be ideal for people with mobility issues, although I managed. I came by train, which was easier than finding parking in the area. Overall I would recommend a stay here when visiting Bognor. "

Our property is located on the main road into Rustington, so the traffic passing is relatively busy (worse currently due to ongoing roadworks in the area) - whilst the annex space is set back from road, we want to be clear about traffic just incase you may prefer to seek a quieter location :)

The Pump House has immediate access to footpaths and bridleways with views of the surrounding countryside, ideal for walkers, cyclists and nature lovers wishing to explore the Sussex countryside. One mile from the pretty village of West Chiltington with its church, pub and stores and a short distance from the South Downs. Places to visit include Arundel, RSPB Pulborough Brooks, Parham House, 'Glorious' Goodwood , vineyard tours/wine tasting and the rewilding at Knepp Castle.

The Bent Arms is a charming, 16th century pub filled with character.

There is a function room available to hire for all occasions, 8 Bed & Breakfast rooms and a private cottage.

There is a large beer garden, free parking and well kept Badger ale. Our Chef creates delicious, quality, home cooked food at affordable prices. Food is served 12pm - 2:30pm (Monday - Sunday) and 6pm - 9pm (Monday - Saturday).

A mini version of the main house, this garden room has been thoughtfully modernised to provide a compact yet comfortable retreat. The room has a double bed, space for preparing drinks and snacks, a quiet mini-fridge and ensuite shower room.
Outside seating areas are ideal for enjoying your breakfast in the morning sun overlooking the cottage style garden.
Guests have own access and off-street parking.
Approx 20 mins walk to the station and a further 5 mins into Emsworth village and foreshore.

The space
Iris Cottage is a freshly decorated double room with an en-suite shower, situated at the bottom of our garden. It has electric power shower and hot water tap as well as a wall mounted radiator in the bedroom. You will find hooks to hang clothes and a good sized drawer under the bed to store clothes/bags and other belongings.
There is fast WiFi and a radio, however no television.

The hand-painted dresser is well equipped for a short stay and a good sized mini fridge underneath runs quietly to keep any food and drinks cooled. Next to the bed a swivel top table can be pulled out to make a space for dining or workspace.
A continental style breakfast of yoghurt, granola, fresh bread/pastries, fruit juice, tea and coffee is available for you to enjoy during your stay.

There is a patio outside of the cottage which catches the morning sun. Guests are also welcome to use any other seating areas. There are also a fire pit and BBQ which can be lit on request.

Emsworth is a vibrant seaside village with many pubs and restaurants, sailing clubs and different paths along the foreshore for exploring Chichester Harbour. The local Co-op is within walking distance as is the next village of Westbourne which has further amenities.

Iris Cottage is well situated for those guests attending Goodwood events throughout the year. The beautiful South Downs are within cycling distance and the New Forest National Park can be reached in under an hour.

Regular mainline trains run directly east to Chichester, Brighton, Gatwick Airport and London Victoria. Havant station (to the West) has services to the historic docklands of Portsmouth, Southampton as well as fast links to London Waterloo.

The property has off-street parking as well as a driveway. Iris Cottage is accessed via a key-lock system and is situated at the end of a slightly narrow garden path. Care should be taken, especially in wet weather!

During your stay
A booklet with lots of useful information on Emsworth and the surrounding areas is in the cottage. I can be available via message or in person should you need any further information or are missing any essentials.

You might see our friendly cat and (sometimes too friendly) working cocker spaniel whilst in the garden. I will make sure they are not a nuisance during your stay!

An en-suite log cabin set in a wildlife garden next to a Cherry tree, quiet allotment & cycle path. 15 mins walk from the sea / river + 5 mins walk from a mainline station to Gatwick / London.
Equally lovely in winter or summer the sun warms the log walls with electric radiators adding a snug feel to this special retreat. The kitchenette has an oven and 2 plate hob + Panasonic CT54 Slimline Combination Microwave Oven & Grill with Turntable, 27 Litres, 1000W Power.

The space
This is a one room wooden cabin with a kitchenette and bathroom. The sofa pulls out into a comfortable King size bed with all bedding provided for you to make up. The smell of the logs is what most people first notice but can easily be ruined if you use heavy perfume so we’d be grateful if it’s kept to a minimum.

The whole cabin is yours alone with a secluded outside eating area in a beautiful garden. There is a side entrance with a key to the gate so you can come and go independently.

Other things to note
This cabin is ideal for those who want a more unusual stay. There isn’t a television and if you like you can turn yourself off and rest completely although internet is available. It has the added peace of being near the sea, a beautiful river and quaint small town with a Norman church at its centre, many eating places, The Ropetackle Arts Centre and much more. And Brighton is 15 mins on the train. A great place to be.
Please note self check in with the key safe is only possible if we’ve had Air B&B testimonials from other hosts but I love welcoming people personally. Recycling is encouraged.

The Vale House is a converted stable yard and offers 5 newly developed flexible & stylish lodges which can be booked as a whole or individually.
You’ll love the place because of the super comfy beds, proffessionally laundered bedding, free wifi, private bathrooms, flat screen tvs and hospitality trays in each room.

The space
These boutique bedrooms are set in a converted stable yard. Although the buildings date back as far as 1895, the rooms have been recently created and contain everything you'll need for a pleasant short stay including flat screen tv, wifi and tea and coffee making facilities.

Holly Lodge boasts a bright and airy bedroom with vaulted ceilings and traditional painted beams.

There is a comfortable double bed with hospitality tray, bathroom with shower to the rear and seating area at the window with bar stools to enjoy a hot drink.
