This unique space boats of it's own private entrance with security night lights and it's own entrance to your private patio. Within the annex separate from the bedroom is a shower, a toilet and a sink. Also allocated in this space is your own hallway with fridge/freezer, a microwave and a kettle.
The nicely designed bedroom is spacious with a smart tv & own private study & Free Netflix account.

The space
In your fridge waiting for you is a chilled bottle of still water, a sealed bottle of milk, a sealed packet of fresh fruit and some luxury cookies. Also you will find a kettle with complimentary coffee, tea, hot chocolate, marshmallows and some sugar.

Guest access
You and your chosen guest have the entire private annex to yourself.

Guests booking for 5 days or more will have full access to the kitchen in the main building if they choose to cook their meal and they will be kindly welcomed.
The kitchen consists of an oven, a cooker, an air fryer, a coffee machine, a microwave and a washing machine that you are welcome to use if you have any used laundry.

Other things to note
Guest booking for more than seven days will be given a complimentary bottle of house wine, a sealed pack of fresh croissants and cereals for your breakfast. You will also be rewarded with a free gym pass that you can use at Pure Gym in Croydon for the entire duration of your stay.

Please note that complimentary fresh linen and towels are provided with your stay for 2 guests.

I can accommodate check-in up to 2am but any check-in after 11.30pm should be notified in advance at least 1 day before arrival.

Late check-out is available but should be requested in advance and will be subject to availability on the day of check out.

No parties, events or loud music is allowed please.

No smoking indoors is allowed but you can smoke in the private patio allocated only to the annex.
No illegal substances are allowed on the premises please.

Please note that smoking indoors in the annex is strongly prohibited as this will affect our business and spoil the fresh atmosphere for future guests. A penalty fee of 25 pounds will be charged if guests break this important rule.

This purpose-built studio apartment has been newly renovated inside and out and benefits from its own private entrance, outdoor patio and free off-street parking. Fantastic location just a few minutes walk from Croydon's bars, restaurants and shopping including Vue cinema, Fairfield Halls theatre and Boxpark Croydon. Both East Croydon and West Croydon train stations are under 15 minutes walk away with direct trains to Central London. Gatwick and Luton Airports are just a 15 minute train journey.

The space
The studio apartment consists of an open plan living/dining area and fully equipped kitchenette alongside a double bed and on-suite bathroom.

Bathroom
The bathroom has been newly renovated with modern fittings including LED lit mirror with touch sensor, shaving charge point and rainfall shower. Shower mats and towels are provided.

Kitchen
The kitchenette features a stove, microwave, kettle and toaster. Tea and coffee are provided.

Studio
The apartment features comfortable home-away-from-home conveniences throughout such as USB-charge points, skylight with black-out blind and 48" 4K Smart TV. Guests will also have access to a private outdoor patio with table and chairs.

Guest access
You will be able to access the property by self check-in via keypad entry. The property consists of a main house and at the back of the property is the studio flat. There is a section of the patio that is your private area and you may see other guests for the main house as you come and go on the property.

Free, off-street parking is available just off the main road. You can simply park in front of the side gate and access the property via the gated fencing.

Other things to note
We are located in the centre of Croydon so there is lots of the city hustle and bustle to enjoy. We are just eminutes away from the famous Surrey Street Market which dates back to the early twelve hundreds! You can find fresh produce there and lots of delicious street food, pubs, restaurants and shops. A few minutes further is the Croydon high street where there are two shopping centres, Centrale and Whitgift and you will find lots of brand name stores, cafes and more there.

We are 5 minutes away from two small parks - Duppas Hill and Wandle Park. They are good for a little walk. If you want to explore more nature there is Lloyds Park which goes way beyond what the map shows you and is only a short bus/car/tram ride away (or 30m on foot). Linked to that you can also explore Addington Woods which has a beautiful viewing spot of London where you can see as far as the Wembly Stadium.
