A picture perfect cottage for 4, only a 20 minute walk through the forest to a lovely wild beach or 10 minutes walk to a gastro pub. The lane itself is a firm favourite of the local donkeys, the garden is private and gets wonderful sun. Fifty metres from the front door is the National Park heathland and from there you can walk for miles; past lily ponds, through Gypsy Wood, one of the areas finest stands of old oaks. What's not to love?

Rowes Lane is one of the quirky little areas of the New Forest that are a pleasure to find. The donkeys that live locally here often sleep overnight outside the house. There is a farm at the end of the no-through lane and only about 15 cottages and houses, with forest and fields behind them on all sides. It's a genial spot.

The cottage has had a total renovation 5 years ago. The owner is Norwegian musician, and her clean and uncluttered style shines forth. The kitchen, bathroom and hallway have underfloor heating. Bedrooms are styled on ‘less is more' principle and are very comfortable.

There is a first class piano here for those who are capable. It's treasure for the owner, who wouldn't cope with tea marks or grubby fingerprints on it… adults and child prodigies are welcome to play. Ask the office about the key.

No pets here please. This house suits those who have allergies.

Inside:

Walk in through the main front door into a small hallway. From there on your right is the open plan living/dining room which is a good size and well set up for guests. It feels lovely and light in here because in the renovation, bifold doors were added. The garden gets masses of sun, even in winter. Sitting out on the little terrace, with a coffee or wine is a real treat. Because the lane is a no-through road, there is very very little traffic noise.

The kitchen is practical and smart. There is plenty to cook and serve with. The table seats 4. Do bring any juicers or mixers that you might need.

The bathroom is sparkly in all the right places, in good condition, and the shower is a good size.

Bedrooms are a reasonable size and you can put a travel cot in either.

Outside:

The pretty cottage garden is mainly laid to lawn, south west facing and well fenced. It picks up the afternoon and evening sun well and can get really toasty by the house. The terrace area by the bifold sitting room doors gets really warm. Fold the doors back and bask in the sunshine in the house. It's a glorious spot.

There is a bike shed that you can lock. The parking is easy to access from the lane. It will fit all but the very large 4x4 cars.

Home Truths

The donkeys and ponies that live wild in this area will be ready to get into the garden the moment you leave the gate open. Watch out. They're cute but cunning!

The fireplace here isn't functional.

The owner is a professional musician (opera singer) and the piano is one of her treasures. It is in excellent condition and is locked for all guests. However, if you are a pianist, or a child prodigy, then you can ask us for the key. You must promise that your group will not rest cups or scratch of damage it, nor bang on it. Really this is very important. We will take pictures before and after your stay to check it's condition. Please call the office for more info' and you may be able to have the key.

There is a small selection of toys here - mainly suitable for under 5's.

Accessibility:

The house is single story with no steps inside. The shower has no specific set up for those with mobility challenges but it is a good size. There are two small steps up into the house through the front door. You can unload people from the car right outside the gate, and walk under 15 metres to the door, then you will have to park by the house.

In this kitchen of dreams, even the most novice of cooks will be inspired to whip up something delicious... and tucked just around the corner, there is the perfect dining 'nook' for candlelit suppers, card games, and midnight conversations.

Over in the main living room R&R takes centre stage, and the sofa by the French doors provides just the spot to catnap or take morning coffee. Whilst the fireplace here beckons you to curl-up and binge a box set; there's also the dark & stormy snug/movie room next door… but beware as you will succumb to the sinkable sofas!

Past the office area, and up to bagsy one of the four bedrooms, the effortlessly cool aesthetic continues. Amongst the plush velvets and contrasting colours, the Japanese themed pink & green master may well 'still your beating heart' with its show-stopping palette & whopper of an en-suite!


Up in the eves, there's a treat for those wanting privacy, as the double bed (and en-suite shower room) are nestled into the beams.

We love the organic flow here, and how leafy, light-filled scenes bringing the outside in at every turn... even the downstairs loo and utility room are utterly instagrammable! You'll find the beautiful and ivy-clad Pond House in a private lane just opposite from Sowley Pond.

With a small mature garden at the front, the grounds around the back are divided into two rustic and rather gorgeous areas for you to roam. Behind the blackened barn (not open for use at present), there's the perfect turf for a football match or game or croquet, whilst in front of the kitchen & living room, the field-filled views stretch to The Solent and Isle of Wight... breath-taking!

Quiet, tranquil and utterly idyllic, the mature and rustic garden here will make you feel a million miles away. With two tables to choose from - grab a blanket for a sundowner under the wide skies and listen to the sounds of nature.

INSIDE:

- There are no spindles on a section of the staircase leading to the first first floor (please refer to the virtual tour on our website)
- The fourth bedroom (on the 3rd floor) is in the eves and, due to the restricted height & beams, you will need to take care as you walk through the narrow passage way & move around.
- Please also note that the AGA is not available to use, and there is no BBQ at Pond house; but guests will be able to use the hobs & electric fan oven.
-There is an extra charge for logs and kindling to burn on the fire (October- March) but feel free to BYO!

OUTSIDE:

- There is a small, covered well (located outside the kitchen/living room) in the garden. For safety reasons, please ensure that children completely avoid touching and standing on this.
- There is an additional fridge located in the black barn (on the driveway) that is available for your use.

There is a small step to enter Pond House and, due to the heritage of this listed building, the quirky layout includes some narrow hallways upstairs- where all of the bedroom are located.

The farm is so close to the sea, it's a sailing landmark. To the south is a private conservation wetland reserve, deep in clouds of chattering migratory birdlife and fields of wild ponies – all silhouetted at champagne-o'clock under big-sky sunsets and towering storms from the English Channel.

Gins is owned by creatives Holly and Julian (an internationally respected furniture designer), hence the up-town chic style, along with those down-river views.

There is gallery-style art on the walls, an impressive sound system, statement lighting (check out Julian's 'Bacco' chandeliers) and antiques mixed with modern designer pieces. The accommodation feels deeply comforting with chunky exposed beams, oak boards warmed by big rugs and soft, muted colour schemes. Guests can curl up on the massive and sumptuously squishy sofa and chairs, in front of the log burner in the sitting room, and sleep comes easily in bedrooms full of country charm with iron-frame beds, wool blankets and linenfold wardrobes.

Furniture can come and go here, but for the last 6 years, the contemporary farmhouse kitchen features 6 of Julian's bobbin carver chairs. They fit beautifully round a table that seats up to eight. On warm days doors can be thrown open onto the sheltered courtyard garden for alfresco dining. The kitchen is also really well kitted-out with everything you need if you are catering for a big family celebration, including a serious cooker and huge double-fronted fridge/freezer.

This is a super place for families and friends to come together, it is also all on one level so brilliant for all generations. Gins comfortably sleeps eight adults plus small children. Yet there is space enough, with the generously sized kitchen and sitting room, for guests not to feel on top of each other.

The sitting room is big and the kitchen is a generous size for family meals. If you need more space there is the massive Tithe Barn sitting/dining room that is available to rent. Please read more about this below.


Outside

Hidden a long way down a private lane, Gins Barn comprises of a grouping of old farm buildings converted into luxury accommodation set around sheltered, sun-trap courtyard gardens which were once the stable yard.

There is a well planted, terrace courtyard just outside the kitchen window and the whole barn wraps around this space. The planting here is mature now and has become rambling and romantic with it's self seeding and spreading nature. There are huge cork trees planted in giant pots to give structure.

With hedging to screen the main house on the coastal side, we recommend you pour something delicious and take a seat on the lawned area, to soak up those exclusive views! Stretching over the vegetable garden and onto the bird reserves and Solent, this really is a showstopper. There are also resident chickens & ducks, who live at Gins and roam free, adding to the rustic-chic charm!

There is a long jetty with a small pontoon at the end. You can see far out into the Solent and stunning views up the river. In the warmer months, passing boat traffic is high, so this is a great place to sit and mull. It's also a fabulous place to go crabbing.

Please note that the turfed tennis court (you'll spot it amongst the lawn) is not available for guest's use, and although there is plenty of space to walk dogs off the lead, in the field next to the house, it's a farm field and hosts cows from time-to-time. There are many walks and wanders to enjoy, so do explore!

Next door is the Royal Southampton Yacht Club (which can be busy with boating activities during peak seasons) -providing a great spot to enjoy a sundowner as you finish off an afternoon walk!


Home truths

The owners house is onsite here. They are here and there, and travel extensively. Their older children are about from time to time. Their dog, Manfy, is sociable and friendly.

There is also a caretaker who lives onsite, and you may see his partner and small child too. They have their own access and garden area.

The lawn is also home to a turfed tennis court, but this is not available for guest's use.

The jetty can get busy with private boats coming and going, and may be used as an emergency landing point for craft which have had problems at sea.

A complementary basket of logs will be provided for your stay.


Accessibility

The barn is suitable for less mobile people too. There are two steps 8″ each step into the barn from the parking area. You can park right outside the main door. The doorways are wide enough for regular sized wheelchairs but there isn't any specific adaptation through the house for chairs. There is a very slight step of 2″ between the hall and the sitting room which will be a small bump for those in chairs.

Kids' Stuff : There are two highchairs and two cots and a toddler bed. The toddler bed is 140 by 70 cms. Travel cots are 105 cm by 74 cm and 92 cms by 92 cms. There is a selection of books and DVDs for children.

Whilst there is a gate onto the jetty, there is only 1 wire (hip-height) hand hold on the long jetty - please stay with children at all times. The water is deep.

Garden : A well planted, terrace courtyard with plenty of outdoor seating and a charcoal BBQ. Access to the jetty is available for crabbing and other such water activities.
Parking :Up to 6 cars
Pets : Two medium-sized dogs (up to 20kgs) are welcome for a small charge per dog, per stay. We do kindly ask that the dogs are kept on leads whilst outside due to the chickens which live here and the surrounding nature reserve and wild game birds.

The chickens sometimes love to roam free. We ask that guests and dogs stay away from the chicken's electric fenced area.

We could sit in the garden and watch the starling murmurations and the formations of Brent geese flying over, and see egret and oyster catchers as the tide went out. Inside

Three levels of luxe living await at Moonwood, with each floor revealing yet more sleek, chic and high-end detailing...

The show-stopping kitchen-diner is sure to WOW as, under the vaulted ceiling, this light-filled space blends indoor/outdoor living to a T (ebb & flow as you see fit).

With a sprawling island to inspire chatter as you chop, this space really wouldn't be out of place on a glossy's front cover. Whatever's on the menu, the dining room's grand table provides just the spot to feast... but of course, there's also the alfresco set-up to consider...

A pre-supper cat nap in the snug would be high on our agenda, but we'd equally look forward to canapés & drinks by the fire- returning for movies and games later on (you'll find Sky in both rooms). There is not one corner here that isn't utterly gorgeous - the attention to detail is a designer's dream.

Upstairs you'll all get to bed-down in style; but the first floor's stunning four-poster room, and master with adjoining dressing room, both stole our hearts in equal measures. Past the office nook, the top floor is home to two more bedrooms & a family bathroom- each echoing the Hampton's vibe that makes this home so special.

Outside

Nestled under a canopy of tall trees; fencing & mature planting creates a well-enclosed area around your 1/2 acre grounds- making it perfect for little ones & four-legged ones to safely explore.

With plenty of room for cars to park on the gated-driveway, amongst Moonwood's ample outdoor space you'll find a grassy section - great for garden games, a courtyard area - we'll take our morning coffee here please; and of course, 'the oasis'...

Adjoining the kitchen-diner, the leafy oasis (as we have coined it) features a *6m swim-spa-jacuzzi pool, sun loungers, a large garden table, pizza oven, and a huge sofa. With a garden annexe room (soon to become the 5th bedroom - please read out Home Truths), this area brings a taste of old town Ibiza cool to the countryside where swims, sips & star gazing are all on offer.

Your sought-after Beaulieu postcode, also means that you can follow the lane (or the pheasants!) to explore the woodlands at the end of your lane... how VIP can you get!

Please ask us about the extra garden room too that is due to open soon - this space is just in the final touches of being designed to offer a separate space (with en-suite) for guests that will sleep two.

There is an extra charge for logs and kindling to burn on the fire (October- March) but feel free to BYO!

Please be aware that you will need to sign a safety waiver upon booking.

Accessibility

The garden annexe provides a ground floor space for sleeping. Please refer to the virtual tour to explore some more as the bedrooms are located over the first and second floors.
