Next door, an up to date fitted kitchen with hatch to living room. Also on ground floor a bathroom with underfloor heating and a double bedroom (double bed). Upstairs, the second double bedroom which can be made up as two single beds or a double. Small veranda. Plus the third, (very) small bedroom.
Ask owner for correct prices and cancellation policy. Two-night stays sometimes possible. Only small dogs accepted.
No extra charge for heating except in case of unusual fuel use. If arriving in cold weather, ask the owner to turn on heaters in advance. Or arrive, turn on heating and go out a couple of hours.

Enjoying a wonderfully peaceful, scenic and rural location, surrounded by fields where horses graze, this delightful, detached, Grade II listed cottage is accessed via a long gravel driveway, set back from a country lane, yet only 10 minutes drive to Lymington or 5 minutes to Brockenhurst. The popular local pub serving fine fayre is within ½-mile via a footpath or ¾-mile by road. Pond Cottage has been lovingly and carefully restored, offering tastefully styled accommodation yet retaining some superb features. The highlight of this super property is the wonderful kitchen/dining room with underfloor heating and a suspended mirrored light from the apex. French doors lead from here onto a patio terrace which leads to the enclosed gardens, where plentiful wildlife including deer, pheasants and many birds can be seen. Contrary to the name of the cottage, there are no ponds in the property’s own fenced grounds, however there is a large pond in the grounds of the next door property.
Ideal for families and couples, there is a double bedroom on the ground floor with a ‘Jack ‘n’ Jill’ shower room, and three further bedrooms on the first floor, one 5ft double with TV, one double and one single with a pull-out bed. There is a shower over bath on the first floor, plus an additional toilet in the ground floor utility - the cottage sleeps 8.
The ever-popular New Forest is part of the National Park, and is a haven for ponies. Extensive walks, cycling and riding routes cross the heathland. There is plenty to do in the area for all ages, all year round. Nearby Brockenhurst has ‘best in county bakers’, plus cycle hire, shop/post office and pubs/restaurants.
The popular sailing town of Lymington is only 10 minutes drive, with its pretty harbour, cobbled pedestrianised streets, boutiques, eateries and pubs, and ferries to the Isle of Wight. Other places of interest include Beaulieu Motor Museum, Buckler’s Hard, Marwell Zoo, Peppa Pig World at Paultons Park, New Forest Owl and Otter Park and Southampton with its maritime history, to name but a few! Shops 2 miles, pub/restaurant ½ mile.

Ringwood Terrace is a charming late Victorian cottage at the end of a terrace of four houses overlooking Waters Green.
The cottage is situated in a pleasant and peaceful setting within the conservation area on the edge of the village of Brockenhurst surrounded by some of the older cottages in the area. New Forest ponies and other forest animals often graze on Waters Green.
From the cottage you can walk directly out onto Butts Lawn and Black Knowl or along the Lymington River to Queen Bower and Ober Heath into deep forest. The cottage sleeps up to six people comfortably.
Parking is available off the road in front of the cottage on the edge of the Green.
Brockenhurst lies off the main A337 Lyndhurst to Lymington road. The village has an excellent butcher, baker, general stores and post office on the high street which is only a few minutes walk away.
Brockenhurst is well-located and surrounded by the New Forest, yet only a few minutes drive from the sea at Lymington - an attractive Georgian town renowned for its quayside, cobbled streets, sea-farers’ cottages, sailing boats and saturday street market. Lymington also has several supermarkets including Marks & Spencer, Waitrose and Tesco as well as some good restaurants and public houses with good food and pleasant atmosphere.

Victorian cottage in village conservation area. Romantic getaway or wonderful family 2 bedroom base. Ponies at the gate, views over the Green. Well equipped home from home with everything you need for a wonderful holiday. Lounge, dining room, kitchen, secure rear garden. 2 bedrooms - king sized bed and two 3' single beds. Large bathroom, bath and separate shower, wi-fi & services, gas electric etc included
The fireplaces are ornamental and are not in use. Waterley is a non-smoking holiday cottage and we regret that we are unable to accept pets.
- "The cottage is very comfortable and in a very pleasant quiet location overlooking a common often occupied by horses or cows. The village centre is a very short walk away with a good selection of shops and nice places to eat. Having to take all our bedding was a bit of a nuisance and would certainly be prohibitive if you were making your way there on public transport! I can understand why Ann made a decision to request this, but there are ways around it and I think most people are getting a bit fed up with COVID given an excuse for a reduced service. Overall though, it’s a lovely place, and we’d definitely go back there."

Whilst high ceilings & original features pay homage to its Edwardian heritage, modern finishing touches marry old & new together at Surrey Lodge... creating a space where you can very comfortably slide into the slow lane!
With a large and modern 'demi' open-plan kitchen/diner (we love the way the 'half wall' forms a clever partition, as much as the bespoke map wallpaper that covers it!), the extra seating here also allows plenty of room to gather together (Surrey sleeps 6 adults & 2 children). Just pop on your playlist, pour something lovely, and open the bi-folds to set the scene for your stay!
If you prefer something a little more classic, you'll love the record player over in the more traditional living room. Amongst the velvet and leather sofas, and tweed blinds, it's the wandering wildlife that most definitely take centre stage here (the big bay windows marked the beginning of our love story with Surrey Lodge) as New Forest ponies, donkeys and cattle all meander past at their leisure! With plenty of cosy spots to settle in, we also love this space for boardgames by the fire.
Head past the swish wet room/WC, to discover the bedrooms upstairs... With two sweet rooms that double as twins (perfect for younger guests), the other two rooms overlook the pony-dotted heather opposite... what a way to wake up! And, after a day of exploration & adventures, the large family bathroom upstairs is ideal for a bubbly soak.
Outside
With only a quiet road separating you from the forest, we adore the wrap-around front garden and verandah here. Take a seat on the bench to sit & watch the world (and wildlife) go by... perfectly paired with something refreshing in hand.
You'll have spotted the green-filled back garden through the kitchen/diner's bifold doors.... Here you'll find a lawn fit for garden games, with plenty of room to sit, supper & stargaze (Brockenhurst's wide skies make it a real spectacle). n.b. If you fancy a good read, you could also nip to the old phone box-converted library over the road!
There's also a handy garden room where you can store your bikes, stock-up the extra fridge/freezer, and dry off your gear after a forest stomp. Over on the driveway, there's room for 3-4 cars, with an electric charger available upon request.
... Did we mention the hotelier owners have thought of everything?
Home truths
The nights get very dark (we love this about Surrey Lodge), so please do take a torch with you if you planning on walking home after supper out!
Whilst storage spaces should be adequate for your stay, the bedrooms don't have huge areas to hang clothes, so please bear this in mind when packing.
Please be aware that there are four security cameras- two covering the front door and two covering the garage and parking area. If you would like to use the electric car charger, please let us know and we will provide you with the password.
Surrey Lodge is set up for up to 6 adults and 2 children, and does not accept dogs.
There is an extra charge for logs and kindling to burn on the fire (October- March) but feel free to BYO!

We want our guests to enjoy the use of the property and have a memorable time while staying with us. We have a few house rules to note, as follows;
- The property can not be used for parties or private events of any kind.
- No groups under the age of 25.
- Strictly no stag/hen dos or same-sex groups.
- Additional guests, are not permitted without prior approval.
- No music after 9pm
- "Amazing location, no need to leave the village as has everything you need. Lodge was very high spec and cleanliness. Bit pricy but worth every penny, only thing I can moan about is they said there would be coal to get the bbq going but didn’t so had to take short bike ride to village to buy some but that’s me being very fussy as nothing to complain about." - "Surrey Lodge is a beautiful house in the most wonderful location - close enough to the shops in Brockenhurst, and rural enough to look out the window straight on to the forest to see ponies, cows and donkeys and the most beautiful sunsets. Our only tiny gripe about the house, is that the internet was very very slow and patchy which was a bit frustrating when trying to watch stuff in the evenings!"

Completed in early 2022, the house is beautifully furnished and decorated throughout — with wood flooring, stone tiles, granite worktops, sumptuous carpets, contemporary bathrooms, tasteful modern furniture pieces, attractive lighting, and superb interior design.
The ground floor features a spacious open-plan living space, starting with a comfortable and cosy lounge at the front, complete with brown leather upholstered sofas, and flows through to a bright and lustrous kitchen-diner to the rear, with breakfast bar and dining table overlooking a private garden.
Bi-fold doors open completely, bringing the garden into the dining area, ideal in the warmer months. The outdoor space comprises a lawn, small patio area, furniture, and rejuvenating hot tub. Also on the ground floor is a handy toilet with washbasin, located in the entrance hallway.
Upstairs there’s enough room for five guests, in effortlessly stylish accommodation. The master bedroom has a deluxe feel, with kingsize bed, lovely soft furnishings, and sleek ensuite shower room. Bedroom two contains a double bed, side tables, and storage unit. Bedroom three has a single bed, and a writing desk. A stunning and airy master bathroom completes the upstairs space, with bath, shower, and wood finished basin.
The home is kitted out with everything you should need for a comfortable stay, including superfast broadband, smart TV with numerous apps, and smart heating system.
The kitchen contains fully integrated appliances, including fridge freezer, dishwasher, electric hob, oven, and microwave. There’s a long kitchen island for further worktop space, and features a breakfast bar on one side accommodating four bar stools.
Within the kitchen storage units are various kitchenware items, including pots, pans, oven trays, dishes, various crockery, platters, chopping boards, utensils, kitchen knives, mugs, and glassware. The dining table seats 6 comfortably and has soft padded seats.

Outside are two allocated parking spaces and cycle racks, and the apartment also benefits from a balcony with seating for two. Forest Acorn is within walking distance of many local amenities and is within a 10-minute walk of the local railway station with frequent services to Bournemouth, Southampton and London Waterloo. During the last week of July there is an annual spectacle and celebration of forest life, the New Forest County Show. The local area is home to ponies, donkeys, and cattle – all of which are known to roam the main street in Brockenhurst. There is a pretty picnic and shallow water swimming spot on the river at Balmer Lawn.
For those keen on walking and cycling (there is a cycle hire shop locally which has a large range of bikes, electric bikes, tandems, and children’s seats), Forest Acorn is ideally situated, being surrounded by ancient woods and heathland. There are cafés, tea houses, friendly pubs and restaurants serving great food as well as Italian, Thai and Chinese restaurants within easy walking distance, and a good fish and chip shop nearby too. Locally there is a hotel with luxury spa, horse riding and golf just a short drive away. You can even explore the New Forest on a double decker bus for a bird’s-eye view of this national park.

This beautiful comfy home, recently renovated but retaining plenty of character, is just a few minutes’ drive from the bustling market town of Lymington and right on the doorstep of the New Forest. It is a generous relaxing space with a glorious garden perfect for family get-togethers or as weekend retreat. You can enjoy plenty of walks direct from the cottage and are a few minutes from the sea, woods, moors and all the New Forest has to offer, including a great pub close by!
The space
The cottage is over 150 years old and in my family since the 1950s. It has recently been sympathetically modernised and is now comfortably furnished with mostly traditional pieces. It is surprisingly bright and spacious with ceilings all of a good height, but there are plenty of original features and some creaking boards! The Farrow & Ball colour palette lends a timeless and restful tone. A key feature is the wonderful cottage garden filled to bursting with flowers all summer long.
Downstairs in the cottage there is a porch with plenty of space for muddy boots, a large well-equipped farmhouse-style kitchen which is light and airy and has double doors leading straight onto the patio and garden, a piano room/snug with dedicated workspace, central hall, a cloakroom and a large sunny living room with 2 sofas and wingbacks and a cosy wood burner for chilly evenings or board games with the family. Upstairs the master bedroom is double aspect with a private sitting/dressing room adjacent and an ensuite with a walk-in shower and Grohe fittings. Guests are treated with fluffy white towels and quality bed linen. The other two double/twin bedrooms share the family bathroom which has a full size bath with shower over. The large dressing room/bedroom 4 adjacent to the master bedroom can accommodate a fold out bed for a child aged 3-10 who would be the 7th guest and/or a travel cot (a Mamas and Papas Travel Cot is kept on site).
The beautifully designed and pretty garden has masses of scented roses, azaleas, and herbaceous plants flowering from spring to late into the autumn. There are two patio areas to catch the warmth from daytime and evening sun and a small lawn for relaxing with a book or afternoon tea! Each area has relaxing benches and tables for you to enjoy the views whether with breakfast, lunch, tea or dinner. Children are welcome to stay and the New Forest with its wild ponies is a magical place for them to enjoy but please note that the house has several antique pieces and there are brick paths and brick edging, stone pavers set into gravel, and a few steps. All depends on what they are used to at home!
Please note that the cottage is old and not set up with accessibility aids, ie stairs are quite steep without full hand rails, no grab rails in the bathrooms, a few steps inside the house and quite high cills and door steps for every entrance. It is however spacious.
Guest access
The cottage has ample private parking for two cars (with a turning space if you park at right angles to the main road). It can at a pinch fit three small cars if one is parked on the entry slope. The local pub is within a couple of hundred yards and there are plenty of other gastro pubs and excellent restaurants within a few miles. There is also a regular bus service into Lymington for those wishing to mark their independence! The nearest railway station is Brockenhurst (mainline to Waterloo) ... under 10 mins drive away and with a taxi rank. The regular ferry to the Isle of Wight is within 20 mins drive.
Other things to note
Bedroom 3 has two smaller single beds which can either be set up as twin beds or be zipped and linked to form a Kingsize bed. Just let me know which you would prefer.
Note that the gardener usually comes for an hour first thing on a Wednesday.
If you have children note that there is full size matching crockery etc for 6 … with extra melamine plates etc for the children. There is a high chair for a toddler. Please provide your own linen for the travel cot and foldout bed.

There is an additional cost of £75 for the cottage for occupancy up to 6pm or your day of departure if no new guests are arriving. Early checkin at noon can also usually be arranged on request for a fee of £50.

- "Excellent property for friends with young children. Well equipped kitchen, cot/highchair/stair gate. Secure garden. Plenty of toys and games suitable for baby to adults." - "The cottage was really well-equipped for families with toys and books and all you could need in the kitchen. The hot tub was a great source of amusement for the whole family and the cottage well located within easy distance of lots of things to do for a small amount of money. The downside was very creaky floorboards upstairs and it was quite noisy in the early morning due to its proximity to the main road through Brockenhurst and the train line. However, we didn't notice the noise at other times of the day and the noise didn't wake the children who were worn out from their days of activities."

Thanks to nifty screening, we love that you'll benefit from the wide skies & tall oak trees from the host's surrounding garden, whilst feeling nice & private at the same time. The table & chairs at the front provide the perfect spot to sip & snack, but there are also a couple of chairs at the back (next to the *WW1 bunker!!) if you are chasing the sun.
Perfectly placed for ramblers & cyclists, you can access the open forest in a matter of minutes from the back gate here (there's also a bike rack here… the owner's thought of everything!)

Your allocated parking space is at the end of the driveway (just in front of the annexe's entrance). Please do only park here as otherwise you may block the owner in.
Bikes are not included, but can be fired from one of the fab local shops in Brockenhurst.
Please keep the garden gates closed at all time to keep the lovely New forest ponies & donkeys out and avoid damage to the property.

The large, raised decked area is an ideal spot from which to savour the views whilst having an aperitif or dining al fresco on a warm summer’s evening. There is a range of garden seating and sun loungers in the garden. The lovely view over the gardens can be enjoyed from the tastefully styled bedrooms, with the large master bedroom being a particular feature, with its own dressing room. The en-suite bathroom has a large walk-in shower and rose fitted shower. In the small bedroom at the top of the stairs, a section of the original wall construction is exposed. The 4 bathrooms are well fitted, one of them has a roll-top bath with super Moroccan themed tiles. High quality linen and beds are throughout.
The ever popular New Forest is part of the National Park and is a haven for wildlife, with many roaming ponies across the heathland, extensive walks, cycling and riding routes. There is plenty to do in the area for all ages, all year round. The popular sailing town of Lymington is only a 10-minute drive, with its pretty harbour, open-air lido, cobbled pedestrianised streets, boutiques, eateries, pubs and day trips to the Isle of Wight on the ferry. Other places of interest include Beaulieu Motor Museum, Bucklers Hard, Marwell Zoo, Peppa Pig at Paultons Park, New Forest Owl and Otter Park and Southampton with its maritime history, to name but a few! Perhaps best of all are the surrounding walks into the forest without getting in the car. Salters Cottage is also within easy reach of many beaches, including Mudeford, Sandbanks, Poole and Bournemouth. Shop ½ mile and pub ¼ mile.

Pool Availability:The pool is available from the first Friday of May and closes on the last Thursday in September. During this time, the target temperature is 28 C, however this is dependent on the outside temperature and good use of the insulating cover. 1 pool towel per guest is included within the rental income.Outside of these dates, availability is through private arrangement with the owner.The hot tub is not available for rental use.

Forest Edge does space really well. This village home is fresh and airy and has lots of generously sized rooms where friends and family can get together to eat, relax and play. Gardens stretch to two-thirds of an acre with views across paddocks and woodland, while the house overlooks a picturesque green.
It is perfect for exploring the area. Come here for relaxation, family adventures and slice of life in the slow lane. Our favourite wild beach and Lymington town are all close - about 5 minutes drive for both.
The immediate surrounds of the heathery moor and forest are beautiful. The views are dotted with ponies in every direction. Especially in the centre of the village. Apart from dog walkers, it's mostly the ponies you'll meet on your travels. This area is a favourite haunt of the local New Forest breed and you'll also meet donkeys, cows, (and possibly the odd pig in Autumn) roaming through the village. All call this area home, and will graze right up to the front gate.
The beach at Tanners Lane, wild and totally unspoilt, is 3 miles to the south. The coastal path here is in good condition and the views to the Isle of Wight are superb. Lymington is also 3 miles. It is charming, full of bustle and life. Foodies have plenty to look forward to here too.
All-in-all it's a lovely holiday house, well presented and set up for families, in a great spot. Get ready for British village life at its best.

Inside
The house is best for groups of 10 adults, 2 children (in the single beds) and then 2 babies. All rooms (except bedroom 4) are suitable for travel cots.
The interior style is country comfortable, easy-going and relaxed. There are the owners' family photographs, animal portraits, rugs thrown on boards, florals and antique chairs.
All in all: Forest Edge is about the village life experience. This is a lovely, well presented holiday home that's set up for families and in a great spot.
Outside
There is a paved terrace which really makes the back garden a great entertaining space. You'll be able to keep the kitchen sliding doors open all day and enjoy the inside/outside feel. It gets hot here so a large umbrella is provided for summer.
The large gardens are mainly lawned, ideal for family games. There's a good barbecue and picnic table for eating al fresco - a great way to enjoy long summer evenings and spectacular sunsets. If you don't fancy cooking, we've tons of suggestions for tasty places to eat out. Or we can help you find a caterer; just ask. The kitchen here is well set up for it.
If you need more outdoor space, simply hop across the cattle grid and turn left. The little lane beyond goes nowhere and is of the prettiest and most perfect kind. For family walks with the smalls, learning to ride bikes, toddling along and smelling the flowers - it's the spot. Walk its length (about three minutes) and you'll find yourself on the bowling-green-flat, pony-nibbled lawns of Pilley Green where local children play football and run around.

The owners Stephen and Louise were locals and they say that the village comes into its own in summer with gardens to visit (through the National Open Garden Scheme). They also recommend the old phone box as a must-visit - it's now a community book swap facility.

Hometruths
The upstairs bathroom isn't the most luxurious, but it's clean, water pressure is good for an invigorating shower and towels are fluffy.
There is a cattle grid nearby the cottage and you can hear it at night when the rest of the village noises die down. All windows upstairs are double glazed so you can shut the noise out if you want.
Steven and Louise, the owners, do come and stay in an annexe at the property, on their way to and from their boat in Lymington. They park outside the property and have their own access. The annexe does not over look the main house or garden at all, and they do not stay in during the day. In short - they'll keep out of your way - but do ask them for local tips and info'. They're very well informed!
There is an extra charge for logs and kindling to burn on the fire (October- March) but feel free to BYO!

You can park right next to the front door. There are two steps up into the house. The downstairs bedrooms and entire downstairs are on one floor with no steps. The bathroom is roomy and has bath and shower. No grab or hand rails are provided however.

Parking : Room for at least 3 cars parking on the driveway. More can park in the village parking just across the road by the shop (a 45 second walk).
Vehicle charging is possible via the mains electricity in the property. At the time of booking, you will be required to select how many electric vehicles you will be charging during your stay; as a £35 surcharge is applicable for each EV car per booking. Please also note that you will need to bring your own charging cables.
Kids' Stuff : Plenty of board games and books. A table football table in the playroom area. One cot (mattress dimensions 150cm x 52cm) and one highchair.
Pets: Up to two smaller dogs welcome here (fee applicable). Garden is well fenced but houdinis may escape.

Go wild in the countryside…
With its fab garden & idyllic Brockenhurst location (the petite pool is the absolute cherry on top), Heather Cottage is perfect for families seeking time together in the great outdoors! Little ones and grown ups alike are encouraged to climb trees, get muddy knees, make dens, discover hidey-holes, follow tracks and enjoy ‘Swallows and Amazon' style adventures… the list goes on!
Right, slap, bang, opposite the cottage, just head through the garden gate and across an unfenced lane, to discover the New Forest National Park in all her lush, leafy, woodland glory. There's a stand of awesome, gnarly, ancient oaks to clamber up, secluded ferny copses and sun-dappled glades to explore… and if you work up a VIP appetite, The Pig promises a special supper, and is just a 10 minute wander away.
Impromptu games of rounders, footie & frisbee-throwing are all there for the taking (the grassland is manicured by grazing ponies!) and so many adventures await in all directions… this is a proper escape to the countryside!

Inside:
This charming 1930s period property is colour-washed duck egg blue under a tiled roof with dormer windows, arched porch, stained glass window panes, old-fashioned pull doorbell and interior doors of country planking with ironwork handles.
Inside the ambience is fresh, bright and relaxed in keeping with the well-travelled owners' style (he makes prosthetic legs for British Paralympians; she plays viola professionally). Along with their children (aged between 13 and 16), the house has been tried and tested as a family-friendly escape.
The sitting room is cosy with deep, squashy sofas, wooden boards, wood fire in an exposed brick fireplace (for autumn and winter stays), Smart TV and bi-fold doors onto the wooden terrace and gardens.
There is a spacious farmhouse style kitchen/dining/family room including painted cupboards, butler's sink, range cooker and old-fashioned airer and wood stove. With windows overlooking open Forest at the front and French windows onto the wooden terrace at the back, this room allows parents to keep an eye on children from a comfortable distance. In addition, centre stage, is a big old dining table seating eight to 10 people - large enough for everyone to eat together. The family room has a Smart TV and further doors onto the terrace.
Styling is chic, yet quirky combining Victorian and Edwardian pieces with retro gingham and calming neutrals. One bedroom is decorated in coastal blues and stripes, another in textured greys, while yet another, under sloping eaves, features Cath Kidston's classic spotty designs.
Altogether there are five flexible bedrooms, sleeping nine at most.
Bedrooms include two doubles upstairs, one with en-suite shower room, a double and single room downstairs (this bed is the top part of a bunk). Adjacent, there is a further shepherds-hut styled room with a single bed on the ground floor, plus mini kitchen area and ladder to a small low bed space in the eaves with king-sized mattress.
Bifold doors from the sitting room and French windows from the family room both open onto a new decked terrace that runs the length of the back of the house with al fresco dining area and relaxed seating area of wicker armchairs and sofa, topped by plump cushions, and funky bean bags for lounging.
Outside:
The back garden view is into the pony paddocks and woodland. It gets masses of summer sun making it ideal for sunbathing.

The pool will be standing 1m above ground approx with a 60cm approx of surround decking.
More fun for little ones is provided by a trampoline with a safety net enclosure. The house is south-facing, getting sun all day long, so it is super-hot in the summer, and gorgeous sunsets bathe the cottage in a golden glow in the evening. A chiminea stove can be lit to take the chill off evenings outside. Finish off your day by toasting marshmallows over a fire.

In the adjacent, shepherds-hut styled room the ladder up to the small low bed space in the eaves is steep and not for the faint hearted. There is no wall at the end of the bed, so definitely adults only. It can get hot up here in summer, but you can open the Velux.
