These properties are set in a small cluster of houses along a no-through road, just over 1 mile from the heart of Frome, a bustling market town with weekly markets and an ever-growing popular monthly market which takes over the town centre. There are cobbled, pedestrianised streets with rivulets running down, and an array of cafés, individual shops, leisure and entertainment. Herons’ Weir (ref EXY) and adjoining Dippers’ Folly (ref EXZ) have been converted from an old industrial workshop building and have been fitted out to a high standard with oak doors and furniture, and marble floors with underfloor heating on the ground floor. Each bedroom has its own bathroom or shower room, some of which are en-suite. The building sits next to the River Mells facing Jeffries Mill sluice and weir. Both cottages have riverside sitting areas from which to relax with a drink and enjoy the wildlife and ever changing river setting - there are always plenty of birds and you may be lucky enough to see the heron, dippers, kingfisher, fish jumping and otters. There are many picturesque villages within the region, offering great country and riverside walks, with a welcoming pub at the end. The Barn's walled cottage-style garden, which is for your exclusive use, is a particularly outstanding feature, providing a secluded and peaceful place in which to relax. There is ample car parking space directly outside the Barn.

The Barn is located on the edge of the village of Binegar on top of the Mendip Hills, 4 miles north of the remarkable cathedral city of Wells. Historic Bath and Bristol are both only 13 miles away and there is a wealth of places of interest to visit nearby. Places such as mystical Glastonbury Tor and its ancient Abbey amid the Somerset Levels and the towering Cheddar Gorge with its caves. There are many stunning National Trust properties all within 30-40 minutes drive.

Local Area

The village of Midford is situated about 1.5 miles south of Bath and consists predominantly of cottages and larger family homes under the backdrop of the Midford viaduct. The village boasts easy and quick access to Bath city centre, a great local pub, access to the Two Tunnels cycle path, good country and riverside walks and a regular bus route.

The Mill House

The Mill House has been refurbished to a very high standard (Apr 18) and offers spacious accommodation arranged over 3 floors covering a very generous 260m2.

It is a Bath Stone property with a river frontage, an 'island' and gardens of just over ¾ of an acre. The interior retains many period features including exposed beams, fireplaces and recessed windows. The property is ideal for large extended families, 2 families holidaying together, weekend reunions and birthday parties. Sorry, we do not allow pets/dogs.

The ground floor living area provides an extremely comfortable and functional space for 10 people.Entertainment is provided by two 50" HDTVs, with a fantastic woodburner to the main reception room. Comfortable sofas and armchairs provide relaxing seating. For meal times there is a large wooden table in the dining room together with a cosy 'lookout' seating area that overlooks the mill weir. There is a fully equipped Kitchen with AGA, additional induction hob, dishwasher, fridge-freezer, microwave, toaster , coffee machine and kettle. The space is also practical with plenty of coat hooks and boot rack, waste bin and recycling containers in the utility area.

Upstairs there are very comfortable Vi-Spring beds with crisp white cotton bedding. There are 4 very large bedrooms that all have beautiful views over the river and countryside beyond. On the first floor there is a double bedroom and a triple bedroom and a family bathroom. On the second floor there is a double bedroom, triple bedroom and very large landing which is great for those that are looking for a quiet place to chill out. All rooms have a minimalist feel and are finished with hand-made linen roman blinds.

The mid-floor family bathroom is very large with a WC, washbasin and large free-standing teardrop bath.

Downstairs there is a modern wet-room with large shower area, WC and basin.

Externally

There is a fantastic (120m2) patio in-between the mill-house and the river and over 3/4 acre of gardens that include river fishing rights, an island and a large lawn.

The Mill House has walls that are 3 feet thick in places and well insulated.

As part of its refurbishment, underfloor heating was fitted to the shower-room downstairs and efficient radiators everywhere else. There are fully automatic heating circuits that ensure the 3 floors of the Mill House are warm and toasty when required but not oppressively so, overnight. The kitchen is heated by the Aga.

Whilst this is a great space, the staircases (without stairgates and with wide gaps between stanchions), relatively steep access to the main entrance door and close proximity to large riverside walls and fast-flowing river would present particular challenges to those with mobility problems and potentially for families with small children. But please feel free to contact us to clarify any potential issues.

The issue was with VRBO, who didn't send the check in details until 2.55 with checking in time of 3pm. We had contacted cottages.com and they were extremely helpful. VRBO need to ensure this doesn't happen. We were driving from Scotland and could have done within the stress."

The contemporary dark grey and white corian kitchen has an induction hob, an electric oven, a microwave, a dishwasher, a generous fridge and a separate freezer. The cupboards are filled with lovely glasses, Denby crockery and there is a separate larder which stores the bin and numerous gadgets so that you shouldn't want for anything. A large butcher's block with storage underneath is located behind the kitchen door. It stores a state of the art Nespresso coffee machine (with some pods to get you started), a 4 slice Dualit toaster and a “Wine Art” 2 bottle wine cooler, allowing you to store red and white wine at the correct serving temperature. Moreover, thanks to an innovative vacuum system, “Wine Art” preserves 2 open bottles from oxidation, for up to 10 days after opening. There is a table with padded bench style seating for 4 guests which is easily moveable allowing you to make the most of the space in the kitchen.

The master bedroom with 2 large original sash windows and secondary glazing is located at the south end of the hallway. The bed can be made up as either a 6' superking or 2 singles. Complete with 2 bedside tables, each with a large table lamp and 3 drawers. A vanity unit with hair dryer and illuminated make-up mirror above are also provided. Plenty of storage is available with a built-in double wardrobe and a separate built-in cupboard with fixed shelving A wall-mounted smart TV with Netflix is located above an original decorative fireplace. A bluetooth Sonos speaker is also located here but this can be removed and used in any room. The contemporary en-suite shower-room has a corner shower, wc and large sink with storage underneath, along with an illuminated mirrored cabinet.

There is a cupboard outside the master bedroom which houses the combination washer/dryer and the wi-fi router. At the other end of the hallway you will find another cupboard with the vacuum, ironing board, drying rack and a safe to lock away your valuables. The long hallway is filled with more fabulous photographs and artwork, a console table, table lamp, and an umbrella stand with 4 umbrellas.

Half way along the hallway you will find the family shower-room. This contemporary shower room is smoothly tiled throughout and has a large walk in shower with glass screen, a wc and a hand basin with storage under, along with an illuminated mirrored cabinet and shelf space for toiletries.

- "Lovely well thought out little cottage in nice quiet area on outskirts of Bath. But local buses close by that make access to the city really easy. Although is a bit of steeper walk back up to the cottage might be harder for some with walking difficulties. Or driving in easy enough. After busy day was nice just to relax in comfortable lounge, and if not up for cooking def recommend the local chippy (if you gluten free they do cater on a Monday and Tuesday too). We did not get to enjoy garden alas which is lovely private little area. Only small grumble was the shower which was bit problematic with water pressure, but hopefully something easily solved. Both bathrooms have been finished to the highest standard and offer luxury living. A hot tub can be hired (at a cost) with prior arrangement with the owner giving an extra feel of luxury to enjoy a little bit of R&R.

Heading outside, the extremely large garden is mainly laid to lawn, with 2 wonderful seating areas to enjoy. There is space for all the family to play endless games while around the side is a lovely vegetable garden which guests are welcome to use, and a hot and cold dog wash is provided for your convenience. A beautiful river runs around the garden of the property and care has been taken to enclose the garden, but children and animals should be supervised at all times.

Set between the cities of Bath and Wells, you will never tire of things to do while staying here! I work 9-5 Monday to Friday and am usually out all day on Saturdays.
The main bedroom has a large bed with a wardrobe and plenty of drawers for storage. The 2nd bedroom has a double bed and a solid double sofa bed with 4inch mattress topper for extra comfort for night time use. The room can be used as your private living room during the day with free-view television.
Your shower room has a toilet, basin and shower unit. You are also welcome to use the fully furnished bathroom in the house.
The house has a large dining room with large table as well as a fully furnished kitchen including dishwasher and washing machine. You are free to use the fridge and freezer for food along with a kitchen cupboard of your own.

Please note parking in the heart of Frome old town is limited. The roads are narrow and there will be a short walk from the best paid parking by M&S Foods. You can unload to the front of the property via Sheppards Barton. Once parked you are in one of Frome's most sought-after locations.
