Sitting on the popular Gumstool Hill in the heart of the Cotswolds, The Folly (the cottage) is only a stone’s throw away from the centre of Tetbury. There are lovely walks just outside the cottage along the small river, and all the services are extremely close.

THE SPACE

The cottage features lovely Cotswold stone and roof tiles. It is very small, but comfortable and some parts of it are newly refurbished. A paddle space saver staircase leads to the upstairs bedroom. It comprises of a king size bed, a high pile rug (snug for your toes) and two bedside tables (nothing else will fit!).

You can have your breakfast, second breakfast, elevenses, luncheon, afternoon tea, dinner and supper in the kitchenette. Or alternatively you can nip into the local bakery and iconic pubs only a tiny stroll away.
The kitchenette has two portable electric hobs, a microwave oven, a kettle, a toaster, a small fridge and all the necessary kitchenware and cutlery.

WARNING: The space saving paddle staircase is very steep. The cottage is not suited to people with mobility issues.

THE LOCATION

Tetbury has won numerous awards, earning the accolade "Heart of England in Bloom" and "Best Small Town." It was founded as an ancient hill fort, and on the same site was later built a Saxon monastery in 681, most likely by Ine of Wessex.
Today, Tetbury is known as a small hidden gem of an English town, praised for its charming cottages and ivy-clad buildings and cottages, abundance of flowers and greenery, history, wool, antique shops, and historic buildings.
Being in the Cotswolds, a number of lovely and popular walks are available to you, as well as the myriad of cute and iconic villages.

GETTING AROUND

Gumstool Hill is a cul-de-sac just off the centre of Tetbury. There are lovely walks just behind the cottage along the small river and tree lined paths.
There is off-street parking just in front of the cottage. The driveway is small (like everything about The Folly), but your car will fit. If you happen to have a rather large van or a mobile home, there is parking available on the street without restrictions.

We weren’t really relaxed the whole of the first evening as a result of being shouted at by a strange man. Another neighbour regularly uses the cottage bin and looks in through the window as she does! Such a shame, because other than the parking situation / neighbours the cottage is really lovely!"

The open plan living area is split across a sociable sitting area and a dining area. Two comfortable sofas add a pop of colour and face the smart TV and woodburner. The window looks out across the garden and there is a coffee table so you can sit and enjoy the view with a cup of tea.

The dining area has a table and chairs seating four. There is plenty of space to set the table for fine meals and celebrate a special occasion.

Kitchen:
In the spacious kitchen you have everything you need for a self-catering stay. With a double Belfast sink, oven and hob, fridge/freezer and lots of worktop space, you can prepare meals with ease.

First Floor

Landing:
The landing doubles as a workspace with a beautiful desk. Whether you are having to catch up on work or want to read one of the books on display here, you are sure to be distracted by the view. Looking out across the fields to Westonbirt the window seat will be hard to resist.

Bedroom One:
The king-size bed sits beneath the high ceilings in the first bedroom. The quiet position of the cottage provides a good night's sleep as you sink into the plump bedding. A built-in wardrobe lets you hide your suitcases away and there are bedside tables.

Bathroom:
Soak amongst the bubbles in the wonderful bathroom. This large room has a bath with a hand-held shower, separate shower, and a toilet with a view.

Bedroom Two:
With a king-size bed the second bedroom is a fantastic place to wake up. Opening the blinds you are treated with a view of the garden which you can enjoy from bed. There are bedside tables and a chest of drawers while a decorative fireplace adds charm to this bedroom.

Outside

You will spend most of your time outdoors while staying here, either on country walks or in the lovely cottage garden. The south facing front lawn is ideal for a morning coffee and the entire garden is enclosed by a stone wall. To the rear a west facing sheltered terrace has a table and chairs to dine al fresco while enjoying the evening sun. Spread a blanket under the oak tree in this private garden and soak in the Cotswold sun, glass of wine in hand and dogs at your side, what could be better.

The ground floor has a pretty living-dining room to the front, with a large woodburner and window seats (an ideal spot for watching the world and Woolsack Race go by), and a contemporary kitchen to the rear, plus a back door opening to the terraced, courtyard garden. On the first floor is the master bedroom and family bathroom, while up the second flight of stairs is a double and single bedroom.

Hillview Cottage has a long and narrow, courtyard garden set over three terraces, each with seating areas, providing plenty of opportunities to eat and drink al fresco, particularly on the top level which has a raised deck and catches the sun, when it's out, all day long. At the bottom of Gumstool Hill is a pretty community park with paths to Preston Park, the Chipping Steps and a stream and bridge leading to the Goods Shed Arts Centre and the Tetbury Trail.

Step in through the front door onto a small, raised entrance area with hooks for coats and a handy basket for keys.

Living/Dining Room:
The cottage's principal living space is at the front of the property looking out over Gumstool Hill. Here you will find a large woodburning stove set in the original fireplace with a painted, exposed stone surround, and two delightful window seats. The living area has original, limestone flooring with a cosy rug, a four-seater sofa, an armchair, and occasional tables with reading lamps. A 32" smart TV sits to one side on an oak stand, with shelving holding family games and local walking guides. The dining area has a wooden floor with a table, bench and chairs to seat five guests.

Head to the rear hallway, with limestone flooring, where you will find the kitchen, a back door out to the garden, a walk-in understairs cupboard and the staircase up to the bedrooms and family bathroom.

Kitchen:
Though small, the kitchen is well-equipped with a five-ring gas hob and electric oven, a double sink, a dishwasher, washing machine and fridge-freezer, plus all the essentials for a self-catering stay. It is a lovely bright room with sunlight streaming in through the Velux windows and the window looking out to the garden.

Bedroom One:
The delightful master bedroom is decorated in soothing white and pink tones and overlooks the rooftops of Gumstool Hill and the trees behind them. It features a king-size bed with a bedside table and reading lamp to one side and a fitted wardrobe with hanging space and shelves to the other side. (Note: the bedroom door must be shut to gain access to the left-hand side of the bed.)

Bathroom/Shower Room:
At the top of the first flight of stairs, and next to Bedroom One, is the family bathroom with a full-size bath and over bath power shower, a WC and wash basin.

Second Floor

Head up the carpeted staircase with a rope handrail to the top floor landing and two bedrooms in the converted eaves. Here you will find a long mirror and some open shelves, with space for storing luggage and/or clothes and the travel cot. (Note, this staircase is steep and curving, so is unsuitable for guests with restricted mobility or very young children.)

Bedroom Two:
The second double bedroom features a standard double bed with shelves to one side, with a night light and space for personal items. Over by the window, which overlooks the garden, is a dressing table with a mirror and stool. The bedroom has hooks with coat hangers for hanging clothes.

Bedroom Three:
Your dreams will be sweet in this pretty, single bedroom, overlooking Gumstool Hill and the mature trees along the Tetbury Trail. The bedroom is furnished with a single bed with a bedside table and reading lamp, a chest of drawers with a make-up mirror and hooks with coat hangers for hanging clothes.

Outside

Step out the back door to a pretty, gravel courtyard garden built on three terraces, each with seating. The first terrace, directly outside the kitchen, has a wooden bench and is ideal for enjoying a reviving early morning cuppa, the second has a bistro table with two chairs, and the last terrace has a raised wooden deck with a dining table and chairs to comfortably seat five guests. This terrace catches the sun all day, perfect for al fresco dining with a great view over the adjoining gardens and rooftops. (Note: the first set of steps from the back door to the first terrace are particularly deep and would be difficult for young children and guests with reduced mobility.)

THE PROPERTY
Tetbury cottage dates back to the 18th century and has plenty of traditional charm. Recently refurbished from top to bottom there is now a stylish and modern interior that pays respect to the historic building.

The owners, an art advisor and interior designer, have taken great care in creating a unique interior of great style in a restoration of the highest quality. Original features have been retained with some beamed ceilings, whilst the exterior appearance of Cotswold stone walls is protected in the Conservation District rules.

You are greeted on the the ground level by an open-plan area with a well equipped kitchen and dining area with super comfortable chairs. The kitchen is fully fitted with usual facilities plus extras like a Nespresso machine and dishwasher.

From here a spiral staircase climbs up to the atmopsheric first floor lounge with its deep, velvet sofa and a soft Berber rug. There is a giant smart TV with freesat and access to digital channels (your own log in required).

The idyllic bedroom has a beautiful four poster bed with an ultra comfortable sprung mattress, Soak & Sleep bedding and crisp white linen. A hand-made throw is of Welsh wool from the Highgrove Shop. There is a second TV with terrestrial channels.

The ensuite shower room (no door from bedroom) has unlimited hot water, deep pile towels and large pots of eco-friendly Faith in Nature toiletries.

Outside a private courtyard garden, with a table for 2 and a bench plus atmospheric lighting, is perfect for end of day relaxation.

Note that the property is on a road and close to the town centre. There are no shops, bars or pubs etc in earshot but there is likely to be some traffic noise.

Up to 2 pets are allowed (pref ground floor only, note spiral steps) upon payment of a small fee, for which bowls, towel and treats are supplied.

At the end of the room the sitting area has two comfortable sofas and a side chair with a footstool so everybody can spread out. It's a lovely spot to watch a film or read a book.

At The Mews, even the cloakroom is well-styled. Green panelling and quirky animal portraits add a touch of the unordinary. There is a WC and basin here.

Sleeping in the king-size four poster bed in the master room is a luxurious experience. Comfortable bedding and views over the shared garden relax you. There are bedside tables, a bench at the end of the bed and lots of built-in storage.

Cosy and quiet cottage nestled in the Cotswolds

The Grade II Listed cottage is 300-350 years old with bags of character and authentic charm. It is very comfortable in the snug with its own wood burner and other original features. Go to sleep hearing the owls and wake up to the birds singing. Make breakfast and drink a cup of tea in the garden. There are beautiful walks right on the doorstep including a lake very close by. We quite often see deer from our house.

The space
Popular towns such as Bath, Bristol and Cheltenham are all within 40 minutes drive whist more picturesque villages like Tetbury, Nailsworth, Stroud and Cirencester can be visited within a 10-20 minutes drive. We are next door to Gatcombe Park. Westonbirt Arboretum and Rococo Gardens are both very popular and within a short driving distance.

The cottage is also ideally positioned for you to walk to our local pub which is just a 20 minute walk. We can promise both great food and plenty of real ale. There are plenty of other pubs which we can advise you on when you arrive.

The property also boasts a large garden with a summerhouse and BBQ. Feel at home to use them both.

It is worth noting that the stairs to the bedroom/bathroom are steep (and characterful!) but there is a handrail to get up them.

A cosy Cotswold stone terrace cottage with 2 double bedrooms. Situated in the heart of the beautiful market town of Tetbury, this 19th century home is perfectly placed to explore the stunning Cotswolds.

The space
A period property with some original features. The front door opens onto a cosy living room which has a lovely recessed wood burning stove, 2 double sofas and a TV. This room leads into the kitchen with a large rangemaster gas cooker and dishwasher. It has all the essentials you would need so please don't hesitate to use them.
A shelf will be left in the fridge for you to use and please help yourself to condiments by the cooker. I would however ask that you leave all other food. There is a small space for eating and access to a beautiful, small courtyard/garden. It is a delightful spot to enjoy breakfast in the summer!
Both double bedrooms have very comfortable king sized beds and the spacious bathroom has a bath and an overhead shower.
This is my home (rather than a holiday house), so there are personal things around, clothes in drawers and food in cupboards.
Parking is on the road and is normally fine although I would avoid peak times.

Guest access
Access to the whole property is available for guests, including the garden.
During the week, check-in times can be very flexible. However, at weekends, I would ask that guests arrive no later than 2pm.

Other things to note
The house has an open staircase from the kitchen to the first floor. There are no stair gates and it would be unsuitable for young children.

There are also two steps into the house which unfortunately makes it a difficult access for wheelchair users.

The cottage is on a main road so please be aware there is traffic noise which is not invasive.

A tributary of the Tetbury Avon borders one side of the property. There is a drop from wall in front of the cottage into the stream bed. There is also an internal staircase to the owners' private storage area. Please consider this if you are booking with children.

We are not taking DOGS at the moment.

The lane is access only so vehicles are restricted. There is a water treatment works at the very end of the lane and whilst it is extremely rare to have any disturbances (odours) we cannot completely guarantee it.

The space
There are two spacious bedrooms, one with a king size bed and one with a standard double. Both bedrooms have built in wardrobes and views overlooking the park, and the rolling countryside beyond. There is a large bathroom with a large walk-in rain shower and a bath tub, and a cloakroom on the ground floor with a toilet and sink.

There is a cosy sitting room with a widescreen smart TV, a 3 seater sofa, armchair and a small but very effective log burner (available to use October - February). The large kitchen-diner can comfortably seat 4 people, it is equipped with a fridge/freezer, microwave, oven, induction hob, washing machine and dishwasher.

In the summer, you can enjoy the kitchen-diner with the doors thrown open, sipping a G&T on the patio - the private garden is completely secure and sunny all day long.

In the winter, you can cosy up in front of the log burner playing board games or watching your favourite series on the smart TV.

The cottage backs onto a park with a large field which hosts the local cricket and rugby clubs - it's perfect for dog walks, picnics or a game of rounders!

The living room has a charming front bay window, engineered hardwood flooring and a beautiful fireplace with electric fire inset. At the heart of the home is a fully equipped open plan kitchen/diner arranged at the rear complete with bi-folds and double doors leading to the garden.
The kitchen is beautifully fitted with painted timber units and quartz worktops incorporating Neff appliances including a fridge/freezer, double oven, induction hob and dishwasher.
Upstairs, there are three flexible bedrooms and two bathrooms. Another notable point of the exceptional attention to detail is that each room has an individual outlet for fibre optic broadband delivering superfast internet speeds throughout the house, ideal for home working or smart television.
