My little cottage is 200 years old and would have once been the gardeners cottage, although sadly no garden but there is a south facing sunny terrace in the front to sit out. It is therefore full of character but quite SMALL with low doors and oak beamed ceilings. It is one of the original '2 up, 2 downs' from around 1800 and in recent years was modernised and a small toilet/shower room added. It has been decorated and furnished in keeping with the period complete with some antique furniture so not really suitable for small children. You do actually sense the history in the ambiance. The kitchen is just big enough for 4 to eat round the table and the living room cosy,. but please note, we do not have big loungy sofas - we have period seating that may not be compliant with 21st century expectations. Please be aware of this if you are thinking of booking. Situated in a no-thru road, literally just off the main centre and market square of Bingham, it is quiet but with easy access to Nottingham. Fine for 4 people (max )if not to tall!

YOUNG CHILDREN: Children of a responsible age (over around 5 years) are welcome . The antique style of furnishing means low items like fire tongues, small pictures, decorative lights etc. could easily be damaged and at the same time be dangerous to a small child. We do not have room for cot facilities, high chairs or any other baby bits and pieces.

There was a container in the kitchen that said T but there was no tea in it and no shampoo body wash or anything of that nature in the bathrooms which would’ve been helpful for our guests if they had been provided" - "Host was very responsive and replied quickly. Property was nice size, but tired and a bit grubby. One bed had cleatly been slept in, bathroom pics may have been taken a few years ago. Parking a walk away."

The Hall lies within the Vale of Belvoir, close to the junction with the counties of Leicestershire and Lincolnshire. The historic, creatively converted hall is a wonderful base from which to explore not only the close by villages, but also the nearby Belvoir Castle and directly across the road from the fabulous Kilvington Lakes. Sleeping up to four guests and two well-behaved dogs, the detached building boasts light, comfort, and imagination in spades. As you enter into the hallway and open the doors you will be greeted by an amazing double height room with exposed beams and light flooding through from both sides into this large, sociable space, with far reaching view to Belvoir Castle. This part of the property even boasts the original wooden floors. You’ll find a double bedroom positioned on the ground floor, along with a stylish, modern bathroom. Then the real magic happens, the owner has extended the hall to add a state-of-the-art kitchen with island for gathering around. Also comfy sofas and French doors leading to a courtyard seating area. From the kitchen there is a staircase to a mezzanine bedroom with two single beds. This really is a wow room!

After a serene morning spent over fresh coffee and gentle conversation, why not take one of the many footpaths you’ll discover in the surrounding area, and find out where it leads? Nearby you will discover The Vale of Belvoir which is being considered as the next Area of Outstanding Natural Beauty, and when you visit you will see why with quintessential pubs, churches, canals, and hamlets surrounded by wonderful countryside and all dominated by the awe-inspiring Belvoir Castle.

Kilvington Lakes is a must with its 3 lakes and being famous for twitchers, located a stone’s throw from the hall. THE GARDENS / GROUNDS
Guests will have access to 4 acres of the grounds which comprise a patio, a hot tub (Lay-Z-Spa Vegas, space for up to 6 people - hot tub unavailable if the temperature is below 6 degrees), vegetable patch and amenity field, all of which are south facing.

Please note, an additional holiday cottage also sleeping 10 is located on the same 4 acre plot. Images 40, 41 & 42 show the proximity of the other holiday cottage (the barn) to this listing (the stables). The additional holiday cottage shares the amenity field and vegetable patch, however all other facilities listed above are for the private use of the stables residents as each holiday cottage has its own private areas within the grounds.

The grounds are surrounded by private bridleways and nationally significant walking routes (such as The Midshires Way), expect to see pheasants, squirrels, owls, red kites, buzzards, sheep, horses and the adorable barn cats roaming the grounds. Many wonderful walks start at the end of the drive, including a 25 minute picturesque walk to a local country pub.

Please note, due to the outstanding location of the Barn in the heart of the British countryside, surrounded by wildlife and walking routes, we ask that guests who book with us respect the peaceful nature of this location. Before booking, please read our house rules and check the house rules are a good fit with your group prior to booking. The Barn is not a party house and activities such as live musicians, DJs, karaoke etc which cause a noise disturbance are not permitted.

THE STABLES (SLEEPS 10)
The open plan kitchen / diner is the perfect space for entertaining. It is fully equipped with a cooker, dishwasher, fridge, freezer, coffee machine (capsules supplied) pots, pans, cutlery and glasses. The farmhouse style dining table has a seating capacity of 8, the island bar seats 4.

The snug is located on the 1st floor and the impressive apex windows provide an outstanding view of the amenity field. Whilst blackout blinds are not attached to the windows, a privacy screen is provided. It is a very large open plan entertaining space with 2 sofas which fold out into 2 sofa beds (sleeps 4) and a smart 49" TV. Please see image 21 which shows the 2 double sofa beds as sofas, and image 22 which shows an example of one of the sofa beds made up as a double bed.

The large and spacious master bedroom is situated on the 1st floor. Incorporated into the design are impressive apex windows providing outstanding views of the British countryside. Whilst blackout blinds are not attached to the windows, a privacy screen is provided. A TV is located in this bedroom.

THE GARDENS / GROUNDS
The resort consists of 2 newly refurbished farm buildings which stand in a private and gated complex comprising of 4 acres of landscaped gardens.

Guests will have exclusive access to all 4 acres of the grounds which comprise a beautiful flower garden, a patio, a decked area, a Lay-Z-Spa hot tub (unavailable when temperature is lower than 6 degrees), vegetable patch and amenity field, all of which are south facing.

The flower garden and patio is perfect for outdoor dining. Morning coffee or afternoon tea is highly recommended in the flower garden as the setting is picturesque, not only of the garden but also the backdrop which consists of an infinity style view of the British countryside.

The vegetable patch provides organic produce which guests are welcome to help themselves to and enjoy when in season. Produce consists of raspberries, rhubarb, strawberries, redcurrants, courgettes, potatoes, garlic, onions, carrots, celery and asparagus. Plums and cooking apples can also be picked from the trees.

The 2 acre amenity field can be enjoyed by guests where they are welcome to take walks to see the sheep and horses in the neighbouring fields. The views from the field are truly spectacular and picnicking in the field is highly recommended. Incredible sunsets can be viewed from the field.

The grounds are surrounded by private bridleways and nationally significant walking routes (such as The Midshires Way), expect to see pheasants, squirrels, owls, red kites, buzzards, sheep, horses and the adorable barn cats roaming the grounds. Many wonderful walks start at the end of the drive, including a picturesque 25 minute walk to a local country pub.

Please note, due to the outstanding location of the Barn in the heart of the British countryside, surrounded by wildlife and walking routes, we ask that guests who book with us respect the peaceful nature of this location. Before booking, please read our house rules and check the house rules are a good fit with your group prior to booking. The Barn is not a party house and activities such as live musicians, DJs, karaoke etc which cause a noise disturbance are not permitted.

THE BARN (SLEEPS 10)
The open plan, farmhouse style Chef's Kitchen / diner is the perfect space for entertaining. It is fully equipped with a Range cooker, dishwasher, fridge, microwave, coffee machine (capsules supplied) pots, pans, cutlery and glasses. The comfortable oak farmhouse style dining table has a seating capacity of 10, the island bar seats 4. A pop up table which can seat 10 guests is also available for large groups who wish to dine together.

The living room / snug can be closed off as a separate room or opened up and adjoined to the kitchen / dining room to create a very large open plan entertaining space. This beautiful room incorporates a log burner (logs supplied) and a smart 49" TV with access to the internet, Netflix and movies. Laptop HDMI cable also supplied. This room has access to 1 double sofa bed (sleeps 2).

Also situated on the ground floor is a boot room, WC and utility room with integrated washing machine, dryer and American style fridge freezer with filtered water and ice dispenser.

The luxurious master bedroom is situated on the 1st floor. It has beautiful vaulted ceilings which showcase the original barn beams and exposed brickwork. The room incorporates ample wardrobe space, a dressing table, a sofa and en-suite bathroom. The views from the master bedroom are exceptional. Sleeps 2

Bedroom 2 has a feminine design with a teal colour pallet, perfectly designed to compliment the vaulted ceilings showcasing the original barn beams and exposed brickwork. The bedroom furniture is constructed from mirrored glass and consists of a dressing table and chest of drawers. This room offers remarkable views of the surrounding fields and stunning sunrises. Bedroom 3 is double room with an alpine / stag theme. The room has been converted to highlight the vaulted ceiling which showcase the original barn beams and exposed brickwork. This room incorporates a double bed as well as bunk beds (2 x single beds), a TV and an armchair for quiet relaxation. Beautiful views of the flower garden and patio from this room. Sleeps 4

The family bathroom can also be found on the 1st floor. It has been designed from slate with luxury in mind. The room features a large bath and rainfall shower.

THE STABLES (SLEEPS 10)

The snug is located on the 1st floor and the impressive apex windows provide an outstanding view of the amenity field. Whilst blackout blinds are not attached to these windows, a privacy screen is provided. It is a very large open plan entertaining space with 2 sofas which fold out into 2 double beds (sleeps 4) and a smart 49" TV. The large and spacious master bedroom is situated on the 1st floor. Incorporated into the design are impressive apex windows giving an outstanding view of the barn, whilst blackout blinds are not attached to these windows, a privacy screen is provided. A TV is located in this bedroom.

Bedroom 2 & 3 are located on the ground floor. Both are luxury en-suite with wet room style showers. These bedrooms have beautiful floor to ceiling windows / patio doors.

The Hanwell Wine Estate is located only 9 miles from the barn, ideally placed for those looking to undertake a Vineyard or Winery Experience. (Wine tasting from £12.50 per head).

The space
The cottage is semi open plan and set back from the main road making it a peaceful setting.

Furnished with a king and double bed with one washroom/toilet (shower only, no bath). A good sized kitchen with many appliances and utensils so you can enjoy eating at home.

There are several businesses and residential properties in the same courtyard. This area is gated and gates lock -around 6pm until 9.30am the next day. Please keep these gates locked if you find them locked. You will be given a code to get in and out - stated in your check in details that will be inboxed to you on the day of check in. Please respect our neighbours and quiet hours during your stay.

All rooms are cosy with unique touches.

Guest access
You have the entire cottage to yourself but courtyard is shared with a few businesses.
Cottage is in a pedestrian area, so please do not attempt to drive directly to the cottage.

If arriving by foot we direct you to lock boxes and details are sent to you no later than 15 mins before checking the day of your booking.

If arriving by car we will send you details of car park etc a day or two before arriving.

Because we have to meet you for car park, same day bookings may not get parking. We recommend the lace market car park which is just a 3 minute walk from the cottage and is accessible 24 hours a day. - if you book the same day but for more than one night we can convert you to our car park the following morning.
