There is a fold-down double bed accompanied by a luxurious feather duvet and plump pillows with Egyptian cotton bed linen. Soft fluffy towels, slippers and bath robes are provided for your comfort during your stay. The kitchen has two electric rings and a full-size electric oven, integrated fridge with freezer compartment, along with kitchen utensils and tableware. There is also a modern bathroom with an electric shower, Moroccan ceramic basin and a regular flushing toilet.

Whether you are on a romantic getaway or a family holiday, "The Lookout" offers both comfort and luxury in a beautiful rural setting. As you can see from the pics I have a lovely clean, cosy home and I am a friendly caring land lady with one adorable dog that loves a fuss and a permanent lodger who has lived here for 5 years. There is a family bathroom which you would share with my lodger and I have my own. The location is very quiet and private and has easy access to Horsham Park, town and station. In the park is a gym and swimming pool. There is a parking space if required.

PLEASE NOTE: As the property is so centrally located, there is outside noise from the main road, especially during summer months with the windows open this will be more prevalent. We do provide disposable earplugs to all guests to counter this (upon request). The apartment is not suitable for people who are looking to sleep in or those who find it difficult to climb stairs due to the steep stairway outside required to access the flat.

Also note: the apartment is small, so if booking for 5 people, the fifth person will be sleeping on a click/clack sofabed which is only comfortable for a smaller adult.

The space
While part of the main house, this area is designed as an Annex with its' own external entrance and is locked off from the rest of the house, allowing for total privacy. It has been furnished to a high standard to provide very comfortable accommodation.

The Double Bedroom has a super comfortable Dux bed with high thread count cotton bedlinen, goose down duvet and a choice of pillows. A large built in wardrobe and chest of drawers provides plenty of storage for overnight or longer stays. There is an easy chair and a dining chair. The table with the TV on it has drop down leaves so can be extended for further work/ dining space. The dining chair can be exchanged for an office style chair if required and a further dining chair can be added (just ask). With superfast fibre broadband and the 43" Smart TV, both leisure and work requirements are met.

The shower room provides a walk in shower and is designed as a wet room. Organic shower gel, shampoo and conditioner are provided along with other useful items (even a hot water bottle). There are thick towels, dressing gowns and storage cupboards/ drawers.

The Kitchenette while small, provides all that is needed to make basic meals with kettle, Nespresso coffee making, large selection of teas/ coffees/ chocolate, microwave, single induction hob, Air fryer, Contact Grill, toaster, crockery and cutlery and cooking utensils. There is a small fridge in the room and sole use of a fridge, and freezer space in the garage immediately next door. Please do not expect a fully operational kitchen and the photos give an accurate picture of the space available.

All the standard amenities of hairdryer, iron and ironing board are provided along with many thoughtful extras. The aim is to make your stay as comfortable as possible, so if you have any special requests please do not hesitate to ask.

Breakfast can be provided as an extra, (Covid restrictions allowing) if requested in advance, with details emailed on booking. Please advise of any special dietary requests. There is full access to the large garden and fields. There is a private outside area for al fresco meals in summer.

We allow up to 2 dogs for an additional charge of £10 but please check before booking with breed and size details. The gate from the drive is left open and dogs should never be left unattended in the garden, and remain the responsibility of their owners at all times. Please be respectful of the furniture (no dogs on the bed) and dogs should not be left unattended in the room and any damage or excessive dirt will be charged at cost.

Guest access
There is plenty of driveway parking, away from and not visible from the road. There are half hourly buses throughout the day to and from Horsham/Brighton (Mon- Sat). The bus stop is 10 minutes walk away. There are less frequent buses to Haywards Heath. While not essential, a car certainly makes life easier. The nearest shops are 3 miles away in Cowfold/ Horsham.

Nearby we have South Lodge Hotel, and Brookfield Barn. Leonardslee Lakes and Gardens is 15 minutes walk away, along with numerous National Trust, Public gardens and the Knepp Wilding Project within easy access. There are beautiful walks to explore and we are only 30 minutes from Brighton and the Coast.

Other things to note
This is a family house and so others will be coming and going but noise is kept to a minimum. We have a young dog who is a work in progress. She is excluded from your area but loves meeting people and other dogs. We would ask that guests be respectful of keeping noise levels down in the evenings.

A rustic cabin in the heart of the Sussex countryside. Tucked away up a long secluded track the cabin is in an ideal tranquil location over looking fields, woodland and a pond. Only 30 minutes from Gatwick and 2 -3 miles from the pleasant market town of Horsham. Walks across fields to local pubs and only 20 minutes from the Surrey hills Guests can enjoy a retreat style atmosphere in this basic but adequately equipped dwelling.

The space
As just described the cabin is amongst woodland overlooking a pleasant glade and pond. The cabin boasts a living room with log burner and double sofa bed. There is a bedroom with a double bed, a small equipped kitchen and a bathroom with shower. There is a fridge freezer available for use and undercover outdoor dining space as well as garden furniture over looking a pond. A large bbq is provided and Fire pit with wood provided
There is pathways through the woods opposite amd things to find for the kids ( see photos )

Guest access
Guests can enjoy the immediate area around the property which has access onto footpaths and bridleways making mountain biking an enjoyable way to get around. The local pub in Slinfold is about a 20 minute walk across scenic farmland .
Dogs are welcome although we do encourage guests to be very aware whilst walking that there maybe livestock
and a lead is necessary. Free parking at the property and now with free optional Wi Fi

Other things to note
Bed linen is provided for both cabin and the bell tent. In cooler months it is advisable to bring warm clothes and extra blankets . The cabin is solely fuelled by a log burner and two hot air heaters
We provide a small amount of logs for the winter months (October to end March) for the log burner and wood for the outdoor fire pit
However if you would like more or wood for the log burner for spring and summer months and we sell a bag of logs for £5 (see photos)
We also provide optional extras. Prosecco on arrival £10, Cream Tea hamper £16.50 (wicker basket not included). Charcoal - 4 self lighting bags £10 and a tube of marshmallows with toasting sticks £5 Please contact us if you would like any of these extras to arrange for payment. Please see photos.

The bed a a very comfortable King size.

There is offroad parking at the front of the house. The Guest room is accessed via the front door and up one flight of stairs . The bathroom is on the same landing next to the bedroom.

There are secure buildings on site that can be used to store push bikes or motorbikes which are behind gates that are locked at night.

My home is close to the edge of the village in the beautiful Sussex countryside and 2 miles from the busy Town of Horsham. It is also close to the downs link path. You’ll love my home because of the friendly personal touches we provide in our small family run Bed and Breakfast. This listing is for double En-suite shower room at the front and I have a small double room at the rear of the house with private shower room. My place is good for couples, solo adventurers, and business travellers.

The space
Ideal for those visiting the area including walkers & cyclists, convenient as a short break with easy access to the south coast. Off-road parking and we can keep your cycle locked in our garage if required; close to bus routes and country pubs. The price quoted is for two people who will share the room, if two people require separate rooms there would be an addition charge subject to availability of our second room. If you require a cooked breakfast please advise in advance and there is a £7.50 per person charge paid directly to us.
