It offers an ideal location to discover Oxford and the nearby attractions of Oxford City, Blenheim Palace, Shotover Park, Waterperry Gardens, Otmoor nature reserve, the Chilterns and Cotswolds Hills. Wheatley has all the facilities to meet your immediate needs - 2 foodstores, baker, coffee shop, post office, bank and choice of restaurants and pubs. The village has a long history through it's location on the main coaching route from London to Oxford - it was once descibed as the most agreeable stopping place between Beaconsfield and Woodstock. Today it's transport links are still excellent being just 2 miles from the Thornhills Park and Ride and a similar distance from the M40. There are regular bus services to Oxford and to Haddenham/Thame train station. Central London is c53 miles and Heathrow c45 miles, both have good public transport links.

As you pull into the driveway alongside the old cream stone farmhouse, Little Coach House is on your left-hand side. Beyond lie pretty gardens and an orchard, and then the open countryside. This is a lovely, rural setting where you are surrounded by countryside yet have a wealth of attractions within easy reach.

Bi-fold doors to both the living room and kitchen can be folded back to create a feeling of space and let the fresh, country air flow through. Exposed stone walls and timber beams feature throughout complemented by beautiful soft furnishings, vibrant pops of colour and a rustic, elegant design. There's a pretty bedroom with a king-size bed on the ground floor and a quirky and cute twin room, which is perfect for younger guests, on the first floor along with a very stylish bathroom. Underfloor heating keeps you warm and cosy during the winter months, during the warmer days throw open the doors and retreat to the patio, where you can relax under the shady pergola.

Little Coach House sits within the grounds of Rectory Farm House and guests have shared use of the lovely farmhouse gardens. Enjoy a few games of croquet or just sit amongst the flowers and soak in the peace and tranquillity. To one side of the coach house is a private patio and BBQ.

Ground Floor

Living Room:
Large bi-fold doors open to a cosy, stylish living room. The exposed stone walls, statement chandelier, colourful rugs and super-comfy velvet corner sofa create a welcoming place to relax after a day of exploring. Elegant lamps sit on small wooden side tables at either end of the sofa and cast a gentle glow over the room. The smart TV is wall-mounted to save on space. A beautifully crafted wooden staircase rises to the first floor, whilst on the left-hand side is a ground floor bedroom.

Kitchen:
From the living room walk through to the modern kitchen, a clever layout designed to make maximum use of the space available. A stainless steel unit houses a two-ring electric hob and stove, along with the sink and under counter fridge. The glass splashback reveals the beautiful stone wall. A bistro-style table seats four comfortably on high stools creating the perfect spot for lazy breakfasts and evening meals. As with the living room, large bi-fold doors open to the courtyard creating a feeling of space and bringing the outside in.

There's also a handy W.C to the rear of the kitchen complete with bookshelves for some ‘me time' reading and a large mirror.

Bedroom One:
This pretty room is decorated with delicate pale-yellow wallpaper, a deep-set window to the front adds to the light, airy feel. There's an original brick fireplace (not in use) with a stunning feather wreath and an extremely comfortable iron-framed king-size bed. The size of the bed does mean it can really only be accessed from one side, however, the comfort of it more than makes up for any slight inconvenience with accessibility! Reading lights are attached to each side of the bed head, there's also an occasional chair and an antique chest of drawers with a large mirror over.

First Floor

A narrow, quite steep staircase leads to the first floor galleried landing. This spacious area has a wooden chest stacked with books, a fun faux zebra print rug and a velvet occasional chair.

Bedroom Two:
Cute, quirky, and colourful is the best way to describe this twin-bedded room, which is perfect for children or teenagers. A fabulous vibrant printed wallpaper makes a real statement as do the ornate mirror and console table. The room is in the eaves and a Velux window (with a blind to avoid early morning sunrises) can be opened for fresh air. You'll find storage in the pull-out drawers under each bed, there are reading lights on either side of the beds and a colourful rug sits on the polished wooden floor

Bathroom / Shower Room:
This stunning bathroom features a wonderful standalone bathtub (large enough for 2), with a rainfall shower over, handbasin and WC as well as mood lighting. A vivid splash of colour comes from the unique wallpaper.

Outside

To the side of the property is a stone patio covered by a wooden pergola, which is swathed in summer jasmine. The wooden picnic bench is a peaceful spot for evening drinks or alfresco dining and there's a brick-built charcoal BBQ for use too. If the weather is being kind, you can relax and soak up the sunshine on one of the reclining sun loungers.

The owners allow guests to use the rest of the pretty, flower-filled gardens and there is plenty of space to relax, there's even a croquet set if you're in the mood for genteel afternoon games. The large field is perfect for impromptu cricket or football matches and there's a tree-filled orchard, with access to the countryside beyond. The village pub is a short walk away as is the farm shop and café, which are owned by your hosts at Little Coach House.

There are a myriad delights in Oxford - The City of Dreaming Spires - which is internationally famous for its University, and its unique place in the history of scholarship. You can visit its beautiful, ancient Colleges and enjoy all that it has to offer in the way of music, theatre, galleries, museums, book shops – and of course many good restaurants of all kinds. The Tourist Office will have full details, but among our favourites are • Branca (Walton Street): good affordable Italian-based. • Gee’s (Banbury Road): fairly pricey, but pretty conservatory setting • Pizza Express (Golden Cross, off Cornmarket): good pizza, wonderful building • Quod (High Street): popular, noisy brasserie • Cherwell Boat House (North of the centre): great location on the river, recently extended and good food and finally The Plough: 800 yards from the cottage, a traditional British pub servings good beers ad wines and excellent food at reasonable prices. There are lots of other interesting pubs, but probably the most famous (and most studenty) is the Kings Arms, near Radcliffe Square.
Blackwell's Bookshop is a great place browse and enjoy refreshment in the comfortable café.

Oxford is a beautiful city: as well as enjoying its architecture and cosmopolitan ambience, its history and its Colleges, you can hire punts, wander in the University parks, enjoy the spectacular views from Christ Church Meadow. There are walking and bus tours, but don’t always believe what the tour guides tell you! Staying in Oxford you will be well placed to explore the lovely surrounding countryside with its traditional villages, rolling farmland and many walking and cycling trails. Blenheim Palace and the charming village of Woodstock are a short bus ride away. The famous Bicester Village Designer Outlet Mall is within easy reach. Oxford is in close proximity to Stratford-upon-Avon, where the Royal Shakespeare Company has its home. Warwick Castle is an easy car journey up the M40 motorway.

The first floor has two bedrooms, the master bedroom sits at the front of the house and has an en-suite bathroom with enclosed shower. A super king bed with comfortable bedding has the option to be split into two single beds upon request. The second bedroom is a double and has views onto the gardens. The family bathroom has a large bath and overhead shower.

A quirky paddle staircase leads up to the charming top bedroom which has two single beds and great views of the surrounding area. There is also a basin in this room. We recommend that this room is not suitable for children under the age of 7 or the elderly based on the nature of the staircase.

Midsomer cottage is a private property and you will have access to the whole house during your stay.

We can provide stair gates for children, plus a high chair & cot upon request

Iffley village is a hidden secret. It is gorgeously relaxing, offering a slow pace of life, but also has the advantage of several pubs, hotels, take away services, and a village shop. You can wander through the village, and across Iffley Lock, which is a pleasant ten minutes walk away. Turn right to head along the tow path for the joys of the city, or right to follow the river to Sandford-on-Thames and Abingdon .

St Mary's Church, Iffley is situated at the end of Church Way, past the village shop.. When you visit you will not only be inspired by the beauty and wonderful works of art, but you will also go away enriched by the quiet spirituality of this ancient house of prayer.. Sunday morning service is at 10am, with coffee in the church hall afterwards. Everyone is welcome.

- "The row house is well located within steps of paths that take you to downtown or along the river and canal into the countryside. The trains running a few meters from the backyard make the back bedroom unsuitable for sleeping, but you do get accustomed to the noise. The house has nice bright and large rooms but is in need of a deep clean, including rugs, upholstery and woodwork. The kitchen lacks basics. We had to buy a frying pan and spatula. Furniture and appliances are broken, however when I drew problems to the owner's attention she did replace the microwave and vacuum cleaner. We stayed in seven different homes/apartments during our stay in the UK, this was the least welcoming, no starter pantry supplies ( salt, pepper, vinegar, oils, etc.) No cleaning supplies. We were there for a month and were given one set of sheets. With more care and attention this could be a nice vacation stop."

The historic city of Oxford (easily accessible by bus) provides plenty to do and the Thames and Cotswolds are lovely walking areas nearby.

The cottage has it's own patio and garden area with trampoline. There is table football, games and books. Off road parking available. It is situated in the grounds of the owner's home.

It is an open plan property, so please note there isn't a door separating the bedroom upstairs from the stairs and living room downstairs.

There are several local restaurants within easy walking distance - including Bhoomi Kitchen (0.4 miles), included in the Michelin Guide 2022. There is a great Lebanese restaurant called Beirut as well as a Greek restaurant and a Japanese take away. There are also pizza and burger places, four pubs and a number of cafes including Jacob and Field's (0.6 miles) with lovely breakfasts/ brunches. We also have two desert places in Headington including Heavenly Desserts - an American style diner which is a great hit! There are a number of supermarkets within walking distance including Waitrose (0.6 miles) as well as a small Waitrose in the Shell garage closer by.

The airport buses from Heathrow and Gatwick have stops that are just a 10 minute walk from the house providing easy and comfortable access to the coach house. The buses from the train station (U1, X8 and 280) stop at the top of our street (a 2 minute walk to the house). The stop to request is Headington Girls School.
