Enjoy easy access from this charming early Victorian house to the historic Georgian market town of Stamford. You will be within easy walking distance of the centre with its many shops and restaurants. Burghley House and Park, famous for its Horse Trials, are also within walking distance. The train station is a 15 minute walk away.

The space
There are two stone steps up to the front door and the bedroom with king size bed, and bathroom are up a flight of stairs leading to the first floor.

Guest access
The dining room is available exclusively for the use of guests for breakfast. There is a small fridge containing milk and juice. Cooking or heating up facilities are not available.

During your stay
I will be here to welcome guests and show them round. Breakfast is on a help yourself basis and, if I am not around in the morning please leave the key on the dining room table and let yourselves out.

Great single bedroom in a beautiful home, set in very quiet countryside a few miles from the beautiful Georgian market town of Stamford. There's a pull-out second single bed - proper bed, not camp bed, so easily sleeps 2 people separately. Large, high-spec modern house with off-road parking. Breakfast in gorgeous kitchen. 100% Egyptian cotton sheets and towels. You're welcome to bring one dog, so long as s/he is house trained but please request this in application. There is a dog here.

The space
This isn't a big room, but it's very comfortable. Single bed, and another pull-out single bed - proper frame and mattress, not a camp bed. White Egyptian cotton sheets. Beautiful travetrine lined modern bathroom, not en suite but on the landing, you'll be the sole user of that bathroom. Provision of shampoo and conditioner, soap, showercap. There's a desk in the room. Good wifi access.

Guest access
You'll have access to your room and bathroom only, though of course access will be through the house. There's a kettle in your room, and you may use the house fridge if you have a small amount of food or drink to keep cool. Breakfast is in my gorgeous kitchen/dining room

Other things to note
This room is adjacent to a double en suite that's also on airbnb, together, the two rooms are suitable for two couples travelling together, or three people together, or couple and two children over 12. This is a vegetarian home (other than dog food!) so I'm sorry we don't offer an English breakfast, or in fact any cooked breakfast other than eggs. But lots of lovely other stuff - fruit, cereal, toast, and so on. Please let us know if you're gluten free for toast.

There's a hairdryer in the room, and two pull-out table surfaces that can be used for work. TV is only terrestrial, but good wifi access if you want to watch things on your own network on iPad or laptop.

The beautiful market town of Stamford is just 10 minutes walk away with a great range of restaurants, pubs and shops.

The space
The loft was converted in 2021 into this spacious and light room with great views over the gardens to the rear of the house and a nice high ceiling. All of the windows have blinds for privacy when needed and there is a lock on the door if you wish to use it.

Tea and coffee making facilities are provided in the room and guests have sole use of the dining room downstairs where a light breakfast of toast, muesli and yoghurt is served. (Please let us know if you have any allergies). This room can also be used as a workspace if needed.

Guest access
Access to the loft is via the shared front door to the house and up 2 flights of stairs. We are usually here to greet guests and can pick up from Stamford train station if needed. In the unlikely event that we can't be here to greet you we have a keysafe so that you can let yourself in.

Other things to note
We live here with our son Joe and our beautiful long-haired cat, Bella, although she doesn't go up to the loft.

Sarah is a member of Stamford Visitor Hub and can help with local advice so that you can make the most of your stay. Tourist information is also provided in the room.

There is a bus stop just outside the house if you prefer not to walk into town.

We are on a main route into Stamford so you may hear some external traffic noise.

Although there is no TV in the room the wifi signal is very good and you are welcome to stream content via iplayer etc. on your own laptop, tablet or phone.

Please note: the loft is accessed via 2 flights of stairs so may not be suitable for people with restricted mobility. Also, the mattress on the bed is firm.

A two-story red brick barn with a beautifully furnished living room, double bedroom and en suite. The property has a fridge, microwave, kettle, and coffee machine, as well as a smart TV and WiFi.

We are just a 2 minute walk from the Stamford town centre with its selection of pubs, restaurants, shops and coffee shops. We are also a 7 minute walk from Burghley House and its parkland - we are an ideal location for Burghley Horse Trials.
