A continental breakfast is included in your stay, and served in the kitchen each morning for you to eat in your room or grab and go.

You will be sharing the house with me, other guests in the second B&B room, and my dog, Duke. He is a hypoallergenic poodle and incredibly friendly and quiet. There’s a good chance you won’t even meet him at all! But please let me know before you arrive if you have any issue with dogs. He is not allowed anywhere near your bedroom, the bathroom, or the kitchen. So the spaces you have access to are all dog-free.

Very nice and clean house and friendly recently renavated the whole house and the garden pet free tv in ever room and internet in ever room and living room.New kitchen with cctv.and alarm security pir garden lights .Also very close to the town centre. The location is at end of a farm track in quiet secluded hamlet - Burton Bandalls (on the B676, Loughborough Rd between Prestwold & Cotes). 5 min drive / 20 min walk to Prestwold Hall. 5 min drive to Loughborough Railway station. 10 min drive to Loughborough University. 10 min drive to Great Central Steam Railway. 25 mins to East Midlands airport, 30 mins to Leicester, 30 mins to Nottingham, 45 mins to NEC and 60 mins to Birmingham.

This property has a double bedroom with en-suite shower room and kitchen / lounge. All on the ground floor. Entrance is separate from the main house, surrounded by farm land. Prestwold Hall close by.
Situated at the end of a farm track with parking. (PLEASE BEAR IN MIND that WIFI is sometimes slow and erratic so if this is your priority please consider this before booking)

Guests will have their own access to the building. Facilities are not shared.
Wi-Fi is available but if it is a priority the speed is NOT great and it is erratic. (however, Loughborough centre has free access). Small television provided (no smartbox / satelite channels).

Other things to note
We often have enquiries from people attending events at Prestwold Church and/or Prestwold Hall. On a nice day it is a pleasant 15 min walk, via footpaths, across two fields. By car it is a 5 min drive. We are located at the very end of a farm track. Our track is not a Tarmac road but is regularly used by cars, vans and occasionally trucks. We are 5 mins away from Loughborough train station.

Private accommodation in a well serviced village. The self contained annexe has modern decor, kitchen with cooker, washing machine, fridge and freezer. The living space has wifi, pool table and tv and the 2 bedrooms also have tv's (bedroom two is currently used as a music room with sofa-bed and piano). The bathroom has modern 3 piece suite with p-shaped shower bath.

The garden is shared with the main house.

We have a dog who is part of our family, please consider this before booking as he has a dog flap giving him unrestricted access to the garden. If the Annexe door is left open he will naturally want to come in and say hello. If you don’t like or are scared of dogs this may not be the place for you

Manor Court is set within the grounds of an Elizabethan Manor House which dates back to the 1500s and is listed as one of the most important houses in Nottingham.
We fully renovated it in 2024, retaining some original features while adding some 21st century comforts including electric underfloor heating, logburner, wi-Fi and heating for the swimming pool.

The space provides accommodation for 2-4 people. It has one master bedroom with double bed and a second bedroom with sofa bed and desk so can be used as either a bedroom or work space.

The large open plan living space has a logburner, TV and corner sofa providing ample seating for 4 people.

The kitchen has a breakfast bar, fridge-freezer, hob, oven, dishwasher, kettle, toaster and microwave. Fully equipped with everything you might need for your stay.

Outside there is large patio area around the pool with both a seated dinning area and outdoor sofas.

There is also the option to access an on site Games room with pool table, table tennis, darts and table football on request for an additional charge.
This can be discussed if you are interested.

Parking is provided adjacent to the property within the walled garden.

Surrounding area

Costock has its own pub, The Generous Britton, serving tasty food and only a few minutes walk away.
East Leake, which is about a 15 minute walk away, has a number of shops, cafes and restaurants including a Co-op.
The nearby village of Wymeswold offers 2 additional pubs as well as the well renowned Hammer & Pincers Restaurant, recently awarded 3 AA Rosettes and an absolute must visit for any foodies.

The surrounding countryside offers ample walking and cycling opportunities as well as only being a 20 minute bus ride from Trent Bridge Cricket Ground and both the Nottingham Forest and Notts County Football Ground.

Buses run regularly between Nottingham and Loughborough and are a 5 minute walk away. These link both towns railway stations.

The property is also conveniently near East Midlands Airport.
