We want to share with you a piece of Lincolnshires best kept secret. With it’s stunning skies, beautiful riverside walks, and the charming village of Woodhall Spa a 5 minute drive away, our barn offers you a peaceful haven away from the stresses of everyday life. The barn has a large bedroom with king size bed, a sitting room with a double sofa bed and TV, kitchenette, shower room and small mezzanine with table and chairs. There is space to park on the shared drive.

The space
Our character barn has vaulted ceilings with beams which make this a restful place to stay. Ideal for couples wanting to share a romantic break, keen cyclists, aircraft enthusiasts, families with small children, business travellers or golfers. The accommodation is on the upper floor of our barn. The large bedroom is light and airy with a view to the East, giving amazing dawn views over the river. It has ample drawer and hanging space. So that you are as comfortable as possible I have varying duvet thicknesses, so you can choose between a 10.5, 7.5, or a 4.5 tog. The kitchenette has a kettle, toaster, fridge and plates and cutlery. Ideal for preparing a continental breakfast which can be enjoyed sitting at the mezzanine balcony. A microwave is also provided should guests want to heat ready meals. The lounge with comfy sofa bed looks towards the west where guests can view the most amazing sun sets (clouds permitting!) over the Lincolnshire fens. The wooden floors complete the rustic feel. We’ve set up a bistro table and chairs facing West to sit and enjoy the sunsets

The accommodation is on the top level of our annex. Access is through a front door, through to a hallway and staircase.

Other things to note
I charge a £30 fee for use of the sofa bed. As the airbnb app doesn’t automatically add this if there are only 2 guests staying, Please book for 3 guests and just let me know who’s staying when you message me.

Our ground-floor self-catering annexe overlooks the lake with separate private entrance from the garden and full kitchen facilities. Open plan bedroom/sitting area with sofa-bed. The studio annexe has a shower-room, television and radio.

”The Bunker “ is now ready for visitors who wish to visit historic Woodhall Spa , play golf at one of England's finest golf courses or visit The Lincolnshire Wolds. The Bunker is situated with a 300 yard walk of the Golf Club and a 300 yard walk into the village centre.

This is a stand alone Annex with private parking. One double Bedroom with en-suite shower room. A Lounge/Kitchen with full fridge, Oven/Microwave & Hob. There is also a small double sofa bed and fold away table and 2 chairs.

Spacious double bedroom with shower room. Tea, coffee and breakfast in room. Great pub directly opposite and fishing lake 2 minutes walk away. Extra fold up bed if required.
This room and ensuite shower room have been totally renovated and patio doors added to access the garden. By the middle of March 2025 there will be a TV with Sky channels and NETFLIX and a radio which allows for blue tooth connection to your mobile phone for streaming of your own personal playlist..

The space
It's a lovely little village with a great pub directly opposite serving good food and guest beers. Lovely walks along the river Bain and a fishing lake 2 minutes walk away. Close to Woodhall Spa Horncastle and Coningsby the home of the Battle of Britain Memorial Flight.
The Mill House is one of the oldest houses in this beautiful Lincolnshire village.
There is undercover parking if guests require.
