Crossing Cottage is an off-grid former railway cottage on the now dismantled Lynn to Fakenham railway line, operating between 1880 and 1959 - now a private home and smallholding.
In a private section of garden is the cabin with separate gated entrance and off-road parking. The cabin has a king sized bed, a cozy log burning stove, seating and dining area, outdoor cooking facilities with BBQ, and a separate shower/toilet/washing-up block with hot water and a fridge.
The space
Located equidistant between the villages of Great Massingham and Harpley and surrounded by quiet countryside and several hundred acres of woodland. Both villages can be reached by bicycle and have fantastic pubs. Within a 20 minutes drive is Sandringham House and Country Park, Houghton Hall, Fakenham town, and many small villages. Within 30 minutes you can reach several of North Norfolk beautiful beaches.
The cabin is a simple and comfortable space much of which is built using recycled and repurposed materials.
Like the main house the cabin is off-grid and is powered by 12v solar PV and batteries with vehicle style electrical outlets and two USB ports. The shower block has a 240v mains socket. Hot water is provided by an LPG shower which also feeds the sink for washing up.
Water on the property comes from a deep well near to the main house. There is a small water filter inside the cabin that can be filled from the taps at the shower block.
There is a gas camping stove, pots, pans, and cooking utensils. Outside on the grass is a BBQ, table and chairs.
There is space on the grass for camping should you have children that are happy to camp out. You will however need to bring your own tent.
Guest access
The area of the cabin is fully fenced with it's own entrance and car parking space. The outdoor space is for the guests to enjoy without intrusion.

On the smallholding we keep animals and the land is managed in a regenerative way, with as minimal waste as possible. We grow and produce the majority of our own food. Produce and plants are shared and sold from a stall out the front of the house.

Hill Farm,is a Georgian farm house, built in the traditional Norfolk brick and flint style.It is nestled in 20acres of parkland. Surrounded by an abundance of wildlife.We have a beautiful walled garden and a newly painted hard tennis court.The B&B rooms are situated in a secluded courtyard at the rear of the property,accessed from a private drive.They have been newly converted from an old stable block and decorated to a exceptionally high standard, whilst retaining some of the original features.
The space
We have three large well equipped and beautifully decorated rooms. The listing is for one room, For up to 2 adults and 1child. One has twin beds that can form a super king size bed, the other is a superking.both are equipped with ViSpring mattresses, luxory goose down and feather duvets and pillows, plush 600tc Egyptian cotton sheets. The rooms have black out blinds, ensuite bathrooms, with underfloor heating and heated radiator to warm your towels. There are tea and coffee facilities and a home baked welcome treat on arrival.Breakfast is not included, but can be added. We serve it to you in your room, though many like to take it in our beautiful walled garden or courtyard. This comprises of fresh organic free eggs, from our own hens, cooked how you like them, local thick cut back bacon and grilled tomatoes, fresh orange juice, freshly brewed tea or coffee, a basket of mixed toast with homemade jam and marmalade. A Greek yogurt, fresh fruit (home grown and organic in season) and granola cocktail, with our own organic raw honey.

We are nestled in an 18acre ring fenced deer park, with 3 different types of deer, barn owls, hares, pheasants, partridge, hawks, red kites, kingfishers, array of wild birds, ponies, chickens, canaries.Little Massingham is a very quiet Hamlet within walking distance of The Dabbling Duck, a great village pub. Approximately 25mins from the gorgeous north Norfolk coast.You are welcome to enjoy our deer park with friendly Red and fallow deer. We have a great tennis court available for your use, balls and rackets maybe borrowed. We have a resident Beautican for massages, manicures and waxing, plus an Aesthetic practitioner for more serious laser and needling treatments. Both available in our ensite treatment room by appointment.

This much loved family bungalow and cabin sits on the edge of a lake situated 200 meters from Snettisham Beach. The property is off-grid with solar panels, 1 main bathroom and a toilet in the cabin. The open plan is great for families to enjoy. The lake is brilliant for paddle boarding and (non motorised) water sports, the beach, a 1 minute walk, boasts fantastic sailing when the tide is in. When the sea goes out children love to enjoy playing in the mud before washing off again in the lake.
The space
